Project HighlightStar Residences to bringHollywood glitz to Kuala LumpurDeveloper Alpine Return banking on A-list celebrities to make its project the talk of townwhile its towers will be the tallest residential buildings in the city.KUALA LUMPUR City Centre (KLCC)has its fair share of luxury condominiumprojects with each one trying to outdo theother. The latest addition, Star Residences,promises to bring Hollywood glamour andA-list celebrities to the city. Dubbed thetallest residential development in the cityat 57-storey, the developer has roped inDatuk Jimmy Choo, world-renowned shoeconnoisseur, to be the brand ambassador.Plans are under way to invite internationalcelebrities like Will Smith, Madonna,Beyonce, Elton John, David Beckham,Jackie Chan, Chow Yuen Fatt and a host ofother stars to endorse their hand prints on aproposed “Walk of Fame.”Star Residences is the residentialcomponent of a mixed developmentcomprising three residential towers and acommercial hub (Star Boulevard). As theearth was covered by 19 billion acres of forests5,000 years ago, timber would be the naturalchoice for construction. With the advance oftechnology, new building materials like steeland concrete were developed and introduced.However, timber has continued to be favouredand used for construction in many parts ofthe world. It seems as though man’s spiritualaffinity with timber has remained in hissubconscious through the millennia. The manytimber bridges featured in this article are atestimony to that affinity, further amplified bycurrent attempts at deeper and more definitiveresearch on timber’s technical properties andcapacity, particularly for structural purposes.Why timber?In the last century alone, much advancementhas been made in timber research, forexample in terms of treatments (e.g., termiteresistance),technology (the innovationof plywood, chipboard, medium densityfibreboard, oriented strand board andmaterials from reconstituted timber bio-mass,etc.) and engineering, specifically for largespan and multi-storey structural applications(e.g., glued laminated 1 , cross laminated 2 , andlaminated veneer lumber 3 ).One of the biggest misperceptions ontimber is its combustibility. Fire tests ontimbers have been carried out by manyresearch institutions all over the world.Locally, the Forest Research Institute Malaysiaalso tests timber members and rates eachone based on the amount of char formedper minute in a fire. Timber chars slowlyin a fire, providing a predictable and exactlength of time for the timber to completelyburn and structurally disintegrate. Thisenables rescue operations to be carried outmore safely in a timber-framed buildingcompared to a steel-framed one, which canbuckle suddenly and unpredictably in highheat. Indeed, examples of timber-based firestations around the world, like the silver fircladfire station in Sulzberg-Thal, Austria,are a testimony to timber’s fire-safetycredentials. In Germany, the Fire Brigadewill only enter a burning building if theyknow it is structurally supported by timber,1Glued laminated timber, also called Glulam, is a type of structural timber product composed of several layers ofdimensioned timber bonded together with durable, moisture-resistant adhesives. By laminating several smallerpieces of timber, a single large, strong, structural member is manufactured. These structural members are used asvertical columns or horizontal beams, as well as curved, arched shapes. Glulam can be produced in curved shapes,offering unlimited design flexibility. Connections are usually made with bolts or plain steel dowels and steel plates.2Cross Laminated Timber (CLT) is fabricated by bonding together timber boards with structural adhesives toproduce a solid timber panel with each layer of the panel alternating between longitudinal and transverse lamellae.This reduces effects of shrinkage and swelling and enables load to be transferred in more than one directioncompared to regular timber products. CLT enables fast and efficient construction of single or multi-residentialtype buildings and is used mainly for wall, floor and roof construction.3Laminated Veneer Lumber (LVL) is an engineered wood product that uses multiple layers of thin wood assembledwith adhesives. Made in a factory under controlled specifications, it is stronger, straighter, and more uniform. The bridgeconsists of strutted and triangulated trussesof moderate span, supported on piledtrestles.A ‘younger’ timber bridge is the KintaiBridge, which is a historical wooden archbridge, in the city of Iwakuni, in YamaguchiPrefecture, Japan. The bridge was built in1673, spanning the Nishiki River in a seriesof five wooden arches. The bridge is locatedon the foot of Mt Yoko.The Kintai Bridge has five sequentialwooden arch bridges on four stone piersas well as two of wooden piers on the dryriverbed where the bridge begins and ends.Each of the three middle spans is 