2.2 Coastal Protection The objective of this direction
is to implement the principles
of the NSW Coastal Policy.
3.1 Residential Zones (a) to encourage a variety
and choice of housing types
to provide for existing and
future housing needs,
(b) to make efficient use of
existing infrastructure and
services and ensure that new
housing has appropriate
access to infrastructure and
services, and
(c) to minimise the impact of
residential development on
the environment and
resource lands.
3.4 Integrating Land Use and
Transport
The objective of this direction
is to ensure that urban
structures, building forms,
land use locations,
development designs,
subdivision and street layouts
achieve the following
planning objectives:
(a) improving access to
housing, jobs and services by
walking, cycling and public
transport, and
(b) increasing the choice of
available transport and
reducing dependence on
cars, and
(c) reducing travel demand
including the number of trips
generated by development
and the distances travelled,
especially by car, and
(d) supporting the efficient
and viable operation of public
transport services, and…
The planning proposal
involves rezoning the subject
site B4 Mixed Uses. Any
future DA on the site will need
to satisfy the provisions,
including Clause 8, of SEPP
No. 71 – Coastal Protection.
The planning proposal will:
• Increase the choice of
building types in the
housing market by
permitting seniors
housing on the subject
land;
• Allow seniors housing on
the land and the colocation
of services. This
will make more efficient
use of infrastructure
services and allow people
to age in place; and
• Reduce the need to use
greenfield land to provide
seniors living.
The planning proposal will
comply by:
• Allowing for the colocation
of services on
the site, reducing the
need for people to travel
beyond the site;
• Permitting seniors
housing on the site with a
community bus that will
transport people
throughout Wollongong
and reduce the need for
cars; and
• Concentrating a seniors
housing development on
the subject site and
immediately opposite.
The grouping of these
developments will
support the public
transport service in this
area.
