Figure 101: Land uses in the <strong>Waikato</strong> region 3216.3.1 Business landThe Future Proof Business Land Review found that there was vacant zoned landcapacity of 966 hectares in the Hamilton, Waipa and <strong>Waikato</strong> territorial authority areasin 2010. This included 856 hectares of industrial land, 98 hectares of commercial landand 12 hectares of retail land. 322 Approximately 70 per cent of the industrial andcommercial land is situated to the north of the Hamilton central business district. 323Vacant industrial zoned land is situated within approximately 20 locations across thesubregion over a wide geographic area from Te Kauwhata in the north to Te Awamutuin the south. The Business Land Review estimated that, based on assumptions aboutFuture Proof population projections and <strong>economic</strong> trends, the subregion would requiresome 805 hectares of industrial land to 2061. On that basis, the Business Land Reviewconsidered that the subregion currently contains sufficient industrial land capacity for atleast the next 25 years 324 and this quantum of land was allocated for “strategicindustrial nodes” in the Proposed <strong>Waikato</strong> <strong>Regional</strong> Policy Statement. The figure of 805hectares was challenged through the hearing process, particularly on the basis that theallocation predated the Ruakura inland port proposal and therefore did not take intoaccount the potential for Ruakura to create additional demand for industrial land.
