The 40th Annual General Meeting of the<br />
<strong>Building</strong> Materials Distributors Association of<br />
Malaysia (BMDAM) convened on 27th July at its<br />
premises with incumbent President, Yang Kian<br />
Lock (of Sudut Swasta Sdn Bhd) in the chair.<br />
In reviewing the association’s activities over the past year, the<br />
President remarked that BMDAM continues to be an entity that<br />
government agencies (MIDA, CIDB, MITI, SIRIM, JKR) recognise and<br />
dialogue with by virtue of the close interaction and rapport between the<br />
two. The association is represented at international conferences such as<br />
MIDA’s Specialised <strong>Building</strong> Materials Supply Chain Conference <strong>2017</strong> and<br />
in the Malaysian Service Providers Confederation (MSPC).<br />
These and other events offer exposure and raise awareness of<br />
BMDAM members as to the future of the building and construction<br />
industry. Yang Kian Lock shares his insights on shaping BMDAM’s journey<br />
on page 22.<br />
Also highlighted in this issue is the story on the 9th International<br />
Conference on World Class Sustainable Cities <strong>2017</strong> (WCSC <strong>2017</strong>) that<br />
was held on August 10th in Kuala Lumpur. Jointly organised by the Real<br />
Estate and Housing Developers’ Association Wilayah Persekutuan KL<br />
(Rehda KL), the Malaysian Institute of Planners (MIP) and the Malaysian<br />
Institute of Architects (PAM) and endorsed and supported by Kuala<br />
Lumpur City Hall (DBKL), the conference addressed and reflected on the<br />
current and future urban challenges faced in meeting the demands of an<br />
ever-increasing populous nation.<br />
In the Malaysian context and in Kuala Lumpur, an estimated<br />
population of 1.73 million already live, work and play in the nation’s<br />
capital. Greater Kuala Lumpur, which has grown by 6.1% in the last year,<br />
records a population of 7.3 million. (Source: UN World Urbanization Prospects).<br />
WCSC <strong>2017</strong>, themed “Transforming Cities: Design, Nature & Human<br />
Lives”, called upon speakers from across the world to offer their ideas<br />
and solutions in order to plan for a better and sustainable quality of city<br />
life.<br />
A Photography Competition was also held in conjunction to capture<br />
the people, the lives, the places and the opportunities that Malaysians<br />
living in cities have or DO NOT HAVE. The story on WCSC <strong>2017</strong> kickstarts<br />
this issue.<br />

The 40th Annual General Meeting of the <strong>Building</strong> Materials<br />
Distributors Association Malaysia (BMDAM) convened on 27th<br />

PRESIDENT’S ADDRESS<br />
In reviewing the Association’s activities over the past year, the<br />
President remarked that BMDAM continues to be an entity that<br />
government agencies (MIDA, CIDB, MITI, SIRIM, JKR) recognise<br />
and dialogue with by virtue of the close interaction and rapport<br />
between the two. By invitation, the Association is represented<br />
at international conferences such as MIDA’s Specialised <strong>Building</strong><br />
Materials Supply Chain Conference <strong>2017</strong> and in the Malaysian<br />
Service Providers Confederation (MSPC).<br />
These and other events offer exposure and raise awareness<br />
of BMDAM members as to the future of the building construction<br />
industry and of trends and changes, such as Akta 520 and<br />
implementation of IBS which could become mandatory in two<br />
to three years. “Training,” he remarked, “is vital for future<br />
development.”<br />
To this end, BMDAM has and will continue to organise<br />
sessions on specific subjects such as accounting and credit<br />
management as well as opportunities for fairs and exhibitions,<br />
networking, business-matching, topical seminars and workshops.<br />
The 2016 launch of its Facebook page, for example, is aimed at<br />
expanding BMDAM’s reach to its members, and the public alike,<br />
to facilitate the sharing of information and market updates. It is<br />
a vehicle for members to get involved with and staying abreast<br />
of the market. Be that as it may, the President reiterated his call,<br />
from the year before, for increased membership so to ensure the<br />
Association’s continued well-being and growth,<br />

