December 16, 2010Each December we look forward to a new year and wonder what <strong>the</strong> days andmonths will bring but even as we look to <strong>the</strong> future, we also take time to reflect on allthat we have to be thankful for from <strong>the</strong> passing year. As 2010 comes to a close, wewould like to share our list of things for which <strong>Camden</strong> can be thankful.1. For <strong>the</strong> first time in three years our markets have turned and areshowing steady improvement.2. AnniversariesTina Chiero Celebrates 20 <strong>Year</strong>sTina Chiero, Community Manager at <strong>Camden</strong> Summit,celebrated her 20th anniversary with <strong>Camden</strong> onNovember 26. Chiero started her career with <strong>Camden</strong> ata community called The Breakers in Las Vegas and <strong>the</strong>nwent to work at Rainbow Ridge, which is now known as<strong>Camden</strong> Bel Air. She managed <strong>Camden</strong> Bay Pointe and in2003 became <strong>the</strong> manager at <strong>Camden</strong> Summit. Chiero wasan ACE Award winner in 2008 and is very knowledgeableabout budgeting areas. She has a daughter, Rachael, andfour dogs named Jelly Bean, Tootsie Roll, Beau Beau, andBella. Chiero’s a devout supporter and member of <strong>the</strong>Prevention of Animal Cruelty. Corporate<strong>Camden</strong> Races for A Cure in HoustonSeveral corporate office employees participated in <strong>the</strong> SusanG. Komen Race for a Cure on Oct. 3 in Houston. <strong>Camden</strong>team members participated in <strong>the</strong> non-competitive race or walk,while Keith Oden, President and COO, Travis Oden, FinancialAnalyst, and Robert Alfaro, Marketing Production Coordinator,were <strong>the</strong> team’s only competitive racers. All three runnersfinished well—in fact, Keith did such a great job, he finishedthird in his division. The team raised $4,195 for breast cancerresearch, and Kristy Simonette, Senior Vice President of StrategicServices, served as team captain. The Houston race had morethan 35,000 participants.<strong>Camden</strong> employees and <strong>the</strong>ir friends and family memberswho participated in <strong>the</strong> Susan G. Komen Race for a Cure standtoge<strong>the</strong>r before <strong>the</strong> race begins.Corporate Office AdoptsHaltlands Families for <strong>the</strong> HolidaysTo celebrate <strong>the</strong> holiday season, this year <strong>the</strong> corporateoffice banded toge<strong>the</strong>r to support <strong>the</strong> Haltlands program.Sponsored by Volunteers of America, <strong>the</strong> Haltlands programoffers permanent housing to formerly homeless women and<strong>the</strong>ir families as <strong>the</strong>y transition from a residential programto <strong>the</strong>ir own private apartment homes.The Haltlands program is <strong>the</strong> next step toward selfsufficiencyonce residents successfully complete substanceabuse treatment. The program allows residents to continueon <strong>the</strong>ir path to recovery by combining independent livingwith <strong>the</strong> continued support of VOA case management andaftercare services. Haltlands residents are expected to seekand obtain employment or participate in school or jobtraining activities. Those who are employed pay a portionof <strong>the</strong>ir rent as a way to promote personal responsibility.<strong>Camden</strong> adopted 23 Haltlands residents for <strong>the</strong> holidayseason. Some are single women and some have families.Each resident completed a short wish list for herself orher children, with many asking for only <strong>the</strong> most basicnecessities such as kitchen utensils, bedding, warm clo<strong>the</strong>s,and children’s toys.Each corporate department adopted one or morefamilies, and <strong>Camden</strong> employees set to work fulfilling andexceeding holiday wishes. Gifts for <strong>the</strong> adults were wrapped,but gifts for <strong>the</strong> children were left unwrapped so each mo<strong>the</strong>rcould wrap her own children’s gifts. DEPARTMENTAL NEWScorporate<strong>Camden</strong> Raises Money for United WayFor almost a decade, <strong>Camden</strong>’s corporate office employees havecontributed to <strong>the</strong> United Way of <strong>the</strong> Greater Houston Area. Theoffice’s contributions have improved lives, tackled key communityissues, and have made a lasting difference within <strong>the</strong> community.This year, <strong>Camden</strong> raised more than $25,600. Thanks, corporateoffice, for your leadership and support!