HOUSING AND COMMERCIAL SPACE
The Gdańsk Metropolitan Area is one of the most attractive places to live in Poland.
Proximity of the sea, varied terrain, the Tri-City Landscape Park on the verge of the very
heart of the metropolis, the peace and charm of the Kashubian towns, the magnificent
architecture representing a cross-section of the historic epochs – from Gdańsk with its
Mediaeval origins, through the modernist Gdynia, to the Fin de Siecle Sopot – all these
factors inspire a growing number of ambitious housing projects in the metropolis.
Engaged in the field are private investors, cooperatives, social building societies, and
a score-or-so domestic and foreign developers.
The year 2007 beat the record with more than 8.8 thousand new homes handed over for
use in the Metropolitan Area. Simultaneously, another several score investment projects
were under way on detached family homes (primarily in the suburban and rural neighbourhoods),
multi-family housing, and apartment estates.
Several dozen further projects proposed by domestic and foreign developers are currently
in preparation or at the stage of planning.
The Gdańsk Metropolitan Area continues to abound in land (publicly and privately
owned) available for subsequent investments in housing, commercial office and shopping
space, recreational facilities, etc.
Availability of office space fitted with modern telecommunication infrastructure is a major
factor stimulating development of the economy, particularly the knowledge-based
business. Availability of such space is particularly important in the central part of the metropolis,
i.e. Gdańsk, Gdynia, and Sopot. The offer in the heart of the Metropolitan Area
comprises over 30 sites providing office space classes A and B, all totalling more than
260 thousand sq. m. with the usable floor space of almost 150 thousand sq. m.

Investments in modern office space have intensified substantially over the last two years.
Well advanced are the construction works on two modern office compounds in Gdańsk
and Gdynia, which together will offer the total of over 50 thousand sq. m. A dozen-or-so
other projects of the same type, all adding up to about 200 thousand sq. m., are at the
stage of preparation for implementation.
The metropolis, a major industrial centre and transport node, attracts investors interested
in building commercial facilities designated primarily to storage and production.
Most modern sites of the kind are located in the vicinities of the seaports and along the
main transit roads, especially the S6 express road. The largest logistic operators in the
world have already marked their presence in the Gdańsk Metropolitan Area, with ProLogis
and Panattoni entering the market.
The Sea Towers in Gdynia belongs to the highest apartment blocks in Poland and on the southern coast
of the Baltic Sea.
