There are homes with or without lawns — self or association maintained — as well as homes on golf courses, canals or lakes — with or without acreage. The county has three downtown areas — Avon Park, Sebring and Lake Placid — along with several subdivisions and golf course communities. The largest subdivision, which has two golf courses, recreation facilities and a board of supervisors is Sun ’n Lake Special Improvement District, situated between Sebring and Avon Park along U.S. 27. Other planned communities include Spring Lake, the Country Club of Sebring, Highlands Ridge and Golf Hammock. Retirement communities also offer maintenance-free living for adults 55 and older with recreational amenities such as golf, tennis and shuffleboard, along with a clubhouse hosting regular events and transportation services to go out into the greater community.
