Some people provideservices to their lodgers – such as providing meals or doing their laundry.Secure tenants have the right to take in lodgers (you can’t if you’re anintroductory tenant).Taking a lodger must not create overcrowding and you will be responsiblefor legally evicting your lodger if you want them to leave. We will notunreasonably stop you taking in a lodger – but you need to rememberyou have no right to sub-let the whole of your property.Any income you earn from a lodger will affect any means tested benefitsyou get – but the first £20 a week is ignored. If you provide meals thenhalf of anything over £20 per week is also ignored.You will have to inform the local benefits agency as soon as you take ina lodger. In 2012 we won the ‘excellencein income management’ accreditation from the Housing Quality Network (HQN).A big reason for that is the way we support tenantsto pay their bills – helping them sort not just theirrent but all their finances. Our rent arrears are justa quarter of what they were in 2005.And we’re improving how we collect debts fromformer tenants. Over the last two years we’vecollected an extra £800,000 from former tenants.Without your rent we cannot provide the servicesyou need – so it’s not fair for a small minority tothink they can avoid their responsibilities.So we’re taking on two new officers to do evenmore to collect what’s due from former tenants.They will be tracking down people who’ve left ourproperties to help them realise they are in debt tous and to support them to pay.HomeLink Inclusion Event 2013Finding the righthome for youIn April the Government will introduce major changes to the benefits system(read more about these on page three).More than 5,000 tenants of working age will loseat least £10 a week from the changes to housingbenefit – because the Government says youhave more bedrooms than you need.As the changes start to bite, we want to supportyou.
