Near the Invalidovna underground station in the steadily<br />

growing district of Karlín, Erste Group <strong>Immorent</strong> is<br />

constructing its biggest office complex yet:<br />

the Futurama Business Park. This sophisticated real<br />

estate project, comprising five buildings with a total<br />

of 40,000 m² of category A energy-efficient offices<br />

and some 500 underground parking spaces, fits<br />

ideally into the rapidly developing environment. With<br />

its elaborate brick front, the business park architectonically<br />

reflects the inheritance of Karlín’s industrial<br />

character.<br />

It is a three-stage project; the first of which includes<br />

two buildings with an office area of 16,000 m² and<br />

was completed in 2009. Tenants include Clearstream<br />

Operations Prague of Deutsche Börse Group, Teva<br />

Pharmaceuticals ČR, PAREXEL International Czech<br />

Republic, Benteler ČR, CALPRA a Sport 04 (Scott),<br />

Media Visian, Otherm, ČEZ Customer Centre or VZP<br />

Branch and Clients’ Centre.<br />

Construction of the second stage began in the course<br />

of November 2010 and is due for completion within<br />

twelve months, after which Futurama will offer a<br />

further 16,000 m² of office space.<br />

The Futurama Business Park was the first project in<br />

the Czech Republic to receive BREEAM certification<br />

and is also the first bicycle-friendly office in the<br />

country. It was awarded the Best of Realty Award<br />

2009 – best realty in the New Administrative Centre<br />

Erste Group <strong>Immorent</strong> has developed a top-quality<br />

office centre with a total office area of 38,600 m² for<br />

Sparkassen Immobilien AG in Prague, close to the<br />

underground C and the D1 motorway. The Gemini<br />

office complex has a lot to offer architecturally: the<br />

nine-storied tower impresses with a sound insulated<br />

brick front, while the lower buildings feature glass and<br />

aluminium profiles. The first stage of the project was<br />

completed at the beginning of 2008, with 19,867 m²<br />

of modern and flexible office area and 221 underground<br />

parking spaces. The second project stage was finished<br />

at the end of 2008 with an office space of 18,734 m².


LYRA OFFICE BUILDING<br />

The Lyra Office Building Project comprises six floors<br />

above ground and one basement level with a total<br />

useable area of 7,620 m². The ground floor of the<br />

building shall house retail units and an impressive<br />

entrance lobby, as well as branch offices or showrooms<br />

of the tenants residing there.<br />

Ample vertical circulation is ensured by means of<br />

two stairs and two sets of lifts, the location of which<br />

enables efficient partitioning of office spaces for up<br />

to four tenants, with a typical floor size of 1,449 m².<br />

A state-of-the-art office tower with a height of over<br />

70 m will shape the new cityscape of Ljubljana. Erste<br />

Group <strong>Immorent</strong> is erecting the City Tower office<br />

building on an area of 2,450 m² right in the centre<br />

of the Slovenian capital. The office space will cover<br />

some 15,000 m². The upper floors of the building will<br />

be rented to companies, while the areas on the<br />

ground floor are being prepared for public use. Five<br />

underground floors will guarantee adequate parking<br />

space.


