I have personallymanaged to complete university, move to Prague froma small town, leave for my favourite Ireland for a year andobtain and collect many professional and personal experiences.As you can see it is relatively a long time and it isjust the fifteenth anniversary that our <strong>BB</strong> <strong>Centrum</strong> celebrates<strong>this</strong> year. We are ple<strong>as</strong>ed that you are satisfied. We have<strong>this</strong> information from satisfaction surveys that we carry outamong renters so that we can respond appropriately andkeep improving your working environment. squalid part of Prague 4, w<strong>as</strong> the buildingC, designed by architect Jan Aulík.The western part of the <strong>BB</strong> <strong>Centrum</strong>w<strong>as</strong> finished in 1998, exactly 15 yearsago, and the Hewlett-Packard companylocated its seat there. And hardlyanybody, perhaps with the exception ofRadim P<strong>as</strong>ser, who had been devisinghis ambitious plans for the changes in<strong>this</strong> locality since 1993, could imaginethat the largest complex of its kind inthe Czech Republic would be createdthere in a few years’ time. But maybeeven Radim P<strong>as</strong>ser could not imaginethen to what extent and shape his originalvision would grow..."When I, twenty years ago, that is, inautumn 1993, started to take seriouslyfor the first time the plan of us implementingthe project called <strong>BB</strong> <strong>Centrum</strong>in the Prague quarter of Michle, I had noidea - frankly speaking - to what extent<strong>this</strong> vision may grow. Years later, I, <strong>as</strong>a religious person, may say that the Lordsurp<strong>as</strong>sed my original concept in multipleways,“ recalls Radim P<strong>as</strong>ser the beginningsof the <strong>BB</strong> <strong>Centrum</strong> and his plans.Daring plans were gradually, thanksto P<strong>as</strong>ser‘s visionary skills and perseveranceand, naturally, thanks to hisexcellent colleagues, becoming reality.In 1999, shortly after the buildingC w<strong>as</strong> finished, another administrativebuilding from the architect Aulík‘s studiow<strong>as</strong> erected in the still budding <strong>BB</strong><strong>Centrum</strong> - <strong>this</strong> time it w<strong>as</strong> the buildingB, which w<strong>as</strong> to become the seat of GEMoney Bank.The year of 2002 witnessed an extensiveexpansion of the <strong>BB</strong> <strong>Centrum</strong> –then administrative buildings A and D<strong>as</strong> well <strong>as</strong> Office Park were completed.And <strong>this</strong> w<strong>as</strong> also the year when the <strong>BB</strong><strong>Centrum</strong> began offering apartments forthe first time: the Residence <strong>BB</strong> <strong>Centrum</strong>with 35 flats w<strong>as</strong> completed byP<strong>as</strong>serinvest Group on the premisesof the complex. The inhabitants of theResidence building, another productof the studio of Jan Aulík, appreciatedespecially the elaborate layout of individualapartments and the stylish andfunctional terraces. Thanks to its locationin the vicinity of the Baar park andthe perfect "protective shield", formedby completed administrative buildingsA, B and C, the Residence <strong>BB</strong> <strong>Centrum</strong>is a perfect place for life in the city, theplace being calm and not <strong>as</strong> busy <strong>as</strong>other quarters.While implementing its projectsin the <strong>BB</strong> <strong>Centrum</strong>, PASSERINVESTGROUP h<strong>as</strong> been cooperating with lea-ding Czech architectural studios. Thebuilding A w<strong>as</strong> designed by architectsMartin Krupauer and Jiří Stříteckýfrom Ateliér 8000, the building D w<strong>as</strong>designed by Petr Kordovský from Kordovská+ Kordovský architekti studioand Office Park is yet another projectby Jan Aulík from studio AULÍK FIŠERARCHITEKTI.Moreover, in November 2002 RadimP<strong>as</strong>ser received the Award for Excellence,a prestigious prize grantedevery year by the Association for theDevelopment of the Estate Market withinthe framework of Best of Realtycompetition.There w<strong>as</strong> then almost one new arrivalevery year into the family calledthe <strong>BB</strong> <strong>Centrum</strong>…. In 2003 the Alphabuilding w<strong>as</strong> completed and two yearslater, in 2005, the Beta building. Thenthe construction of the Gamma buildingw<strong>as</strong> started (completion in 2006),along with the building E (approved<strong>as</strong> completed in 2007) and anothernon-administrative project – the NewBrumlovka. There is more to life thanjust work and that is relaxation andentertainment. New Brumlovka w<strong>as</strong>erected on the former location of theBrumlovka sports hall on Vyskočilov<strong>as</strong>treet. Nowadays the ground floorof New Brumlovka, completed andapproved in 