Malaysia External Trade Development
Corporation (MATRADE)
The 40th Annual General Meeting of the
Building Materials Distributors Association of
Malaysia (BMDAM) convened on 27th July at its
premises with incumbent President, Yang Kian
Lock (of Sudut Swasta Sdn Bhd) in the chair.
In reviewing the association’s activities over the past year, the
President remarked that BMDAM continues to be an entity that
government agencies (MIDA, CIDB, MITI, SIRIM, JKR) recognise and
dialogue with by virtue of the close interaction and rapport between the
two. The association is represented at international conferences such as
MIDA’s Specialised Building Materials Supply Chain Conference 2017 and
in the Malaysian Service Providers Confederation (MSPC).
These and other events offer exposure and raise awareness of
BMDAM members as to the future of the building and construction
industry. Yang Kian Lock shares his insights on shaping BMDAM’s journey
on page 22.
Also highlighted in this issue is the story on the 9th International
Conference on World Class Sustainable Cities 2017 (WCSC 2017) that
was held on August 10th in Kuala Lumpur. Jointly organised by the Real
Estate and Housing Developers’ Association Wilayah Persekutuan KL
(Rehda KL), the Malaysian Institute of Planners (MIP) and the Malaysian
Institute of Architects (PAM) and endorsed and supported by Kuala
Lumpur City Hall (DBKL), the conference addressed and reflected on the
current and future urban challenges faced in meeting the demands of an
ever-increasing populous nation.
In the Malaysian context and in Kuala Lumpur, an estimated
population of 1.73 million already live, work and play in the nation’s
capital. Greater Kuala Lumpur, which has grown by 6.1% in the last year,
records a population of 7.3 million. (Source: UN World Urbanization Prospects).
WCSC 2017, themed “Transforming Cities: Design, Nature & Human
Lives”, called upon speakers from across the world to offer their ideas
and solutions in order to plan for a better and sustainable quality of city
life.
A Photography Competition was also held in conjunction to capture
the people, the lives, the places and the opportunities that Malaysians
living in cities have or DO NOT HAVE. The story on WCSC 2017 kickstarts
this issue.
BMDAM 40th ANNUAL
GENERAL MEETING
The 40th Annual General Meeting of the Building Materials
Distributors Association Malaysia (BMDAM) convened on 27th
July at its premises with incumbent President, Yang Kian Lock
(Sudut Swasta Sdn Bhd) in the chair.
PRESIDENT’S ADDRESS
In reviewing the Association’s activities over the past year, the
President remarked that BMDAM continues to be an entity that
government agencies (MIDA, CIDB, MITI, SIRIM, JKR) recognise
and dialogue with by virtue of the close interaction and rapport
between the two. By invitation, the Association is represented
at international conferences such as MIDA’s Specialised Building
Materials Supply Chain Conference 2017 and in the Malaysian
Service Providers Confederation (MSPC).
These and other events offer exposure and raise awareness
of BMDAM members as to the future of the building construction
industry and of trends and changes, such as Akta 520 and
implementation of IBS which could become mandatory in two
to three years. “Training,” he remarked, “is vital for future
development.”
To this end, BMDAM has and will continue to organise
sessions on specific subjects such as accounting and credit
management as well as opportunities for fairs and exhibitions,
networking, business-matching, topical seminars and workshops.
The 2016 launch of its Facebook page, for example, is aimed at
expanding BMDAM’s reach to its members, and the public alike,
to facilitate the sharing of information and market updates. It is
a vehicle for members to get involved with and staying abreast
of the market. Be that as it may, the President reiterated his call,
from the year before, for increased membership so to ensure the
Association’s continued well-being and growth,
FINANCIAL REPORT
Revenue from data services rendered to Master Builders
Association Malaysia (MBAM), and funds generated from various
projects such as the Annual Golf Tournament, and Annual Dinner
have put BMDAM on a sound financial footing for the period
ending December 2016. Nevertheless, without inconvenience
to members, the Association will be diligent in expenditure and,
whenever possible, take opportunity to cut costs, like using
BMDAM’s premises for seminars, workshop, etc as opposed to
renting third-party locations.
