THE GSE GROUPTHE GSE GROUP’S BUSINESSThe group was created in 1976, pioneering a new methodology ; design and build contracting. This concept, developed in France and then internationally by the group, consists of takingtotal responsibility for a building project from its conception to its turnkey delivery. Theprinciple of turnkey contracting integrates, notably, a commitment to results in terms ofprice, deadlines and quality. In proposing a turnkey concept, the GSE group is the guarantor of the succefull deliveryof the project from its inception.Over time, the GSE team has grown to include specialists from a variety of fields, allowingit to effectively manage every aspect of its projects:■ search and identification of new sites for investment projects■ zoning and preparation of sites■ financial and legal structuring of projects■ technical and architectural design■ handling administrative activities (application for construction permit, occupancy permitof occupier business activities)■ turnkey construction■ installation and commissioning of process equipment■ aftercare service.Meeting client’s needs and committing to a global strategy are integral parts of the turnkeycontracting business. The GSE group continues to promote a policy of innovation in itsresearch of permanent solutions to the economic and environmental demands forbuildings.TURNKEY DESIGN & BUILDlogistics platformshealth CARE CENTRESSHOPPINGCENTRESINDUSTRIAL building PROJETSresearch centresLABORATORIESOfficesRight page: Gemplus - La Ciotat - FranceArchitect: Henri Hue>5

THE GSE GROUPMethodologyAn efficient organisation for the rigorous application of best practicemethodology, ensuring total control of your projects at all times. The GSE group’s offer not only includes the construction of the buildingbut also a global design and build proposal providing the customer withthe reassurance that all risks, inherent to any construction project, are fullymanaged. Two clearly identified contacts (a customer relationship manager and aproject engineer) follow the project on a daily basis from the initial contactduring the study phase until the end of the 12 month defect free period. The expertise and know how of all the teams in the GSE group are at theservice of these two contacts in order to provide concrete responses to therequirements of project owners:■ qualification of the project■ studies and validation of the pertinence of a client proposal in terms ofdesign and competitivity■ launch meeting, staffing, construction planning, start up on site■ review of tender documents■ establishing works contracts■ steering committees in construction phase■ hand over of the building■ resolution of snags■ monitoring the 12 month defect free period■ measured guarantees to provide optimum cover.COMPETITIVITYCOMMITMENTSGuaranteesSECURITYQuality>7

THE GSE GROUPMethodologyTargetting the continuous improvement of services, the information andanalysis gathered by the group’s quality department serves as a referenceto ensure the application of a high level of quality for every constructionproject anywhere in the world. The construction process cannot take place without the dedication andstrict commitment of all those involved. Consequently safety is a priority atevery level of the company hierarchy. GSE actively encourages all withinthe group to take responsability and to require that procedures areenforced at all stages of the project. This includes the introduction ofsystematic conducts based on the pratice of vigilance during constructionworks and the implementation of strict health and safety policy. Finally, and long before it even became a requirement enforced by publicawareness, the importance of the environnement in GSE’s projects is atopic that has strongly been supported by GSE’s managing directorMichel HUGUES. A historical commitment which today sees GSEpositioned definitively as a leader in the integration of environmentalperformance in its projects.CONTRACTEFFICIENCYInnovative solutionsFULLY COMPREHENSIVEINSURANCESKnow-HowPage de droite : Institut d’optique graduate school à Palaiseau (91) - FranceArchitecte : Sérau architectes et ingénieurs associés>9

SUSTAINABLE DEVELOPMENT AND INNOVATIONSSUSTAINABLE DEVELOPMENTAND INNOVATIONSThe GSE group has a policy of continuous innovation, implementing this policy in thedevelopment of new sectors and technologies, thereby establishing itself as a leader innew markets with significant growth potential.Innovation at GSE reflects a desire to constantly improve performance, by adding valueand providing better quality. The goal is to provide distinctive solutions in a constantlychanging market without compromising the cornerstone guarantees of its business (fixedprice, guaranteed quality and deadlines) or the competitive nature of its proposals. As a major player in the property sector and at a time when our environment is underthreat, GSE has a duty to rethink traditional construction methods with the clearly definedobjective to significantly reduce overall energy consumption. It is for this reason that theGSE group actively participates in groups focusing on environmental guides andstandards. In terms of architecture, the incorporation of both ecological and economical aspects inthe design and construction of buildings is a strong trend that is becoming wellestablished. In this area, the GSE group plays a pioneering role with its concepts:OPTIMA designed by GSE ® and MODULOG System by GSE ® Cécodia, and the NAZCAactivities which all combine four key elements: respect for the environment, innovation, economical in cost of construction and economical in terms of cost in service.Left and right page: Institut d’optique graduate school Palaiseau - FranceArchitect: Serau architectes et ingénieurs associés>43

