NEWS AT <strong>BB</strong> CENTRUM<strong>BB</strong> <strong>Centrum</strong> Shuttle ServiceExtendedThe shuttle service significantlyfacilitates personal transport to thecomplex, making it faster. Being inoperation on weekdays from 7 amto 7 pm, the <strong>BB</strong> <strong>Centrum</strong> buses andtheir stops can be easily identifiedthanks to a distinctive logo andcolour scheme.Two bus routes are currently at yourdisposal and, moreover, the launchof a third route is in the pipeline in orderto improve transport to the northern partof <strong>BB</strong> <strong>Centrum</strong>. In connection with thisnew route, changes in the overall timetablecan be expected from November2011. The new service will be in operationbetween Budějovická C Metro Stationand Olbrachtova Street, running along theroute of Želetavská – Brumlovka – andback (see map), and in peak hours therewill be always two buses. <strong>IN</strong>TERVIEW“<strong>BB</strong> <strong>Centrum</strong> Is a SmallCity in the City,“says Radim Passer, Chairman of the BoardPASSER<strong>IN</strong>VEST GROUP.It’s been years since <strong>BB</strong> <strong>Centrum</strong> became the largest business park inthe Czech Republic. It provides more than 10,000 people with a qualityworking environment. We spoke to Radim Passer, Chairman of the Board,PASSER<strong>IN</strong>VEST GROUP, to find out how this unrivalled complex was createdand what else will be built there.12


<strong>IN</strong>TERVIEWIt’s been exactly 15 years since thefirst buildings began to rise on the<strong>BB</strong> <strong>Centrum</strong> site. To what extentwere you clear on the final shape ofthe newly emerging complex as earlyas then, and to what extent was thebusiness centre created “by doing” –during the construction?This urban project was being formulatedin the years of 1992 and 1993, when anurban competition for the development ofthe area had been launched by the City.As we owned about 3.5 hectares of localland then, we entered into cooperationwith Architect Aulík’s studio, which wonthe competition.Although we had a basic idea, no waywas everything planned in detail. Wewere lacking in experience, which wehave gained in the course of time sincethe occupation of the buildings wastaken up, and the tenants’ needs andother factors were gradually identified.Understandably, you’re not likely to guesshow many parking spaces an unknowntenant requires, or what kind of accessorialservices are in demand, whatcapacity of public transport is adequateand so on.This year will see the completionof the 15th building in <strong>BB</strong> <strong>Centrum</strong>:Residential Park Baarova. Whatdirection will the construction takefurther on?At present, the construction of theResidential Park Baarova is in the finalstage. At the same time, we are preparingthe construction of Building G onthe corner of Michelská and Baarovastreets. It is slated to begin this October,and it is envisaged that the building willbe completed at the end of 2012. Wehave received a building permit for theconstruction of thus far the largest administrativebuilding in <strong>BB</strong> <strong>Centrum</strong>, calledDELTA, situated between Vyskočilova<strong>BB</strong> <strong>Centrum</strong> - multipurpose complex in Prague 4Street and the Community Centre. Thelast office building to be developed in thiscomplex, Building OMEGA, is plannedin the southern tip of the complex alongthe trunk road. It is slated for completionbetween the years 2015 and 2016.Another park, with an ambition to be anew green and quite dominant feature ofthe southern half of <strong>BB</strong> <strong>Centrum</strong>, is to beexpected between this building and theCommunity Centre. Furthermore, anothertwo residential projects and the possibilityof a hotel are in the visionary stage.How do you manage to attract tenantsfor the administrative buildingsof <strong>BB</strong> <strong>Centrum</strong>?Thank God, we have always managed tooccupy all of the earlier stage developmentsdown to the last square metre.Naturally, in the course of time, somelease contracts expire; some tenantsabandon their activities in Czechia, whileothers are purchased or merge with othercompanies and move to other places.Nevertheless, they are replaced byothers.We have adopted a client-orientedapproach, along with putting stress onthe quality on a long term basis in orderto win out over tough Prague competitors.Over 10% of our total investmentfunds have been invested so far in nonprofit-makingareas of<strong>BB</strong> <strong>Centrum</strong>. I mean its school, nurseryschool, church, Brumlovka, park, waterfeatures, sports ground, roof gardens,transport infrastructure and so on.I believe that this also explains why thelatest building – FILADELFIE – has beenentirely occupied with the exception ofone floor. Some of the previously completedbuildings are entirely occupiedwhile there is very little free space in theothers. The majority of free areas arecurrently in Building Beta, where the aforementionedevents have occurred.How are things with the ResidentialPark Baarova?It will have a total of 142 units, with97% of them being apartments. Of those,40% have been presold. Given the highlycompetitive environment in the highermiddlelevel of the market, where