The Tri-city is one of <strong>the</strong> major centers of national economic growth <strong>as</strong> well <strong>as</strong> development<br />

and cooperation in and around <strong>the</strong> Baltic Sea area. Main industrial sectors of <strong>the</strong> agglomeration<br />

include oil refining, paper industry, ship building and a dynamically growing IT sector, but also<br />

traditional sectors like maritime industry, fish processing and sea transport.<br />

Infr<strong>as</strong>tructure<br />

The Tri-city area, offering a fully developed infr<strong>as</strong>tructure and crisscrossed by international<br />

roads and railway lines, plays an important role in <strong>the</strong> international trade between Nor<strong>the</strong>rn and<br />

Western Europe and Central and E<strong>as</strong>tern Europe. Tri-city’s greatest advantage is sea access:<br />

two large sea ports Gdańsk and Gdynia, <strong>as</strong> well <strong>as</strong> smaller p<strong>as</strong>senger and fishing ports in <strong>the</strong><br />

surrounding area. There is also a well-developed common transport system (<strong>the</strong> city train, <strong>the</strong><br />

inner highway), in addition to each city’s own.<br />

via Szczecin, Gdańsk to Kaliningrad, Vilnius and Minsk, E75 from Norway<br />

In terms of housing supply, <strong>the</strong> Tri-city recently noted very dynamic growth (23% in June<br />

2008 compared to June 2007) and no shortages are expected in <strong>the</strong> nearest future. The office<br />

space offered in <strong>the</strong> Tri-city is located mainly in Gdańsk and Gdynia. Demand is moderate, but<br />

<strong>the</strong> agglomeration h<strong>as</strong> started to attract an incre<strong>as</strong>ing number of investors, among <strong>the</strong>m big<br />

financial institutions like Santander, Nordea Bank or GE Money Bank. Although preparations <strong>for</strong><br />

EURO 2012 should streng<strong>the</strong>n <strong>the</strong> already dynamic growth, many developers are expected to<br />

delay delivery of projects, because of <strong>the</strong> current financial crisis. There<strong>for</strong>e, in <strong>the</strong> nearest future<br />

tenants should not expect a decre<strong>as</strong>e in rental prices.<br />
