ALL PAINT MUST BE PURCHASED AT THE KWALPAINT STORE LISTED ABOVE.continued on page 2Painting Involves MoreThan Just Applying Paint!Homeowners need to be aware that there is more topainting their townhome than just applying a coat ofpaint. One of the most major mistakes made in achievinga quality paint job is preparation of the surfaces priorreceiving the finish coat.Other than surface preparation, replacement ofrotten wood is paramount. Many times rotten woodis simply painted over and not replaced. This leadsto more cost in the futureand a paint job that will fail. When the annual inspectionis conducted to confirm thatthe townhome owner requiredto paint has complied, ownerswill be advised of any rottenwood that should have beenreplaced. To avoid additionalcost and inconvenience, makesure rotten wood is replacedwhen the townhome is being prepared for painting. Do apre-walkthrough with your painting contractor to inspectfor rotten wood and obtain an estimate up front. If You Mail Your PaymentsPlease make payable to and mail ONLY to:SouthPark HOA #2C/O Colorado ManagementP.O. Page 4 www.southpark2-hoa.org / SouthPark 2 TIMES / April 2012Sprinkler System Upgrades = Being Water Smart With Smart WateringEmerald Isle Landscaping has begun the final phase ofinstalling new sprinkler clocks and replacement of sprinklerhead nozzles. These improvements are being paid from of thereserve account. The new improvements will potentially savethe Association thousands of dollars in watering costs. TheAssociation is also receiving rebates from Denver Water thatwill dramatically offset the cost of these improvements. The newsprinkler clocks, along with the installation of new sprinkler headnozzles, will reduce the amount of water used. The new wateringsystem will now be controlled by “smart clocks.” These “smartclocks” are electronically connected to a nearby weather stationwhere the local weather is updated daily. The “smart clocks”analyze the information that is received and automatically adjusthow much and how long the sprinklers need to run to give thegrass a sufficient amount of water so that the Association is notover-watering or under-watering the grass. The new sprinklerhead nozzles that are being installed will aid in conserving waterby lowering the amount of water per second that is being appliedto the grass. This will lower the effects of runoff, wind drift andallow the Association to water the grass more efficiently. Thoughinstalling a more “Green” and efficient watering system, thereare some changes that you might see. Because the new sprinklerhead nozzles will reduce the speed in which the grass is beingwatered, the sprinklers may be on for longer periods of time andfor more days per week than usual. Even with the sprinklers beingon more, the new system is actually going to reduce the amountof water used. The other change that probably will be seen aroundthe neighborhood is, initially, browner grass than past years. Theclock technology is relatively new and configuring an existingolder system to the new clock technology, data and programs willtake some time to adjust. In addition, because of overwateringthe grass, the grass will not be used to the new amount of waterand will go through an adjustment period (training the grass rootsystem for less water). Though there may be some areas withbrown grass, we are excited to install an up-to-date system, savewater, and most importantly, save money for the community.Factors in moving to the “Green” system is that Denver Waterhad notified its customers to get used to 8-10% annual increasesand their rebate program for conversion and improvements madeeconomic sense at this time. The Board of Directors would liketo stay on top of the newest technology to save the homeownersmoney, especially in this difficult economy. The grass will notdie during this period of transition, but patience will be requiredof all for this program to be successful.Monthly SouthPark Game Night:Scrabble, Trivial Pursuit, Rumikub,UNO (and some brand new games too!)Join us for Game Night at the SouthPark II Clubhouse,2850 W Long Drive. April 2012 / SouthPark 2 TIMES / www.southpark2-hoa.org Page 5Radon in the Colorado HomeMany of my SouthPark friends, neighbors, clients and businessassociates often ask me about testing for Radon in Coloradohomes, what are the associated health concerns and risks. Belowis the information I have gathered from Colorado Dept of PublicHealth and Environment:Quick RADON Facts...Radon is a colorless, odorless, tasteless, radioactive gas thatcan enter the home. Most of Colorado contains high concentrationsof radon, considered the second highest cause of lung cancer. All Colorado homes should be tested for radon. Radon reductionmethods can be planned for and installed during new homeconstruction or Radon Mitigation systems can be installed inexisting homes. Home buyers