we areaiming, I definitely do not consider thata bad figure. I am proceeding from theassumption that, when looking for anapartment of this category and in thisprice range, it is easier for people to decideif they see with their own eyes wherethere money is going. As the developersof the project, we will be satisfied if theentire development is sold during theyear 2012.Do you learn how people working at<strong>BB</strong> <strong>Centrum</strong> feel within this complex?What are and what aren’t they happyabout here? What are they missing?At the turn of the millennium, we beganto carry out a regular satisfaction surveyevery three or four years. The last seriesof questions was responded to in 2008,and the next questionnaires will be administeredin the second or third quarterof 2012. By then, UniCredit Bank will havebeen moved in, so – apart from peopleworking here on a long-term basis – wewill also receive feedback from those thathave just arrived and can compare it withtheir previous locality. The survey questionnairesare rather lengthy, andI am pleased to see that the local tenantsand their employees have always activelyparticipated – the return of 2,000 outof 8,000 questionnaires administeredin the last survey, which we consideredexcellent feedback. We appreciate theirwillingness, trying to respond to all relevantcomments and suggestions.What are the most frequent requirements?There is a typical range of issues. Surelythe first is transport. Based on the resultsof the survey before last, we have introduced,among other things, a shuttle busservice between <strong>BB</strong> <strong>Centrum</strong> and Budějovická.We also focus on greenery, asit is another frequently discussed topic.We would like to create a quality workingenvironment to provide people withcertain positive aspects – to make themfeel comfortable here. This is why Baarpark and green roof terraces have beencreated and why we attempt to work withwater features and so on. Also, peopleregularly raise issues relating to operationsinside the buildings, where ventilation andair-conditioning techniques are a recurringissue. However, most companieshave opted for an open-13

He is behinda great number of charity projects, alongwith establishing the Maranatha civicassociation.* Radim Passer has a son also namedRadim, born in 2001.plan arrangement of their offices, where,by its very nature, the environmentcannot be adjusted to satisfy everyone.Some people like a rather cool environment,whereas the others prefer warmth.This is all about adjusting the settings atsuch levels that would be comfortablefor the majority and, at the same time,the others would be able to work in thegiven space under the best conditionspossible. To adjust the air-conditioningsetting always takes some time, so it isnecessary to optimize the interior conditionson a gradual basis after the tenantshave moved into the building.The other “evergreen” issues are canteensand catering opportunities in theparticular buildings and the network ofshops and services. In FILADELFIE, wehave recently opened an Albert supermarketand a dm chemist’s, offering serviceswhich, having been heavily soughtafterby people, were a top priority forus in terms of ensuring the best possiblequality. Speaking of services,I shouldn’t forget to mention the BalanceClub Brumlovka, operating atBrumlovka almost five years. It is an unrivalledwellness centre of its kind withinthe entire Czech Republic. We haveinvested substantial funds in its creationand launch and we are truly pleased tohear our clients’ feedback.There is a lack of free parking, asthey say....I would even say there is a lack of manymore things that could be provided forfree. For instance, free office space...Which direction will the future extensionof the services take?Before I answer, I must say that for me,as a believer, the creation of our communitycentre, complete with a prayerhall, has been one of the most importantstages of the construction of <strong>BB</strong> <strong>Centrum</strong>as it fosters spiritual Biblical values, alongwith providing people with crucial informationfor human health: about a healthylifestyle. We have also invested substantialfunds in the funding of a Christiannursery and primary school. These arecore elements which, adding somefinishing touches to the local atmosphere,are appreciated by many. With regard tothe other plans, one should principallymention that a relatively large retail spacewill be developed in the southern partof <strong>BB</strong> <strong>Centrum</strong>: in Building DELTA. Asfor the services, it will not be clear whatkinds will eventually be introduced thereuntil we collect some feedback fromour tenants and our next questionnairesurvey. What greatly contributes to theoverall tenant satisfaction is, as I have alreadysaid, greenery and relaxation areas.This is why we are preparing a projectfor the other park, called Brumlovkaand situated in the southern part of <strong>BB</strong><strong>Centrum</strong> behind Building Gamma whichwill be, unlike Baar Park, also open todog walkers. It is envisaged that a fairlylarge children’s playground will constituteits park and, moreover, we would like tocreate there something of a spiritual value.A model of Solomon’s shrine is underconsideration, whose principles would be14

