HOUSING AND COMMERCIAL SPACE<br />

The Gdańsk Metropolitan Area is one of the most attractive places to live <strong>in</strong> Pol<strong>and</strong>.<br />

Proximity of the sea, varied terra<strong>in</strong>, the Tri-City L<strong>and</strong>scape Park on the verge of the very<br />

heart of the metropolis, the peace <strong>and</strong> charm of the Kashubian towns, the magnificent<br />

architecture represent<strong>in</strong>g a cross-section of the historic epochs – from Gdańsk with its<br />

Mediaeval orig<strong>in</strong>s, through the modernist Gdynia, to the F<strong>in</strong> de Siecle Sopot – all these<br />

factors <strong>in</strong>spire a grow<strong>in</strong>g number of ambitious hous<strong>in</strong>g projects <strong>in</strong> the metropolis.<br />

Engaged <strong>in</strong> the field are private <strong><strong>in</strong>vest</strong>ors, cooperatives, social build<strong>in</strong>g societies, <strong>and</strong><br />

a score-or-so domestic <strong>and</strong> foreign developers.<br />

The year 2007 beat the record with more than 8.8 thous<strong>and</strong> new homes h<strong>and</strong>ed over for<br />

use <strong>in</strong> the Metropolitan Area. Simultaneously, another several score <strong><strong>in</strong>vest</strong>ment projects<br />

were under way on detached family homes (primarily <strong>in</strong> the suburban <strong>and</strong> rural neighbourhoods),<br />

multi-family hous<strong>in</strong>g, <strong>and</strong> apartment estates.<br />

Several dozen further projects proposed by domestic <strong>and</strong> foreign developers are currently<br />

<strong>in</strong> preparation or at the stage of plann<strong>in</strong>g.<br />

The Gdańsk Metropolitan Area cont<strong>in</strong>ues to abound <strong>in</strong> l<strong>and</strong> (publicly <strong>and</strong> privately<br />

owned) available for subsequent <strong><strong>in</strong>vest</strong>ments <strong>in</strong> hous<strong>in</strong>g, commercial office <strong>and</strong> shopp<strong>in</strong>g<br />

space, recreational facilities, etc.<br />

Availability of office space fitted with modern telecommunication <strong>in</strong>frastructure is a major<br />

factor stimulat<strong>in</strong>g development of the economy, particularly the knowledge-based<br />

bus<strong>in</strong>ess. Availability of such space is particularly important <strong>in</strong> the central part of the metropolis,<br />

i.e. Gdańsk, Gdynia, <strong>and</strong> Sopot. The offer <strong>in</strong> the heart of the Metropolitan Area<br />

comprises over 30 sites provid<strong>in</strong>g office space classes A <strong>and</strong> B, all totall<strong>in</strong>g more than<br />

260 thous<strong>and</strong> sq. m. with the usable floor space of almost 150 thous<strong>and</strong> sq. m.<br />

Investments <strong>in</strong> modern office space have <strong>in</strong>tensified substantially over the last two years.<br />

Well advanced are the construction works on two modern office compounds <strong>in</strong> Gdańsk<br />

<strong>and</strong> Gdynia, which together will offer the total of over 50 thous<strong>and</strong> sq. m. A dozen-or-so<br />

other projects of the same type, all add<strong>in</strong>g up to about 200 thous<strong>and</strong> sq. m., are at the<br />

stage of preparation for implementation.<br />

The metropolis, a major <strong>in</strong>dustrial centre <strong>and</strong> transport node, attracts <strong><strong>in</strong>vest</strong>ors <strong>in</strong>terested<br />

<strong>in</strong> build<strong>in</strong>g commercial facilities designated primarily to storage <strong>and</strong> production.<br />

Most modern sites of the k<strong>in</strong>d are located <strong>in</strong> the vic<strong>in</strong>ities of the seaports <strong>and</strong> along the<br />

ma<strong>in</strong> transit roads, especially the S6 express road. The largest logistic operators <strong>in</strong> the<br />

world have already marked their presence <strong>in</strong> the Gdańsk Metropolitan Area, with ProLogis<br />

<strong>and</strong> Panattoni enter<strong>in</strong>g the market.<br />

The Sea Towers <strong>in</strong> Gdynia belongs to the highest apartment blocks <strong>in</strong> Pol<strong>and</strong> <strong>and</strong> on the southern coast<br />

of the Baltic Sea.<br />
