The totalaverage cost per bowl includes an estimate forreplacement cartridges, cleaning, maintenance andoccasional clearing of blockages. We have assumedNational average water/sewage costs of £2.00 per M3,and other costs at approximate market averages. Thecleaning costs also reflect the frequency of cleaningestimated to maintain good standards of freshness.Fill and Flush systems with no urinal controls waste anenormous amount of water with zero benefit. Totalwater use per bowl 105,000 litres per year amountingto £210.00 per bowl, with total costs estimated at£282.00 per bowl per year.This can be addressed by retro-fitting PIR urinalcontrols to existing fill and flush systems. Installation iseasy and provides a very fast payback on the smallinvestment. The first person detected starts a timedelay which is normally set at 15 minutes. The mostcommon are oil based or biological cartridges. Mostsites use water to clean the bowls and flush throughthe sludge build up in the pipes. Some use buckets ofwater which may amount to around 2,000 litres perOne water survey conducted by DVS in a largeoffice block identified 4 WC cistern valves jammedopen and overflowing wasting 2,500 M3 per annum,it was clear from historic water use that this hadbeen a long term problem.year. Automatic flushing helps keep the bowls freshand wash the sludge through the pipes. Flushing 5times per day would increase the water cost per bowlfrom £4.00 to £11.00 per year which may be a goodinvestment and increase the chances of the systemssatisfying cleaners and users. Estimated total cost peryear for cartridges, water, cleaning, maintenance andblockages is £220.00 per bowl per year.The best option for new installations is individualcontrols. The user is detected at the bowl and whenthey move away a small amount of water is dispensedwhich is enough to clean the bowl face and clear thetrap. Many modern urinal bowls can be flushed withless than 1 litre of water and the controls can normallybe adjusted to suit the bowl. For this calculation wehave assumed 0.8 litres per flush. Water use per yearper bowl is around 11,000 litres equating to £22.00.Total cost including estimates for cleaning,maintenance and blockages £98.00. This systemoffers the freshest most hygienic solution, is verywater efficient, and probably the most cost effective formost new applications.Whatever system is selected, it is most important toensure you do not have fill and flush systems flushing24 hours per day.
