If here is a balanceon the account, a pass will not beissued.Recently a homeowner reported that acoyote, dark colored and 50-60 lbs. hadattacked their small dog while it was on asix foot leash with its owner. This occurredin the vicinity of 2960 W. Long Dr.However, this coyote has been seen in otherareas of the community. All residents needto take this situation very seriously.Inquiries to the Littleton AnimalControl and the Colorado Department ofWildlife requesting assistance resulted inonly gathering information how to copewith wildlife, but no help capturing ordealing with the coyote.The Littleton Animal Control onlydeals with domestic animals (dogs &cats), unless the coyote poses a threat topeople. In that case we were advised tocall 911 for assistance. If the coyote is stillin the area when an officer arrives, theycan put it down by force. Homeownerscannot use force by shooting the animal asdischarging a firearm within the city limitsis prohibited.The Department of Wildlife basicallystated the same as the Littleton AnimalControl. However, they offered the followingtips for dealing with coyotes sincethese animal are impossible to trap.• Do not feed the animal. They can easilybecome dependent on human foodsources.• Attempt to eliminate the food sources,such as pet food left outside for yourdogs and cats.• Place household trash out only on theday of pick-up, and place all trash inreceptacles with a tight lid.• Restrict birdseed as coyotes are attractedto it and to birds and rodents thatuse the feeder.• If you are a cat owner, keep your catinside, particularly at night.• Do not leave your pet unattended onthe patio or leash.• If you encounter a coyote, appear largerthan life, make a lot of noise, throwitems at it or any action that wouldhave a negative impact.• If walking a dog, consider having pepperspray with you. Some brands canshoot up to 15-20 feet.• Immediately call your local lawenforcement agency for assistance.If the person requesting a pool pass isa tenant (renter), they must have an authorizationletter from their landlord (owner ofthe townhome). Please include the tenant’sname, address and phone number.Access to the pool will not be grantedunless the resident has a valid 2008 poolpass and key.If you have lost your pool key from2007, replacements can be obtained atColorado Management & Associates.The cost for lost keys is $25.00 and lost2008 pool passes is $10.00. A check with the Code Enforcement office at the city of Littletonrevealed a surprising ordinance. According to section 10-4-4(b)5 of the municipal code,garage sales are limited to no more than forty eight (48) hours and not more than one (1)per calendar year.If you feel that someone is abusing this ordinance, you can contact RebeccaThompson at the Code Enforcement office, (303) 795-3831 and she will investigate. Ifyou reach her voice mail, please make sure that you provide as much detail as possible,such as address, types of items being sold, location of signs, etc. You can also leave yourname and phone number for a follow-up to her investigation.Residents are reminded that in September of each year the community holds its annualgarage sale. This includes, but not limitedto wood trim, siding, roofing, gutters, windows, screens,brick, concrete patios, porches and steps, etc.This year approximately 240 of the 548 townhomes arerequired to paint (for a list of those buildings required to paint,check the web page at www.southpark2-hoa.org). During recentwalkthroughs of the community, it was noted some of these townhomeshave considerable rotten wood that will require replacementprior to painting. Other than surface preparation,replacement of rotten wood is paramount. Many times rottenwood is simply painted over and not replaced. This leads to morecost in the future and a paint job that will fail.When the annual inspection is conducted to confirm that thetownhome owner required to paint has complied, owners will beadvised of any rotten wood that should have been replaced. Toavoid additional cost and inconvenience, make sure rotten woodis replaced when the townhome is being prepared for painting. Doa pre-walkthrough with your painting contractor to inspect forrotten wood and obtain an estimate up front.All homeowners should, at a minimum, annually inspect theexterior of their townhome to see if repairs are necessary.Periodic maintenance in the long run will save you money andwill keep up the appearance of your townhome.If you need a contractor, check with family and friends first.Other possible sources for referrals are the community newsletterand the radio/television consumer advocate Tom Martino’sreferral list (www.Referrallist.com). It is obvious that some pet owners are not cleaningup after their dogs. Probably one of the most concentratedareas of feces is along the south end of the community, along thereservoir, but there are many others too. In some places it lookslike a dog run. It is apparent that dogs are being allowed to run atlarge and the waste is not being cleaned up by the owner. Thereare other areas as well. All pet owners are advised that the Cityof Littleton has a leash law and waste removal ordinance.In addition, the Association also has rules governingthese same ordinances.Efforts to reduce the unsightly, smelly andunhealthy problem rests with all residents. For themost expedient action, residents are urged to contactand file a complaint with the city of LittletonAnimal Control at 303-794-1551 when they observe pet ownersthat do not pick-up after their pet and/or allow them to run atlarge.Another option is to file a written and signed complaint(photo’s are helpful too) with the Association. However, theprocess can take as much as 75 days before penalties can beimposed. The complainant must provide the date, time, location,description of the dog, alleged violation and address of where thedog owner resides. The Association will follow-up withthe pet owner with a first and if necessary second writtenwarning letter. If the issue is not rectified after these letters,the pet owner may be summoned to a hearingbefore the Board of Directors and could be assessed afine(s) for violation of the rules and regulations.The complainant will be required toattend said hearing to provide eye witnesstestimony.To those responsible pet owners, theAssociation, landscape company, your neighbors and particularlychildren, thank you for picking up after your pet(s).SOUTHPARK TWOColorado Lasertype7817 S.