35.1mlong, while the two end spans are 34.8m fora total length of about 175m with a width of5m.Collectively, both bridges are over athousand years old. This speaks volumes onthe durability of timber for purposes thatare not only structural, but also exposedto the elements. However, all these bridgesdescribed so far are pedestrian bridges,making it easy enough to assume that theyare strong enough to support human weight.What about timber bridges that can supportvehicular traffic?In fact, many such timber bridgeshave already been built. One of the longestvehicular timber bridges is the HiroshimaAirport Bridge which, at 145m, is the world’slongest clear span timber vehicular bridge.There are many examples of vehiculartimber bridges built in countries with astrong tradition of timber and timberengineering, like Japan, Norway and theUSA.Norway, for example, has the world’sstrongest vehicular timber bridge called theKjøllsæter bridge, which was designed formilitary trucks, and tanks weighing in excessof 60 metric tons. Commissioned by theNorwegian Defence Estates Agency, it wascompleted in 2005 and has a length of 158m,divided over six spans.As with all bridges in Norway, the bridgehas been designed to last for at least 100years.Strong yet light in weight, timber canbe used in many ways for bridges. One ofthe most advanced ways is by using gluedlaminated timber (glulam) or laminatedveneer lumber (LVL), which is composedof several layers of dimensioned timberbonded together with durable, moistureresistantadhesives. Glulam and LVL,through advanced timber engineering,prove that laminating several smaller piecesof naturally durable timber can resultin wooden members strong enough forstructural purposes like bridges and evenmulti-storied buildings.These structural members are usedas vertical columns or horizontal beams,as well as curved, arched shapes, offeringunlimited design flexibility. Connections areusually made with bolts or plain steel dowelsand steel plates. Compared to structuralbeams, girders, or stringers made of concreteand steel, these glulam members require lessenergy to produce, resulting in a more ecofriendlyproduct.Speaking of curved timber members,there is no better example than the 109mLeonardo Bridge made of glulam inNorway. Arguably the most beautiful timberfootbridge in the world, it was based on anideation by Leonardo da Vinci in 1502, andoriginally designed to be built in stone. Theoriginal design was scaled down, and thebridge was built using 90m³ of glulam in2001 in Oslo, Norway.The bridge was a global public artsproject. It was built in collaboration with theNorwegian transportation ministry, and wasthe first civil engineering idea by Leonardoda Vinci to be realised. The Leonardo Bridgeis a testament to the fact that timber, as abuilding material, can be both beautiful andfunctional.Renewed Interest in TimberIn other parts of the western world, evenbefore the turn of the millennium, theUS Congress passed the Timber BridgeInitiative in 1988 and the IntermodalSurface Transportation and EfficiencyAct in 1991, in recognition of the fact thattimber is a renewable resource and relatively28 <strong>Building</strong> & <strong>Investment</strong> | www.b-i.biz

The bridge across the Xujiang River, anancient canal, is 120m in length.This renewed interest in timber is not a coincidence: timber isnot just a functional material; it is also natural, eco-friendly andaesthetically pleasing, and most times do not require ‘cosmetic’treatments like painting or screeding.Timber’s Eco-Friendliness: Facts that FigureTimber is the most eco-friendly building material with the lowestcarbon footprint. Using timber bridges is a way to protect waterquality and habitat along waterways. In the last 30 years or so, drivenby greater awareness for sustainable living, a lot of research has beenconducted to measure building materials’ environmental impact.Recurrently, wood has been proven to be the most eco-friendlymaterial due to its renewability, high carbon-storing capacity and lowcarbon footprint. Timber has scored highly in Life Cycle Assessments(LCA), a scientific tool for measuring the environmental impactcaused by a product from cradle to grave.economical to build and maintain over the long term; in addition tothe fact that major advances had been made in design, construction,and preservative treatment of timbers. The passing of these acts ledto the US Forest Service’s development of standard designs for timberbridges, and standardised plans for timber bridge superstructuresmade of treated lumber.Another initiative is the Nordic Timber Bridge Programme, acooperative programme between Denmark, Finland, Norway andSweden, that began in the late 1990’s. The programme’s objectivewas to increase the knowledge of timber used in bridges. Since itsestablishment, the programme has significantly enhanced theunderstanding of timber’s technical