Tuscarawas County Real Estate Investors Association<strong>Rental</strong> <strong>Security</strong> <strong>Deposit</strong> <strong>Agreement</strong>Revised: 11/2004To the <strong>Rental</strong> <strong>Agreement</strong> of _____________________________________ , for the address of:__________________________________________In order that no misunderstanding may arise concerning the <strong>Security</strong> <strong>Deposit</strong>, it is thepurpose of this Exhibit ‘B’ to inform the resident of the terms under which the <strong>Security</strong> <strong>Deposit</strong> willbe returned. The policy is summarized as follows:(1) The <strong>Security</strong> <strong>Deposit</strong> is not considered to be rent for any period, and under nocircumstances can it be used as the last month’s rent. It is to be returned to the resident,subject to the following provisions:(a.) The full term of the <strong>Rental</strong> <strong>Agreement</strong> has expired.(b.) A full calendar month’s notice was given prior to vacating the rental unit. (The<strong>Security</strong> deposit is automatically forfeited if thirty (30) days written notice is notprovided or if the agreed upon rental period is not fulfilled).(c.) That there is no damage to the unit and is in an equivalent condition as whenrented.(d.) Closets and cupboards should be empty and clean. (if supplied) Range must beclean and free of grease. Refrigerator must be defrosted, if not frost free, and allfood removed. Do Not Unplug the refrigerator.(e.) The walls, wall-tex and paint are in good condition. That there are no stickers,deep scratches or holes in the walls, all nails removed, no contact paper or any otherunauthorized wall coverings. No painting is permitted.(f.) That there are no unusual indentations or deep scratches in the floors caused byfurniture. Floors must be swept. Floors must be mopped, carpets must be vacuumed.Woodwork, window sills washed.(g.) That there are no unpaid charges or delinquent rents.(h.) That all keys have been returned to the management(i.) That the forwarding address has been left with the Management.(j.) All trash removed from the unit and storage areas(1)______ ______


(k.) All interior windows must be cleaned.(l.) All carpeting will be professionally cleaned by our designated service at acost of not more than $_00.00__ which will be taken off your <strong>Security</strong> <strong>Deposit</strong>.(m.) There will be a replacement charge if the following items are missing,damaged or inoperative:1. Light bulbs (60 watt) $1.00 each2. Light fixtures/replacement cost as similar as what was there3. Window screens, if applicable to unit, $35.00 each4. Storm Door, similar to current unit, and or any hardware items5. Window Pane replacement6. Carpet, tile or flooring coverings, similar to current units value7. Shelving, refrigerator, range, medicine cabinet8. Range burners9. Range drip pans $8.00 for 410. Sink and/or tub stoppers11. Door keys $5.00 per missing key.NOTE: The Unit will be inspected when all household effects have been removed and the keysreturned into the business office.If cleaning the apartment is necessary, extra charges will be as follows:(a.) Cleaning labor $20.00 per hour.(b.) Maintenance labor $25.00 per hour(c.) Trash removal and disposed off $50.00In the event any charges are acquired, they will be deduced from the <strong>Security</strong> <strong>Deposit</strong>before refund. An itemized re-cap of all deductions will be provided. Any charges notcovered after deducting the <strong>Security</strong> <strong>Deposit</strong> will be billed to the Resident’s forwardingaddress. The check will be addressed jointly to all person’s who sign the lease.
