<strong>MINUTES</strong> <strong>OF</strong> <strong>THE</strong> <strong>REGULAR</strong> <strong>MEETING</strong> <strong>OF</strong> <strong>THE</strong>SOUTHPARK HOMEOWNER’S ASSOCIATION NUMBER 2BOARD <strong>OF</strong> DIRECTORSJuly 19, 2011The regular meeting of the <strong>Southpark</strong> Homeowners’ Association Number 2 Board of Directors was calledto order on July 19, 2011 at 07:22 PM in the Association’s clubhouse by the President. Directors presentwere: Linda Lancaster, Sharron Dorenkamp, Bruce Johnson, Jim Ramsay, Nancy Jack, and Pat Cowdin.Chris Moulder did not attend. Our Property Manager Dale Lavene was also present. Kevin Lavene did notattend.The Secretary noted a quorum was present.Linda moved to approve the minutes of the June 21, 2011 regular meeting as written. Pat seconded, and itwas passed.During the Open meeting, several homeowners spoke. A concern was expressed about having life guardsand a request for a diving board at the pool. Dale Lavene will research the additional cost to cover this,and the liability issue. A homeowner had complaints about pool monitors not doing their job. Ahomeowner thanked Dale Lavene for his letter to a resident about the activity going on in their garage.Dale Lavene reported that 50% of the irrigation rotor nozzles have been replaced.Pat reported on our financials. We are done with the Morgan Stanly Smith Barney account. All moneyhas been moved out.Dale Lavene updated the Board on the 2896-D W. Long Circle work. The patio concrete and brick wallrepairs are almost completed.Dale Lavene discussed the progress on the Mineral Hill repairs needed because of the RTD bus accident.Also, the Insurance Company representing the driver of the vehicle that hit the RTD bus, has acceptedresponsibility for the accident. Dale has provided them with photos and estimates for the damage repairs.Dale Lavene reported the our Association Auditor Michele Giometti, has given him a 2010 audit roughdraft, which he will forward to Linda and Pat for the Finance Committee review. The 2010 tax return isincluded in this.Dale Lavene is preparing the 2012 budget rough draft for the Finance Committee to review in theirAugust meeting.Bruce made a motion to approve the appointment of members to the ACC. Pat seconded, and it passed.Three hearings were scheduled by Dale Lavene. The homeowner at 2972-D W. Long Drive submittedout of town circumstances, so Linda moved to grant an extension until September 30, 2011 for the wornand faded patio door to be refinished. Bruce seconded, and it passed. Dale Lavene reported that thehearing for the unpainted black cables on the rear of the unit at 2901-A W. Long Drive, needs to berescheduled. The homeowner at 2891-B W. Long Circle was a no show, so Linda moved to begin thefine process according to our Association documentation, for the unpainted cables and wires on the rearof the unit. Sharron seconded, and it was passed.1


Bruce reported our delinquencies. Linda moved to waive the late fees to 2970-E W. Long Drive, with thereminder that payments are due on the first of the month. Pat seconded, and it passed. Linda moved towaive the late fee for 2982-C W. Long Drive, but to pursue which bank did not process the payment in atimely manner. Pat seconded, and it passed. Linda moved to waive the late fees for one time only for2832-A W. Long Drive, and with the reminder that payments are due on the first of the month. Bruceseconded, and it passed.There was no old business.Dale Lavene reported that our newsletter articles will be: information about our Association’s 2011National Night Out celebration on Tuesday, August 2, 2011, unpainted satellite, internet, and televisioncables, monthly assessment payments are due on the first of the month, submit resumes to serve on ourBoard, upcoming neighborhood events like the annual Community Garage sale and Annual meeting,Recycle and go green information, and parking reminders.Dale Lavene presented the following for new business. The original signed proposal with Emerald IsleLandscaping to repair the sod damage, due to the RTD accident, was $1,139.00, however, this work wasmiscalculated and the actually contract price is $608.00. Dale Lavene submitted our Auditor, MicheleGiometti’s proposal of $2,300.00, plus out of pocket costs, for the December 31, 2011 audit and taxreturn preparation. Linda moved to accept the proposal from Michele Giometti. Pat seconded, and itpassed.Dale Lavene presented the EVP, Inc. proposal of $900.00 to make the necessary fence repairs around thepool area. Linda moved to accept the proposal. Bruce seconded, and it passed.Linda moved to pay our bills. Bruce seconded, and it passed.Linda moved to adjourn at 08:07 PM. Sharron seconded, and it passed.2
