This approval of reserved matters relates to the siting, design, means of access and external appearance only. The reserved matter of landscaping is not included in this approval and will require a further reserved matters application. 3. The applicant's attention is drawn to the presence of protected species on the site and the need to obtain the relevant licence before commencement of any works. The applicant is advised to contact English Nature at Bronsil House, Eastnor, Nr.Ledbury, Herefordshire, HR8 1EP or via telephone on 01531 638500 for further guidance. Object: The apartment building is out of scale with the surrounding area. We propose that the 28 apartment block should have one storey removed. This would reduce the visual impact from the opposite side of the valley. A reduction in the number of dwellings would also reduce the pressure on street parking which will be inevitable given the number of spaces proposed for this site (33 - one space per each unit). On road parking could stretch from the Britannia Inn to the George Inn at Newmarket which would present a pedestrian hazard owing to the lack of pavement and lighting. At the Nailsworth end of the site, building into the bank would be necessary which could cause instability in the hillside. The traffic volume generated by 33 additional units would overload an already congested and sub-standard road and the junction between Old Market and Spring Hill. If there is no reduction in numbers we expect 30% to be affordable. Environment Agency No response received at the time of writing. Gloucestershire Wildlife Trust Comment that they hold no information regarding this site but suggest that if an ecological impact is suspected, a wildlife survey should be conducted. Mr Charles Parry Have no observations regarding this proposal. Severn Trent No response at the time of writing.
