indesignOffices are funny, organic creatures. Staff join, createsystems, file papers, leave, new staff then inheritsystems and papers and objects, unsure of whetherthese are important or not, then they eventuallyleave. On and on this goes so that an office has adetritus of years of ideas, plans started and neverfollowed through, outdated paperwork, and oddobjects without a real purpose but surely too goodto throw out.So it was with AGM Publishing, home of such wellknown publications as Architecture NZ, Houses,Urbis and Prodesign. 20 years in the same spaceprovided plenty of excuses to pile up things that noonewas quite sure whether they should be thrownout or not. The move upstairs was the catalystneeded to clean out the accumulation of years past, while bringing together an office that would reflectthe design content of the magazines.Workstations now define areas for each of theteams while screening devices and architecturalgreenery separate out areas within those divisions.Colour was one of the key design intentions – fromthe glossy yellow partitions in desking to the brightorange wall at the end of the design studio and theartworks. Energetic on the one hand yetcalm and functional on the other, so youcan either rev up or sit and concentratedepending on the coloured location youchoose. The interior is predominantly neutral, with Resene Zylone Sheen lowsheen waterborne enamel and ReseneLustacryl semi-gloss waterborne enameltinted to a tonal palette of hues rangingfrom deepest black through to off white, with Resene Black, Resene Foundry(shadowy charcoal), Resene Cod Grey(deep dark grey), Resene Half Linen(ash green), Resene Milk White (coolwhite) and Resene SpaceCote Flattinted to Resene Thorndon Cream(understated neutral). In a nod to the striking design nature of thecompany’s magazines, feature colours ReseneClementine Orange (persimmon orange) from theKaren Walker collection, Resene Wanaka (mineralblue) and Resene Inside Back (greyed green) havebeen carefully integrated to provide a colour popwithout overpowering the modern design. With fresh clean lines and many banished boxes ofold files, there’s now plenty of space to gather up anew generation of accumulations.Project Manager: AGM PublishingPhotographer: Jeff Brass, Think Photographymall makeoverBeforeAfterSitting at the intersection of five roads, Royal OakMall on Manukau Road, Auckland services a widearray of shoppers from the nearby suburbs. Aftermany years of wear and tear, the mall has undergonea major reburbishment from tip to toe inside andout. Dated flooring has been replaced with freshnew tiling combined with a complementary paintcolour palette to modernise the look and feel of themall, while still in keeping with its environment.Resene Sonyx 101 imparts an easy clean semi-gloss finish in hues of Resene Arrowtown (richmellow neutral) on the concrete exterior of themain building and Resene Double Arrowtown(earthy neutral) on the columns as a subtle accent. The backbone of the interior palette is lightened toResene Zylone Sheen tinted to Resene QuarterThorndon Cream (warm off white), a soft backdropto the branding and imagery of the over 60 retailtenants. This soothing neutral is joined by ReseneAluminium (metallic) on barrel vaults and ReseneMasala (murky grey brown) on columns and dadoline. Now work is completed, shoppers can enjoy thebest of both worlds – a new modernised shoppingexperience and their favourite shops.Architect: Joe McCambridge, MC2 ArchitectsMall Manager: Wilson Russell, www.royaloakmall.co.nzProperty Manager: Steve Sampson, Commercial Property ManagersPainting Contractor: Phill Murray and Greg Hadden, TBS FlemingResene: Raychel Pierson, Project Services Consultant;Angela Fell, Colour Consultantblack wallArtikel in Wellington has created an eyecatchingtalking point out of its feature wall. oathouse beautyLocated on the coastal edge of Hongoeka Bay north of Plimmerton is a newhome called ‘The Boathouse’ overlooking Mana Island. The initial brief calledfor a small retreat that could be used by the owner’s family and friends, reflecting their passion for the local area and the surrounding landscape. The idea of a boathouse was conceived, a simple building thatreflected its location and close relationship to the bay. The designintention was to reference the influences and language of a typicalboatshed and to reinterpret the traditional crafting of timber andthe expression of structure, cladding, lining and joinery in anhonest but unique way.The use of materials is simple but deliberate and the extensiveuse of timber provides a connection to nature. Outside,Cedar weatherboards are finished in EnvironmentalChoice approved Resene Waterborne Woodsman whileinside the plywood is coated in a clear urethane finishproviding protection while allowing the grain toshow through. The weather can vary from still clear days whereMana Island is clearly visible to gale force windsand airborne salt spray threatening anythingthat is not fixed down. Covering all weather extremes, thebuilding can be handily opened up to the exterior on threesides, maximising exposure to the sea and land or alternativelyclosed down through the use of large sliding screens to protectagainst the elements.Architect: Richard Middleton and Geoff Pitts,Novak+Middleton,www.novakmiddleton.co.nzBuilding Contractor: Dave Harper, Custom HomesWellington LtdPainting Contractor: Craig OliverStructural Engineer: Clendon, Burns and Park LtdPhotography: Paul McCredieResene: Yvette Collins, Central RegionArchitectural Services Representativelocal prideAfter a false start to the renovations that eventuallysaw the hotel boarded up and a target for taggers, the new look National Hotel in Cambridge is nowwell and truly open for business leasing both retailand office space. The National Hotel is a well known Cambridgelandmark, recognised as a heritage building by theNZ Historic Places Trust. Theheadquarters was constructed to look like a modernbeach home, including a false wood and tile roof tohide the concrete roof/bunker beneath. These days, what was the parade ground is now apetanque court and children clamber over the emptygunpits. Below Kennedy Park, halfway down thecliff, are the concrete remains of two searchlightemplacements while the army’s original woodenstaircase has now been replaced with a brand newone.Today the tunnels have a new lease of life. Thanksto the Kennedy Park Installations Preservation Trust, the tunnels are now open to the public on the secondSunday of each month. Quite some effort has beenexpended to get them to a state that they can bewalked through, with the tunnels originally coveredin graffiti upon graffiti and a haven for spiders overthe years of disuse. To help clean them up, Resene donated manybuckets full of Resene PaintWise EchoPaint –grey 100% recycled paint waterborne paint fromthe Resene PaintWise recycling service.
