98Wembley Area Action Plan - Proposed Submission Version10 Response to climate changemust be applied.Proposals will need todemonstrate how flood risk is reduced bysequential layout of the site and form ofdevelopment.All proposals for development inFlood Zones 2 and 3a&b will require a fullFlood Risk Assessment (FRA). Proposals inFlood Zone 1 which are over 1 hectare in sizewill also require a site specific FRA.Development proposals in the area abovemust demonstrate that there will be no net lossin floodplain storage nor an increase inmaximum flood levels, within adjoiningproperties as recommended by Brent'sStrategic Flood Risk Assessment Report Level1 (2007).Developments will be required to implementSUDS to ensure that runoff from the site (postredevelopment) does not exceed Greenfieldrunoff rates.In order to reduce surface waterflood risk in the area, all major proposals willbe required to apply SUDS in accordance withBrent Surface Water Management Plan.Developers will also be required todemonstrate whether there is sufficientcapacity both on and off site in the foul sewernetwork to support development.
