PRESIDENT’S PERSPECTIVE<br />
In my Inaugural address, I challenged each of you to be<br />
uncommon. In this, the <strong>Sales</strong> <strong>Awards</strong> issue of Chicago<br />
REALTOR ® <strong>Magazine</strong>, we honor many of you who have<br />
responded overwhelmingly to that challenge. I am so<br />
proud of all your accomplishments — both in your sales achievements<br />
and your benevolence.<br />
My goal as president is to have our membership lead productive,<br />
stable and financially sound lives. We are definitely on track.<br />
<strong>Sales</strong> <strong>Awards</strong> is an annual celebration of our individual successes,<br />
collectively as an industry. As REALTORS ® , our depth goes beyond<br />
sales, leasing, and management. Success is not an easy road — we<br />
work incredibly long hours, sacrificing family and friendships, while<br />
remaining stewards and pillars of the communities we live in and<br />
serve. We are generous and giving individuals. We give our time,<br />
talents and expertise, including financial and emotional support.<br />
I have had the opportunity to engage with so many of you and<br />
discuss your achievements in this regard. The outpouring of initiatives<br />
coupled with increased sales volumes from last year insinuates the<br />
outstanding efforts generated by you, our membership.<br />
Your stories of charitable endeavors include assisting the homeless<br />
in finding shelter and warm meals, helping those without families<br />
to engage at ministries, and raising ongoing awareness to our<br />
industry causes, including All Chicago, the Boys & Girls Clubs of Chicago and REALTORS ® to the Rescue, and many of your<br />
own personal causes, including Cystic Fibrosis, Make-A-Wish, and so many others. I'm in awe of you and your outpouring of<br />
financial and time-dedicated energies — all the while running successful practices and helping to solidify our position in the<br />
communities we live and serve daily.<br />
Often, we make the difference in our communities and help to create opportunities for growth. Take a moment to learn<br />
more about how you can enact change — this year, for the first time, a second panel at our Market Outlook event discussed<br />
REALTOR ® involvement in economic development. Alderman Brian Hopkins and Alderman Raymond Lopez, along with<br />
developer Keith Lord of the Lord Companies, share their perspectives on page 37.<br />
I want to give a very special thank you to our RPAC Industry Champions, who are recognized in these pages for putting their<br />
money where their mouth is — ensuring private property rights are protected. I have repeatedly mentioned probable and<br />
significant changes to the tax code that are on the table as we face a swiftly-moving Congress. These RPAC donations enable<br />
our voices to rise above the chatter and forge a strong and reputable position on this and many other potential regulations.<br />
Our industry and our communities continue to rely on us and we can help preserve their longevity. I thank you for your<br />
support. I thank you for your incredible dedication to our industry and the many causes you deem worthy. I wish you continued<br />
and abundant success this year and for years to come. The seeds we plant today take root and become our desired futures.<br />

our industry — and this year is no exception.<br />
I love seeing so many familiar faces being honored at our <strong>Sales</strong><br />
<strong>Awards</strong> each year. I hope that those who I may not know as well<br />
will become more familiar with our association services thanks<br />
to the opening of our brand new office space on the eighth floor<br />
of the REALTOR ® Building at 430 N. Michigan.<br />
We’ve designed this state-of-the-art training facility with you,<br />
our members, in mind, and we believe that the programs we<br />
offer will help many of you take your career to the next level. Join<br />
us for a hot topic or designation course and experience our new<br />

year as well as our newest certification, Real Estate Negotiation<br />
Expert (RENE). The RENE certification is a total game-changer,<br />

Involvement Award<br />
Congratulations to Sonia Anaya, broker-owner of America Real<br />
Estate in Chicago, who was named the recipient of the 2016 Political<br />
Involvement Award during the Illinois REALTORS ® ’ Public Policy<br />
Meetings in East Peoria in January.<br />
The award celebrates the excellence and achievements of Illinois<br />
REALTORS ® in political and grassroots involvement. Sonia was<br />
recognized and commended for her dedication to leading by<br />
example in advancing advocacy issues imperative to the continued<br />
success of the industry.<br />
Sonia is a past member of C.A.R.’s Board of Directors, and has<br />
been heavily involved at both the Chicago and Illinois associations.<br />
She has served as the Federal Political Coordinator for Illinois<br />

