LOCATIONArdersier is located in the Scottish Highlands approximately 14 miles from the city of Inverness and 2 miles from Nairn. Scotland’s other majorcities are easily accessed by a well serviced road, rail and air network. Glasgow, the industrial and cultural hub, is located 170 miles to the southwestof Ardersier. Edinburgh, the capital of Scotland, lies 160 miles to the south-east and Aberdeen, the oil capital of Europe, lies 95 miles to theeast.Inverness City is the administrative centre for the Highland council area, and is regarded as the capital of the Highlands of Scotland. Inverness isEurope’s fastest growing city with a quarter of the Highland population living in or around the city and is ranked fifth out of 189 British cities forits quality of life, the highest of any Scottish city.Inverness Airport is located only 4 miles to the west of Ardersier. The terminal administers over 330 scheduled flights per week to a variety ofdestinations throughout the UK and Europe.Access to Ardersier is taken directly from the A96 Trunk Road between Inverness and Nairn on to a well-constructed link road which previouslyserved the former fabrication yard. The first section of this road has been adopted by the Highland Council with the remaining section taken toadoptable standard and is in the main exclusive to the Ardersier development.PORT OF ARDERSIERABERDEENDUNDEEGLASGOWEDINBURGHPORT OF ARDERSIERThe Highlands and Islands have a population of 400,000 and an area of 37,050 sq km. Inverness is the largest settlement with more than 70,000people, while the Inner Moray Firth (Nairn, Dingwall, Alness and Invergordon) contains approximately 40,000 people, or nearly 10% of theHighlands and Islands population. With such a dispersed population, 61% of Highlands and Islands residents live in rural areas or settlements offewer than 5,000 people. If recent trends continue, the population of the Highland Region is expected to grow by 11% by 2031. The highest ratesof projected growth are in Inverness and Nairn.The region has transformed itself to one where modern communications and infrastructure have much improved the quality of life for businessesand residents. The economy is rooted in the traditional base of primary industries, namely agriculture, forestry and fishing. The manufacturingsector is diverse and is typified by small and medium enterprises and micro-enterprises. A strong and significant manufacturing sector includesnumerous companies involved in medical products, pharmaceuticals, electronics, life sciences, renewable energy and the traditional sectors suchas oil-related engineering and textiles. Inverness also has a very strong service sector, encompassing retail, public sector, professional services andtourism.


DESCRIPTIONArdersier extends to 138 hectares (340 acres) including a 1000 meter long deep water harbour which is protected by naturally occurring longsand and shingle spit, salt marsh and dunes.The site is the former McDermott Fabrication Yard constructed on land that was reclaimed from the foreshore in the 1970’s for the fabricationand construction of off-shore platforms for use in the North Sea gas and oil industry.The spit, known as Whiteness Head, shelters a harbour that lies between the spit and the main part of the port and development area of thesite. The majority of the site was reclaimed using dredged sand that was levelled behind a steel pile retaining wall, at approximately 4.5m aboveordnance datum.The site is bounded by the Moray Firth to the north, an area of sand dunes and tidal mudflats to the west, Carse Wood to the south, and anundeveloped area of sand and mudflats, known as Carse of Delnies, to the east. To the southwest of the site lies the boundary of Fort Georgeowned by the Ministry of Defence.At its height the fabrication yard employed approximately 4,500 people, it was operational for almost 30 years closing in 2001.RENEWABLE ENERGYArdersier has been identified within Scottish Enterprises’ National Renewables Infrastructure Plan (N RIP) as a port location for offshore windmanufacturing, installation staging and operations and maintenance for the Moray Firth arrays.The site extending to 138 hectares(340 acres) offers sufficient scale toaccommodate all the processes in acoordinated cluster.Benefitting from a harbour wall1000m long the site may alsoaccommodate other North Seaenergy related fabrication, storageand O&M operations.PLANNINGAs part of the overall planning processthe owners applied to the ScottishParliament for a Parliamentary Orderto create a new Harbour Authority.In November 2008 the WhitenessHarbour Revision Order was granted.The current owners are presentlyenaged with the planning authoritiesin order that site and harbour are fullyconsented to provide a strategic portcentricsite predicated on the offshorerenewable energy industry (OREI).This will include manufacturing,handling, storage and maintenancesupport of a specialized growthsector. The port facilties are particularand unique to the offshore wind andtidal energy sectors which will bringlong-term security and predictabilityof business activity together withemployment to the area. The sectorplan is strongly supported by theScottish Government and the relevantagencies such as the Highlands andIslands Enterprise.