properties and environmentalcredentials. Data on construction and service life costs are gathered anddisseminated among the four member countries. The programme’saim is to construct 200 timber bridges, including replacing existingworn and torn bridges made of steel or concrete with timber.More recently, in Suzhou, East China’s Jiangsu province, a timberarch footbridge with one of the world’s largest single spans at up toTimber’s excellent scoring in LCA analysis can be summed up asfollows: As trees grow, they remove carbon dioxide from the atmosphere,release oxygen and balance the ecosystem. Trees are a renewableresource under sound and sustainable forest management; Timber requires less resources for harvesting and extraction; Timber consumes relatively low energy during processing whileproducing by-products that can generate energy; From an engineering viewpoint, timber has a higher strength-toweightratio with good thermal/ insulation properties; Timber can be reused and recycled multiple times, and the energyrecovered can be a substitute for fossil fuels.In short, timber, even new timber, is indeed a very ‘green’ product.Timber Bridges in Malaysia: A Pipe Dream?The very first timber pedestrian bridge made of glulam in Malaysiawas built in 1981 at the Forest Research Institute Malaysia in Kepong,Selangor.In <strong>2015</strong>, the Malaysian Timber Council (MTC), together withPutrajaya Corporation (PJC), kicked off a project to build a GluedLaminated Timber Pedestrian Bridge over a weir, connecting Precincts1 and 16 in Putrajaya, Malaysia’s administrative capital. The project isestimated to take 18 months and it is aimed at providing a showcaseof what can be achieved in terms of more innovative structuralprojects using local timbers. It will be built using Mengkulang glulamthat has been treated and tested for structural strength and excellentglue-bonding properties.It is hoped that the MTC-PJC glulam bridge will inspire architectsand builders to consider timber not only for bridges, but also forother more innovative structural uses in Malaysia.(EDITOR’S NOTE: Over the last 10 years, the Malaysian TimberCouncil (MTC) has actively promoted the use of timber among architects,builders and contractors by enhancing knowledge and understanding ofthe technical properties of timbers. News & EventsRenewing tradition: building atimber house todayMTC hosts renowned architect Azman Zainal’s talk on his timeless timberhouse located in Port Dickson.IN A CAREER spanning a quarter century, Ar Azman Zainal, whostarted his architectural career in JKR, has been designing hospitalsand educational institutions (Hospital Universiti KebangsaanMalaysia, Universiti Utara Malaysia and International IslamicUniversity Malaysia) before distinguishing himself in private withprojects such as the Putrajaya Government Office Complex Parcel Cand the Prince Court Medical Centre in Kuala Lumpur. Then in 2012,he embarked on a quest of the heart, namely, renewing traditionwith the design and build of his all-timber house, incorporating thecornerstones of architecture, i.e., to depict “local culture and identity,human connection, be emotive and of natural materials”, embellishedwith art and craft to showcase the “natural beauty and warmth ofstone, timber, etc.”The Build ProcessAt a recent MTC Timber Talk Series, the avid advocate of timberin construction took the audience through the paces of concept,building and finishing of his double-storey house on a 9,000 sq ftplot in Port Dickson. The labour of love, on a design Ar Azmandescribed as “rustic”, began in early 2012 with sourcing timber, i.e.,Acacia, reclaimed from trees felled during land clearance or recycledfrom other projects, (African mahogany) and new timber (Merbau).These were subsequently processed (ripping, cross-cutting, planed,etc), sized-up and joined on site. Timber footings and posts placedthereon by crane took a day to complete and, thereafter, the betterpart of a month to make pockets for beams and by July, floor beamswere ready and installed for both floors.With studs and noggings (for curved walls) dovetailed, not nailed,to bottom plate, it was October/November before rafters for roofstructure were in place, followed in the ensuing four months with wallframe system (November 2012 – February 2013), fixing of floor jointsand installation of aluminium roofing after its waterproof base wasreadied. By April 2013, the timber boarding was up and wall framingAr Azman Zainal.completed in <strong>Jun</strong>e. In the final reckoning, Ar Azman reiterated that alljoinery works were in situ and that almost all building components(doors, windows and carvings) are handmade, incorporating localcultural elements – kudos, no less, to the ensemble of carpenters andcraftsmen.Challenges and Lessons LearnedWhilst perseverance may have won the day for Ar Azman, the“experiment” as he called it, did raise a number