On a global scale, there is no let-up in the
pace of urbanisation as people continue
to migrate from rural areas into cities and
towns – the centres of economic growth
– in search of a better life. The United
Nations World Urbanisation Prospects
predicts that over the next 13 years, to
2030, cities of the world, more in the case of
developed economies, will be absorbing about 1.1 billion new urbanites. The connotations
of unprecedented growth in urban population, more a phenomenon than an unpredictable
event, are that governments will need to “re-invent themselves and re-think policies”, to put
in place the right strategies and actions to meet the needs and expectations of its citizenry
and provide a sustainable quality of life.
Solutions to these challenges will lie in “innovation, entrepreneurship and social
dynamism” in providing efficient asset, energy and waste management, transportation
network, ,social amenities, economic opportunities, accessibility to housing, security and
so on, whilst keeping tabs on carbon footprint and care for the environment. It would entail
and involve the participation of government agencies, city and town planners, academics,
architects, developers, engineers, residents’ associations and the public at large.
WCSC 2017
The Malaysian scenario – as of 2010, 71% of the population
already live, work and play in cities and towns and it is
predicted that by 2050 the percentage will swell to 80%
or 27.3 million people. Also, as of 2016, an estimated
population of 1.73 million reside in the nation’s capital
with the Greater Kuala Lumpur (Klang Valley) registering
Stuart Mendel.
7.3 million. Against this backdrop, the 9th edition of the
International World Class Sustainable Cities (WCSC) Conference 2017 convened in Kuala
Lumpur; themed ‘TRANSFORMING CITIES: DESIGN, NATURE & HUMAN LIVES’ and addressed
three dimensions in contending with current and future challenges and demands of an everincreasing
urban population.
Esteemed international speakers featured at WCSC 2017 who shared on best practices
and case studies from other world-class cities:
• “Integrating Nature to Make Cities Resilient and Liveable” by Tina Saaby Madsen, Chief
City Architect, Municipality of Copenhagen, Denmark;
• “TRX Lifestyle Quarter: Charting a sustainable path forward”: by Stuart Mendel,
Managing Director, Tun Razak Exchange Lifestyle Quarter, Landlease, Malaysia;
• “Urban Risks and Well-Being in Japanese Cities: Lessons Learnt in CXity and Building
Design” by Takayuki Kubo, Architect and Senior Researcher of the Fukuoka Asian Urban
Research Centre, Fukuoka, Japan; and
• “8-80 Cities: Designing Cities for Children and the Elderly” by Gil Penalosa, Director and
Chair of the Board, 8-80 Cities, Toronto, Canada.
(Note: WCSC 2017 is jointly organized by Real Estate & Housing Developers’ Association Malaysia Wilayah Persekutuan Kuala Lumpur
(REHDA KL), the Malaysian Institute of Planners (MIP) and the Malaysian Institute of Architects (PAM) and the agenda includes a Special
Presentation by the Young Peoples’ Lab and a photography contest.)
The Photography Competition held in conjunction with WCSC 2017, was aimed at capturing the people,
the lives, the places and the opportunities that Malaysians living in cities have, or do not have. The
winners are displayed in the picture spread.
Jack Nicklaus and son draw
blueprint for golf courses
in Forest City
At the forum themed “Development of Emerging Tourism in the Iskandar Development
Region of Malaysia” held at the Seashell International Club in Forest City in June − the largescale
residential development project being undertaken by Chinese property developer
Country Garden Holdings − World-leading golf course designer Jack Nicklaus II said Country
Garden’s Forest City is well on its way to becoming a new landmark for sports and leisure.
Iskandar Regional Development Authority chief executive Ismail Ibrahim and Johor Golf
Tourism Association president Colonel Mohammed Jamal Salleh, along with Jack Nicklaus
and son, were among the keynote speakers. They were joined a large number of golf and
travel enthusiasts from Singapore and Malaysia at the event.
Forest City Phase Two project encompasses an area of over 8sq km. The first course,
among the three 18-hole golf courses planned in Forest City, was jointly designed by Jack
Nicklaus and his eldest son Jack Nicklaus II.
Jack William Nicklaus (Jack Nicklaus II), one of the most lauded professional golf players
in the USA and the eldest son of Jack Nicklaus − known as Golfer of the Century and Golfer
of the Millennium − is now president of Nicklaus Design which has a proven track record of
having architected 31 golf courses worldwide.
