QUEEN’S <strong>UNIVERSITY</strong> <strong>TENANCY</strong> <strong>AGREEMENT</strong><strong>THIS</strong> <strong>LEASE</strong> made in accordance with the RESIDENTIAL TENANCIES ACTBETWEEN:QUEEN’S <strong>UNIVERSITY</strong> AT KINGSTON(hereinafter called the “Landlord”)- AND -(hereinafter called the “Tenant(s)”)IN CONSIDERATION of the rents and agreements contained in this Lease, the Landlord andthe Tenant(s) agree as follows:RENTAL UNIT1. The Landlord will lease to the Tenant(s) and the Tenant(s) will lease from theLandlord the following rental unit (hereinafter referred to as the “Rental Unit”):244 SIR JOHN A. MACDONALD BLVD.,KINGSTON, ONTARIOK7M 5W9The Tenancy is for a fixed term beginning at 3:00 p.m. the 1st day of September 2008, andending at 12:00 NOON on the 31st day of August 2009.RENT2. The rent for the Rental Unit is $610.00 per month, payable in advance for the duration of thetenancy. The first payment is $610.00 on the first day of the term, and thereafter $610.00 permonth is payable on the FIRST day of every month.UTILITIES3. In addition to rent, the Tenant(s) shall be responsible for arranging for the service and forpayment of the utilities as indicated:YES NO-electric charges ( ) ( x )-water charges ( ) ( x )-heating charges ( ) ( x )The Tenant(s) shall be responsible for maintaining such service(s) in good standing for theentire term of this Lease:


TERMS AND CONDITIONS4. The parties shall abide by all covenants, terms and condition set out in the CommunityHousing Service TENANT HANDBOOK, STANDARD TERMS ANDCONDITIONS, incorporated as Schedule A of this Agreement.RULES5. The Parties shall abide by all rules and regulations set out in the Community HousingService TENANT HANDBOOK, STANDARD RULES and REGULATIONS,incorporated as Schedule B of the Agreement.AFFILIATION WITH QUEEN’S <strong>UNIVERSITY</strong> AT KINGSTON6. That the Tenant(s) and each of them meets the application criteria for the propertyspecified and affiliation with Queen’s University at Kingston or is a spouse or child ofsaid Tenant(s) and confirms that this status has not changed since the time ofapplication.DUPLICATE COPY7. Macdonald Blvd. is considered a UniversityResidence. Therefore, tenants may claim only $25.00 per year, per unit.b) The University does NOT track individual payments. Rent is recorded and billed per unit. Tenants areresponsible for tracking individual submissions. Household members are responsible for distributionof monthly payments if other than the total amount.c) Summaries are NOT provided by the Housing Office - only confirmation of residency and total amountspaid by the household.d) University leases are a ‘fixed term” and may not be cancelled. In each lease period tenants may have theoption to sublet the remainder of their current lease period.

The tenant must move out of the rental unit and remove all personal possessions on orInformation before the date specified on this agreement. If the tenant moves out according to this agreementand does not remove all their possessions, the tenant will have given up all rights to thesepossessions and the landlord will be allowed to dispose of them.2. The landlord may apply to the Landlord and Tenant Board for an order to evict the tenantwithout further notice.3. This agreement is void and the tenant does not have to move out if it was given to thelandlord at the same time the tenant entered into the tenancy, or if the tenant had tosign it as a condition of the landlord granting the tenancy.Exception: Agreements to terminate a tenancy can be entered into at the same time thetenant enters into the tenancy if the tenant is a student living in accommodationprovided by a post-secondary institution or by a landlord who has an agreement with apost-secondary institution to provide the accommodation.4. Both the landlord and the tenant should keep a copy of this agreement for their records.5. If the landlord or the tenant have any questions about the law related to terminating tenancies andhow it applies to this notice, they may contact the Landlord and Tenant Board at 1-866-342-6153.
