for Monday, <strong>June</strong> 26.<br />

We urge you to attend.<br />

It is important to have good<br />

membership representation to<br />

provide positive support for<br />

our association’s activities and<br />

direction. The AGM provides<br />

a forum for your committee to<br />

be accountable to <strong>Grey</strong> <strong>Power</strong><br />

<strong>Rotorua</strong> members; it affords<br />

you the opportunity to provide<br />

feedback and ideas.<br />

It is also important for us to<br />

the community – the Third<br />

Age - is the growing percentage<br />

of our country’s population.<br />

With that growth and<br />

increasing longevity comes a<br />

growing call upon health services<br />

for seniors.<br />

The question that must be<br />

directed to aspiring members<br />

of parliament and their respective<br />

political parties is: “What<br />

specific policies do they have<br />

to meet the growing needs of<br />

our seniors?”<br />

For example: How will they<br />

improve access to elective surgery<br />

in our public health system?<br />

What does the use of<br />

“nationally-recognised priority<br />

tools” mean in practice?<br />

Will they support the <strong>Grey</strong><br />

<strong>Power</strong> policy of tax relief for<br />

private health insurance premiums?<br />

So, check out parties’ policies<br />

and ask the questions.<br />

the increasing number of seniors<br />

in our society.<br />

We need a secretary who is a<br />

good organiser, gives attention<br />

to detail, and is competent in<br />

email, internet, word processing,<br />

spreadsheets.<br />

The secretary handles<br />

inwards/outwards communications,<br />

is responsible for <strong>Grey</strong><br />

<strong>Power</strong>’s meeting management,<br />

is a part of the <strong>Rotorua</strong> magazine<br />

editorial sub-committee,<br />

is a bank account signatory, is<br />

one of the four officers of <strong>Grey</strong><br />

<strong>Power</strong>, <strong>Rotorua</strong><br />

The term for all positions is<br />

one year, and consistent with<br />

<strong>Grey</strong> <strong>Power</strong>’s culture, we are<br />

volunteers, so personal satisfaction<br />

and teaming up with<br />

like-minded members who<br />

are part of a 65,000 strong<br />

national advocacy organisation<br />

for seniors, are the rewards.<br />

possible in their own homes<br />

and community for as long as<br />

possible, and avoid the risk of<br />

acute illnesses and injuries.<br />

She is responsible for the<br />

planning, contracting and<br />

quality of a range of hospital<br />

and community-based support<br />

services that older people may<br />

need, such as home and community<br />

support services, age<br />

related residential care, rehabilitation,<br />

cancer and palliative<br />

care services.<br />

Vanessa is looking forward<br />

In <strong>Rotorua</strong> the safety of our<br />

people and especially our<br />

retailers is a real issue when<br />

we have a storekeeper in<br />

<strong>Rotorua</strong> saying “he will kill the<br />

next person who tries to rob<br />

him”<br />

Is this what our society is<br />

coming to? Bill English recently<br />

said that his government<br />

is overachieving by bringing<br />

youth crime down by a third!<br />

Let’s check the truth of such<br />

outrageous statements.<br />

The Prime Minister deliberately<br />

used a flawed method<br />

to measure youth crime which<br />

does not include apprehensions,<br />

arrests or even offences.<br />

It only includes the number<br />

of youth court appearances.<br />

And the reality of that situation<br />

is that 83 percent of youth<br />

offenders get police diversion<br />

and are not included on the<br />

youth crime rate. That’s what<br />

this Prime Minister is proud of.<br />

Our <strong>Rotorua</strong> store owners<br />

know the truth of the situation<br />

and it does not mesh with PM<br />

English’s mumblings on youth<br />

crime. Another <strong>Rotorua</strong> store<br />

owner said he thought that the<br />

robbery of his store was the<br />

fourth or fifth time this has happened.<br />

Surely as a society and<br />

community we can do better.<br />

Let us be very clear about<br />

one party leader confirmed<br />

availability.<br />

Advertorial for NZ First Fletcher Tabuteau<br />

the cost of this government<br />

supposed fiscal management<br />

skills. They froze police funding<br />

to police for eight years<br />

and in that time crime has<br />

increased. In the vacuum created<br />

by government disregard<br />

we have seen the growth in<br />

CCTV cameras, private security<br />

and so while the government<br />

makes facile promises about<br />

tax cuts, in truth we pay more<br />

for our safety and generations<br />

of our youth are ignored.<br />