SUSTAINABLE DEVELOPMENT AND INNOVATIONSGroup innovationsMODULOG System by GSE ® >45To meet the growing demand for return on investment in the property sector andat a time of reduced rental incomes, GSE has developed a totally new approachfor the design and construction of industrial and logistics buildings combining highperformance with a very competitive price. Representing a true innovation in theconstruction sector for industrial and logistics buildings, Modulog ® buildings are ofmodular shape and size and are now part of the range offered by GSEcomplementing the traditional and well established approach for bespokebuildings. Modulog ® is the fruit of GSE’s 30 years experience in the design andconstruction of industrial and logistics buildings and 30 years of close relationshipsbetween GSE’s teams and the users of these buildings, the investors, theadministrative bodies and the local authorities. Modulog ®is a building which isrobust, fast to create and economical in its construction, use and maintenance.MODULOG ® reduces the CO 2 impact by 50 % thanks to the use of structuralelements in glue laminated wood and a jointless concrete floor slab which bringsa 10.5% reduction in greenhouse effect compared to a classic floor slab. AMODULOG ® building also provides for a 50% reduction in electricity consumptionthanks to an innovative electric lighting system in the racking area and operatingonly in the circulation aisles. Invisible from ground level, the roof of an industrialbuilding is a perfect source of photovoltaic energy. NAZCA, a company within theGSE group and specialising in the turnkey installation of photovoltaic energystations, has compiled a specific proposal for a MODULOG ® building which thenbecomes a positive energy building.Construct it your wayRapidESSENTIALRobustCompetitive offerQuality PERFORMANCE3D: Apside Architecture

SUSTAINABLE DEVELOPMENT AND INNOVATIONSGroup innovationsFor the logistics sector, GSE group invented the OPTIMA designed byGSE ® concept. This evolutionary concept includes the latest innovations interms of sustainable development.OPTIMA designed by GSE ®OPTIMA designed by GSE ® originated from a simple idea: to capitalise onthe experience and collective innovations from the multiple countries inwhich GSE is active. It reflects a better environmental approach. For example, OPTIMA designed by GSE ®utilises a mix of wood and>47concrete for the structure, solar panels for hot water, a natural purificationsystem for the treatment of water run off from roads and a highperformance, economical lighting system. Finally, a proven design, careful planning and the offsite manufacture ofbuilding elements result in decreased construction times and help toeliminate problems during the construction phase.Optima, an award winning conceptIn March 2006, at SITL Europe, the international fair for the transport andlogistics sector in Paris, GSE was awarded the prize for innovation in thecategory installations and logistics sites. In the same year, GSE receivedthe same prize at a logistics exhibition in Italy.SUSTAINABLE developmentInnovationWood & concrete structureEnvironmentalAPPROACHEcolight ®

SUSTAINABLE DEVELOPMENT AND INNOVATIONSGroup innovationsCécodia ® >49Cécodia ® incorporates sustainable development standards. Its strengths– ecological, economical and adaptable – respond to the concerns anddemands of developers, investors and users of offices or business unitsin terms of environmental protection, energy performance and occupiercomfort.Cécodia ® , is proposing a new corporate real estate culture. It is a highenergetics performance building, which respects the environment andoffers its occupants a high level of comfort while matching the marketprice of equivalent traditional buildings.Cécodia ®is a range of eco-responsible buildings at the normal marketprice and adapted to the needs of small and medium sized companiesfor business units and office buildings. This new concept of building was awarded a special Constructeo Trophyprize by the jury at a ceremony during the SIMI (Real Estate Exhibition)2009 property exhibition in Paris.A Cécodia ® building has been awarded the certificate NF 380/09/332 byCertivea, thereby confirming the pertinence and objective qualities of therange.ECO-RESPONSIBLEENVIRONMENTALCOMFORTbuildingAPPROACHEcologicalModular approachLeft and right page: Cécodia Avignon - FranceArchitect: Apside Architecture

SUSTAINABLE DEVELOPMENT AND INNOVATIONSEnvironmental CertificationGSE is involved in a number of association groups focusing on themesconcerning protection of the environment, the struggle against climatechange and, more globally, on sustainable development targets. Thesearch for optimisation, whether ecologic or economic, has always been astrong value of the group and this is a key element in the anticipation ofnew regulations. As a natural result of its experience but also through the activity of itsResearch & Development department, GSE contributes at a very earlystage to the definition of environmental performance criteria andparticipates in the preparation of technical benchmarks for theenvironmental certification of professional buildings in countries whereGSE is actively present.Beyond the commitment of GSE in favour of sustainable developmentwhich is particularly evidenced by its support for the Global Compact, there is the desire to lead the way for regulations concerning the reductionof the environmental impact of non residential buildings.>51

SUSTAINABLE DEVELOPMENT AND INNOVATIONSEnvironmental CertificationWhether for new build or for existing buildings, GSE has developed an expertisein the certification requirements, utilising the principal market labels, whichallows the environmental criteria to be fully integrated in the turnkey contractcommitments:■ LEED■ Green Rating in Europe: GSE is involved as part of the evaluation committeefor the logistics buildings module■ HQE in France: GSE has participated in the creation of a reference documentconcerning use of the label NF bâtiment tertiaire Plateforme LogistiqueDurable - Démarche HQE■ BREEAM in the United Kingdom■ DGNB in GermanyGSE has taken an original position which consists of having a highly integratedapproach for environmental performance from the early design phase meaningthat environmental certification can be incorporated in the total cost and in anoptimised and controlled time frame.GSE has, notably, developed fully certifiable building concepts such as theCécodia ® and MODULOG ® buildings.Relying extensively on its internal expertise but also on a network of externalpartners, with GSE, environmental certification is no longer a constraint but areal opportunity to bring added value to each project in terms of both image andeconomy.>53