FINANCIAL REPORT<br />
Revenue from data services rendered to Master Builders<br />
Association Malaysia (MBAM), and funds generated from various<br />
projects such as the Annual Golf Tournament, and Annual Dinner<br />
have put BMDAM on a sound financial footing for the period<br />
ending December 2016. Nevertheless, without inconvenience<br />
to members, the Association will be diligent in expenditure and,<br />
whenever possible, take opportunity to cut costs, like using<br />
BMDAM’s premises for seminars, workshop, etc as opposed to<br />
renting third-party locations.<br />

On a global scale, there is no let-up in the<br />
pace of urbanisation as people continue<br />
to migrate from rural areas into cities and<br />
towns – the centres of economic growth<br />
– in search of a better life. The United<br />
Nations World Urbanisation Prospects<br />
predicts that over the next 13 years, to<br />
2030, cities of the world, more in the case of<br />
developed economies, will be absorbing about 1.1 billion new urbanites. The connotations<br />
of unprecedented growth in urban population, more a phenomenon than an unpredictable<br />
event, are that governments will need to “re-invent themselves and re-think policies”, to put<br />
in place the right strategies and actions to meet the needs and expectations of its citizenry<br />
and provide a sustainable quality of life.<br />
Solutions to these challenges will lie in “innovation, entrepreneurship and social<br />
dynamism” in providing efficient asset, energy and waste management, transportation<br />
network, ,social amenities, economic opportunities, accessibility to housing, security and<br />
so on, whilst keeping tabs on carbon footprint and care for the environment. It would entail<br />
and involve the participation of government agencies, city and town planners, academics,<br />
architects, developers, engineers, residents’ associations and the public at large.<br />
WCSC <strong>2017</strong><br />
The Malaysian scenario – as of 2010, 71% of the population<br />
already live, work and play in cities and towns and it is<br />
predicted that by 2050 the percentage will swell to 80%<br />
or 27.3 million people. Also, as of 2016, an estimated<br />
population of 1.73 million reside in the nation’s capital<br />
with the Greater Kuala Lumpur (Klang Valley) registering<br />
Stuart Mendel.<br />

International World Class Sustainable Cities (WCSC) Conference <strong>2017</strong> convened in Kuala<br />
Lumpur; themed ‘TRANSFORMING CITIES: DESIGN, NATURE & HUMAN LIVES’ and addressed<br />
three dimensions in contending with current and future challenges and demands of an everincreasing<br />
urban population.<br />
Esteemed international speakers featured at WCSC <strong>2017</strong> who shared on best practices<br />
and case studies from other world-class cities:<br />
• “Integrating Nature to Make Cities Resilient and Liveable” by Tina Saaby Madsen, Chief<br />
City Architect, Municipality of Copenhagen, Denmark;<br />
• “TRX Lifestyle Quarter: Charting a sustainable path forward”: by Stuart Mendel,<br />
Managing Director, Tun Razak Exchange Lifestyle Quarter, Landlease, Malaysia;<br />
• “Urban Risks and Well-Being in Japanese Cities: Lessons Learnt in CXity and <strong>Building</strong><br />
Design” by Takayuki Kubo, Architect and Senior Researcher of the Fukuoka Asian Urban<br />
Research Centre, Fukuoka, Japan; and<br />
• “8-80 Cities: Designing Cities for Children and the Elderly” by Gil Penalosa, Director and<br />