2007, houses rich and fullyequipped shopping p<strong>as</strong>sages and restaurants.A major part of the secondfloor and the entire third floor are usedby one of the most modern wellness1998 – construction of building C1999 – construction of building Band fitness centres in the Czech Republic, the Balance ClubBrumlovka. And the New Brumlovka building w<strong>as</strong> again b<strong>as</strong>edon a design signed by the studio that had built so manyfirst rate buildings before - the studio AULÍK FIŠER ARCHI-TEKTI.But let us study the building E a little bit more - a uniqueconstruction located in the north-west part of the <strong>BB</strong> <strong>Centrum</strong>.It w<strong>as</strong> the building‘s close vicinity to the Prague arterialroad which called for a solution that would deal withthe noise coming from the throbbing road. It w<strong>as</strong> again thearchitect Aulík who took <strong>this</strong> t<strong>as</strong>k upon himself: his studioprovided the building E with a system of zigzagging frontagesmostly composed of noise-absorbing materials.Another building to be erected w<strong>as</strong> the FILADELFIE building,nowadays the dominant structure of the entire <strong>BB</strong> Cen-6


<strong>BB</strong> <strong>Centrum</strong> celebrates 15 yearstrum, followed by the construction of the Community centre.FILADELFIE, the construction of which started in May, 2008,towers over streets Želetavská, U Pomníku and U Michelskéškoly, in the vicinity of buildings B, C and E. Similarly <strong>as</strong>many other buildings in the complex, it also carries ple<strong>as</strong>antgreen terraces on its rooftops that provide space for relaxing.However, the terraces on the roofs of FILADELEFIE are locatedhigher than the tops of the other buildings and thereforeoffer a unique and impressive view of Prague. This buildingw<strong>as</strong> designed by a new company among the studios thatparticipated in the construction of the <strong>BB</strong> <strong>Centrum</strong> - architecturalstudio DaM. This project, completed in summer of2010, enhanced the offer of administrative are<strong>as</strong> in the <strong>BB</strong><strong>Centrum</strong> with another 30,500 square meters and its shoppingp<strong>as</strong>sage contributed to the rich network of shops andservices that had developed in the <strong>BB</strong> <strong>Centrum</strong>.The charming Baar park, rich in arranged vegetation, w<strong>as</strong>established next to FILaDELFIE. The park is equipped witha number of unconventional attractions designed for entertainment,movement and free time. One structural element- the water fountain - will certainly catch your eye; it givesthe complex one extra dimension.The Baar park borders on another residential project builton the premises of the <strong>BB</strong> <strong>Centrum</strong> and completed in thespring of 2012. This is the Residential park Baarova, an attractiveblock of flats providing new flats to be bought orrented. The complex w<strong>as</strong> constructed in the area delimitedby the Baar park, Baar street and Telčská street and iscomposed of three separate buildings that encircle a modernyard with an internal garden. Each residential buildingmay be accessed from the streets and from the adjacentBaar park. The Residential park enriched the locality with139 above-standard apartments in categories from 2 rooms+ kitchenette to 6 rooms + kitchenette, with are<strong>as</strong> rangingfrom 50 to 170 square metres.Another separate chapter in the book about the <strong>BB</strong> <strong>Centrum</strong>could tell the story of completely non-commercial buildingson the premises. These structures document the responsibilitythat P<strong>as</strong>serinvest Group feels towards the society and theenvironment. These include the imposing Baar park, whichwe have already mentioned, <strong>as</strong> well <strong>as</strong> the Community Centreand Eliáš, a kindergarten and primary school under oneroof. The building of the Community Centre is divided intotwo main parts – one is formed by a spacious hall meantfor religious services, cultural events and lectures, the secondpart houses the kindergarten with a canteen and twoapartments. The Centre organizes various courses and seminars,concerts, exhibitions, social and charity programmes,regular church services and the study of the Bible. The Elijáškindergarten, b<strong>as</strong>ed on Christian principles, provides pre--school education and entertainment to children up to sixyears of age. Children may also learn the b<strong>as</strong>ics of Englishhere or join some of the number of hobby courses available.The Christian primary school Elijáš, with cl<strong>as</strong>ses from the 1stto the 9th grade, h<strong>as</strong> been fully operational since September2010 after the original school building located in U Michelskéškoly street had been fully