(2010)(xv h, 143 p).ABSTRACTThe study aimed to <strong>de</strong>termine from a herm<strong>en</strong>eutic perspective, the spontaneouspractices found in house property limits and public spaces of op<strong>en</strong> (non-gated)urbanization <strong>de</strong>velopm<strong>en</strong>ts built massively in the north of the City of Maracaibo.Theoretically the research is based on i<strong>de</strong>as about the limit, public space and home; andin a theoretical framework focused on the concepts of livability, satisfaction, territoriality,fit and s<strong>en</strong>se. Methodologically tools are supported in the emerging paradigm,herm<strong>en</strong>eutic-dialectic method, and three case studies. By means of in situ observations,data was collected about conservation practices and changes in refer<strong>en</strong>ce to thephysical-spatial compon<strong>en</strong>ts, activities, access controls and use of public spaces. Basedon these figures, categories were constructed, as well as relationships betwe<strong>en</strong> them toform a total system of categories. From these relationships were structured knowledgeto the assignm<strong>en</strong>t of meanings and theorizing about the reality un<strong>de</strong>r study, beingcarried out contrasted with the theories of refer<strong>en</strong>ce of the investigation. The researchfound that satisfaction with respect to the house types of the studied urbanizations,increased with the variety of them, that the adaptability of housing is crucial for quality,satisfaction, and the <strong>en</strong>vironm<strong>en</strong>tal wealth of public spaces, that is to say, for thediversity, the attractions, and the meanings assigned to their forms. The study revealedthe myth of security in the urbanizations examined through access controls and hiredsecurity personnel surveillance in its streets, while the abs<strong>en</strong>ce of inhabitants in them iscommon. It also <strong>de</strong>monstrated that security is the biggest chall<strong>en</strong>ge for the improvem<strong>en</strong>tof <strong>en</strong>vironm<strong>en</strong>tal conditions in op<strong>en</strong> urbanizations..Keywords: Spontaneous practices, Public space, Vitality, Adaptability andSecurity.Email:lherrerav000@gmail.com.
