<strong>Emanuel</strong> B. Halper’s <strong>CV</strong>Never content to focus on a single discipline, Pr<strong>of</strong>essor <strong>Emanuel</strong> B. Halper is ateacher, attorney, and author as well as a real estate consultant, investor, and broker. Hehas also been a real estate developer and an entertainer.His interest in real estate started three years after law school when he signed on asan assistant to the General Counsel <strong>of</strong> Howard Stores Corporation, a men’s and boys’clothing manufacturer with its own chain <strong>of</strong> retail outlets. At Howard, Pr<strong>of</strong>essor Halperlearned to negotiate shopping center leases and many business aspects <strong>of</strong> shoppingcenter development.This experience proved invaluable later when he joined the staff <strong>of</strong> Frederick Zissu,general counsel <strong>of</strong> Vornado, Inc. Now a real estate investment trust, Vornado was ageneral merchandise retail organization back then. It operated the Two Guys DepartmentStores in its early years and later acquired Food Giant Markets supermarkets, Foster’sFreeze fast food outlets, and Builder's Emporium home improvement centers. Still later,it disposed <strong>of</strong> its retail ventures and concentrated on expanding its real estate real estateportfolio.Activities As an AttorneyIn 1965, Pr<strong>of</strong>essor Halper was a founding partner <strong>of</strong> the New York City law firm,Zissu Halper & Martin, and the firm became Vornado’s general counsel. In a few years,he became the firm’s senior partner and continued in that capacity until he retired from thefirm in 1987. His department specialized in shopping center, <strong>of</strong>fice, and industrial leases;ground leases; financing transactions; and development contracts.Actively involved with legal pr<strong>of</strong>essional societies for many years, <strong>Emanuel</strong> Halperis Chair <strong>of</strong> the American Bar Association's Real Property, Probate and Trust <strong>Law</strong> Section’sCommunity Outreach Committee and a member <strong>of</strong> its Diversity Committee. TheCommunity Outreach program (<strong>of</strong> which he is the founder) trains members <strong>of</strong> minoritygroup bar associations in major metropolitan areas (currently operating in New York,Chicago, Los Angeles, Atlanta, and Washington) in basic skills lawyers need to specializein real estate law, estate planning, and trust administration.He was a member <strong>of</strong> the Section’s Supervisory Council from 1994 to 2000. In thatperiod, he also served on its Continuing Legal Education Committee, Planning Committee,and Committee on Committees. From 1986 through 1994, he was Chairman <strong>of</strong> theSection’s Commercial & Industrial Leasing Group and <strong>of</strong> its predecessor, the Commercial<strong>CV</strong> Page 1


Leasing Committee.The American Bar Association honored him with two awards personally and hisefforts in founding and developing the Community Outreach Program with a third. In 1976,he was awarded a Certificate <strong>of</strong> Merit by the A.B.A. in recognition <strong>of</strong> a distinguishedcontribution to public understanding <strong>of</strong> the American system <strong>of</strong> law and justice. In 2005,he received A.B.A.’s Spirit <strong>of</strong> Excellence Award, and, in 2006, he accepted A.B.A.’sPartnership Award on behalf <strong>of</strong> the Real Property, Probate & Trust <strong>Law</strong> Section.As Chairman <strong>of</strong> the International Real Estate Committee <strong>of</strong> the World Association<strong>of</strong> <strong>Law</strong>yers, he led seminars on international real estate problems in Madrid, Sao Paulo,Cairo, and Berlin. He served on the American Arbitration Association's panel <strong>of</strong> arbitratorsand the International Council <strong>of</strong> Shopping Centers' <strong>Law</strong> Committee. He was also amember <strong>of</strong> the American College <strong>of</strong> Real Estate <strong>Law</strong>yers.Development Activities<strong>Emanuel</strong> Halper began his real estate development activities as a partner <strong>of</strong>Canadian Pacific Realty Company and a member <strong>of</strong> Vornado’s Real Estate Committee(and later as President <strong>of</strong> its real estate