reconstructed.20025. květn<strong>as</strong>o-called Energy efficiency certificatefor buildings. The certificate shows theenergy efficiency of a building in question.Besides <strong>this</strong> certificate, buildingsmay also be granted the ecological certificate.The Beta building in the <strong>BB</strong> <strong>Centrum</strong>h<strong>as</strong> been awarded the BREEAMcertificate for ecological buildings,while the FILADELFIE buildings h<strong>as</strong>obtained the prestigious certificate20075. květnaBREEAM In Use (BIU), with the cl<strong>as</strong>sification„good“. And following its greenstrategy, PASSERINVEST GROUP h<strong>as</strong>similar intentions with two otherbuildings - the building Delta and thebuilding G. Other buildings in the <strong>BB</strong><strong>Centrum</strong> have also been designed toconform to set parameters, and so if we<strong>as</strong>ked for the certificate they would getit.Green <strong>BB</strong> <strong>Centrum</strong>Since 2009 all new buildings or reconstructed structures locatedin the territory of the Czech Republic with a floor areaover a thousand square metres shall be provided with the7

Towards theend of 1996, we had entered into a le<strong>as</strong>e agreement witha large company – HP. That w<strong>as</strong> the moment the vision ofthe Centre became reality. When we finished the first building,I lost my first born and long-awaited son and hadto re-examine my life and change the set priorities. Theresulting trust in the God Almighty brought mercy, peaceand blessing both into my personal life and our company’sbusiness.Q> What do you like best about <strong>BB</strong> <strong>Centrum</strong>? Which<strong>as</strong>pects would you highlight to the prospective le<strong>as</strong>eholders?Most importantly, its pulsating nature. Additional servicesand dwelling options bring life to the entire businesspark even outside of the opening hours. And what wouldI recommend to the le<strong>as</strong>eholders? To provide us with <strong>as</strong>much feedback <strong>as</strong> possible at any time: Do not wait for ourquestionnaires. Let us see things from your perspective –tell us what troubles you, what we might have forgottenabout and what we should develop next. We are here forour clients.Q> <strong>BB</strong> <strong>Centrum</strong> is a city within the city, a living organismwith a life of its own. If we were to liken <strong>BB</strong> <strong>Centrum</strong> toa 15-year-old person, what kind of person would it be?At fifteen, a person is still not a grown-up. Similarly, <strong>BB</strong><strong>Centrum</strong> is still not finished <strong>as</strong> about 30 % of the project isyet to be finalised. With God’s help, we will strive to finish<strong>this</strong> aesthetically apt and functionally balanced project.Q> What else h<strong>as</strong> been planned for <strong>BB</strong> <strong>Centrum</strong>? What canthe le<strong>as</strong>eholders look forward to in the future?From the administrative perspective, there should beadditional buildings constructed: G – almost finished,Delta – under construction, H and Omega. With God’s help,there will also be built two additional dwelling units anda re<strong>as</strong>onably sized hotel with conference facilities <strong>as</strong>planned. We would like to continue with the started parkimprovements, water-covered are<strong>as</strong> and roof-top gardens.We also plan to add pedestrian paths to make <strong>BB</strong><strong>Centrum</strong> the utmost visitor friendly place even from <strong>this</strong>perspective. We are happy that all <strong>BB</strong><strong>Centrum</strong> visitors can find a parkingspot at any time thanks to the bignumber of public parking places. Inour opinion, <strong>this</strong> is a very importantadded value for our clients and weplan to keep it <strong>this</strong> way. Model trainsshould be placed in the Filadelfia p<strong>as</strong>sageshortly after the summer break– an attractive activity for childrenand adults alike. The new Brumlovkapark will feature many activities forthe young and adults alike and willalso be enjoyed by the tenants of thesurrounding units. We perceive theresponsibility to keep the old housingin harmony with the new developments<strong>as</strong> a very important one. TheDelta building’s surroundings shouldfeature beautiful greenery with nicewater are<strong>as</strong>. I believe that such anenvironment will have a positive impacton people spending the majorityof their lives at work and that theirpositive attitude would in turn provebeneficial for their employers. I amimmensely grateful to the Lord forthe opportunity to execute a projectof the <strong>BB</strong> <strong>Centrum</strong>’s scope.Q> Will the <strong>BB</strong> <strong>Centrum</strong> ever stopgrowing? When will the time comefor you to say: “This is it! This is thefinished <strong>BB</strong> <strong>Centrum</strong>”?There is a beginning and an end toeverything in <strong>this</strong> world so even the<strong>BB</strong> <strong>Centrum</strong>’s development shall beno different, but I will be grateful foreach nice building and every non-profitinvestment we are able to accomplish.We would like to finish the wholeproject and keep maintaining it inthe future. Even in <strong>this</strong> <strong>as</strong>pect, I relyon Jesus Christ who h<strong>as</strong> all the poweron Earth and in Heaven.8