Commission<br />
Chicago REALTOR ® Jim Kinney has been named to the Illinois<br />
Bicentennial Commission by Gov. Bruce Rauner. He will serve on<br />
a 51-member panel tasked with shaping the state’s 200 th birthday<br />
celebration. Kinney is the vice president of luxury sales at Baird &<br />
Warner. He is a past president of C.A.R. as well as Illinois REALTORS ® .<br />

of the Year<br />
Congratulations to C.A.R.'s YPN on winning Large Network of the Year<br />
at the NAR Conference and Expo in Orlando, Florida. We are the first<br />

Our economy's foundation will be solid, but we do have<br />
some wild cards entering the mix. The summer of 2016<br />
had mortgage rates so incredibly low, they rendered<br />
home affordability extremely possible. Now, we<br />
don’t know how high they’ll go and how quickly<br />
that will happen. The Trump administration in<br />
Washington is also a wild card. We really don’t<br />
know what to anticipate, but we can be sure that<br />
it will include significant reform on tax policies,<br />
interest rates and trade - which presents a significant<br />
challenge to any economist trying to put out a forecast.<br />
LOW INVENTORY IS OUR #1 PROBLEM.<br />
We have the lowest amount of inventory ever recorded on<br />
realtor.com ® . How did this happen? REALTORS ® sold homes at<br />
a faster rate than the year prior, and new construction is on the<br />
negative side, mainly in single and multi-family. We have a certain<br />
amount of pent-up demand, but low inventory is slowing down<br />
the home purchase process. This is something that is actually very<br />
much in our control, which leads to the next point.<br />
BUILD AND SELL NOW.<br />
Consumer confidence is at its highest since 1985 — that’s when<br />
Madonna, Prince and Michael Jackson were topping the charts.<br />
We are seeing people who are planning to purchase a home this<br />
year at a high. Builders nationally are more optimistic now than they<br />
have been in the last 15 years. Take advantage of this optimism!<br />

It is officially easier to get a mortgage than ever before,<br />
though you can rest assured it is nothing like 2004<br />
when even your pet could qualify for a mortgage.<br />

Nationwide, the average down payment on a<br />
mortgage is 11%. Baby boomers who haven’t<br />
moved in 20 years might not realize it’s easier to<br />
qualify for a mortgage, while younger, first-time<br />
buyers face financial hurdles like credit scores and<br />
down payments. It is up to REALTORS ® to influence<br />
these two demographics. The perfect time to do so is<br />
right now, before mortgage rates change too much from<br />
their current status.<br />

ABOUT MILLENNIALS.<br />
As of December, we are in our 75 th straight month of job expansion,<br />
and job creation has principally gone to Millennials. They are young,<br />
talented, inexperienced, and cheap. 43% of purchase mortgages in<br />
Cook County in 2016 went to people under 35, which made Chicago<br />
appear weak compared to other markets. This is because these<br />
younger, first-time buyers are extremely rate-sensitive and skewed<br />
our ranking. Nevertheless, it’s important to note that 25-34 is the<br />
largest demographic in Chicago. It’s not about attracting them to<br />
this market; it’s about keeping them. Millennials can only put off<br />
life events so long, and as they build families, they are going to find<br />
rentals cannot serve their future needs.<br />

How are we going to get by without mortgage<br />
rates below four percent? We’re going to<br />
miss them. It was a heck of a lot easier,<br />
especially this last year, to sell homes with<br />
rates this low. We’ll look back and wax poetic<br />
about the “Summer of Love.” That era is over.<br />
Rates are going to be higher in the months<br />
and years ahead.<br />
CHASE YOU DOWN<br />

Right now, the most important message to<br />
prospective buyers and sellers is to get in this<br />
game early. When you think about it, our data<br />
suggests that 85 percent of people looking<br />
to sell their home are also looking to buy. If<br />
inventory is really going to be challenging<br />
in the spring and summer, that tells me the<br />
early bird is going to get the worm.<br />

message to Chicago is that if you really want<br />
this market to outperform my forecast, those<br />
are the people you need to be focusing on.<br />

companies are moving downtown to be where the action is.<br />

selling new construction. Currently, there is a 23% price difference<br />
between pre-sale and re-sale prices.<br />

new hit thing is creative office space, especially to attract young,<br />

due to lack of inventory, and the best thing commercial investors<br />
can do right now is scoop up west and south industrial suburban<br />
warehouses for the growing medical marijuana industry. Shopping<br />
centers are not going away, but they will be going more lifestyle<br />
and less retail. And if you’re thinking of investing in restaurant<br />
franchises, drive-through potential is key.<br />

