The Standard Forms Committees on boththe commercial and residential side continueto meet the challenge <strong>of</strong> keeping ourforms up-to-date. The commercial side hascompleted revisions to their CompensationAgreement and are in the process <strong>of</strong>developing a concise list <strong>of</strong> commercialterms and definitions. The residential armhas completed the rentals forms that willbe used with the MLS rental module. Therehave been discussions on making CBRstandard forms available in a PDF formatonline and this debate is ongoing.The Member Services Committee willreview electronic signature programs todetermine the best product for our membershipand has interviewed and approvedmany new vendors this year, adding to alist <strong>of</strong> quality vendors that <strong>of</strong>fer discountsto our members.The Sales Advisory Committee has a largepart <strong>of</strong> their work ahead <strong>of</strong> them this year,having spent the beginning <strong>of</strong> the yearplanning for Sales Associates Day on Oct.21, and preparing for the Sales Award applicationsthat will be due at the beginning<strong>of</strong> November. The committee announceda bonus to all award winners this year: Afree advertising package to each recipient,furnished by the <strong>Columbus</strong> Dispatch. Check ‘em outhere!” it takes superhumanself control not to click thelink, enter your account infoand find out what the heckis going on. But phishingmessages like these areeasy ways for cybercriminalsto steal your passwordand usurp total control <strong>of</strong>your account. Don’t getcaught. Examine the messagecarefully – Have youever even been out withthis person? Call the friendthat sent you the messageand check its authenticity.• Be wary <strong>of</strong> uncharacteristicpostings. When a friend’spr<strong>of</strong>ile gets phished, it cancause them to post linksand videos that, whenclicked, will automaticallyseize your pr<strong>of</strong>ile. Bediscriminating when youchoose who to follow onsites like Twitter and makesure you trust them to postreliable links.• Get real-time protectionagainst spyware andviruses. A multitude <strong>of</strong> badclicks can be counteredwith good s<strong>of</strong>tware.Week 7Derail mobile device deviantsSmart phone viruses are thenew frontier in hackerdom,and are an increasinglydangerous problem for anyonewho uses their mobiledevise to store and swap vitalinformation. These viruses actjust like any malware on yourdesktop. Hackers can accessyour e-mail, contact list andpersonal information or useyour smart phone to send outspam SMS messages.• Do a little research beforeslapping any old app onthat $300 phone. Ensurethat whatever app you areinstalling is trustworthy.• Turn <strong>of</strong>f Bluetooth andwi-fi radios when not in useto thwart attackers fromexploiting those avenuesfor gaining access to thephone. Feel free to denyany unexpected files sentby Bluetooth.• Stay patched up. StatsJuly home sales not as robust, inventory on the riseAlthough the first half <strong>of</strong> 2010 sawhome sales increase up to 39 percentover 2009, July saw a decrease <strong>of</strong> 28.6percent in sales.This slump is not surprising in the wake<strong>of</strong> the incredible activity spurred by thehomebuyer tax credits last spring andreflects the natural readjustment <strong>of</strong> themarket.There were 1,468 homes sold in Julycompared to 2,047 sales in July <strong>of</strong> 2009.However, year to date sales (Januarythrough July) are still 11.4 percenthigher than last year.Central Ohio’s inventory is on the risewith a nearly 12 percent increase in thenumber <strong>of</strong> homes on the market in Julycompared to a year ago. This inventorygrowth indicates that homeowners areseeking to take advantage <strong>of</strong> low interestrates to move up.At press time, there are nearly 17,000listings available and almost half (49.5percent) are priced at $150,000 or below.2,980 <strong>of</strong> them are condos.The vast inventory and continuallyhistorically low interest rates are idealconditions for investment and first-timebuyers.Statewide sales decreased 25.6 percentfrom July a year ago and year-to-datesales rose 8.3 percent over the sameperiod a year ago. Refuse to compromise your safetyor, as my husband has always said to me,“Don’t walk in dark alleys at night!” Thatmay sound simplistic, but it really is thateasy. We tend to go through