What You Need To Know<br />
1. New residents are still flocking to the greater Phoenix-metro area! The projected<br />
annual net gain of residents is around 80,000, which is #1 in the nation.<br />
2. Loan interest rates remain very favorable and buyers are still buying! The total sales<br />
volume year over year is still up substantially.<br />
3. New listings have increased slightly over last month, but are still quite a bit fewer<br />
than they were this time last year<br />
4. Home pricing is up from same time last year in all price points other than the very<br />
upper end of the pricing spectrum, where it has declined slightly<br />
5. It remains a Seller’s market up to around the $450,000 mark, somewhat balanced<br />
in the $450,000 to $650,000 range, and slightly to highly favoring the Buyer from<br />
$650,000 and above.

As a first-time home-buyer very green on the whole<br />
process, my parents recommended Greg Mona as he<br />
has helped them buy their dream home. To cut right to<br />
the chase --- Greg helped me find my dream home too!<br />
Without really knowing what I wanted - my needs vs.<br />
wants - and really only a general area (South to Northish<br />
Scottsdale) to work back from, Greg succeeded in<br />
providing me a large range of options, and presented<br />
how potentially drastically different the living spaces<br />
and surrounding areas were depending on what I truly<br />
wanted in a place.<br />
In that first 2 weeks, I learned what was most important<br />
to me, what I needed in a home, and what I couldn’t<br />
live with, and he was patient and on the ball every<br />
step of the way through the first failed offer I put out<br />
(another offer went in after ours, and I simply couldn’t<br />
make the financing work). It was a blessing in disguise.<br />
The second I was ready to resume my search, he was<br />
there to book more showings, and that week I found<br />
the perfect ‘Pad.’ It was already late that evening but I<br />
told them this was the one, and he worked late to make<br />
sure the offer went in that night. Of course, the next<br />
day someone put in a cash offer. While I was closing my<br />
office door at work ready to pull my hair out with the<br />
waiting game and what came next, Greg made himself<br />
completely available heard me out as I debated my best<br />
and final to go back to them with. He spoke me up to<br />
the buyer, how this was my dream place and I’m looking<br />
to start my life in this home and spread roots in the<br />
community --- and that was a big part of why we got<br />
it!!! He was there every step of the way post-contract,<br />
and got the buyer to agree to split the costs when the<br />
appraisal came in a few thousand lower.<br />
Greg was always very knowledgeable and there to<br />
educate me on the home buying process, has extensive<br />
experience and knowledge of the Scottsdale area, was<br />
responsive every single step of the way (sometimes into<br />
the late evenings), and exercised the perfect medium of<br />
restraint and negotiation to ensure that nothing got in<br />
the way of me buying the perfect place.<br />
So happy for the experience Greg provided me and glad<br />
to now consider him a friend!
