Key project 1 – Gateway amenity zone• “special gateway amenity zone” – <strong>Kerikeri</strong> Rd/SH10• We do not want a row of car yards• 52 lots along KK Road with a likelihood of incompatableactivities• We need some rules for within 100 metres of KK Road• rural zones in 11 <strong>District</strong> <strong>Plan</strong>s from Whakatane toWhangarei have some restrictions – we have none

Rural Production Zone - What ispossible?• Most critical rules Traffic Intensity (60 vpd) ) & impermeablesurfaces.• At present the following are Permitted (size depends on lotsize)• Manufacturing, industrial units• Distribution Centres, bulk warehousing & contractors depot (couldbe up to 1500M2 if land >1ha)• Hire centres• Car sales, repairs, car wrecking (up to 300M2)• Building supply outlets• Finance, office & commercial


KK Road –needs own rules re permittedactivities (also SH10/<strong>Waipapa</strong> Rd)• For discussion these could be depending on size & zone• Tourism related• Horticulture• Woodworking• Hospitality –accommodation, cafes etc• Boutique production - cottage industry and crafts• Health care & community – vet, dental, art etc• Anything not permitted would become discretionary for<strong>FNDC</strong> consideration


Key project 2: <strong>Plan</strong>ning for KK CBD• Policies, objectives, methods for High DensityResidential areas & CBD• Guidelines/rules for design & urban design• Rules for Urban Residential - road connectivity,landscape, setbacks etc• Butler /Homestead Rd ring road• We have tyre shops, car repairs in CBD