should ask Home sellers if thehome has been tested for radon and for the results. If not previouslytested, it is wise to test for Radon during the home inspectionprocess. If the Level is higher than 4 pCi/L: picocuries ofradon per liter of air then it is recommended to mitigate Radon.NOTE: If you are a former/current smoker, your health risk maybe higher.Resources Available From EPA:A citizen’s guide to radon: The guide to protecting yourselfand your family from radon.Building a new home: Have you considered radon?Home buyer’s and seller’s guide to radonRadon: The health threat with a simple solutionPhone Numbers:American Lung Association: (800) 586-4872Colorado Radon Hotline: (800) 846-3986National Radon Information Line: (800) 767-7236Radon Fix-It Program, ConsumerFederation of America: ( 800) 644-6999Web Sites:Colorado Department of Public Health and Environment:www.cdphe.state.co.us/hm/rad/radon/index.htmList of radon measurement and mitigation providers:www.cdphe.state.co.us/hm/rad/radon/radonlists.htmHealthy Colorado Homes:healthycoloradohomes.colostate.eduColorado Department of Public Health and Environmentreminds Coloradans to test homes for radon during wintermonths. Page 6 www.southpark2-hoa.org / SouthPark 2 TIMES / April 2012Time To Wake Up? Here’s HowTo Get Off To An Early StartFor many of us, the “early to rise” part of Benjamin Franklin’sfamous advice is the hardest. But if you want to be healthy, wealthy, and wise, you can’t lie under the covers all day. To getan early start on a productive day, try these strategies:• Give yourself a good reason to get up. Choose somethingimportant to do first thing in the morning – somethingyou enjoy and feel passionate about. Think aboutthis as you go to sleep, and you’ll be more eager to get upthe next morning.• Practice good sleep habits. Avoid caffeine or alcohol, both of which can disturb your sleep patterns. Gettingenough sleep is key to waking up on time.• Don’t just hit snooze. Set multiple alarm clocks, andplace them across the room so you have to get up and getmoving in order to shut them off.• Have a buddy system. Schedule an early morning activitywith a friend (like a walk), or just a phone call toensure you get up on time.• Develop a consistent habit. Get up at the same time everyday, regardless of what you’re doing. Your body willadjust to a fixed routine.• Drink some water. A glass of cold water first thing in themorning will revive and refresh you.• Keep track of your success. Motivate yourself with adiary of what time you get up every morning. After awhile, your desire to sleep will be outweighed by theknowledge that you’ll have to log a later waking time.In Search Of Passion: Ask These QuestionsLife is too short to spend on a career or lifestyle you don’tlove. That doesn’t mean we can all be artists or movie stars, buteveryone has a passion that the right job can fulfill. The key isfinding out what your passion is so you can make the decisionsthat will steer you in the right direction. To achieve success, askthese questions:• What do you enjoy doing? It should be something usefuland productive (not sleeping).• What would you do for free? Think of a job you’d do ona volunteer basis.• What’s your most memorable achievement? That willfrequently point you toward a goal that’s challenging andsatisfying.• As a child, what did you aspire to be? Think about whatyou wanted to grow up to be. Find a way to incorporatethat dream into your life.• What makes you unique? Be honest, and avoid any falsemodesty. What really sets you apart from everyone else?• How do others see you? Ask a few trusted friends andco-workers what your greatest strengths are.• What are your favorite movies? List your three favoritefilms, and look for common denominators that mightpoint you toward a path that makes sense for you. One possiblereason: More people seem to be delaying marriage until they’reolder, possibly for financial reasons: The median age of peoplegetting married for the first time has risen from 20.3 to 26.5 forwomen, and from 22.8 to 28.7 for men. But marriage doesn’tseem to be on life support: 95 percent of under-30 singles toldPew that they wanted to get married at some point.Jazz Appreciation MonthAn annual public spotlight on jazz, Jazz Appreciation Month(or JAM) is devoted to drawing public attention to the glories ofjazz as both a historical and a living treasure, encouraging musicians, concert halls, schools, colleges, museums, libraries, andpublic broadcasters to offer special programs on jazz.Teen ServicesTo add your teen’s name, please email Colorado Lasertype at getinfo@coloradolasertype.com and leave the following information: the neighborhood youlive in, your age, phone number and the categories you would like included.Categories: (B) Baby-sitting; (*) Red Cross Cert for CPR; (L) Lawn care;(S) Snow removal; (P) Pet & House sitting.
