Memberscannot sponsor parties.‣ Renting member must be present at scheduled event at all times and assumes allpersonal injury liability for guests during the event.‣ Maximum Capacity Limits: No more than 200 guests are allowed at any functionat the clubhouse in the upper level and no more than 35 guests are allowed at anyfunction in the lower level of the clubhouse due to fire code regulations.‣ Member understands that the clubhouse is located in a residential neighborhood.Member agrees to respect the property of Woodrun Association, Inc., and thepeace and quiet of the neighbors in the community. Any excessive noise, music oractivity by renting member or his/her guests which disturbs the neighbors withinthe community will not be tolerated and will be a violation of the terms of theRental Agreement, which will result in forfeiture of the security deposit andpossible suspension from further rental privileges. Music, and/or any other noise,must be kept at a level that it cannot be heard outside of the building. The rentingmember of the clubhouse will be responsible for seeing that there are no excessiveloud noises from the guests either coming to or leaving the function.‣ All activities are to be kept on the clubhouse grounds. Entrance to pool, or poolarea are not allowed.‣ Alcoholic beverages are not allowed in or around the clubhouse or clubhousegrounds during business office hours of Monday through Friday, 8:00 a.m. to 4:30p.m.‣ The clubhouse has a NO SMOKING policy. Renting member agrees they will notallow smoking inside the clubhouse.‣ Glass top tables and chairs are not to be moved from their original location of thebar area for any reason. Any other wood or plastic, round or rectangular tables orpicnic tables, if moved, are to be returned to their original location at the end ofthe event.

‣ Renting member and his/her guests will not conduct any illegal or illicit activityupon the premises and will comply with all applicable laws, rules, and ordinances.‣ If any alcoholic beverages are to be served or consumed during the rental, therenting Member shall comply with all applicable laws relating to the serving ofalcoholic beverages. No one under the age of 21 shall serve or be served alcohol,pursuant to North Carolina law. Alcohol can be consumed only inside theclubhouse and adjoining balcony and lower patio area. Selling alcohol duringrental of clubhouse is prohibited. Renting member is responsible for takingreasonable precautions to assure that his or her guests do not operate motorvehicles when intoxicated.‣ Parking must be kept to the clubhouse parking lot. Do not park on median,greenway or roadside.‣ Woodrun Association, Inc., reserves the right to have a Board member, ordesignated representative present, or to visit the clubhouse during the rental. If therules and regulations are not being abided by, the member or representative willnotify the renting member for corrective action to be taken. If corrective action isnot taken, the event will be ended immediately.‣ No decorations or temporary fixtures may be affixed to the building or anyarchitectural feature with nails, tacks, staples, or any application that will causeirreversible damage. Tape is not permitted on any walls, glass or fixtures.Decorations must be discussed and approved prior to event. There is an additionalaccess fee of $50.00 to decorate the evening before event (if no schedulingconflict). Access will be granted at 5:00 p.m. the evening before and must bevacated by 10: p.m. If additional time is needed, there will be additional chargesfor the extended time.‣ All functions must end by 11:00 p.m. on weeknights and 1:00 a.m. on Friday orSaturday nights. The clubhouse and grounds must be cleaned to satisfactorycondition, vacated and locked no later than 12:00 midnight on weeknights or 2:00a.m. on Friday or Saturday nights.‣ If window or glass door breakage occurs, the renting member is responsible toimmediately notify the guardhouse, and for securing the premises prior todeparture.‣ Woodrun Association, Inc., is not responsible for any valuables or personalproperty left on the premises.

‣ Renting members may choose to employ an outside caterer, D.J., band,photographers, etc., for their event. All vendors are required to abide by allpolicies outlined in the clubhouse rental agreement/rules and regulations. All foodand beverages must be removed from the premises after the event. Waste food,ice and beverages may not be dumped onto soil or landscaping anywhere on thepremises by guests or catering staff. No catering equipment, décor or other itemsmay be left behind or stored on the property after an event unless priorarrangements have been made with the Woodrun office. Woodrun Association,Inc is not responsible for any lost, stolen or damaged equipment or items.‣ Any rental with participants under the age of 18 is required to have at least oneadult chaperon for every ten minors present during the event.‣ Lights and fans are to be turned off when the function is over.‣ CALL 911 FOR EMERGENCIES. BRING A CELL PHONE TO YOURFUNCTION AT THE CLUBHOUSE, NO PHONE IS AVAILABLE.