Since 2011 it has been a primarily rental market, although rental<br />
development is projected to slow in <strong>2017</strong>. We’re seeing strong for-sale<br />
market demand in prime locations, but the number of units being<br />
developed are very small. 76% of new development units being<br />
marketed for sale are selling at at least $ 700 per square foot; in <strong>2017</strong><br />
we should start to see more of a diversity in pricing, sizing and product<br />
type. Developments taking place are for the high-end market because<br />
that demographic is less price and market sensitive. De-conversions<br />
are a trend right now, with best candidates being buildings with strong<br />
rental market and smaller units facing capital improvement expenses.<br />

As C.A.R.’s Senior Director of Government Affairs Brian Bernardoni<br />
is well known for saying: “There is a city west of Western and south<br />
of Roosevelt called Chicago.” It’s important to remember that there<br />
are many neighborhoods that aren’t booming with development<br />
— places where opportunity is ripe. Our Economic Development<br />
panel, featuring Keith Lord from The Lord Companies, 15 th Ward<br />
Alderman Ray Lopez and 2 nd Ward Alderman Brian Hopkins, was<br />
formulated with the intent to help you understand what the needs<br />
are in neighborhoods outside of the downtown area. Here are a few<br />
key ways that you can best effect change, work with the aldermen<br />
and spur development.<br />
START WITH EDUCATION<br />
Just like in residential transactions, emerging communities provide<br />
many opportunities for potential investors to tap into, but educating<br />
them on resources available — like special loan programs — is<br />
key. After all, wealth in many communities is created through the<br />
buying, selling and leveraging of real estate. Therefore, the first key<br />
to evoking change is through education, so that these communities<br />
can move forward, stay connected and get the markets moving.<br />
IDENTIFY OPPORTUNITY<br />
Keith Lord noted that Chicago is a huge magnet city — people<br />
want to live and work here. Millennials are driving companies back<br />
downtown and that’s driving many others back here, as well.<br />
Take, for example, McDonald’s relocation to Fulton Market— there’s<br />
2,000 plus jobs, in addition to their Hamburger University, which<br />
will require 17,500 hotel rooms in a year. So if you’re a business that<br />
works with McDonald’s, you’re coming downtown, too. Corporate<br />
relocations are an intriguing option for spurring redevelopment for<br />
an entire area — something Alderman Brian Hopkins is interested in<br />
seeing happen to the 2 nd Ward’s old Finkl Steel site.<br />
Alderman Ray Lopez noted that there has to be a major, significant<br />
economic driver in communities with challenges. In the 15 th Ward,<br />
industrial areas are waiting to find the perfect use. Neighborhoods<br />
like Back of the Yards and Austin have been newly designated<br />
as retail enterprise zones to help deal with vacancies and get<br />
businesses flowing so that the stagnation that has taken hold is<br />
broken. And, keep in mind that transformative development goes<br />
beyond just one Ward and incorporates numerous neighborhoods<br />
— the 606 trail is a good example of this.<br />
Lord encouraged REALTORS ® to get to know the opportunity wards,<br />
particularly on the south side. If a REALTOR ® has the right idea or<br />
suggestion to help fulfill a vision or need for the ward, there’s no<br />
place easier to get something going. Opportunity wards make the<br />
process relatively smooth to get zoning and permits.<br />

IDENTIFY PARTNERS<br />
Next, it’s important to identify businesses and partners who are<br />
willing to work with the community to effect change. Alderman Lopez<br />
indicated an enterprise in Back of the Yards that has a brewery, and<br />
aquaponics farming in an old industrial space. Another example is an<br />
urban farm in West Englewood that works in connection with the new<br />
Whole Foods and neighboring commercial tenants.<br />
WORK WITH THE ALDERMAN<br />
Iif you don’t understand what the Alderman wants and the<br />
community needs, you’ll likely fail. Lord said that the best place to<br />
make an impact as a REALTOR ® is to work with a forward-thinking<br />
alderman; they will guide the path to get you where you need to go.<br />
Each alderman works differently, so get to know them! Both<br />
Alderman Hopkins and Alderman Lopez have community<br />
members and business leaders they turn tobecause they have<br />
a vested interest in making the community better. Working with<br />
them to ensure you are having the best impact possible is key<br />
to effecting change and rallying support. Coming together at<br />
the negotiating table and finding a close consensus for the<br />
good of the neighborhood is important for residents, REALTORS ®<br />
and developers.<br />