our day-todaylives oblivious to our surroundings. Ifa situation arose, could you describe toan <strong>of</strong>ficer what your child or your spousewas wearing this morning? Practice becomingmore observant by doing awarenessexercises daily. Count how manypeople are wearing OSU shirts or seehow many blue SUVs you can spot. Mostimportantly, learn to listen to your innervoice. If it doesn’t feel right, it probablyisn’t. If it seems too good to be true, itprobably is.Your inner voice can tell you a lot abouta situation. Have you ever had the hair onthe back <strong>of</strong> your neck stand on end? Thatis your intuition telling you something isjust not right. She went back in and Idecided not follow her.A few days later, the property was foundto have all <strong>of</strong> the copper piping stolen,the perpetrators having gained access tothe home through an unlocked basementwindow. It was a situation where, lookingback, it was obvious that this “prospectivebuyer/tenant” had gone backdownstairs to unlock the window foraccess later. She never responded to anyfollow-up calls regarding the property.Clearly, this was all a hoax to get thecopper. I now keep all prospects withinsight and walk behind every one <strong>of</strong> them.What seems like a completely legitimatesituation can be just the opposite. Onesite even used our photos from the MLS.Here is how our team handles it:1. Make your sellers aware <strong>of</strong> the scam.Encourage them to file a police reportand to file a complaint with theFederal Trade Commission at www.FTC.gov/Complaint.2. If someone calls to ask if your listingis for lease, ask where they got thatinformation. They will <strong>of</strong>ten tell youwhich website hosts the fraudulentposting so you can track down thead and have it removed. With somesites, however, this is not an easytask. We also let the caller know thatit is a scam.3. Contact CBR so they can be aware<strong>of</strong> the magnitude <strong>of</strong> the problem.Our sellers have not been upset aboutthis because we keep them informed. A Google search confirms the buyer is afraud. He has used the same exact e-mailand documents in other states. Whata bummer. These scam “buyers” preyon smaller agencies. They use differentnames but the e-mails paperwork arenearly identical. Going forward, if I donot personally have contact with a buyeror a buyer’s agent, my first step is goingto be Google. I am also going to wantreferences I can actually reach and verify.Today’s market is frustrating enoughwithout the added annoyance <strong>of</strong> scams.Becky Payne, CRSRe/Max StarsI had a listing in a subdivisionthat was recentlyput on Craigslist as arental by a scammer. Itwas initially brought to my attentionearly on a Saturday morning immediatelyafter the post.More than 20 potential renters calledme all that day. The scammer told themto go ahead and drive by the home ifthey wanted to see it first. They weretold that they’d see a REALTOR®’s “ForSale” sign but not to worry, they wereupset with their REALTOR® and theyknew the property wouldn’t sell. Potentialrenters were told that the ownerswere unable to show them the propertybecause they were on a mission trip inNigeria but they promised to send arepresentative to meet the tenants afterthey paid the security deposit – whichranged from $500 to $2,000 – andfirst month’s rent. At that point, therenters were told, they would be givenkeys. They were assured that if they decidedagainst renting the property, theycould simply call the property ownersand their money would be refunded.We made a report with the police departmentand had the Craigslist postremoved by flagging it as fraudulent.Unfortunately, my listing showed upagain on Craigslist two days later, thistime as a two bedroom instead <strong>of</strong> athree bedroom as previously listed. Thecalls started pouring in once more. Thatpost came and went for an entire week.Interested renters went to examine theproperty, actually going up to the doorand looking in the back yard. They wereso brazen that it made my sellers crazy.Thank God some <strong>of</strong> the interested renterscalled me before sending any money,but there were many who called after. Itold several who had either sent fundsor had an extensive trail <strong>of</strong> papers ande-mails from the scammers to pleasecontact the police. I have a feeling thatnot many did, probably out <strong>of</strong> embarrassment.I had one REALTOR® contact