At a recent Chamber of<br />

Commerce event the Rt. Hon.<br />

Winston Peters said “We have<br />

to be very concerned when<br />

there are nearly 140,000 people<br />

without jobs. The massive<br />

immigration influx is distorting<br />

all the economic indicators and<br />

creating a very flattering but<br />

totally misleading impression<br />

that NZ is an economic success.<br />

New Zealand’s productivity levels<br />

are well below those of performing<br />

OECD countries and<br />

our research and development<br />

spending is also well below the<br />

norm at 2.4 percent.<br />

I hope that New Zealanders<br />

are thinking of all these issues<br />

as we come to September<br />

because New Zealand First has<br />

comprehensive, common sense<br />

economic policies designed to<br />

build resilient economy for all.<br />

Do you have a complaint about your<br />

electricity provider?<br />

The CAB’s volunteers frequently field inquiries<br />

from clients who are concerned with the way<br />

they are being treated by their electricity or<br />

gas provider.<br />

Issues like the placement of<br />

power poles, damage to<br />

property as a result of power<br />

surges, the impact of transformers<br />

being upgraded and<br />

so on. If the complaints cannot<br />

be resolved by talking to the<br />

provider, you can ask Utilities<br />

Disputes to look into the matter;<br />

the exception being complaints<br />

about actual prices.<br />

Utilities Disputes looks into<br />

what happened by talking to<br />

both the complainant and the<br />

provider – and in doing so they<br />

act independently of both parties<br />

to try to resolve the complaint.<br />

When looking into the<br />

complaint there are three steps<br />

Utilities Disputes may take to<br />

try and resolve the issue:<br />

Step one – Facilitation – a<br />

conciliator will try to facilitate<br />

discussions between the complainant<br />

and the provider to<br />

see if parties can reach an early<br />

resolution of the complaint.<br />

Step two – Investigation – if<br />

the parties cannot reach a<br />

decision – if the parties are<br />

still unable to resolve the complaint<br />

the Commissioner can<br />

review the information and<br />

recommend a settlement.<br />

The service is free to consumers<br />

and while a complaint<br />

is being looked into,<br />

companies will generally not<br />

disconnect the complainant<br />

or take any credit action<br />

about debts that are in dispute,<br />

but it is important that<br />

the complainant continue to<br />

pay current bills and any<br />

money owing that is not the<br />

subject of the dispute.<br />

There have been a number of announcements<br />

lately which are good news for people living in<br />

<strong>Rotorua</strong>.<br />

Focus on healthcare and<br />

availability of medicine<br />

- $60m for Pharmac to<br />

fund more treatments, housing<br />

including state houses and<br />

temporary accommodation,<br />

roading infrastructure with a<br />

focus on road safety and funds<br />

to help promote and boost<br />

the <strong>Rotorua</strong> economy are all<br />

helping to ensure <strong>Rotorua</strong> is a<br />

great place to live, work and<br />

raise a family.<br />

<strong>Rotorua</strong> is now growing<br />

faster than at any time over<br />

the past 10 years. People are<br />

returning home from Australia<br />

or choosing to move here to<br />

raise their families - jobs are<br />

being created, new businesses<br />

are opening - <strong>Rotorua</strong> is feeling<br />

confident and good about<br />

itself. And so it should, our city<br />

is moving ahead in leaps and<br />

bounds. Together we've built a<br />

great base to continue to build<br />

a great community<br />

Mayor Steve Chadwick has<br />

said our population has hit<br />

70,000 up by 6000 or 7000<br />

over the past 18 months, probably<br />

the first significant population<br />

growth in two decades.<br />

This in turn is creating pressure<br />

on our roads and demand for<br />

houses has increased. To keep<br />

pace with growing demand<br />

we must continue to invest in<br />

infrastructure and build more<br />

homes - and in this the government<br />

has a role to play.<br />

$41m to upgrade local roads<br />

and improve safety. In particular,<br />

funds will be spent on<br />

Te Ngae Road to reduce congestion<br />

and other bottlenecks<br />

around our district. As demand<br />

increases, I'm committed to<br />

securing more funding to continue<br />

to upgrade our roading<br />

network.<br />

Once again winter is almost upon us. The<br />

nights are getting chillier and the extra blanket<br />

is out on the bed.<br />

Keeping ourselves warm<br />

is a high priority. This is<br />