<strong>Camden</strong> Celebrates Halloweenwith Cartoon ThemeAn assortment of cartoon characters showed up at <strong>Camden</strong>’sHalloween contest this year. Every department was challengedwith picking a cartoon and entering <strong>the</strong> characters, alongwith a short skit, into <strong>the</strong> contest. Contestants were judgedon looks, creativity, showmanship, and <strong>the</strong> relation of <strong>the</strong>irpresentation to <strong>Camden</strong>. Cartoons for each departmentwere 101 Dalmatians, Accounting; Scooby Doo, BusinessServices; Justice League, Construction; Scooby Doo, Finance;Sesame Street, HR; Monster Mash, HROC; Popeye, IT/BSC,and The Flintstones, Marketing/Contact Center.Popeye proved his strength as <strong>the</strong> IT/BSC team wonfirst prize—a pizza party for <strong>the</strong>ir departments. The winningteam’s skit showed how <strong>the</strong> characters can be successful as ateam and also showcased Administrative Assistant StephanieDhonau’s excellent impersonation of Olive Oyl. In <strong>the</strong> skit,Olive’s computer crashed. When nei<strong>the</strong>r Wimpy (Mat<strong>the</strong>wGridley, IT Contractor) nor Bluto (Rahul Shah, ProgrammerAnalyst) helped, <strong>the</strong> BSC (Carla Obara, Support Analyst) camealong with Popeye (Pango Pangilinan, Systems Administrator),who fixed <strong>the</strong> problem and became Olive’s hero.Corporate Company Picnic BringsAfternoon of Good Food, EntertainmentThe <strong>Camden</strong> corporate office enjoyed an afternoon of fun at<strong>the</strong> annual company picnic at Regal Ranch in Stafford, Texas.Aside from <strong>the</strong> delicious food, <strong>the</strong>re was plenty of entertainment,including face painters, airbrush artist tattoos, a palm reader, atarot reader, a magician show, a moonwalk, a rock wall, and aperformance by <strong>the</strong> <strong>Camden</strong> Birds. Employees also could enterinto a door prize drawing to win prizes like an Xbox, assortedgift cards, Blu-ray disc players, and a flat screen TV.The highlight of <strong>the</strong> picnic, however, was <strong>the</strong> Pros vs. Joeskickball game. The Pros team, which is <strong>the</strong> <strong>Camden</strong> team thatplays in a local kickball league, challenged <strong>the</strong> Joes, a teamthat included Keith Oden, President; Ric Campo, Chairmanand CEO, and Malcolm Stewart, COO. Keith and his son TravisOden, Financial Analyst, were also pitted against one ano<strong>the</strong>ras each acted as <strong>the</strong>ir team’s captain. DEPARTMENTAL NEWSconstruction<strong>Camden</strong> Celebrates Opening of 2424 Sakowitz,Donates Books for <strong>Property</strong>’s Library<strong>Camden</strong> joined in <strong>the</strong> celebration for <strong>the</strong> opening of2424 Sakowitz, a 166 unit SRO property in Houston onOct. 28. <strong>Camden</strong> Builders, Inc., built <strong>the</strong> property for NewHope Housing, a nonprofit organization that develops andmanages single-resident occupancy properties for peoplewho live on very limited incomes. 2424 Sakowitz is alsoan environmentally friendly property. It received a LEEDfor Home Platinum rating, <strong>the</strong> first multifamily property toachieve that designation in <strong>the</strong> state of Texas. Some of <strong>the</strong>green initiatives on-site include high efficiency HVAC andwater heating systems, low-VOC paint and sealants, <strong>the</strong>use of local and recycled products, and recycling 88 percentof all construction waste. Louis Green, Project Manager;Elizabeth Bryson, Assistant Project Manager; Trang Do,Administrative Assistant; Ernest Bell, Superintendent; MarvinStasny, Construction, and Bobby Rivers, Vice President of<strong>Camden</strong> Builders, all assisted with <strong>the</strong> project.