Reason: To ensure the tree concerned is not damaged and is retained for the long term. In the interests of amenity. 7. The development hereby authorised must not be commenced until details regarding the location and practicalities of temporary parking, temporary entrances, temporary accommodation and delivery/materials storage areas have been submitted to and approved in writing by the Head of Development Services. Reason: To ensure the trees and other natural features of the site which are shown as retained are not damaged, destroyed or otherwise compromised by the need to ensure implementation of the above to secure the approved development. 8. No siteworks shall commence until such time as a temporary car parking area for site operatives and construction traffic has been laid out and constructed within the site in accordance with details to be submitted to and agreed in writing by the Head of Development Services and that area shall be retained available for that purpose for the duration of building operations. Reason: To ensure the access roads in the vicinity of the site are kept free from construction traffic, in the interests of highway safety. 9. Surface water drainage shall be discharged via soakaways so long as it is clean and any other surface water shall be disposed of via discharge to a deep trap interceptor gully prior to discharge to any soakaway. The car parking bays at the Stadium part of the site shall be finished in gravel to allow direct drainage to the subsoil. Reason: 52

Prior to the commencement of building operations details shall be submitted to and agreed in writing by the Head of Development Services which demonstrate surface water run-off is not exceeded beyond current site conditions. Reason: To prevent the increased risk of flooding in accordance with Planning Policy Guidance Note 25 Development & Flood Risk (PPG25) and Policy G4 of the Stroud District Local Plan Revised Deposit Version (as amended June 2001). 12. Before the stadium part of the development is brought into use provision shall be made within the site for the disposal of surface water from the stadium site/access roads in accordance with details to be submitted to and agreed in writing by the Head of Development Services and the works as approved shall thereafter be similarly maintained. Reason: To ensure that surface water does not discharge onto the highway, in the interests of highway safety. 13. The development hereby permitted shall not be brought into use until works for the disposal of sewage have been provided on site to serve the development, in accordance with details to be submitted to and agreed in writing by the Head of Development Services, prior to the commencement of development. Reason: To ensure adequate provision is made for the disposal of sewage. 14. The Development hereby permitted shall not be brought into use until the new access leading from the Stadium to Nympsfield Road has been completed to at least base course level. Reason: In the interests of highway safety and to ensure a suitable access is constructed to the site for its construction.