It did not understandwhat w<strong>as</strong> happening to the cat.Since normally when the two meet inthe doorway the cat would not hesitateto bare its claws and scratch the dog inthe fur.HP is mainly perceived <strong>as</strong> <strong>as</strong>upplier of tablets, printers andlaptops, however on the Czechmarket we are also the numberone supplier of servers and dat<strong>as</strong>torage devices, and number twoin the field of computer networks,and a large portion of our turnoveris composed of applicationprojects, outsourcing and projectsfrom the field of infr<strong>as</strong>tructurefor data centres. Many newtechnologies are developed in ourlabs that may completely changethe attitude to computer technology.If I were to put it simply,I would divide the new directionof development into three keyspheres: Firstly, memory mediab<strong>as</strong>ed on memristor, a componentdiscovered by us - such memoriesmay have enormous capacity,secure high speed of data readingand writing and consume almostno energy. In near future it willreplace all hard disks in computersand small tablets - then you willhave a f<strong>as</strong>t memory in the orderof terabytes. Another importantdevelopment is the use of opticalfibres and the general replacementof copper connectors andswitches with optical fibres, whichwill again radically incre<strong>as</strong>e thespeed of data transfer thus makingit possible to incre<strong>as</strong>e the calculationperformance manifoldly sincethe electrical radiation will bereduced. And the third importantdirection is the manufacture ofspecialised servers that will consumeup to ten times less energythan common servers today.An example from <strong>this</strong> field arethe servers from the Moonshotproject, which we have introducedto the market <strong>this</strong> month.21

Twobuildings in the shape of letter „H“ will be interconnectedby a parterre (arrangement of flower bedswith intervening walks), however they may also beinterconnected at the level of every office floor. Howdid <strong>this</strong> conception come to exist and what is itsgreatest advantage?The proposed ground plan arrangement is a well triedand tested functional scheme. The ground plan in theshape of letter H provides for the central position oflifts, stairc<strong>as</strong>es and of the shared facilities on individualfloors, the imaginary wings are entirely meantfor office spaces. The area between „wings“ is left freeand provides for natural light to enter working placesalong the entire length of the frontage. Anotheradvantage is the option to divide the area e<strong>as</strong>ily intomore rented units; when the floor is divided into separatequarters the area of shared communicationson the floor remains the same.Q> DELTA building is designated a „green“ buildingnot only due to its energetic efficiency but also due tothe rich vegetation that forms its part. Could you saysomething about the incorporation of natural elementsinto the project of the building in the interior <strong>as</strong>well <strong>as</strong> the surroundings of the building?A quality municipal environment in the surroundingsof the building with sufficiently large recreational andparking are<strong>as</strong> is a guarantee that the surroundingsof the building will be lively, ple<strong>as</strong>ant and used. In <strong>this</strong> context the word ‘coaching’ is often mentioned,a word which we mostly <strong>as</strong>sociate with sports in whichcontestants are coached to become the best.Good advice is pricelessCoaching is in fact a method of providing consultancy andtraining during which the coach does not give firm recommendationsand pieces of advice but rather discovers solutionswith the client that will lead to a good result on theclient‘s part.While nowadays we all talk about coaching and coaches,in the p<strong>as</strong>t, everybody used to take on some training underthe guidance of a trainer. Halka Baláčková,MBA, PCC, who h<strong>as</strong> been in coaching since 1994, what thedifference between the two terms w<strong>as</strong>. „Coaching <strong>as</strong> well <strong>as</strong>training are used to develop the man. Everybody is probablymore familiar with training, in which the trainer preparesstuff to be studied for a selected topic and then presents it toparticipants (students) so that they can understand it. Peoplehave already learned many things and there is no needto rediscover them again. Many procedures in businessfunction quite well, when certain approaches, techniquesand patterns are applied. For example providing feedbackmay follow certain recommended procedures and the sameapplies to objections or determination or priorities. It is oftenthe c<strong>as</strong>e that people find out during training that they needa coach. It is recommended for firms to have their employeetrained first and only then they will see if some cooperationwith a coach should be involved.