of concerns to beaddressed when embarking on such-like projects, i.e.: need for a more structured timber supply and delivery system, lestbuilders be lumbered with whatever, and whenever, they can get; ready availability of proficient carpenters and craftsmen –suggestion that agencies such as CIDB should initiate projectswhere such workmen can train and acquire skills; awareness/knowledge of timber lacking amongst buildingprofessionals, i.e., architects, engineers, contractors, etc; termites, still a major problem; external finishing and treatment, i.e., choice of oils in the marketwhereas available brands not fully tested; available tools and machinery in the market not suitable to handlehardwoods.Established in January 1992, the Malaysian Timber Council(MTC) aims to promote the development and growth of the Malaysiantimber industry. Held since 2005, MTC Timber Talk series havecovered diverse topics related to timber including “Understandingthe Nature of Wood”, “Nature’s Gift to Exposed Structure: Timber”,“Going Green with Timber”, and “Preservation of ConstructionTimber: A Global Perspective”. Of these earnings, thetally for furniture is RM8.01 billion whilst other timber products,e.g., plywood and veneer, count for RM5.5 billion. However, withincreasing global clamour for conservation of natural forestsand preservation of the environment, the timber industry, for itscontinuous growth, is challenged to source “adequate and reliable”supply of alternative raw materials; hence oil palm trunks (OPT).As the world’s second largest producer and exporter of palm oilproducts, Malaysia’s oil palm plantations, totalling approximately5.3 million hectares (close to 70% of agricultural land use)translates to an availability of oil palm trunks (OPT) in the regionof 18 million logs (or 10 million cubic metres), based on an annualaverage replanting area of 130,000 hectares. Promoting OPT as anew and viable source of raw material and the processing of OPTinto value-added downstream products for utilisation in theconstruction and furniture industries are key initiatives by theMalaysian Timber Industry Board (MTIB) and the industry atlarge.The recent “National Seminar on Conversion of Oil Palm Trunk(OPT) into Sawn Timber and Plywood and its Applications inFurniture” is yet another initiative by MTIB that aims to: integrate the findings and insights from two programmes ofindustrial trials undertaken (in the manufacture of oil palmplywood and sawn timber, namely, the production process,techniques for oil palm veneer and timber drying and propertiesenhancement);(Note: Whilst several companies have initiated commercialproduction of OPT plywood, the long drying time, high adhesiveconsumption and dimensional stability are concerns that need tobe managed for further development of this product.)provide a platform for local entrepreneurs and new playersin wood-based industry to obtain the latest information andR&D findings on manufacturing and market potential of OPTproducts especially plywood, sawn timber and furniture.At the forefront of the development of OPT as a creditablesubstitute for hardwood logs and of palm plywood and palmtimber as a commercially viable and high-value material for thefurniture and construction industry, MTIB opines that OPT isenvironmentally-friendly, being derived from a plantation species,and “can be marketed as green.” Continuous support of the MTIBagenda, however, reiterated Director-General Dr Jalaluddin Harun,will be much-needed from industry players such as the MalaysianPanel Products Manufacturers Association (MPPMA), the TimberExporters Association (TEAM) as well as the Malaysian Palm OilBoard (MPOB), Forest Research Institute of Malaysia (FRIM) andthe academia (Universiti Putra Malaysia). <strong>Building</strong> & <strong>Investment</strong> | www.b-i.biz 37

His client Némeauloved the idea of using replica “emerald” and “sapphire” and asymmetricglass cases that looks like jewellery boxes for the display counters.The materials used were Corian®, a resistant composite material lowin VOC emissions.The main feature is the sculptural glass ceiling that has prismaticshapes and tones to re-create the magic of being underwater. Withinthe dynamic and minimalist space, the combination of horizontal andvertical lines brings to mind the vastness within the depths of the sea.The use of oblong-shaped lighting also gives the idea of vegetationsuspended underwater. To complete the nautical theme, white andgray ceramic tiles were used to evoke the flooring of a boat’s deck. The company wanted an open,collaborative space designed to foster focus, creativity and innovation.The design was conceived as a comprehensive project to serve differentfunctions: shared and closed offices spread over seven floors, withspecialised spaces punctuating each level (reception, showroom,cafeterias, boardroom, president’s offices, clubs, etc).
