Wembley Area Action Plan - Proposed Submission Version55Business, industry and waste 5Wembley Stadium Business Park5.10 Although little business (B1) developmenthas come forward since the business parkdesignation was established in the UDP 2004, itremains a good option for promoting regenerativedevelopment of run-down parts of the industrialestate. In this way modern premises can beprovided which can boost job generation locally aswell as improving the environment and townscapeon the main access route to the Stadium and toWembley City. It is now considered, however, thata more realistic designation is that shown on theProposals Map extract below. This reduces thearea to that bounded by First Way and Fourth Way,and allows for more general industrial, distributionand open storage or waste management uses tolocate to the north and east. Not only are wastemanagement uses considered incompatible withbusiness park development but their potentialimpact upon regeneration can be minimised bylimiting them to the estate further away from keyregeneration sites. It is, therefore, <strong>app</strong>ropriate tolimit such uses within the area designated asbusiness park.WEM 9Wembley Stadium Business ParkRedevelopment for business use of the areaeast of the Stadium, as shown on theProposals Map, will be encouraged.Development attracting large numbers of tripsshould contribute towards transportimprovements <strong>app</strong>ropriate to the scale of theproposed development.Development for waste management, andrelated uses such as aggregate storage andtransfer, will not be <strong>app</strong>ropriate in this area.The relocation of such uses from within thebusiness park area will be encouraged.Picture 5.2 Towers Business Park, Carey WayOfficesPicture 5.3 Brent House, Wembley High Road5.11 Increasing the number of jobs available inWembley is a key element of the vision andobjectives for the area and this is reflected in thetargets for new jobs in both the London Plan andthe Core Strategy. Wembley has excellent publictransport access and availability of developmentland. According to the latest assessment ofdemand, the 201209 London Office Policy Review,there will be a lower growth in office basedemployment will continue to grow in London in thefuture. It is anticipated this will result in office stockrenewal rather than net expansion. althoughhistoric performance has shown that employmentgrowth has not translated into office floorspacedemand. It is likely that there will be little demandfor new purpose-built offices at Wembley for theforeseeable future and, as a consequence, othertypes of development are likely to drive jobcreation.