blueprint for golf courses<br />
in Forest City<br />
At the forum themed “Development of Emerging Tourism in the Iskandar Development<br />
Region of Malaysia” held at the Seashell International Club in Forest City in June − the largescale<br />
residential development project being undertaken by Chinese property developer<br />
Country Garden Holdings − World-leading golf course designer Jack Nicklaus II said Country<br />
Garden’s Forest City is well on its way to becoming a new landmark for sports and leisure.<br />
Iskandar Regional Development Authority chief executive Ismail Ibrahim and Johor Golf<br />
Tourism Association president Colonel Mohammed Jamal Salleh, along with Jack Nicklaus<br />
and son, were among the keynote speakers. They were joined a large number of golf and<br />
travel enthusiasts from Singapore and Malaysia at the event.<br />
Forest City Phase Two project encompasses an area of over 8sq km. The first course,<br />
among the three 18-hole golf courses planned in Forest City, was jointly designed by Jack<br />
Nicklaus and his eldest son Jack Nicklaus II.<br />
Jack William Nicklaus (Jack Nicklaus II), one of the most lauded professional golf players<br />
in the USA and the eldest son of Jack Nicklaus − known as Golfer of the Century and Golfer<br />
of the Millennium − is now president of Nicklaus Design which has a proven track record of<br />
having architected 31 golf courses worldwide.<br />
Jack Nicklaus II said he was impressed with the size and accomplishments of the Forest<br />
City project. He observed that the construction completed to date is just a portion of the<br />
larger project and that more exciting support facilities, including golf courses, will be rolled<br />
out in the near future.<br />
Forest City will help create a new tourist destination in Asia and open up new opportunities.<br />

Country Garden unveils new logo on<br />
company’s 25th anniversary<br />
The new design retains the “phoenix” motif from the previous logo and mainly consists of three colours −<br />
orange, royal blue and golden yellow. However, the design of its edges has been simplified, and with the<br />
colour of its neck, coronet and tail brightened up, the “phoenix” looks more vibrant, better reflecting the robust growth of the company.<br />

A NEW ERA<br />
In addition to marking a significant anniversary, the release of a new logo signals that the company is<br />
entering a new era, driven by rapid growth and successful expansion into new markets. Some recent<br />
achievements include:<br />
• Construction of the 20sq km (4,900 acres) smart-eco Forest City in Malaysia’s Iskandar Development<br />
Region, which lies adjacent to Singapore.<br />
• Won contracted sales in 2016 of more than 308.84 billion yuan (around US$45 billion), which<br />
resulted in the company being ranked 273rd on Forbes’ <strong>2017</strong> global 2,000 list of the world’s biggest<br />
public companies. This is a jump of 171 spots from last year’s ranking and placed Country Garden<br />
among the top-listed real estate developers together with China Vanke, Brookfield Property Partners<br />
and Sun Hung Kai Properties.<br />
• Through the first five months of <strong>2017</strong>, Country Garden has achieved RMB244.22 billion (US$35.7<br />
billion) in contracted sales and 27.27 million sq m (293 million sq ft) in sold Gross Floor Area (GFA).<br />
The positive results allowed the company to maintain its world-leading position in this key indicator.<br />
• This year the company aims to achieve sales of 400 billion yuan (approx US$58 billion) and has set a<br />
budget of 150 billion yuan (approx US$ 21.9 billion) for new land acquisitions.<br />
• Country Garden is also implementing community construction practices and concepts in Australia<br />
and Indonesia, and plans to extend its footprints further to other markets, including India, Thailand,<br />
Vietnam, as well as the United Kingdom and Russia.<br />