“Not all coaches are alike- do not underestimate the selection processIf a man decides to become a professional coach there isa long, but interesting journey of self-discovering, discoveringpeople around him and life-long learning ahead ofhim. However the b<strong>as</strong>is for <strong>this</strong> is the m<strong>as</strong>tering of a certifiedprogram and certification from an <strong>as</strong>sociation, e.g. ICF(International Coach Federation) or ČAKO (Czech Federationof Coaches). If the client seek a certified coach, which is somethingthat Halka Baláčková recommends, he should <strong>as</strong>kfor a document certifying their education. Some people callthemselves coaches while being miles away from conformingto the meaning of <strong>this</strong> word <strong>as</strong> we use it today.26


Spoken about - coachingCoaches conforming to international standards of accredited<strong>as</strong>sociations manifest great respect towards their clients,help them define their precise requirements, supportthem in their search for unique solutions and would neverinterfere too much with a given process.A good coach should especially be able to encouragemutual trust in his clients, listen, <strong>as</strong>k clear questionsthat open new horizons and options for the client, directthe client in situations which appear to have no solution,manage his own emotions, determine useful goals...At the beginning of interviews the coach will <strong>as</strong>kvery clear questions to set the <strong>as</strong>signment for the coaching.The answers help the client express what heor she is really looking for. The process of seeking the<strong>as</strong>signment at the beginning may however take up severalsessions because the client is getting deeper anddeeper and his <strong>as</strong>signment may be modified severaltimes in the hands of the coach. It is a sign of seekingand of the trust in the coach. If the need is clarified in<strong>this</strong> way the search becomes much e<strong>as</strong>ier and thereforeit does not pay off to skip <strong>this</strong> ph<strong>as</strong>e.The best feedback is visible results, the steps theman h<strong>as</strong> made. The feeling of satisfaction, fulfilment,happiness, comfort and joy received from life is ofequal importance.Very often the people around the coached personappreciate such developments because a man whois satisfied and harmonized is e<strong>as</strong>ier to live and workwith.Who needs a coach?A question offers itself <strong>as</strong>king whether a coach mayadvise people who, unlike the coach, have rich experienceand expertise in the field. But the coach is also anexpert, an expert in coaching who helps the managerto discover and create new space for solutions of hisown topics.In firms coaching is recommended for middle andhigher positions. It is often used for key managers whoare to be relied on in future, but also for talents andtop managers. Recently coaching h<strong>as</strong> become part ofmotivation programmes, programs for career growthor part of bonuses for employees. Besides individualcoaching, the coaching of teams is becoming popular- <strong>this</strong> type of coaching helps firms to maximise theirteams‘ potential.There are many ways of searching and developingbetter self. However, sometimes our own resources willnot do. We are too firmly embedded in old patterns ofthinking or in negative emotions. This is the very pointwhere coaching may help due to its focus on the futureand positive results. (insurance company) organizes an exhibitionof one of the most famous cyclists in the world and the public face of theadvertising campaign of D.A.S. At the age of eleven Ježek lost a part of his rightleg in a car collision but he didn´t succumb to his fate and l<strong>as</strong>t year he receivedthe award for the most successful paralympic cyclist in the world. The exhibitionpresents not only photos from cycling competitions, but also selected photographsfrom the unique calendar of Jiří Ježek, which were taken by Dalibor Konopáč,a young and creative photographer. The cooperation between D.A.S. andJiří Ježek dates back to 2003, the time when Jiří w<strong>as</strong> preparing for the Paralympicsin Athens.We hope that <strong>this</strong> very special exhibition will bring you joy.What is it?
