LAND OWNERSHIPNORTH PEORIAAREA DRAINAGE MASTER PLANThere are four primary entities with land ownershipin the area: the United States FederalGovernment, Arizona State Trust Lands, MaricopaCounty, and private interests. The percent<strong>of</strong> land owned by each entity is 35%Federal, 32% State Trust, less than 1% County,and 31% private. Figure 4 displays the distribution<strong>of</strong> land ownership in the study area.Currently the study area is predominatelyundeveloped, however to identify futuretrends in stormwater run<strong>of</strong>f and conveyance,the City <strong>of</strong> <strong>Peoria</strong>’s Land Use <strong>Plan</strong> developedas part <strong>of</strong> the city’s General <strong>Plan</strong> is utilized inthe development <strong>of</strong> the <strong>North</strong> <strong>Peoria</strong> ADMP.Figure 5, Future Conditions Constraints;depicts land use designations, floodplains,and areas <strong>of</strong> impending development in thestudy area.LAND USE<strong>Plan</strong>ning documents developed by communitieshave a land use element that provides aframework for defining future developmentpatterns. The Land Use element helps guidefuture growth, revitalization and preservationefforts in the community. An understanding<strong>of</strong> future or anticipated land use is key to thedevelopment <strong>of</strong> an area drainage master plan.Urbanization <strong>of</strong> an area typically alters existingrainfall run<strong>of</strong>f relationships that ultimatelycould result in flooding impacts to thecommunity.REGIONAL AND LOCAL PLANNING EFFORTSThere are a number <strong>of</strong> planning documentsthat have been developed by county and cityagencies to provide direction and guidance inregards to development and future land usewithin the <strong>North</strong> <strong>Peoria</strong> ADMP study area.<strong>Plan</strong>ning documents reviewed as part <strong>of</strong> thedata collection are listed in Table 1.