Jack Nicklaus II said he was impressed with the size and accomplishments of the Forest
Country Garden unveils new logo on
company’s 25th anniversary
The new design retains the “phoenix” motif from the previous logo and mainly consists of three colours −
orange, royal blue and golden yellow. However, the design of its edges has been simplified, and with the
colour of its neck, coronet and tail brightened up, the “phoenix” looks more vibrant, better reflecting the robust growth of the company.
Mo Bin Chief Executive Officer.
A NEW ERA
In addition to marking a significant anniversary, the release of a new logo signals that the company is
entering a new era, driven by rapid growth and successful expansion into new markets. Some recent
achievements include:
• Construction of the 20sq km (4,900 acres) smart-eco Forest City in Malaysia’s Iskandar Development
Region, which lies adjacent to Singapore.
• Won contracted sales in 2016 of more than 308.84 billion yuan (around US$45 billion), which
resulted in the company being ranked 273rd on Forbes’ 2017 global 2,000 list of the world’s biggest
public companies. This is a jump of 171 spots from last year’s ranking and placed Country Garden
among the top-listed real estate developers together with China Vanke, Brookfield Property Partners
and Sun Hung Kai Properties.
• Through the first five months of 2017, Country Garden has achieved RMB244.22 billion (US$35.7
billion) in contracted sales and 27.27 million sq m (293 million sq ft) in sold Gross Floor Area (GFA).
The positive results allowed the company to maintain its world-leading position in this key indicator.
• This year the company aims to achieve sales of 400 billion yuan (approx US$58 billion) and has set a
budget of 150 billion yuan (approx US$ 21.9 billion) for new land acquisitions.
• Country Garden is also implementing community construction practices and concepts in Australia
and Indonesia, and plans to extend its footprints further to other markets, including India, Thailand,
Vietnam, as well as the United Kingdom and Russia.
building electrical, intelligent building and smart home solutions. The fair attendees
were rewarded with exceptional opportunities to expand their market reach. A series of
interactive forums and seminars delivered business insights and fostered mutual exchanges
of expertise. This reaffirms the fair’s significance as a must-attend event in Southern China to
tap into profitable opportunities.”
UNRELENTING INNOVATION FULFILS SOURCING DEMANDS
GEBT facilitates the development of international standards and enhances communication
and integration among different systems. Some of the exciting new technologies unveiled at
the show include:
• zigbee alliance
Founded over 10 years ago, zigbee alliance focuses on developing low-power, low
data rate wireless standards for smart homes. It is the fifth time that zigbee alliance
has organised a seminar at GEBT. Dr Wilma Su, chair, zigbee Member Group China,
expressed that the show drew interest from a considerable number of professional
visitors from various disciplines. As such, “GEBT has become a part of our annual budget
plan”.
• EnOcean Alliance
Being a sixth-time exhibitor, EnOcean Alliance specialises in intelligent building, smart
home, wireless sensors and switches. Graham Martin, chairman & CEO of the EnOcean
Alliance acknowledged the importance of the show: “This year, we introduced a new
concept called ‘cognitive buildings’, also known as ‘self-learning buildings’.” He said GEBT
is a great trade show with a visitor flow that was once again very satisfying this year,
playing an important role to the smart home, lighting and commercial building industry.
• Shenzhen Power2control Smart Tech
Boost to Malaysia-China economic
ties under Belt and Road Initiative
First mooted in September/October 2013, the Belt and Road Initiative (BRI) is
China’s grand strategy to create transnational economic cooperation on a global scale,
traversing 69 countries in East, West and Central Asia, the African continent and Europe.
As envisioned by Xi Jinping, President of People’s Republic of China, the BRI blueprint
integrates two trade routes.
1) Overland Silk Road Economic Belt, connecting China to Europe via Central Asia and
Russia, China to the Middle East via Central Asia, and China to South and Southeast
Asia, and;
2) Sea passage along 21st Century Maritime Silk Road, linking China’s ocean ports to
Europe via the South China Sea and Indian Ocean (through Straits of Malacca)and the
South Pacific.
Dato’ Lock Peng Kuan, Partner of Baker Tilly
(Malaysia).
