The objective of this direction
is to give legal effect to the
vision, land use strategy,
policies, outcomes and
actions contained in regional
strategies.
The objective of this direction

provisions encourage the
efficient and appropriate
assessment of development.
(a) to facilitate the provision
of public services and
facilities by reserving land for
public purposes, and
(b) to facilitate the removal
of reservations of land for
public purposes where the
land is no longer required for
acquisition.
The site is known to be within
a medium and high risk flood
precinct. The 1%AEP (Annual
Exceedence Probabilities) and
PMF (Probable Maximum
Flood) for the subject site
have been identified. A Flood
Impact Report has been
prepared for the site by
Watkinson Apperley Pty Ltd
(December 2009), showing
how the proposal can/does
comply (Annexure G).
As outlined above, the
planning proposal will be
consistent with the Illawarra
Regional Strategy and will
increase the availability of
seniors housing within the
Wollongong LGA.
The planning proposal will
increase provisions requiring
concurrence, consultation or
referral to the Minister.
The planning proposal will not
create, alter or reduce
existing zoning or reservations
of land for public purposes.
