<strong>Build<strong>in</strong>g</strong> <strong>in</strong> <strong>an</strong> <strong>area</strong> <strong>affected</strong> <strong>by</strong> <strong>an</strong><strong>Erosion</strong> M<strong>an</strong>agement <strong>Overlay</strong> (EMO)There are parts the D<strong>an</strong>denongs, <strong>an</strong>d other <strong>area</strong>s of the Shire with steeply slop<strong>in</strong>g l<strong>an</strong>d, that are prone tol<strong>an</strong>dslip. These <strong>area</strong>s are covered <strong>by</strong> <strong>an</strong> <strong>Erosion</strong> M<strong>an</strong>agement <strong>Overlay</strong> (EMO), with the ma<strong>in</strong> objectivebe<strong>in</strong>g to ensure <strong>an</strong>y new development c<strong>an</strong> be safely sited <strong>an</strong>d designed to m<strong>in</strong>imise the future risk ofl<strong>an</strong>dslip.If your l<strong>an</strong>d is covered <strong>by</strong> this <strong>Overlay</strong>, it is highly likely that you will need a pl<strong>an</strong>n<strong>in</strong>g permit before youconstruct <strong>an</strong>y new build<strong>in</strong>gs <strong>an</strong>d carry out <strong>an</strong>y works, <strong>in</strong>clud<strong>in</strong>g remov<strong>in</strong>g trees <strong>an</strong>d vegetation. It isimport<strong>an</strong>t that you contact the Pl<strong>an</strong>n<strong>in</strong>g Department on 1300 368 333 to get some free pl<strong>an</strong>n<strong>in</strong>g advice.Recent ch<strong>an</strong>ges have been made to the <strong>Overlay</strong>’s requirements to ensure that residents are aware thatthey will need to obta<strong>in</strong> their own technical advice about the safe sit<strong>in</strong>g of build<strong>in</strong>gs <strong>an</strong>d works such asdriveways <strong>an</strong>d other excavations. There is now a two staged approach to assess<strong>in</strong>g the impact of apermit application on <strong>an</strong> <strong>area</strong> with l<strong>an</strong>dslip potential. The first stage is the preparation of a prelim<strong>in</strong>aryassessment of the site <strong>an</strong>d the proposal <strong>by</strong> a Geotechnical consult<strong>an</strong>t (this report must be submitted withyour pl<strong>an</strong>n<strong>in</strong>g permit application). The consult<strong>an</strong>t may then f<strong>in</strong>d that the slope of the l<strong>an</strong>d <strong>an</strong>d the risk ofl<strong>an</strong>dslip <strong>in</strong> the <strong>area</strong> me<strong>an</strong>s that a second stage of more detailed geotechnical assessment, known as aL<strong>an</strong>dslip Risk Assessment, is required to be provided with your permit application.Please also remember that you may need other approvals such as a build<strong>in</strong>g permit, road open<strong>in</strong>g permitif you need a new crossover onto your property or approval for a septic system. This form is availablefrom our website at www.yarrar<strong>an</strong>ges.vic.gov.au or telephone 1300 368 333.Use a designer that has experience <strong>in</strong> work<strong>in</strong>g <strong>in</strong> <strong>area</strong>s <strong>affected</strong> <strong>by</strong> l<strong>an</strong>dslip as it is a complex issuethat requires skill to m<strong>an</strong>age properly when design<strong>in</strong>g a house or new build<strong>in</strong>g.