also the time of the year<br />

when we may feel lonely and<br />

isolated. So…what can we do<br />

about it?<br />

1. Keep in contact with our<br />

family and friends. Make a<br />

daily phone call to someone<br />

we know and have a<br />

chat. For those who are<br />

computer savvy, e-mails or<br />

even Facebook, help us to<br />

keep in touch. Contact with<br />

people outside our homes<br />

helps our mental wellbeing.<br />

2. Exercise. Get out of our<br />

comfy, favourite chair;<br />

move to the music on our<br />

Waitsu Wu, a longtime<br />

resident of<br />

<strong>Rotorua</strong>, became<br />

a JP in 2015. This is a<br />

reminder that by arrangement<br />

Waitsu offers the free<br />

JP service to <strong>Grey</strong> <strong>Power</strong><br />

members at the member’s<br />

favourite radio station. If<br />

you have a stereo enjoy<br />

your own music. Dance to<br />

the music. This not only<br />

gets our heart rate up a<br />

bit but also gets the blood<br />

flowing through our body<br />

and we feel better. Maybe<br />

take a short walk around<br />

the neighbourhood; the<br />

length and time will depend<br />

on ability. Increase the time<br />

or length of the walk at<br />

least weekly. [Good opportunity<br />

to check out the<br />

neighbourhood gardens.]<br />

Join a walking group either<br />

doing short local walks or<br />

cross country hikes. These<br />

options mean we are not<br />

only getting exercise, but<br />

also having people contact.<br />

3. Join a community group<br />

or club. Even a weekly visit<br />

home.<br />

The important thing is an<br />

appointment must be made.<br />

Afterwards join in<br />

with the friendly group for<br />

a cuppa and a chat. Give<br />

Raewyn a call and with her<br />

bright cheery voice she will<br />

be able to give you all the<br />

information.<br />

4. If getting out and about is<br />

not for you, but you enjoy<br />

reading, the local library has<br />

a service delivering books<br />

that suit you. Maybe you<br />

enjoy knitting or some<br />

form of needle work. There<br />

are plenty of charities that<br />

would love to have this type<br />

of input from you.<br />

5. Perhaps you are a person<br />

who gets satisfaction from<br />

helping others. Find out if<br />

there are any neighbours<br />

who could do with a little<br />

help. A phone call or a<br />

visit for a cuppa and a chat<br />

could turn out to be beneficial<br />

for both parties.<br />

So these are just a few<br />

ideas to keep us from feeling<br />

isolated and lonely during<br />

the winter months. Keeping<br />

occupied with interests and<br />

hobbies, gives us purpose.<br />

Keeping our minds and bodies<br />

active helps us feel good<br />

about ourselves.<br />

Having regular contact with<br />

people outside our homes<br />

helps with our general outlook<br />

on life. So start now!<br />

The aged care sector as an investment<br />

Much has been written about the babyboomer<br />

generation, and the population bulge<br />

that is entering retirement.<br />

Through improved<br />

healthcare and lifestyle<br />

choices, people are living<br />

longer. Retirement villages<br />

have gained in popularity<br />

due to benefits such as<br />

security, easy care homes, a<br />

pathway from independent<br />

living to long-term care, and<br />

lifestyle benefits from a range<br />

of social activities that are<br />

offered in many of the larger<br />

villages.<br />

Investors can access the<br />

sector currently through<br />

four listed companies on the<br />

sharemarket, namely Ryman<br />

Healthcare, Summerset<br />

Group, Metlifecare, and<br />

Arvida Group. A fifth company,<br />

Oceania, is in the process<br />

of listing. Is the sector attractive<br />

to invest in?<br />

The current population<br />

aged 75 plus totals just more<br />

than 300,000. Of this, an<br />

estimated 13 percent reside<br />

in retirement villages (up<br />

from 10 percent in 2008),<br />

and a further 10.5 percent<br />

occupy aged care beds. Over<br />

the next 10 years, the population<br />

aged 75 plus is estimated<br />

to grow to 462,000.<br />

Based on the existing stock<br />

of units and care beds, more<br />

than 2100 units and 1200<br />

beds will be required to be<br />

built every year for the next<br />

10 years to meet demand<br />

(figures supplied by District<br />

Health Board forecasts.) The<br />

four companies listed above<br />

are projected to deliver 1350<br />

units and 480 beds per year,<br />

based on their current plans,<br />

leaving a significant shortfall.<br />

The shortfall is not going<br />

to be met by smaller private<br />

operators. In fact, many<br />

of the private operators are<br />

experiencing an ageing of<br />

their facilities, particularly in<br />