Through “infrastructure connectivity and at enhancing trade flow
and investment opportunities by reducing transnational transaction
costs and barriers”, BRI focuses on: (a) Policy Coordination, (b)
Infrastructural Connectivity, (c) Trade and Investment Enhancement,
(d) Financial Integration, and (e) People-to-People Bond.
BAKER TILLY MALAYSIA DESK LAUNCH
Since its inception, Malaysia has been a supporter and one of
the major beneficiaries of BRI, manifest in the slew of Chinese
investments by state-owned enterprises and conglomerates such as
Hua Wei, CRRC Zhuzhou Electric Locomotive Co KAJ Development
(Melaka Gateway), China Rail Engineering Corporation (CREC) and
the Alibaba Group. Yet another infrastructure project under BRI that
would spur further development of our eastern coastal states is the
RM55 billion East Coast Rail Link financed by and awarded to China.
Malaysia, already an established trading partner of China (USD100
billion in 2016) coupled with its open economy, is well-positioned to
leverage on BRI. However, as Baker Tilly (Malaysia) Partner, Dato‘ Lock
Peng Kuan remarked at the launch of its Malaysia desk, “while many are
already eyeing opportunities to be part of the BRIU success story, not many
local organisations and SMEs are clear about how they can jump on the
bandwagon”; hence the launch of the Baker Tilly Belt and Road Desk – one of
the first to be established in Malaysia.
THE BAKER TILLY ADVANTAGE
Manned by professionals with extensive experience and know-how of both
Malaysian and Chinese markets, and working with network firms (Malaysia
Digital Economy Corporation (MDEC) and Ferrier Hodgson), the Desk is poised to facilitate
trade and other business opportunities between the two countries, to connect and expand
entrepreneurship under the BRI umbrella.
With offices in 60 countries including China (network of 21 locations and manpower
more than 3,000 strong), Baker Tilly is ‘fully geared’ to act as the preferred and trusted
service provider for entry and participation in BRI, the new paradigm for international
economic cooperation.
A
combination of man-made splendour and natural beauty, Inwood
Residences is part of IJM Land’s Pantai Sentral Park, a visionary township
comprising seven residential phases and six commercial phases.
Located within the 200-acre forest of Bukit Kerinchi which is home to
hundreds of birds, small wildlife and rainforest plants and flowers − the
fully integrated development, envisioned as Kuala Lumpur’s one and only
urban forest city − is expected to be completed within 10 to 15 years. Upon
completion, Pantai Sentral Park will boast modern facilities and conveniences, with some
15,000 residents calling it home.
Inwood Residences is the first of the 58-acre Pantai Sentral Park development that will be
ready in 2018, with Secoya Residences following suit in 2019. Inwood’s residential tower built
over 3.02 acres of prime real estate has 211 luxurious units spread over 38 floors, with eight
versatile layouts measuring from 1125sq ft to 1965sq ft on each level to choose from.
Each Inwood unit is oriented either in the north, with city or garden views or the south, in
the direction of the forest and pool. Providing a blissful view no matter which unit is chosen, each and every living space is designed
with a shallow floor plate to boost natural lighting into its living space, in addition to good ventilation in the spacious apartments.
Focusing on Pantai Sentral Park’s core values of People, Planet & Priority, IJM Land has ensured residents are equipped with firstclass
facilities and modern amenities, including 24-hour security, children’s playground, infinity pool, a sunken sundeck and jacuzzi.
Inwood Residences is the ideal choice of property for those looking for a comfortable, contemporary home or for those looking to
invest in a property which boasts a strategic location, good rental prospects and a high property value.
Inwood Residences will
give an opportunity to
home owners to lead a
“Let’s go Keyless”
- A roaring success at Archidex 2017
St Guchi Malaysia’s thematic campaign for its digital door lock
(DDL) category ‘Let’s Go Keyless’ received an overwhelmingly
positive response from customers, partners and participants
at the recently concluded Archidex 2017, held at the Kuala
Lumpur Convention Centre from 19-22 July.
St Guchi is one of the key brands of Teamware, the market
leader in locks and hardware in the Malaysian market joined
the ASSA ABLOY Group in 2015.
Archidex is South-East Asia’s leading industry trade event
and this year marks its 18th edition and showcased more than
1,200 booths by 550 local and international exhibitors.