me to saythat her buyers had decided not to buya house and were instead going to rentmy listing. She told me that her clientswere going to submit the deposit withinthe hour. I went nuts at her total lack <strong>of</strong>concern. She acted as though she hadno intention <strong>of</strong> calling her buyers andwarning them that they were walkinginto a scam. I was very disappointed inher lack <strong>of</strong> pr<strong>of</strong>essionalism and considerationfor her buyers. This was quite alearning process.If I could have done it differently, Iwould have been more aggressive withmy complaints to the police and pushedthem harder to make an arrest. I alsowould have created a special sign for theproperty to warn potential renters aboutthe fraudulent Craigslist postings, savingthem money and protecting the privacy<strong>of</strong> my sellers. If you have any clientswho fit the bill, please call Becky Haltermon, (614) 475-4000 ext.251.Ohio has best deals on foreclosed homesAccording to a recent report from RealtyTrac, foreclosed homes inOhio have the largest discount <strong>of</strong> any state, selling on average for39.5 percent less than nonforeclosed homes. That is well above thenational average <strong>of</strong> 26.7 percent for foreclosed homes. The averageprice in Ohio during the first three months <strong>of</strong> the year was $79,762.Foreclosed homes in Franklin County have an even greater pricedisparity, selling on average for 42 percent less than nonforeclosedhomes. But for other central Ohio counties, the gap was not aswide. Discounts ranged from 19 percent in Madison to 27.4 percentin Delaware. The nature <strong>of</strong> the properties may be one possible reasonforeclosed homes are so heavily discounted. Foreclosed homesin the three states with the largest discounts — Ohio, Illinois andKentucky — tend to be older and more deteriorated than homesin other high-foreclosure states such as California, Florida andNevada.According to RealtyTrac, 29 percent <strong>of</strong> Ohio homes and 31 percent<strong>of</strong> Franklin County homes that sold during the first quarter <strong>of</strong> theyear were in foreclosure. RealtyTrac defines foreclosure broadlyto include all properties that have received a default notice, beenscheduled for sheriff sale or been repossessed.Rural and affordable housing bills moveforwardRecently, Congress passed legislation to restore funding to the502 single-family rural housing program. The program guaranteesloans for single-family homes in designated exurban and ruralareas. The new legislation will enact a 3.5 percent guarantee feepaid by the borrower that can be included in the total amountfinanced. This fee will make the program self-sufficient and willhopefully end the program’s nearly annual depleted funding situation.The legislation also increases the commitment authority soRural Housing Service can formally guarantee loans. In the past,they had been providing conditional commitments.Also, the House Financial Services Committee approvedH.R.4868, the Housing Preservation and Tenant Protection Act<strong>of</strong> 2010, which aims to stem the loss <strong>of</strong> affordable rental housingunits and prevent the displacement <strong>of</strong> low-income tenants. Some <strong>of</strong> the gases emitted from Chinesedrywall can corrodebrass fittings, copper coils and electrical wires. This could pose animmediate health risk because it could cause gas pipes to leak and smoke and carbonmonoxide detectors not to function correctly. SPOTLIGHTon Community ServiceAWARDS 2nd Quarter, 2010Tara Bebinger, Keller Williams ConsultantsHelping teach Sunday School at Cypress Wesleyan in Galloway, OH was an opportunity that Tara Bebinger jumped at. “I always knewI wanted to work with kids,” she says, “and it’s great to volunteer.” As an agent, it isn’t always easy for Tara to keep her weekendsopen but with a little creative scheduling, she is able to devote Sundays and the entire week <strong>of</strong> Vacation Bible School to helping fifthand sixth graders learn the lessons <strong>of</strong> the Bible. “I love the opportunity to reach out to a child and make an impact on his or her life,even if it’s just by connecting in one way or another,” she explains. Over the last four years, Tara has been able to help the next generationconnect to Christian lessons with relatable storytelling, crafts and projects. “I also like sharing real life events with the kids asa testimony,” says Tara, adding, “I’m so short I think the kids feel I’m like one <strong>of</strong> them!” It’s clear that while Tara pours her heart andsoul into this leadership, she does enjoy the work. She explains, “After four days <strong>of</strong> Vacation Bible School, we volunteers are exhausted.But it’s rejuvenating when the kids say, ‘We don’t want this to end!’ They love it. And that is why I love helping!”Paul W. For the past few years, Paul has been donating his time and expertise to the organization that helpsmeet the housing needs <strong>of</strong> low-income seniors, the homeless and persons with disabilities as well as providing a host <strong>of</strong> supportive healthcare services. The cause is important to Bloomfield who concedes that the work has helped give him a new perspective on housing. “Inow look at situations from a different angle,” he explains, noting that shaky economy has had a serious impact on housing and healthcare for society’s most disadvantaged. Paul is also a trustee with the Mirolo Charitable Foundation, through which he has been able towork with various non pr<strong>of</strong>its in central Ohio, including the YWCA, Pilot Dogs and CCAD. All <strong>of</strong> these experiences have helped to shape Paul just as much as he hasimpacted them.Susan Dickey Beckley, Dickey-Beckley Team, REALTORS®, LLCWhen Susan Dickey Beckley sees a problem, she takes action to create change. That is what happened several years ago, as she began tonotice a need in her Circleville community. “Folks didn’t have good winter coats,” she explains, “So I called a few people to start collectingthem and it has just snowballed.” Last year, Susan and her <strong>of</strong>fice partnered with Touching Lives for Christ and the Clothing Center to roundup more than 250 coats for the less fortunate. The growth <strong>of</strong> this program can be attributed to Susan and every member <strong>of</strong> the Dickey-BeckleyTeam. “The whole <strong>of</strong>fice gets involved,” Susan says, “and every year this has just gotten bigger and bigger.” Each member <strong>of</strong> Susan’s teamapproaches all <strong>of</strong> their contacts to urge them take part and they aren’t afraid to jump in themselves – each winter, they donate money topurchase brand new coats for children. “That way, they’ll have a bright new coat to wear back to school,” Susan says. “Knowing that therewill be folks and kids that are warmer this winter is really what drives us.” The fourth annual coat drive will kick <strong>of</strong>f this month and all donationsare welcome. Her passion for this Pickaway Countyproject is obvious. When she wrote a letter to the editor <strong>of</strong> the local paper several years ago, seeking neighbors who were as concernedabout the outdated community dog shelter as she was, she had no way <strong>of</strong> knowing that she was on the verge <strong>of</strong> founding alasting legacy. “I just knew we needed to do something,” Jeanine says. The county dog shelter was more than half a century old andhad only nine kennels, a failing furnace and no air conditioning. So Jeanine and her small posse set about raising funds to replace it.Dozens <strong>of</strong> donations later, Partners for Paws had helped raise thousands <strong>of</strong> dollars that the Pickaway County Commissioners used towardsa brand-new facility featuring 40 kennels, a modern <strong>of</strong>fice and the much needed A/C. “We have a really good group <strong>of</strong> people,”Jeanine explains. Partners for Paws continues to raise funds to furnish the shelter dogs with beds and toys as well as an emergencymedical fund. “Euthanasia has dropped considerably,” Jeanine proudly says, noting the vast increase in space to house the animals and more resources to findthem loving homes. “I have a passion for animals,” Jeanine says, “They just needed someone to take up their cause.” Partners for Paws is hosting their annualfundraising event, the Dog Expo, on Sept. 18. This new option is called IDS.IDS will allow a Mac OS user to install a verysmall application on their computer and “dialin” to a server that is running Windows. Thisapplication is free to MLS members. This willwork only on Macintosh OS Computers, notiPhone, iPad, or any other mobile platform.This application is not a “replacement” forWindows and Internet Explorer, but a “workaround”solution.