subsidiary). Canadian Pacific is a Fairfield, NewJersey commercial development organization.Afterwards, as director <strong>of</strong> the real estate development program <strong>of</strong> Chase Enterprises<strong>of</strong> Hartford, Connecticut, Mr. Halper administered the acquisition, leasing, design, andconstruction <strong>of</strong> <strong>of</strong>fice buildings, shopping centers and other commercial projects.His current development consulting organization is American Development &Consulting Corporation <strong>of</strong> which he serves as President.Teaching ActivitiesHis teaching career was initiated with a fifteen-year stint at New York <strong>University</strong>'sReal Estate Institute which began in 1971. His courses at N.Y.U. included ShoppingCenter Development, Real Estate Transactions, and Real Estate Negotiation Techniques.Initially appointed as a lecturer, he was promoted later to Adjunct Pr<strong>of</strong>essor <strong>of</strong> Real Estate.N.Y.U. honored him with an award for teaching excellence in 1978.In 1998, he was appointed a Special Pr<strong>of</strong>essor <strong>of</strong> <strong>Law</strong> by <strong>H<strong>of</strong>stra</strong> <strong>University</strong> <strong>Law</strong><strong>School</strong> and continued in that capacity until the end <strong>of</strong> 2006. His title at <strong>H<strong>of</strong>stra</strong> waschanged on January 1, 2007 to Distinguished Scholar in Residence and Visiting Pr<strong>of</strong>essor.His <strong>H<strong>of</strong>stra</strong> courses include Commercial Leasing, Real Estate Transactions, Commercial<strong>CV</strong> Page 2


Development Contracts, and Real Estate Negotiation Techniques. In association with the<strong>Law</strong> <strong>School</strong>, Mr. Halper was a c<strong>of</strong>ounder and Chairman <strong>of</strong> the Editorial Policy Committee<strong>of</strong> the International Property Investment Journal (later to become the <strong>H<strong>of</strong>stra</strong> PropertyJournal).He also taught at Adelphi <strong>University</strong>, the New <strong>School</strong> for Social Research, and theGraduate <strong>School</strong> <strong>of</strong> Business <strong>of</strong> the <strong>University</strong> <strong>of</strong> Wisconsin.Books and Articles PublishedMr. <strong>Halper's</strong> first book, The Wonderful World <strong>of</strong> Real Estate, was published byWarren, Gorham & Lamont, Inc. in 1975. In 1990, a paperback version <strong>of</strong> this book(renamed Conversations in Real Estate) was published by the American Bar Association.His second book, Shopping Center and Store Leases, was published by <strong>Law</strong>Journal Seminars/Press in 1979 and has been supplemented twenty-two times. A twovolumesecond edition was released in 1989. His third book, Ground Leases and LandAcquisition Contracts, was published by <strong>Law</strong> Journal Seminars/Press in 1988. It has beensupplemented twice.His articles have appeared in Money Magazine; Apartment Life; Medical Economics;Condominium World; Real Estate <strong>Law</strong> Journal; the <strong>H<strong>of</strong>stra</strong> <strong>Law</strong> Review, the New York <strong>Law</strong>Journal; the National <strong>Law</strong> Journal; the International Property Investment Journal; Probateand Property; Value Retail News; Practical Real Estate <strong>Law</strong>yer; Real Property, Probateand Trust <strong>Law</strong> Journal; The Commercial Property Lease; and Real Estate Review. As acontributing editor <strong>of</strong> the Real Estate Review, <strong>Emanuel</strong> B. Halper was the author <strong>of</strong> “Peopleand Property,” a regular feature <strong>of</strong> that quarterly from1971 to 1999. His column, "ThinkingAbout Real Estate,” has been featured in the New York <strong>Law</strong> Journal occasionally. Some<strong>of</strong> his articles have been included in real estate law anthologies and law school propertylaw text books.EducationBorn in New York City in 1933, he attended New York City public schools. He wasgraduated from the City <strong>University</strong> <strong>of</strong> New York with honors in 1954 and from Columbia<strong>University</strong> <strong>Law</strong> <strong>School</strong> in 1957.EntertainmentAs a teenager and young adult, he became an avid square dancer.