• Will it fill a need or help drive the market?<br />
• What defines the character of the community?<br />
How to Approach an Alderman<br />
1. Find out who the alderman is, what’s important<br />
to them, what they ran on, what their goals<br />
are and what the community needs.<br />
2. Ask for a meeting with the alderman.<br />
3. At your one-on-one, lay out your plan: this is<br />
what I want to do, this is how many jobs we’ll<br />
bring, this is the tax base we’ll bring, and this<br />
is why it’s good for the ward.<br />
4.. Ask for feedback: what can be tweaked? Who<br />
do you need to liase with in the community?<br />

“The goal is to give people the freedom to be any place at any<br />
time,” said Matt Bell, co-founder and Chief Strategy Officer at<br />
Matterport, a leader in the VR space. “We want to make the online<br />
experience as realistic as possible.”<br />
No longer reserved for video game nerds and sci-fi films, VR<br />
is poised to become a must-have sales tool in your real estate<br />
marketing plan. But what is it, and how is it different from 3-D?<br />
VR is a method of consuming 3-D technology, according to Bell,<br />
and the next step of evolution in immersive experiences. “VR gives<br />
you the visceral feeling of being in a physical space. When you<br />
put on the goggles, you feel like you’re actually there — there’s a<br />
deep sense of presence.”<br />
Reduce Stress of Buying Remotely & Relocating<br />
Virtual reality is a prime tool for helping remote buyers get a<br />
better sense for what they are purchasing. Because virtual reality<br />
takes you inside a home, you can get an idea of how large the<br />
kitchen is and if a bathroom is too cramped for your liking, all<br />
without actually having to be in the home. This is a great tool for<br />
those who can’t make a special trip to tour a property in person.<br />
“The added sense of presence is powerful, especially for remote<br />
buyers. It may be their only impression,” Bell noted.<br />
Being able to see and experience a prospective space<br />
is a huge deal. Photographs and video can skew a<br />
room’s dimensions — sometimes a good thing but<br />
oftentimes not. They are limited in their perspective.<br />
Virtual reality, however, captures exact dimensions,<br />
depths, colors and textures — so no surprises await<br />
prospective buyers. With VR, you can better understand the<br />
flow from room to room, as well as the view out the window.<br />
It’s a complete 360-degree immersive experience, as well as a<br />
24/7 open house that will give your clients a firm understanding<br />
of what is possible in any space.<br />
Since they started selling cameras about two and a half years ago,<br />
Matterport has captured and put online over 400,000 spaces, and<br />
over twenty percent of homes sold in the U.S. have a Matterport<br />
model — and growing. And it’s easy to see why VR is such a hot<br />
commodity.<br />
Make House Hunting More Efficient<br />
Virtual reality has the potential to make house hunting more<br />
efficient for buyers and simplify the showing process. “A REALTOR ®<br />
can have a VR headset with them and quickly show their clients<br />
a range of properties so the buyer can get a sense of whether it’s<br />
worth a visit or not,” Bell said.<br />
Add Value to Open Houses<br />
While some people see VR as rendering<br />
open houses obsolete, this isn’t necessarily the<br />
case. VR can add value to your open house. “It makes the<br />
process more efficient,” Bell said. “The people who show<br />
up will be more serious buyers.”<br />
This is particularly helpful when clients are on a time crunch<br />
or remote, and it adds value to your interactions because it’s<br />
reinforcing the fact that you aren’t wasting their time.<br />
VIRTUAL REALITY FAQ<br />
WHAT IS THE COST?<br />
Matterport’s camera sells for $ 4,500, or you can contract with a<br />
Matterport Service Provider in the Chicago area to scan the space<br />
for you (each provider varies in cost). When you scan the space<br />
yourself, there is a monthly fee for hosting and processing, in the<br />
area of $ 50-150 per month, depending on the package you sign<br />
up for/the number of homes you’re going to scan. This gets you<br />
the 3-D tour. To then convert to VR, you’ll potentially have to pay<br />
a small fee, although Matterport is running a special to convert all<br />
spaces to CoreVR for free until at least June <strong>2017</strong>.<br />
DOES THIS REPLACE PHOTOS AND A FLOOR<br />
PLAN, OR SIMPLY SUPPLEMENT IT?<br />
Up to you! There is the option to take your 2-D listing photos<br />
straight from the Matterport scan. And, it generates a dollhouse<br />
floor plan that is easier for your clients to understand than a flat<br />
drawing on a piece of paper. Plus, the Matterport VR app offers<br />
an easy-to-use option to publish any Matterport Space in VR for<br />
a truly immersive experience.
Visualize New Properties in Development<br />
It can sometimes be difficult to visualize a property when all<br />
that exists is a muddy hole in the ground and a floor plan — but<br />
virtual reality is changing that.<br />
Through a VR experience, prospective buyers can tour units in<br />
virtual reality, “walking” around specific floorplans and potential<br />
layouts. Thanks to drones, virtual reality can even incorporate the<br />
view a buyer may have in a high-rise unit.<br />
Commercial Real Estate & Leasing Applications<br />
VR has many applications for commercial practitioners, as well.<br />
3-D tours can help a prospective commercial buyer or tenant plan<br />
out the viability of a space for their needs. No longer do they need<br />
to be able to visualize their future office in a raw space — with the<br />
rise of virtual staging, prospective tenants can better envision a<br />
potential layout.<br />
The Technology<br />
Maneuvering through the VR is easy and intuitive — so much so<br />
that it’s easy to forgive the aesthetic challenge of the VR headsets.<br />
There are a wide variety of headsets to choose from, at various price<br />
points. A sampling of popular options includes:<br />

