Most major mistakesmade in achieving a quality paint job is preparationof the surfaces prior receiving thefinish coat.Other than surface preparation, replacement of rotten wood is paramount. Manytimes, rotten wood is simply painted over and not replaced. This leads to more cost in thefuture and a paint job that will fail. When the annual inspection is conducted to confirmthat the townhome owner required to paint has complied, owners will be advised of anyrotten wood that should have been replaced. To avoid additional cost and inconvenience, make sure rotten wood is replaced when the townhome is being prepared for painting.Do a pre walk through with your painting contractor to inspect for rotten wood and obtainan estimate up front.Architectural Improvements,Changes & AlterationsAll owners and/or residents considering any EXTERIOR alterations, modificationsor changes, are required to obtain approval from the Architectural Control Committee(ACC) prior to commencement of work. Thisfamous symbol of spring was originally associated withEostre, a German goddess of fertility who was oftendepicted with a rabbit companion. Both rabbits and eggs, not surprisingly, are considered symbolic of fertility. The bunny as a symbol of Easter was first mentionedin German writings during the 16th century, and ediblebunnies made of pastry and sugar were made inGermany during the 19th century. The Easter Bunny wasintroduced to American children by German settlers inthe Pennsylvania Dutch region in the 1700’s.Children were encouraged to build colorful nestsand hide them in their homes. If the children had beengood, the Osterhase would leave brightly colored eggsin the nests. The Evidence On Hangovers Is ClearFinally, some scientific research that addresses a really serious problem:hangovers. Researchers at Brown University compared the effects ofBourbon (dark liquor) with those of vodka (clear) to measure their morning-afterimpact.The scientists gave 95 adults ages 21-33 drinks of caffeine-free colamixed with Bourbon, vodka, or tonic water. The drinking stopped whenparticipants’ blood alcohol level reached 0.11 (well above the legal limit),and the drinkers were hooked up with sleep monitors to record brain activityand then sent to bed. They were awakened at 7 a.m. the next day and asked to rate theirhangovers. Overall, participants whose drinks were laced with Bourbonreported feeling worse than their vodka-swilling counterparts in terms ofheadache, nausea, and thirst. Both groups’ sleep suffered, and in the same day-after cognitive tests, both Bourbon and vodka drinkers were equally impaired. The tonicdrinkers, not surprisingly, slept, felt, and performed fine.SAvE $$$ ToDAy wHEn yoU lIST wITH TERRy!Terry Jenni GRI, CRSBroker AssociateRE/MAX AllianceDirect: 303-794-6932www.terryjenni.com5 STAR MARKETING PLAN• High Quality Virtual Tour• Expert Interior and Exterior Photography• Expert Advice On Staging And Preparing Your Home To Maximize Top Dollar• Color Flyers, Open Houses, Advertise In The SouthPark Newsletter• Extensive Internet Exposure On The Top Real Estate Internet Sites:Realtor.com, Remax.com, Zillow.com, REcolorado.com, TerryJenni.com,Trulia.com, Google Base.