<strong>Camden</strong> employees also enthusiastically answered <strong>the</strong>call to help collect books for <strong>the</strong> residents of 2424 Sakowitzduring <strong>the</strong> month of September. Employees in <strong>the</strong> corporateoffice donated hundreds of books, enough to fill up a newlibrary on <strong>the</strong> property.Elizabeth Bryson, Assistant Project Manager, and Louis Green,Project Manager, help celebrate <strong>the</strong> opening of 2424 Sakowitz.STRategic servicesPhase 2 of <strong>Camden</strong>’s Website (camdenliving.com)Scheduled to Debut in Spring 2011Modifications are now underway to enhance and updatecamdenliving.com; <strong>the</strong> original redesigned camdenliving.com was launched in December 2008. The enhancementswere presented to focus groups, which are a form ofqualitative research in which a group of people are askedabout <strong>the</strong>ir perceptions, opinions, beliefs and attitudestowards a product, service, concept, advertisement, idea,or packaging. These groups were comprised of prospectsand residents, all of whom were asked questions in aninteractive group setting. After review by <strong>the</strong> focus groups,some modifications were made to <strong>the</strong> new designs toaccommodate <strong>the</strong>ir feedback.Some of <strong>the</strong> new enhancements to camdenliving.cominclude a search by property name feature. O<strong>the</strong>r changesinclude enhanced map functionality, community and/or regional ads, filtering by neighborhood, bedrooms,bathrooms, price and pet-friendliness. DEPARTMENTAL NEWSSTRATEGIC SERVICES<strong>Camden</strong> Contact Center Gains ImportantProcess, Increases Closing ConversionsThe <strong>Camden</strong> Contact Center received <strong>the</strong> functionality fromRealPage in November to be able to generate and email pricequotes to prospects. This is a critical addition to <strong>the</strong> ContactCenter that will fur<strong>the</strong>r help support on-site operations and <strong>the</strong>sales process.The CCC is also excited to announce an increase in <strong>the</strong>team’s closing conversions. <strong>Year</strong>-to-date, <strong>the</strong> CCC has closed46 percent of guest cards into appointments. During September,October, and November, <strong>the</strong> CCC averaged a fantastic 50percent closing conversion.Members of <strong>the</strong> <strong>Camden</strong> Contact Center answer phone callsand emails throughout <strong>the</strong> day.Social Networking Leadership TeamMeets for Blogging BootcampThe Social Networking Leadership team met in Houston duringOctober for a blogging bootcamp. The SNL team went throughan intense two-day course that included media training by<strong>Camden</strong>’s public relations firm Gallen.Neilly & Associates, aswell as a crash course in branding, search engine optimization,and journalism. DEPARTMENTAL NEWSHUman resourcesInternal Customer Survey ResultsShow Highest Scores in HistoryThe 2010 Internal Customer Survey results are in andcongratulations are in order. You were asked about <strong>the</strong> serviceyou receive as an internal customer, and based on your responses,internal customer service has improved in every department. Yourdepartment’s leadership group will share details with you in <strong>the</strong>next few weeks.The Overall Company Loyalty Index measures how you feelabout <strong>Camden</strong>. The index includes responses on your overall jobsatisfaction, your willingness to recommend <strong>Camden</strong> to o<strong>the</strong>rs,and how you feel about <strong>Camden</strong> in general. This year’s scoreis 92 percent—<strong>the</strong> highest score in our history—and up from 88percent in 2007.For 2010, all <strong>Camden</strong> employees were surveyed andnearly 1,300 of you replied. That’s a 73 percent response rate.Previously, only employees with corporate email addresses wereable to participate in <strong>the</strong> survey. As in past years, your feedbackdirectly impacts our continued success and improvement. Thankyou for your input!<strong>Camden</strong> Invests Todayin <strong>the</strong> Leadership of TomorrowOver <strong>the</strong> past four years, <strong>Camden</strong> has awarded 178 collegescholarships to children of <strong>Camden</strong> employees totaling$638,868. Recipients receive up to $2,000 per semester,or $4,000 per year for undergraduate study at a four-yearcollege or university; or up to $1,000 per semester, or $2,000per year for study at a two-year community college.Children of <strong>Camden</strong> employees who are high schoolseniors or undergraduate students under <strong>the</strong> age of 25 andwho have at least a 2.5 grade point average on a 4.0 scalemay apply for scholarships. The parent or guardian mustbe a full-time <strong>Camden</strong> employee who has completed twoyears of active employment.