• HTC’s Vive ( $ 799)<br />
• Google Cardboard ( $ 15)<br />
• Samsung Gear VR ( $ 69)<br />
It’s up to you to choose based on your budget and clientele needs.<br />
Augment A REALTOR ® ’s Value<br />
However, as much as virtual reality is changing the game, it’s<br />
no replacement for brokers — after all, it’s virtual, but it’s not reality.<br />
Your expertise is still needed to help your clients buy and sell<br />
homes, particularly when talking through the details — but virtual<br />
reality may make your job a little easier.<br />
How to Turn Your Listings into a VR Experience<br />
There are a few steps to taking a listing and turning it into a<br />
virtual reality experience. You can either buy your own headsets<br />
and equipment (Matterport’s camera is $ 4,500), or contract with a<br />
service provider trained in the technology - Matterport has a portal<br />
to get connected to their certified service providers in the Chicago<br />
area on their website. The camera (operated by you or a contractor),<br />
takes a scan of the space, capturing the appearance and dimensions<br />
of your listing along the way. This will generate a 3-D dollhouse<br />
floorplan and interactive walkthrough home tour that you can brand,<br />
embed and share on your website and social media channels. Then,<br />
the Matterport technology can be adapted to any virtual reality<br />
headset for an immersive VR experience.<br />

Online Ethics & License Law<br />
Say you’re at an open house — the condo is, of course, stunning,<br />
and you think your clients would love to see it. You just learned<br />
about livestreaming and have had some success, so you whip out<br />
your phone and go live. Did you know that this could be breaking<br />
the Code of Ethics?<br />
With the ever-evolving nature of technology and social media, it<br />
can be difficult to keep up. Social media is an incredible tool for<br />
REALTORS ® — as long as you’re using it responsibly. We’ve put<br />
together a few tips to keep in mind so that you don’t find<br />
yourself on the end of an ethics complaint.<br />
DO:<br />
Understand that license law & the Code<br />
of Ethics still apply online.<br />
Yes, the Code of Ethics and license law applies<br />
online — this shouldn’t be news.<br />
Remember: everything you post online creates a record — even<br />
if you post something and delete it later, there is no guarantee<br />
that it truly “goes away.” Because of this, be extra cautious and<br />
conscientious of your online activity.<br />
highly suggest they create one. Illinois REALTORS ® has an<br />
example policy to get you started. If you follow applicable laws,<br />
regulations, office policies and common courtesy, the likelihood<br />
of having an ethics complaint due to your online<br />
activity is slim.<br />
DON'T:<br />
Assume that your personal page<br />
is a safe space.<br />
It doesn’t matter if you have 10 followers<br />
or 10,000 — your personal page is still a<br />
reflection of who you are as a business person. Please take care<br />
to not defame, disparage, bully or harass other brokers or offices<br />
on your personal page — someone will see it, and report it. If you<br />
have disagreements, our dispute resolution process is here for<br />
you! And no one has ever come out looking rosy after a comment<br />
war. Trust us.<br />
REMEMBER: The Code of Ethics is<br />
a higher standard than license law!<br />
Your business pages on social media should follow standard<br />
advertising guidelines. Steer clear of anticompetitive discussions<br />
or innuendo regarding pricing or collusion among competitors to<br />
boycott. Ensure you are complying with all fair housing rules and<br />
regulations.<br />
Outside of license law and the Code of Ethics, check your<br />
brokerage’s social media policy. If they don’t have one — we<br />