14th Guangzhou Electrical<br />
<strong>Building</strong> Technology conclude on<br />
positive note<br />
The 14th edition of Guangzhou Electrical <strong>Building</strong> Technology (GEBT) ended on a positive<br />
note. The four-day fair, held from 9 – 12 June at the China Import and Export Fair Complex<br />
in Guangzhou, once again received overwhelming industry acclaim. Running concurrently<br />
with the Guangzhou International Lighting Exhibition, the show hosted 185 exhibitors and<br />
welcomed 156,898 visitors from 134 countries and regions, representing an 8% increase<br />
from last year.<br />
Ms Lucia Wong, Deputy General Manager of Messe Frankfurt (Shanghai) Co Ltd,<br />
commented: “The show concluded with resounding success. I would like to express my<br />
heartfelt thanks to all the industry players for their support over the past 14 years. GEBT<br />
strives to keep abreast with the continuously evolving market when staging the latest<br />
building electrical, intelligent building and smart home solutions. The fair attendees<br />
were rewarded with exceptional opportunities to expand their market reach. A series of<br />
interactive forums and seminars delivered business insights and fostered mutual exchanges<br />
of expertise. This reaffirms the fair’s significance as a must-attend event in Southern China to<br />
tap into profitable opportunities.”<br />
UNRELENTING INNOVATION FULFILS SOURCING DEMANDS<br />
GEBT facilitates the development of international standards and enhances communication<br />
and integration among different systems. Some of the exciting new technologies unveiled at<br />
the show include:<br />
• zigbee alliance<br />
Founded over 10 years ago, zigbee alliance focuses on developing low-power, low<br />
data rate wireless standards for smart homes. It is the fifth time that zigbee alliance<br />
has organised a seminar at GEBT. Dr Wilma Su, chair, zigbee Member Group China,<br />
expressed that the show drew interest from a considerable number of professional<br />
visitors from various disciplines. As such, “GEBT has become a part of our annual budget<br />
plan”.<br />
• EnOcean Alliance<br />
Being a sixth-time exhibitor, EnOcean Alliance specialises in intelligent building, smart<br />
home, wireless sensors and switches. Graham Martin, chairman & CEO of the EnOcean<br />
Alliance acknowledged the importance of the show: “This year, we introduced a new<br />
concept called ‘cognitive buildings’, also known as ‘self-learning buildings’.” He said GEBT<br />
is a great trade show with a visitor flow that was once again very satisfying this year,<br />
playing an important role to the smart home, lighting and commercial building industry.<br />
• Shenzhen Power2control Smart Tech<br />
Shenzhen Power2control Smart Tech Co Ltd displayed its Super Switch at GEBT. Haven Li,<br />
general manager, was impressed with the outcome of the show: “We made use of P2C<br />
to connect all switches with power lines. The Super Switch inherits the advantages of<br />
traditional switches and takes a big step towards intelligent solutions. The development<br />
of the smart home industry is beyond my expectations. GEBT has established itself as<br />
one of the most influential platforms in the industry.”<br />
The Guangzhou Electrical <strong>Building</strong> Technology show, along with the concurrently held<br />
Guangzhou International Lighting Exhibition, is headed by the biennial Light + <strong>Building</strong> event.<br />
The next edition of Light + <strong>Building</strong> will take place from 18 – 23 March 2018 in Frankfurt,<br />
Germany.<br />

Boost to Malaysia-China economic<br />
ties under Belt and Road Initiative<br />
First mooted in <strong>September</strong>/<strong>October</strong> 2013, the Belt and Road Initiative (BRI) is<br />
China’s grand strategy to create transnational economic cooperation on a global scale,<br />
traversing 69 countries in East, West and Central Asia, the African continent and Europe.<br />
As envisioned by Xi Jinping, President of People’s Republic of China, the BRI blueprint<br />
integrates two trade routes.<br />
1) Overland Silk Road Economic Belt, connecting China to Europe via Central Asia and<br />
Russia, China to the Middle East via Central Asia, and China to South and Southeast<br />
Asia, and;<br />
2) Sea passage along 21st Century Maritime Silk Road, linking China’s ocean ports to<br />
Europe via the South China Sea and Indian Ocean (through Straits of Malacca)and the<br />
South Pacific.<br />

