The net effect fromhose small changes is a much betterervice for clients.’’Greg says one of the innovations he isery excited about is the widespread use ofideos of the company’s rented properties.‘‘This means tenants moving into therea can view the homes without needingo travel,’’ says Greg.Companies he has studied overseas,articularly in Florida, would use videos toent 16 per cent of their homes withoutenants needing to visit.‘‘This has wonderful implications for theanawatu market.’’Watsons started this service severaleeks ago and already it has been welleceived.‘‘Recently a man phoned from up northanting to drive down to have a look at aroperty. We use clevermarketing, sensible tenancies and regularrent increases to try and get our ownersinto a better financial position than theywould be in if they didn’t use us.‘‘We try our hardest to offset our fee.’’Greg says for most owners the absolutekey concern is getting the right people sotheir property is looked after, and heagrees.‘‘But in this line of work, we wouldn’t bedoing our job if we didn’t try to make asmuch money as we can for the owners.‘‘I see hundreds of homes every year andhave found that many owners believe ifthey put the rent up, their tenants willleave. We know tenants will only leave ifthe increase is substantial. Failure to haveregular rent increases will cost ownersthousands of dollars over a few years.‘‘If we go and see a property that’srented at $260 and we can achieve $300,then the owner is in a better positionfinancially without the worry and stress.’’What will also reduce worry for ownersis the release of new qualifications inproperty management.‘‘The property management industry isunregulated. In 2008 the Real EstateAgents Act came out. The previous act hadcovered property management but thiswas excluded from the new act.‘‘The rewriting of residential saleslegislation was, in my opinion, a politicalfootball and the Government rushedthrough the legislation.‘‘The result was a very good Real EstateAgents Act with a strong consumer focus,however, property management was, I feel,considered too complicated and wasexcluded.’’Greg says this means anyone can start aproperty management company, but thesafeguards the consumer had prior to 2008had been removed.These safeguards were that money hadto be held in a trust account, a companyhad to be audited regularly and there wasa disciplinary system.‘‘The Real Estate Institute of NewZealand has recognised these issues and issoon to release comprehensive nationalqualifications specifically for propertymanagers to complement their Code ofPractice.’’‘‘This will mean companies that areREINZ members and have qualified staffwill eng<strong>end</strong>er the trust of the public, asthey are operating at a more professionallevel than those who don’t.’’The issue of qualifications is one Greg ispassionate about.
