when you arrive<br />
Key<br />
There is a key safe at Yachtsman’s <strong>Cottage</strong>. For safety reasons the relevant instructions will be<br />
given to you only shortly before you start your holiday. Please make sure you place the key<br />
back securely into the key safe after having let yourself in. There are two complete sets of keys<br />
for your use during your stay on the wall in the kitchen area. Many thanks.<br />
Parking<br />
You can unload the car parking directly in front of the cottage (best position is the boot by the gate<br />
and the car in front of Owls <strong>Cottage</strong> so oncoming traffic can still pass). After that, please pick up the<br />
parking clock on the kitchen island and park your car in the NFDC car park opposite. Set the arrival<br />
time on the clock and you are set for up to 72 hours without moving the car.<br />

There is a 24 hour The Co-operative Food Petrol Lymington shop.<br />

The kitchen is equipped with all mod cons of modern life.<br />
Although most things will probably be fairly self-explanatory, the following pages have some brief<br />
instructions for the main appliances and their basic uses only.<br />
For more advanced uses please refer to the manuals.<br />

There is a B&O sound system on the wall to the right of the wood burner. The remote control can be found<br />

A large selection of DVDs can be found in the wicker basket on the top shelf.<br />
Wood burner<br />
Get a fire started by placing three fire lighters towards the back of the wood burner, top them with six<br />
kindling and two logs. Light & enjoy.<br />
Additional kindling and logs should be available at petrol stations or larger super markets throughout the winter season. If you haven’t<br />
got any luck there please contact the house keeper who will be happy to help.<br />
Please note, this is a modern wood burner and does NOT require cleaning between fires.<br />
Books & Board Games<br />
Books can be found across the house and there is a selection of retro games in the<br />
wooden box in the living area.<br />

Downstairs Shower Room<br />
The downstairs Shower Room can be used as the bathroom for the Master Bedroom in case<br />
two couples are sharing.<br />
If Yachtsman’s <strong>Cottage</strong> is only occupied by a couple or a single family it is the ideal bathroom<br />
for when you get back after an active day on the water, at the beach or in the Forest.<br />
Either way, just jump in the shower, enjoy the water pressure, the gorgeous complimentary<br />
REN shower/bath products and start to relax…<br />
Please note that condensation can be an issue in the shower room. We would be ever so grateful if you could open the window<br />
regularly and ideally at times also the sliding doors to the garden after use of the shower, so to circulate some fresh air through the<br />
room in order to minimise the potential negative impact of condensation. Many thanks.<br />

Ensuite Bathroom<br />
The upstairs bathroom has got a lovely bathtub, just what you need for a relaxing soak after<br />
a great day out or just for a little celebration of the fact that life is good. And when it’s time to<br />
get out, just wrap up warm in one of the cosy bathrobes…<br />

On a practical note: Each bathroom has got two bath/shower towels, two hand towels and two face cloths.<br />
Two spare hand towels are located in the wardrobes in each room.

Other Practicalities…<br />
Parking<br />
At your arrival you should find a “New Forest Parking Clock” on the kitchen island. This clock can be used on<br />
all official New Forest District Council (NFDC) car parks across the New Forest enabling free parking up to the<br />
maximum stay of the car park.<br />
For Yachtsman’s <strong>Cottage</strong> you can use the car park opposite up to 72 hours in one go without moving your car<br />
(ie you need to move your car once every 3 days) when displaying the clock.<br />
The display of a correctly set valid clock, will allow you to park in the relevant NFDC car parks without<br />
incurring a charge. It generally allows you to parking in a short stay bay for up to three hours and parking in a<br />
long stay bay for more than three hours (up to the individual car parks maximum stay).<br />
Heating & Hot Water<br />
The on/off switches for the heating and hot water are on the wall next to the fridge. Both should be switched<br />
on to the permanent setting.<br />
The heating can then be regulated by a thermostat which is located on the other side of the wall on the<br />
staircase side. There you can alter the temperature by pressing the up or down buttons for a few seconds<br />
until the display flashes.<br />

