Applicant’s representation dated 13-12-2012.------ oooooo ------O R D E R:The applicant vide reference 7 th cited, M/s. S.K.S. Assoociates represented by Sri G. Raja Reddyof Tirupati have applied for final layout permission in Survey No. 864, 868, 871, 872, 877, 878, 880, 881,882, 885, 886 (P) and 887 (P) of Chandragiri village and mandal in an extent of 21.33 acres. The matterhas been examined and the final layout plan hereby approved under Section 14 of A.P. Urban Areas(Dev) Act, 1975, and the applicant is hereby permitted to sell the plots which were mortgaged to TUDAvide Relinquishment Deed No. 4669 dated 13-12-2012 at Sub Registrars office, Chandragairi, i.e., anextent of 9984.81 sq.yds subject to the following conditions.1. The roads have been taken over by the local authority by gift deed as informed by the localauthority vide reference 5 th cited.2. After handing over of the roads to the local body, deed of relinquishment with reference tomortgaged plots ie., Plot Nos. 1, 2, 123 to 126, 257 to 262, 11 to 14 and 29 to 32 in L.P. No.11/G1/2012, dated 13-12-2012 was executed vide reference 6 th cited.3. Every Building site shown in the sanctioned plan L.P.No.11/G1/2012 shall be utilized for theconstruction of any dwelling house and no shop, godown/industry, or any other building which isnot ordinarily connected with dwelling shall be constructed in the plots. No building shall beconverted to any other than to which it has been permitted for.4. The total built up area in an individual plot shall be within the stipulated building set backs andother building requirements required as per rules regulations in force.5. The building lines and the street boundary for the respective street shall be adopted as shown inthe sanctioned layout plan L.P.No.11/G1/2012 while considering the building permission, andwhen site abuts more than one street, the building line shall be enforced in respect of all streets.6. This layout has been provided with WBM roads, cross drainage works and other civic amenities.The local body shall ensure proper and effective maintenance of the said services and imposeany further conditions for their usage and maintenance.. . . 2 . .


.. 2 ..7. The local authority shall ensure that the roads which are provided with necessary plantation andgreenery shall be maintained by the local authority.8. This permission of layout plan shall not be used as proof of the title of the land.9. Proportionate betterment charges from the individual plot owners shall be collected for provisionsof amenities and facilities in the layout.10. The sanction of layout plan shall not mean responsibility or clearance of the following aspects.a. Title or ownership of the site.b. Easement rights.c. Variation in area from recorded areas of plot.d. The site/area liable to flooding as a result of not taking proper drainage arrangements as pernatural slope of the land etc.e. Other licenses or requirements or clearances required for the site under various other laws.Sd/- Ch.