TODOR ALEXANDROV OFFICES<br />

SOFIA, BULGARIA<br />

Erste Group <strong>Immorent</strong> is currently building a new<br />

office complex on Todor Alexandrov Boulevard in<br />

Sofia’s new business district, comprising a total<br />

effective area of some 6,470 m 2 on ten floors. The<br />

location of the property is very well chosen in terms<br />

of transportation: Todor Alexandrov Boulevard is the<br />

connecting road between Sofia city centre and the<br />

Europa Boulevard which leads to the motorway to<br />

Serbia.<br />

Sofia’s sole underground railway at present is just a<br />

three-minute walk from the office building and the city<br />

centre is also just a ten-minute walk away.<br />

LAURUS OFFICES<br />

BUDAPEST, HUNGARY<br />

The “Laurus Offices” project comprises three topquality<br />

category A towers with a total effective area<br />

of 15,000 m² (14,000 m² offices and 1,000 m² retail<br />

space) and is due for completion by the end of 2011.<br />

The building is ideally situated at a pedestrian hub<br />

with excellent public transport connections and is not<br />

far away from both the city centre and the Budapest<br />

Airport. The surrounding area also provides ample<br />

shopping and dining facilities. The utilisation process<br />

is currently ongoing and contracts for more than 30%<br />

of the available area have already been concluded.<br />

SMART PARK, STRAULESTI<br />

BUCHAREST, ROMANIA<br />

The state-of-the-art Smart Park, in the northern part<br />

of Bucharest, is a joint venture project between Erste<br />

Group <strong>Immorent</strong> and the Patriciu family, and will live<br />

up to its name by offering residential units, office<br />

space and a shopping complex. During the planning<br />

stages the focus was on pedestrian zones and green<br />

spaces and that one can travel throughout the complex<br />

without a car.<br />

The highlight of the project is the 117 m high tower,<br />

which will not only host the new headquarters of<br />

Rompetrol Group, but should also become a new city<br />

landmark.<br />

PROPERTY REALISATION<br />

The architect Rafale De La Hoz rose to meet the<br />

architectonic challenge of this high-tech complex,<br />

which is surrounded by low-rise office and residential<br />

buildings with large terraces.<br />

Near Perfektastraße in the aspiring district of Liesing,<br />

Erste Group <strong>Immorent</strong> is developing the Business<br />

Park South. Comprising 62,000 m², the area is<br />

particularly suited for industrial companies as well as<br />

for warehouses, small- and medium-sized enterprises<br />

and offices. The excellent location and the official<br />

dedication ensure that a commercial use of this<br />

property is by all means possible. This feature does<br />

not only result from the good transport connections,<br />

but also from the compatibility with the surrounding<br />

Lemböckgasse, Vienna<br />

Erste Group <strong>Immorent</strong> is currently planning to construct<br />

and let a new office building in Lemböckgasse, in<br />

Liesing, the 23 rd district of Vienna. Once the building<br />

entire facility. The area is well known for its industrial<br />

At the end of the year 2007, Sparkasse Neuhofen<br />

Bank AG acquired the company settlement site<br />

Neuhofen North in a joint venture with Erste Group<br />

<strong>Immorent</strong>. The area comprises a total of 41,000 m 2 ,<br />

part of which is already sold. The benefits of the<br />

company settlement site are obvious: close to the<br />

A1 highway, the airport Hörsching as well as to the<br />

container terminal in Wels. Due to its flexible plot<br />

sizes and the creative freedom with respect to con-<br />

struction, the company settlement site is extremely<br />

versatile.<br />

In Amerling, a district of the Tyrol community Kramsach,<br />

and medium-sized enterprises. The tailor-made real<br />

estates from 1,000 m² upwards shall particularly<br />

appeal to companies wanting to take advantage of the<br />

industrial area stands out further, as it is far away<br />

Situated directly next to the A1 highway, Erste Group<br />

<strong>Immorent</strong>’s company settlement site in Allhaming is<br />

particularly suitable for production companies and<br />

service providers. Excellent transport connections as<br />

well as the completely constructed infrastructure are<br />

only two highlights of the company settlement site.<br />

The total available area of 44,000 m² can be divided<br />

into various plot sizes. Flexible development potential<br />

on sustainable building ground is also guaranteed.<br />

Due to the vast extent of the area, there are no contact<br />

points to residential areas and therefore no night<br />

IMMOPARK Košice is a modern distribution centre<br />

on a 60 ha plot right next to Košice International<br />

Airport and offers more than 250,000 m² of lettable<br />

area.<br />

Košice is the second largest city of Slovakia with<br />

some 234,000 inhabitants. The city is located near<br />

the border of Hungary (20 km), the Ukraine (80 km)<br />

and Poland (90 km).<br />

The construction of the complex started in 2010 and<br />

the first logistic buildings shall be completed before<br />

the end of 2011. The halls were designed to provide<br />

IMMOPARK Žilina comprises 40 ha of land and offers<br />

in three zones. This modern distribution centre offers<br />

premises suitable for logistics, distribution, warehousing<br />

and light production, all in possible combination<br />

with office spaces. The park is conve niently<br />

located between the international airport and the<br />

E50/D1 highway. Žilina is the fourth largest city of<br />

Slovakia with a population of almost 90,000. The<br />

largest foreign investor in the region is the new Kia<br />

The IMMOPARK Praha project represents a modern<br />

distribution centre on a lot area of 341,000 m 2 in<br />

municipality of Pavlov, in the vicinity of the R6 highway<br />

(Prague – Karlovy Vary – Germany).<br />

The project is planned in two phases and will consist<br />

of eight halls with a total area of over 156,000 m 2 of<br />

premises suitable for logistics, distribution, warehousing<br />

and light production. The halls were designed<br />

to provide maximum efficiency to any tenant and may<br />

be adapted to meet special requirements. The first<br />

phase will offer three modern halls with 31,035 m 2<br />

LOGISTIC CENTRE JASTREBARSKO<br />

CROATIA<br />

With an area of around 70,000 m² of warehouse,<br />

production and office space, Erste Group <strong>Immorent</strong> is<br />

currently developing one of the largest logistic<br />

centres in Croatia. The 26 ha property is situated<br />

within close proximity of the Jastrebarsko tollgate on<br />

the A1 motorway to Rijeka and Dalmatia. Due to their<br />

proximity to the city of Zagreb and the Lučko junction,<br />

the A2, A3 and A4 motorways are also easily accessible,<br />

and a network of railroads is also planned for<br />

the near future.<br />

To provide a justified description of the magnificent<br />

Viertel Zwei project would simply take too long. A<br />

total of 40,000 m 2 in the second district of Vienna<br />

is shared between office buildings, a hotel and<br />

apartment buildings, all surrounding a 5,000 m 2<br />

lake that represents the project’s geographical and<br />

social centre.<br />

The project was broken down into six building complexes<br />

with corresponding names such as Rund Vier,<br />

Biz Zwei, Hoch Zwei, Plus Zwei, Hotel Zwei and Stella<br />

Zwei. The curved geometry of the buildings allows<br />

for tailored office layout solutions and furnishing<br />

concepts. Its asymmetrically proportioned zones<br />

create an unmistakeable atmosphere that defines<br />

the identity of the buildings. Despite the park-like<br />

surroundings, Viertel Zwei offers both good public<br />

transport connections and easy access to the nearby<br />

For many years now Schenker Bulgaria has been an<br />

active part of DB Schenker Group, a successful<br />

supplier of integrated logistics solutions. The local<br />

entity has operations in six Bulgarian cities and<br />

towns, and employs 130 people.<br />

In Sofia, where the company is based, there are four<br />

locations in different parts of the city, which were<br />

merged into a single logistics centre. For this purpose,<br />

Schenker Bulgaria has acquired a site in Boiurishte,<br />

on the north-western periphery of Sofia. The new<br />

location should reduce costs and help to make<br />

processes even more efficient.<br />

The new building was financed by Erste Group <strong>Immorent</strong><br />

and includes 3,500 m 2 of office space, 2,000 m 2 of<br />
