AL BADIE GENERAL HOSPITAL AT ABU DHABIFOR M/S AL BADIE GROUP FOR TRADING & INVESTMENTSECTION – 1DELIVERY STRATEGYTo insure a successful delivery strategy of the project the following steps shall beimplemented upon the mobilization of the design team :1.0) DATA COLLECTION :All available data with AL BADIE GROUP (<strong>ABG</strong>), CYRIL SWEETT INT (CSI),METHODIST INT (MI), ABU DHABI MUNICIPALITY (ADM) and relevant StatutoryAuthorities will be collected and classified.2.0) ESTABLISH THE DESIGN BRIEF :The design team shall establish the design brief with MI & CSI. The design brief willbe used as the basis for developing the concept design.All space estimates provided by MI shall be validated by the consultant design teamand necessary adjustments for circulation, services, parking and green space shallbe added. The output of this exercise would be establishing the total GFA andnumber of levels required for the building.The cost consultant will then update the cost estimate based on the GFAestablished by the consultant.The Engineer of Record shall obtain the preliminary NOC’s from the concernedstatutory authorities and utilities providers.3.0) CONCEPT DESIGN ACTIVITIES :Upon receipt of the initial Clinical Service Model from MI / CSI the space planningshall commence based on the specialties and number of beds. Upon receipt of theComprehensive Clinical Service Model from MI / CSI the space planning shall berefined and finalized accordingly.The concept plans shall then be developed considering the operator requirements,statutory authorities requirements and the required areas for circulation, services,parking spaces and green spaces areas.SECTION – 1 : DELIVERY STRATEGYTECHNICAL RESPONSE PROPOSAL

EachConsultant meets on a regular basis during which time members from each office examine thetechnical aspects of the practice; review materials and systems used, available, and anticipated inthe industry; and conduct post-product evaluation of previous work. These activities result inprocedure, documentation, and recommendations that are implemented.Within each discipline (i.e. civil, architectural, structural, environmental systems, interiors) adepartment head is responsible for the technical accuracy of the work produced within thatdiscipline. These individuals oversee the quality management of specific projects andcommunicate through the activities of the TQM offices the most recent information relative totechnical practices, issues, and resolution.Quality Management Plan of ActionAll key personnel are assigned at the initiation of the project. The senior designer, ProjectArchitect, and project engineers are equal in authority and follow the project from inception tocompletion. This ongoing, interactive involvement by all disciplines is central to our consistentlywell coordinated projects.Each project uses pre-established Quality Management working tools, which are adapted withineach project. The objective of these project-tested and continuously improved tools is tostandardize the process as a means of minimizing variation of process and product and thuseliminating errors. These include both standard preparation guides and the following projectspecificdocuments:Technical Guidelines: This manual, which represents the experience accumulated during work onnumerous projects, is used by the project architect and project engineers as both a technicalreference and guide to office-wide procedures. These technical guidelines are an extensivechecklist based on many years of construction document phase experience. It is customized forspecific project requirements by the project architect / project engineers and, thereafter, used bythe discipline reviewer in the review process.Master Specification System: Based on CSI Master Specifications, the project specification is thesubject of intensive coordination by the discipline leaders to ensure consistency between drawingand specification.Project Design Guidelines: This is a custom document, which is prepared by the project architect,in narrative form, and describes the project's architectural, structural, and MEP systems. It isaugmented by code analysis, testing, inspection recommendations, and project assumptions. TheGuidelines (which are revised and issued at preliminary design, detailed design and end ofconstruction) is intended to communicate the basis of design of the project to the team and clientin clear, simple language and serve as the benchmark for the documentation efforts by the designteam.Keynote Notation: A system that the project architects and engineers employ based on the AIA's“Condoc Method” is a system of notation which, in lieu of standard notations on the drawings,employs alpha-numeric designations keying directly to the specification. Instead, it places this responsibility clearly inthe hands of the Project Architect that must establish these designations and ensure theircompliance on the drawings, as well as their coordination with the specifications.Interdisciplinary CoordinationThe coordination of information between and within disciplines is given the highest priority. Theengineering and architectural systems are developed concurrently and are continuouslycoordinated. In addition, they are reviewed at each milestone of document development forvolumetric and support relationships. During the Contract Document phase the Project Architectconducts weekly interdisciplinary working meetings which result in a "signed-off’ interdisciplinaryset and subsequently coordinated Contract Documents.Independent Checker ReviewsIn addition to design team coordination, senior technical personnel in all disciplines outside of thedesign team conduct an independent review of the documents. The review is documented,reported, and returned to the Project Architect. Review intervals are normally at preliminarydesign, and prior to issuance of final Contract documents.2.4 Schedule Control Systems:A Preliminary Schedule for the implementation of the Design and Construction Services isattached. This has been prepared using an intelligent computer-scheduling program (MS Projectand Primavera will be used in the tracking of the project). The work phases are brokendown into tasks and duration and resources allocated. Tasks are tied together so that any delay ina task will be recognized on the schedule as causing attendant delays in other related areas.Corrective action is then initiated to mitigate such situations.The schedule recognizes the necessity to obtain Employer approval at each phase submittal.This schedule is a summary schedule to demonstrate the relationship of the main tasks and toestablish durations for planning purposes. Once the project is initiated the roll up scheduleindicated will be expanded to show detailed tasks, responsibilities and required dates. Criticalactivities will be identified and tracked to ensure no delay.2.5 Computers and CADD:The design team is fully conversant with the development and application of computer systems forarchitecture and engineering.Our systems are used by all disciplines in all phases of a project. Applications include, urbanplanning, zoning analysis, project management, space programming, interior architecture, costestimating and complete construction documents.Structural and civil engineering modules are used for the design and analysis of structuralsystems, foundations, site work and grading. Modules used by building services engineersperform energy analysis, HVAC load calculations, mechanical equipment selection, and ductsizing and lighting design. While most CADD systemsare primarily drawing oriented, emulating the drafting process, our application of CADD facilitiesmethods which are building oriented in that it creates an integrated database defining the projectin all respects. This approach provides far benefits in terms of accuracy, coordination andcompleteness of the design. It also permits the exploration of a greater number of designalternatives.Ongoing background data exchange between the Client and various consultants and thecreation of facilities management databases for clients have almost become a routine taskon most projects. Throughout the process each team member maintains his ownorganization’s documentation. Periodically, all documentation is exchanged, coordinated,and consolidated into databases from which composite documentation is produced. Thisdocumentation is then used for review, client presentations, and architectural coordination.Ultimately all data is integrated into one database usable by all members of the team andthe client for facilities cooperation and maintenanceDatabases created during the design and construction document process can be tailored,filtered and translated for the special needs of other parties who need to use the data fordifferent purposes.