Waste Disposal<br />
Nicola and her team will deal with all rubbish disposal. However, we would be grateful if you could help<br />
with the recycling by splitting rubbish into the following two bins:<br />
Recycling:<br />
Plastic bottles, food tins, drink cans, mixed paper & cardboard can all go into the bin labelled for recycling<br />
Household Waste:<br />
Everything else can go into the cream, round bin<br />
Refuse Collection<br />
Collection day is Monday.<br />
There are no bins provided by the council, just bin liners for recycling (transparent) & household<br />
waste (black). In case you need to empty the bins before your departure, you can find bin liners<br />
below the kitchen sink. Please use the council bin liners for recycling/household waste respectively<br />
and place them in the black bin provided in the front garden.<br />

Other Practicalities…<br />
Outside Lights<br />
Front of the house: There is a light by the front porch. It can be switched on/off by the switch that is located the<br />
closest to the front door.<br />
Side of the house: There is a security flood light in the side alleyway which is operated through a motion sensor.<br />
Back garden: There are currently no lights in the back garden due to a lack of outside electricity.<br />
Warning: Please note that the decking in the back garden is extremely slippery when wet!<br />
We are planning on changing the decking during 2017.<br />
Fuse Box<br />
In case a fuse should trip, you will find the fuse box concealed in the build in unit underneath the TV. Remove<br />
the wooden top, slide the front up and you get full access.<br />
Situation of Stopcocks<br />
In case there should be a water leak, there is an internal water stopcock situated by the ground floor WC in<br />
the shower room.<br />

Pets<br />
Pets are welcome up to the number stated on the Boutique Retreats booking form. Please keep your pet<br />
under control and clear up after them. Pets are not permitted in the bedrooms or on the furniture. Please do<br />
not leave your pet in the cottage unsupervised as this can result in considerable damage to the property and<br />
distress to the pet.

A short stroll along the river you will find one of our favourite restaurants. It’s a relaxed atmosphere great<br />
food and stunning views. Booking on the weekends in the summer is essential, the earlier the better.<br />

Beaches<br />
There are plenty of beaches around.<br />
The nearest is the pebbled beach of Milford on Sea with its pretty beach huts and stunning views over to the Isle of Wight<br />
and The Needles. Ideal for walks over to Hurst castle or simply enjoy a picnic with a view…<br />

Highcliffe is a favourite beach, part shingle and sandy at low tide. It’s great for families and has got good facilities at the cliff<br />
top. There is life guard cover from July to September.<br />
(The Highcliffe Top Car park has got over 600 spaces but gets busy in the main season, so head off early! Postcode for the<br />
SatNav: BH23 5JE)<br />
Avon Beach & Mudeford Sandbank - It’s a half hour drive but well worth it, Mudeford Beach is well know for its 346 beach<br />
huts. Unlike the normal beach hut, the Mudeford ones have residential status and the owners can stay overnight from<br />
February to November. They’re also probably the most expensive fetching prices of over £200,000!<br />
Coming from Lymington, park at Mudeford Quay (Postcode for the SatNav BH23 4AB) and take the short trip over on the<br />
ferry. Mudeford Ferry: Mudeford Quay to Mudeford Sandbank, Easter until the end of October, daily 10am-5pm.<br />
Also operates on winter weekends in good weather. Adult single fare - £1.20 (bicycles also £1.20) 60p children.<br />

Favourite Walk Nearby<br />
There is a lovely walk around Lymington, which shows you the “best of Lymington”.<br />
The shortest is Walk 1 distance: 3.7miles, time: 1hr 30min. Walk 2 a slightly longer walk including Eight<br />
Acre Pond, distance: 4.3miles, time: 1hr 45min. Walk 3 a longer walk including Moses Creek, distance:<br />
5.2miles, time: 2hrs 10min.<br />

Another great walk starts right in front of Yachtsman’s <strong>Cottage</strong>. The Lymington-Keyhaven (9.2km) forms<br />
a short section of the 96.6km (60 mile) long Solent Way and provides views of the Solent and wildlife, in<br />
particular birds.<br />

Departure time is 11.00 am – which gives you that extra hour in bed. We would be very grateful<br />
though if you would adhere to this time as this allows us time to prepare the cottage for the next guests<br />
and if you could leave the cottage in good order.<br />

Please don’t forget to place the parking clock back on the kitchen island.<br />
Keys<br />
Please close the front door securely behind you and place the key in the key safe again, just<br />
