Appendix ADurham Region Official Plan ReviewPolicy Discussion Conclusionfollowing:a) the intent of this Plan toachieve compact urbanform, includingintensive residential,office, retail and serviceand mixed uses alongarterial roads and inconjunction withpresent and potentialtransit facilities;b) the use of good urbandesign principlesincluding, but notlimited to, thefollowing:.ii) the attenuation ofnoise throughmeasures other thanfences, such asinnovative designs,berms and theorientation of higherdensity developments;and,iii) the orientation anddesign of buildings tomaximize the exposureto direct sunlight;A residential developmentis not considered a noisesource. However,consideration should begiven in the establishmentof the implementingpolicies and regulations tobuffering between theproposed development andexisting abuttingresidential uses to mitigateany potential noise andprivacy concerns.The design of thebuildings to maximizeexposure to direct sunlightwould be addressed at thedetailed design stage (planof condominium).Development generallyreflects this policy direction,but: Policies and regulationsshould provide forbuffering.Orientation of buildingswith respect to sunexposure and otherfeatures which contributeto more sustainable shouldbe addressed as part ofdetailed design.c) the provision ofconvenient pedestrian accessto public transit, educationalfacilities and parks;Transit service is limited inUxbridge. However, thedevelopment is within walkingdistance of West Transit Routeservice.In addition it is located inThe proposed developmentreflects this policy direction.A-2