<strong>Camden</strong> has designated <strong>the</strong> Greater HoustonCommunity Foundation as administrator of <strong>the</strong> scholarshipfund. Each volunteer was given latexgloves, a one-inch disposable foam paint brush, a cup of blackoil-based paint, instructions, and a team rally cry. The team spent <strong>the</strong> afternoon at <strong>the</strong> Clanton RoadDistrict Park with <strong>the</strong> parks and recreation team, completing avariety of tasks that included painting benches, painting picnictables, trimming trees, hauling away dead branches, pickingup trash, and spreading an entire tractor trailer load of mulcharound trees and plant beds. The <strong>Camden</strong> team enjoyed <strong>the</strong>time <strong>the</strong>y spent toge<strong>the</strong>r helping <strong>the</strong>ir community. Over <strong>the</strong> past five years, <strong>Camden</strong> has donatedapproximately 2,400 pounds of food. The St. Louis AreaFood Bank is a food distribution center for organizationsthat feed hungry people within a 100-mile radius thatspans both sides of <strong>the</strong> Mississippi River, including14 counties in eastern Missouri and 12 counties insouthwestern Illinois. This makes it <strong>the</strong> largest hub forfood distribution. Food bank volunteers ga<strong>the</strong>r anddistribute nearly 12.6 million pounds of food each yearto more than 450 food pantries, homeless shelters, soupkitchens, and emergency feeding programs; <strong>the</strong>ir effortsfeed an estimated 44,000 St. Louis area residents perweek. All eight communities were given a task toparticipate in a food drive at <strong>the</strong>ir community. The combined goalwas to collect a total of 500 pounds of food within one month. Theteam weighed <strong>the</strong>ir food on Nov. 16 at <strong>the</strong> Capital Area Food Bankof Texas and ended up providing <strong>the</strong> food bank with 790 poundsof food, which is roughly 632 meals. REGIONAL NEWSIROCIROC Completes Operation GratitudeIROC adopted a Marine Air Ground Task Force inAfghanistan called <strong>the</strong> Flying Tigers. The region beganshipping <strong>the</strong> needed/requested items to <strong>the</strong> Flying Tigersat Halloween and recently sent more than 20 boxes atThanksgiving. The group is currently filling boxes for <strong>the</strong>Christmas shipment. IROC divided <strong>the</strong> Flying Tigers’ listbetween <strong>the</strong> IROC communities, all <strong>the</strong> items on <strong>the</strong> listwere purchased. A local YMCA branch joined <strong>Camden</strong>’semployees and residents efforts by sending handwrittennotes and pictures as well as food items. The IROC Regionaloffice also invited building tenants to support <strong>the</strong> effort withdonations. The overwhelming response resulted in 14 boxesfilled by <strong>the</strong> generous donors. Last year, Lauri Phillips, LeasingCoordinator at <strong>Camden</strong> Harborview, walked <strong>the</strong> CHOC Walk,only to be diagnosed with cancer this year. The week before thisyear’s walk, Phillips learned that she was cancer-free. <strong>Camden</strong>employees raised $1,500 for <strong>the</strong> cause. $300 of that was raisedby Roxanne Galvan, Leasing Consultant at <strong>Camden</strong> Old Creek,and her three-year-old son Gabriel. Dogsand <strong>the</strong>ir owners from all over Las Vegas and Hendersonparticipated in dog-friendly events and contests. <strong>Camden</strong>had a booth set up to promote its pet-friendly communities.<strong>Camden</strong> volunteers gave out frisbees and had dogs lining upfor a chance to wear <strong>Camden</strong> bandanas.<strong>Camden</strong> Las Vegas Participatesin Duck DerbyThe Las Vegas team promoted <strong>Camden</strong> during <strong>the</strong> 2010 Duck Derby.The Foundation for Positively Kids hosts <strong>the</strong> Duck Derby every year toraise money for sick children that are in need of medical assistance.People can purchase a duck and are given a chance to win a varietyof prizes. All proceeds go to <strong>the</strong> foundation. The <strong>Camden</strong> Tampa teamdonated $3,000 to assist <strong>the</strong> department with purchasing <strong>the</strong>dog, who will undergo eight weeks of intensive drug detectiontraining with his supervising officer.