- A roaring success at Archidex <strong>2017</strong><br />
St Guchi Malaysia’s thematic campaign for its digital door lock<br />
(DDL) category ‘Let’s Go Keyless’ received an overwhelmingly<br />
positive response from customers, partners and participants<br />
at the recently concluded Archidex <strong>2017</strong>, held at the Kuala<br />
Lumpur Convention Centre from 19-22 July.<br />
St Guchi is one of the key brands of Teamware, the market<br />
leader in locks and hardware in the Malaysian market joined<br />
the ASSA ABLOY Group in 2015.<br />
Archidex is South-East Asia’s leading industry trade event<br />
and this year marks its 18th edition and showcased more than<br />
1,200 booths by 550 local and international exhibitors.<br />
St Guchi has been participating in Archidex since 2009,<br />
making <strong>2017</strong> the eighth year of the local team’s participation.<br />
This year, St Guchi has showcased its latest digital door locks,<br />
mechanical locks, aluminium & glass as well as its fire rated<br />
door at the Archidex.<br />
DDL CATEGORY: UNLOCKING GROWTH POTENTIAL<br />
The simple and modern booth design, coupled with a strong theme and clear messaging,<br />
drew thousands to experience for themselves the various DDL demo kits – many of<br />
whom were impressed with the product’s keyless convenience and biometric fingerprint<br />
technology.<br />
Newly appointed General Manager Francis Chang expressed his optimism concerning<br />
DDL’s potential growth opportunities and firmly believes that ‘Let’s Go Keyless’ will be the<br />
company’s springboard for success in <strong>2017</strong> and 2018.<br />
“The DDL category is currently in its infancy with a significant opportunity for growth<br />
potential given the vastly untapped market in Malaysia. As most users still use mechanical<br />
locks, our strategy is to build upon St Guchi’s brand reputation and dealer network strength<br />
to collectively increase brand awareness and market share,” he said.<br />
“With the proliferation of the Internet of Everything and Home Automation<br />

The exhibition attracted 36,000 visitors, including<br />
architects, interior designers and building industry players<br />
who came together to connect and collaborate. It is believed a<br />
total of MYR 1 billion (~USD 0.23 billion) worth of transactions<br />
took place during those four days.<br />
Through the distribution of booklets and demos, the<br />
Malaysia team was able to obtain an impressive 400 new<br />
customer leads for the DDL category, capping off a great start<br />
to the ‘Let’s go Keyless’ campaign.<br />
The team was also able to raise the profile and awareness<br />
of St Guchi and ASSA ABLOY by having the ASSA ABLOY<br />
endorsement at the booth and in all promotional materials.<br />
THE BEST IS YET TO COME<br />
The campaign’s success at Archidex is only the beginning of great plans for St Guchi DDL, of<br />
which Francis hopes to extend to other St Guchi product categories as well.<br />
“While St Guchi remains one of the most recognisable brands in Malaysia, we aspire to<br />
be the market leader in all product categories and not just DDL. We will accomplish this by<br />
improving overall operational efficiency across our supply chain, inventory management<br />
and sales and marketing. We will also explore modern, creative methods to engage<br />
meaningfully with our stakeholders,” he said.<br />
Francis believes that St Guchi’s eventual success lies not only in output but through<br />
cultivating a culture of excellence across the entire workforce.<br />
“While we want to achieve strong profitability, it also matters how we arrive at these<br />

Hong Kong-based design firm – One Plus Partnership – draws parallels between the<br />
observation of meteors and film production for a two-storey cinema found within a<br />
shopping mall in Guangzhou, China.<br />
The lobby features long rectangular-cuboid decorations from the ceiling to<br />
mimick a meteor shower streaking through the sky.<br />

Meteor Cinema is a two-storey cinema<br />
located in a shopping mall in Guangzhou.<br />

the night sky when a meteoroid enters<br />

very brief moment, and then vanishes without leaving any trace<br />

Entopia by Penang Butterfly Farm is the quintessential<br />
architecture that represents the symbiosis between<br />
nature and the built form. It is Penang’s Nature Learning<br />
Destination where outdoor gardens invite butterflies<br />
and insects to come out to play, and an indoor discovery<br />
centre. Entopia recently won the PAM Silver Award <strong>2017</strong><br />
for Architectural Excellence in the Commercial Low Rise<br />
