-- 92 -In all zones other than the Central Business zone and the TouristFacilities zone, parking spaces shall not be located within 6 metresof any road alignment; provided that parking spaces may belocated less than 6 metres but not less than 3 metres from any roadalignment if a properly constructed and deep planted landscapearea is provided to screen such spaces.Garages and other carparking spaces shall not have direct access toany frontage road. Access to a frontage road shall be by means ofan access driveway.Visitor parking spaces shall be located towards the front of adevelopment or, in the case of a large development, shall belocated throughout the development to the satisfaction of the CityPlanner. Visitor parking spaces shall be freely accessible tovisitors.(iv) Communal Landscaped Open SpaceCommunal landscaped open space shall be provided within one ormore areas so that all units in the development have access to the openspace. Wherever possible all units shall overlook communal openspace. The area of communal landscaped open space shall :-abe provided at a minimum rate of :- 20m2 per one bedroom unit- 30mz per two bedroom unit- 40m2 per three bedroom unit- 40m2 plus 10mz for each bedroom in excess of three in aunit containing more than three bedrooms.be provided such that at least 40% of the requirement is containedin one area with a maximum length to breadth of 2: 1 and such thatbalconies, verandahs, covered walkway and the like do notencroach on this area;-be screened by landscaping and/or fencing to maintain privacy, tothe satisfaction of the City Planner;be exclusive of driveways, carparking, garbage collection points,clothes drying areas and other utilitarian uses;be properly designed and developed for recreation use to thesatisfaction of the City Planner. The area may be developed toprovide for a variety of passive and active outdoor recreationexperiences; andbe landscaped in accordance with the requirements of thisSection, in particular to ensure that privacy, security andsegregation of incompatible uses are achieved.(v)Refuse DisposalProvision shall be made for the storage and removal of refuse to thesatisfaction of <strong>Council</strong>. Facilities for the storage of refuse shall be sodesigned and located as to permit access by <strong>Council</strong>'s WasteManagement operators. Facilities shall be screened and covered to thesatisfaction of the City Planner.