Identify yourself correctly.<br />
We see quite a few violations of this nature, and<br />
it’s a simple thing to forget. But, you must always<br />
follow license law. You can identify your team in<br />
addition to your brokerage, if you choose, but you<br />
must make your sponsoring brokerage readily apparent. Even<br />

though REALTORS ® are<br />
protected by the “one click<br />
away” rule, Illinois license law<br />
does not have the same rule — you<br />
must abide by license law!<br />
In addition to listing your brokerage, you<br />
should also identify yourself properly. You<br />
should disclose that you are a REALTOR ® if<br />
you are marketing properties for sale. If you<br />
are licensed as a managing broker — but not<br />
the managing broker of your office — you can<br />
only advertise yourself as a broker. And if you are<br />
claiming that you have a certification or designation,<br />
please make sure these are up to date — you must pay<br />
the fees and renew them annually to avoid penalties.<br />
Another thing to keep in mind: if you market properties<br />
on your personal page, then you must follow<br />
advertising guidelines there, too!<br />
Make misleading statements.<br />
Keep all information that you post about<br />
yourself, your business and your properties<br />
up-to-date, truthful and as complete as possible.<br />
We see this occasionally — individuals advertising that they are<br />
the #1 REALTOR ® in Chicago! Please don’t do this. You cannot<br />
make misleading statements to consumers. It is a violation of<br />
license law as well as the Code of Ethics.<br />
Be truthful. Only state what you can back up with facts. And,<br />
ensure you have contact information readily available so that<br />
you may be notified of inaccurate or inappropriate<br />
content that might be added to your site.<br />
DO:<br />
Always ask permission.<br />
We’re keeping this one broad, but you need<br />
to pay attention to the details. Ask permission for<br />
everything — always! Your brokerage agreements<br />
should contain provisions that authorize you to<br />
market clients' properties on social media.<br />
When it comes to listings or properties that aren’t yours, get<br />
written permission from the other broker as well as their client<br />
before sharing. This is just part of following best practices and<br />
common courtesy.<br />
YOU NEED PERMISSION TO:<br />
• Use other people’s photos or videos.<br />
• Take exclusive listings and advertise them.<br />
• Livestream or take photos/videos at<br />
another broker’s property. This includes<br />
getting permission from the seller for your<br />
buyer to take photos or video!<br />
And many other situations. If you ever have a question about<br />
whether or not you can share — ask! It’s always<br />
better to be safe than sorry.<br />
DON'T:<br />
Forget about client confidentiality.<br />
Be sure when you are posting that you<br />
are respecting client confidentiality and<br />
operating in their best interests. Be vigilant<br />
about protecting information that could impact your bargaining<br />
position, like posting about a client moving out of state. And,<br />
counsel your clients to maintain confidentiality as well — advise<br />
them against posting about a house they really, really<br />
love, or making disparaging remarks about a listing<br />
they toured.<br />
DO:<br />
Respect copyright laws.<br />
If you didn’t take the photo, you need written<br />
permission to use it. Even if you’re posting<br />
on social media, you need to credit creators<br />
— copyright laws always apply! Don’t steal images from<br />
independent contractors — check your agreements before you<br />
omit credit. Don’t repost images of a dream bathroom without<br />
crediting the source — better yet, ask<br />
permission to share.<br />
DON'T:<br />
Manipulate logos or trademarks.<br />
This ties into the “ask permission” and<br />
“respect copyrights” — be sure you are<br />
allowed to use trademarks or logos BEFORE you go through the<br />
design process. Most businesses will have trademark and usage<br />
guidelines — follow them! They are there for a reason. Just as you<br />
would like your logo respected, please respect others’.<br />
As you can see, there are many things to keep in mind to ensure<br />
you’re using social media responsibly. Remember your agency<br />
duties at all times, and when in doubt, C.A.R.’s Professional<br />
Standards staff and Illinois REALTORS ® Legal Hotline are available<br />
to you.<br />