the aged care bed sector. Due<br />

to lack of scale, under capitalisation,<br />

and a trend by district<br />

health boards to try and<br />

keep the aged in their own<br />

homes longer, many of these<br />

smaller older facilities will not<br />

be renewed or upgraded.<br />

Retirement village operators<br />

receive income from<br />

provision of ongoing services<br />

to residents in the aged<br />

care bed sector, and property<br />

management for the villages<br />

of independent living units.<br />

They also receive development<br />

margins on sale of<br />

newly constructed units, and<br />

resale margins on units that<br />

change hands. Most of the<br />

units are not sold as freehold,<br />

but as licences to occupy.<br />

Residents buying into a village<br />

effectively give up any<br />

capital gain from property<br />

ownership, in exchange for<br />

the benefits of village life and<br />

a lower capital cost than a<br />

similar freehold purchase, in<br />

the current property market.<br />

Over the last few years the<br />

listed operators have grown<br />

their businesses on the back<br />

of increased demand, and<br />

delivered good returns for<br />

investors. The three largest<br />

operators in the market,<br />

Ryman, Summerset and<br />

Metlifecare, have seen their<br />

share prices grow between<br />

149 percent to 234 percent<br />

over the last five years, plus<br />

deliver some dividend income<br />

on top. A buoyant property<br />

market has encouraged<br />

potential residents to sell up<br />

their family home, buy a unit<br />

in a village, and bank the<br />

difference, with the added<br />

benefits outlined earlier.<br />

However, the rampant property<br />

market is a double edged<br />

sword because it has also<br />

increased development costs,<br />

both of land for new village<br />

sites, and construction costs<br />

due to shortages of skilled<br />

trades and materials. There<br />

lies the risk – if units become<br />

too expensive, demand for<br />

them may reduce, and profitability<br />

of the operators will<br />

be affected.<br />

So far these risks, although<br />

increasing, have not resulted<br />

in a lessening of demand.<br />

Those operators who provide<br />

a pathway from independent<br />

units to aged care beds are in<br />

a better position to weather<br />

a property market downturn,<br />

whenever that may happen.<br />

The listed companies in the<br />

aged care sector are not<br />

seen to be slowing down,<br />

and demand continues to be<br />

strong for quality offerings.<br />

Whether an investment in<br />

this sector should form part<br />

of an investment portfolio<br />

will be a matter for individual<br />

investors to consider, based<br />

on their own set of circumstances.<br />

Exercises to improve<br />

balance and coordination<br />

If you’re not actively working on improving<br />

your balance and coordination, you should<br />

be, especially if you’re middle aged or older.<br />

Even if you’re new to exercise,<br />

I believe it’s never too<br />

late to start.<br />

Below are seven simple,<br />

basic exercises you can do to<br />

help improve your balance and<br />

coordination, thereby reducing<br />

your risk of falling. They work to<br />

counteract some of the prime<br />

reasons why seniors fall, including<br />

poor balance and coordination,<br />

weakness in your hips and<br />

legs, poor posture, and reduced<br />

ability to lift your feet, which<br />

can lead to stumbling.<br />

Five of the exercises are done<br />

seated while two are done<br />

standing. For the seated exercises,<br />

begin in a chair that won’t<br />

move or slide easily. Start slowly<br />

and only proceed to the next<br />

exercise once you’ve mastered<br />

or are comfortable with the<br />

previous one.<br />

1. Toe taps on cup: Place a<br />

plastic cup, opening down,<br />

on the floor between your<br />

feet. Starting with your right<br />

leg, lift your leg up to gently<br />

tap the top of the cup with<br />

your toes, then place your<br />

foot on the opposite (left)<br />

side of the cup. Lift your right<br />

foot back over the cup, and<br />

set it down on the right side.<br />

Repeat 10 times with each<br />

leg, alternating sides.<br />

2. Seated leg lifts: Lift your<br />

right leg with the knee bent<br />

at 90 degrees. Hold your leg<br />

up with your foot about 6<br />

to 10 inches off the floor<br />

for five seconds. Repeat 10<br />

times, then switch legs and<br />

do 10 repetitions on the<br />

other side.<br />

3. Seated march: While seated,<br />

march your legs 20 times,<br />

lifting your feet at least a few<br />

inches off the floor.<br />

4. Hand-eye coordination<br />

and balance: Place a plastic<br />

cup (opening facing down) in<br />