For example,a Czech Post office has been establishedat Brumlovka, and I am alwayshappy to see plenty of people using it. Atpresent, the people from the surroundingarea can benefit from an integral networkof shops and services in <strong>BB</strong> <strong>Centrum</strong>.There is also ample relaxation space withbenches and green vegetation betweenthe buildings, which is used by peopleof all age groups. Moreover, people fromboth nearby and remote areas attend thecommunity centre and the Balance ClubBrumlovka. We are pleased to see that<strong>BB</strong> <strong>Centrum</strong> lives through people.How do you use the <strong>BB</strong> <strong>Centrum</strong> servicesand supporting facilities?I come here regularly to work. I oftenhave lunch here. Being a vegetarian,I especially have close ties to the Maranatharestaurant, but I also visit all theothers. I use the other shops and servicesas well. At least once in a while I popin the Balance Club to keep informedabout the quality of this facility, along withtesting the resistance of my muscle toa physical load. Everyone makes mistakes.It is important to learn from mistakes and,if possible, correct or at least avoid repeatingthem. Well, if I started with <strong>BB</strong> <strong>Centrum</strong>again with my present experience,I would certainly have roof gardens createdon all the buildings if technically possible.The Prague mosaic would be usedfor paving the areas around buildings A, Band C, which is, on one hand, many timesmore expensive; but, on the other hand,it exudes a pleasant urban atmosphere.Also, we would certainly design an interestingwater feature between buildings Cand B, which is located bya number of the other buildings.And what brings you the greatest joy?First of all, it is the overall compactness ofthe business park. Although almost noneof the expert public believed at the verybeginning that anything like this couldbe developed, <strong>BB</strong> <strong>Centrum</strong> has becomethe largest business park in the CzechRepublic and has achieveda corresponding reputation. Nowadays,a quality and pleasant working environmentfor over 10,000 people has beencreated here. It is a kind of small citywithin the city, which must provide anopportunity to live one’s own life here. Andeven more life will be certainly brought15here by the inhabitants of the ResidentialParkBaarova, which is nearing completion.They will also be able to use the localshops and services at weekends, whichwill add another dimension to the entirecomplex.Passerinvest is also involved in NováKarolina, Ostrava. Could you brieflyoutline this project?We chose Ostrava as the location ofthe first out-of-Prague interest in 2005,because we considered Brno already fullyoccupied in terms of development activities.Speaking of Ostrava, we took likingto the area of Nová Karolina. The projectfor the development of this site was commissionedby the city to the Multi Developmentcompany, which consequentlyinvited us to carry out the office phase.Unfortunately, a crisis struck soon after thecontract had been signed and we wereforced to postpone our plans until morefavourable times. The Ostrava market hasbeen literally frozen. In order to go on now,we have joined with anoth-er investor, theOlomouc-based Gemo company. Thispartnership has enabled us to channelmore funds into the project, which helpsus see that the entire project be completed,including leasing units which are alsoa hundred metres each in size, which isin demand on the Ostrava market. Every floorwill offer 2,255 square metres of modern,flexible office space, and the ground floorwill accommodate retail establishments,along with a canteen for the tenants’personnel.„The administrative building DELTAcontributes to the creation of an urban environment– the public space of the locality.It establishes and completes two significantstreet lines, along with evokinga sense of coherent space where it is ne-cessary. Nevertheless, the other buildingsof <strong>BB</strong> <strong>Centrum</strong> also contribute to thewhole, calling to mind individuals who, beyondmere cooperation, must actively helpone another. Similarly, the buildings shouldexist as much more than the mere sum oftheir usable square metres,” says Jan Aulík,whose studio is behind the architecturaldesign of the project.And he adds: “As DELTA is a part ofa whole, it cannot be completely unique. Ithas a lot of similar qualities with the otherbuildings, and I suppose that these qualitiesare good. However, DELTA is specific –it can rise in two stages, along with havingtwo entrances with two reception areaslinked via a shopping mall, and, moreover,the landscape design is truly unique: a riverbed to which rain water from the roofs canbe led by stages. It is located onthe north-eastern corner of an unfinishedurban block: on the corner of Michelskáand Baarova streets. “With respect to theinvestor’s order and general urban relations,we have designed a building whoseheight and plan is in accord with MichelskáStreet,” says Pavel Mařík from A8000.“The result is an L-plan shaped building.It is a distinctive urban building with apeaceful inner garden, and a pleasantinterior,” he adds.On completion in the first quarter of 2013,Reception20