St Guchi has been participating in Archidex since 2009,
making 2017 the eighth year of the local team’s participation.
This year, St Guchi has showcased its latest digital door locks,
mechanical locks, aluminium & glass as well as its fire rated
door at the Archidex.
DDL CATEGORY: UNLOCKING GROWTH POTENTIAL
The simple and modern booth design, coupled with a strong theme and clear messaging,
drew thousands to experience for themselves the various DDL demo kits – many of
whom were impressed with the product’s keyless convenience and biometric fingerprint
technology.
Newly appointed General Manager Francis Chang expressed his optimism concerning
DDL’s potential growth opportunities and firmly believes that ‘Let’s Go Keyless’ will be the
company’s springboard for success in 2017 and 2018.
“The DDL category is currently in its infancy with a significant opportunity for growth
potential given the vastly untapped market in Malaysia. As most users still use mechanical
locks, our strategy is to build upon St Guchi’s brand reputation and dealer network strength
to collectively increase brand awareness and market share,” he said.
“With the proliferation of the Internet of Everything and Home Automation
phenomena, we believe more and more customers will begin to make the transition to DDL
– be it in retail or amongst commercial project developers,” he added.
The wide array of St Guchi mechanical locks on display at the exhibition booth.
Exhibitions Bureau and the Malaysia Green Building
Confederation.
The exhibition attracted 36,000 visitors, including
architects, interior designers and building industry players
who came together to connect and collaborate. It is believed a
total of MYR 1 billion (~USD 0.23 billion) worth of transactions
took place during those four days.
Through the distribution of booklets and demos, the
Malaysia team was able to obtain an impressive 400 new
customer leads for the DDL category, capping off a great start
to the ‘Let’s go Keyless’ campaign.
The team was also able to raise the profile and awareness
of St Guchi and ASSA ABLOY by having the ASSA ABLOY
endorsement at the booth and in all promotional materials.
THE BEST IS YET TO COME
The campaign’s success at Archidex is only the beginning of great plans for St Guchi DDL, of
which Francis hopes to extend to other St Guchi product categories as well.
“While St Guchi remains one of the most recognisable brands in Malaysia, we aspire to
be the market leader in all product categories and not just DDL. We will accomplish this by
improving overall operational efficiency across our supply chain, inventory management
and sales and marketing. We will also explore modern, creative methods to engage
meaningfully with our stakeholders,” he said.
Francis believes that St Guchi’s eventual success lies not only in output but through
cultivating a culture of excellence across the entire workforce.
“While we want to achieve strong profitability, it also matters how we arrive at these
results. It is important that we as a team develop a strong sense of ownership in delivering
quality products and services, whether to customers, dealers or suppliers. This shall be our
unique competitive differentiator,” he concluded.
The St Guchi team snap a group photo to cap
off a successful Archidex 2017.
BARCELONA, SPAIN
Neolith ® by TheSize’s most ambitious project to date is realised
in collaboration with RCR Arquitectes. Neolith ® – a term
meaning “new stone” with revolutionary features, is a high-tech
construction slab which is 100% natural, composed of clays,
feldspar, silica and natural mineral oxides. It is also recyclable.
The story of ENIGMA started with renowned
Catalan chef Albert Adrià’s vision to create an

as his career. His vision took shape when 2017
Pritzker Prize winners RCR Arquitectes drew their
design idea in watercolours and decided to bring
it to life with the help of Neolith® by TheSize, manufacturer and
FROM PAPER TO SLAB
The pivotal moment in terms of design came when RCR in

ENIGMA truly is full of surprises the architects say: “We like the idea that it is an Enigma, which is difficult to explain. It is an enveloping space that melts,
disappears, almost a labyrinth. Between materiality and conformation, a whole series of organic movements are created. Shadows, transparencies, and a
watery presence, nebular.”
The architects wanted every
slab to be of irregular texture
like Neolith’s Riverwashed, but
with a subtle shine to provide a
surface that is multisensory.
producing a perfect replica of the drawing.
hues for sintered surfaces. The intensity of the colours had to
technology NDD (Neolith Digital Design), the architect’s design
ensuring that there were no inconsistencies.
of curves and narrow aisles and required the slabs to be cut