your right hand. Stretch your<br />

arm out in front of you while<br />

balancing the cup in your<br />

open hand. Slowly move<br />

your arm out to the side and<br />

back to centre. Repeat 10<br />

times with each arm. When<br />

you’re comfortable with this<br />

exercise, you may try doing<br />

it with your eyes closed. Be<br />

sure to remain seated, and<br />

if necessary, have someone<br />

help keep you upright, and/<br />

or be ready to stabilise you if<br />

you get dizzy.<br />

5. Side leg raise: Stand behind<br />

a chair, with one or both<br />

hands on the back of the chair<br />

for support. (Alternatively,<br />

keep one or both hands on<br />

the counter). Lift your right<br />

leg out to the side. Repeat 10<br />

times for each leg. If you’re<br />

comfortable, do the exercise<br />

without holding on to the<br />

chair or counter.<br />

6. Staggered stance<br />

balance: Place your right<br />

foot forward and your left<br />

foot behind, then slowly shift<br />

your balance from your front<br />

leg to your back leg. Repeat<br />

10 times, then switch leg<br />

positions, placing your left<br />

foot forward and your right<br />

foot behind. If needed, do<br />

this exercise standing next<br />

to a chair, or between two<br />

chairs, with the backs of the<br />

chairs toward your body, so<br />

you can grab on to them for<br />

support.<br />

Occasionally reports are received about a<br />

person coming on to properties at night.<br />

The householder realises<br />

this when they hear noises<br />

around their doors or<br />

windows or in the morning<br />

seeing something out of place<br />

or damaged - e.g. a trampled<br />

garden.<br />

When these events are<br />

reported it’s often discovered<br />

there were others in the<br />

neighbourhood who had it<br />

occur too, but they had not<br />

reported it. The reasons given<br />

for not reporting fall into<br />

two main areas: they didn’t<br />

want to disturb the police, or<br />

they were too scared to do<br />

anything.<br />

First, if this does happen<br />

to you - that is, someone trying<br />

your door handle or your<br />

window - it is frightening.<br />

Second, you must do something<br />

about it immediately.<br />

Neighbourhood Support<br />

members are encouraged that<br />

if they see something suspicious<br />

to call the police immediately.<br />

This applies to everyone.<br />

Do not be concerned<br />

about “worrying the police<br />

with a trivial matter as they<br />

have more important things<br />

to do”. Your safety is important<br />

and the police do want<br />

to help you! If a night prowler<br />

event does occur, immediately<br />

dial 111 and ask for the<br />

police.<br />

Support <strong>Rotorua</strong> office being<br />

in the <strong>Rotorua</strong> Police Station<br />

I am privileged to speak to<br />

many police officers regularly.<br />

Each one would encourage<br />

you to make that call. By<br />

doing so, when the event<br />

occurs it increases the likelihood<br />

of apprehending the<br />

offender. If you wait until the<br />

morning the trail has gone<br />

cold for possible tracking with<br />

police dogs.<br />

By reporting the event<br />

when it occurs may prevent<br />

one of your neighbours from<br />

being burgled or property<br />

being damaged or stolen.<br />

When you report an event,<br />

don’t go wandering around<br />

outside, as this may put you<br />

in danger and the trail a police<br />

dog could follow would be<br />

compromised.<br />

There are some basic things<br />

you can do. When going to<br />

bed ensure all windows are<br />

latched and secure. Check all<br />

doors are locked and secure.<br />

If you have an internal access<br />

garage, ensure the doors are<br />

closed and secure.<br />

Always lock your vehicle<br />

and don’t leave valuables in it<br />

when outside of a locked and<br />

secure garage.<br />

Don’t leave items out<br />

around your section. Put<br />

them away in your garden<br />

shed, garage or other secure<br />

location. Have a lock, such<br />

as a padlock, on your garden<br />

shed and garage.<br />

Those who are in a<br />

Neighbourhood Support<br />

Group should have the contact<br />

details of neighbours so<br />

if you need assistance you can<br />

give them a call after reporting<br />

the event to the police.<br />

Having a Neighbourhood<br />

Support Group around you<br />

provides a support network<br />

close by.<br />

For those not in a group,<br />

I encourage you to try to<br />

get one established in your<br />

location. It is relatively easy<br />

just contact the office to help<br />

arrange a get-together of<br />

neighbours so someone from<br />

Neighbourhood Support can<br />

come and explain how things<br />

work.<br />
