Planning Schedule Date: 10/08/2004 units with an appropriate level of car parking and the site is capable of being reached by a variety of modes of transport, thus making it sustainable in transport terms. The design, scale, and size of the development is capable of being in keeping with the existing surrounding property and its wider setting. There are no areas of land which contain any significant features to be incorporated into the scheme and the development is capable of providing a variety of house types. Space is available for the parking of vehicles in accordance with the Council's adopted Vehicle Parking Standards and sufficient amenity space can be provided for private use of the occupiers of the property, in accordance with the Council's adopted standards as outlined in its Residential Design Guide. Policies R1 and R5 relate to matters relating to recreational provision and this can be provided within the development and secured outside the site via a Legal Agreement and a condition. The development can be seen to accord with the provisions of these policies. The same can be said with regard to Structure Plan policies RE1 and S.5 which again seek to ensure adequate provision is maintained for recreational facilities in the locality and in some instances enhanced. 2. The Local Highway Authority will require the developer to enter into a legally binding agreement to secure the proper implementation of the proposed highway works including an appropriate bond. 3. The proposed development shall be laid out and constructed strictly in accordance with the Gloucestershire County Council's 'Local Guidance and Standards' as contained in their document entitled 'Highway Requirements for Development' Issue No. 2. Copies of this document may be purchased from Gloucestershire County Council (Tel. 01452- 425559). 4. The proposed development will involve works on the highway and the developer is required to obtain the permission of Gloucestershire County Council's Divisional Surveyor for the Southern Area 01453-822193 before commencing those works. 5. The Highway Authority have a preliminary design for a Traffic Calming Scheme for the length of Nympsfield Road between Nortonwood and Barn Field Road, including a School Safety Zone and an amended Traffic Regulatory Order and the developer is advised to contact the Highway Authority before details are submitted to discharge the above recommended Traffic Calming condition. 6. The engineering details for the proposed roundabout shall include horizontal and vertical alignments, drainage, improvements to street lighting, signing and linning etc. 7. For the purposes of this permission the applicants submitted layout plan shall be disregarded, save for the matter not reserved for subsequent approval. 90

Environment Agency The Environment Agency has commented on the application in respect of remediation of any contaminated land, the submission of schemes for surface water disposal and foul drainage disposal, the use of SUD's techniques and adequate pollution prevention measures being put into place. Mr Charles Parry The County Archaeologist has requested a desk based assessment of the site and following the submission of this has no further requirements for investigation or recording. County Surveyor (Initial) The Highway Authority raises no objections subject to conditions which are attached to the recommendation.
