CI 101 serves as your introduction to <strong>the</strong> <strong>CCIM</strong> Cash Flow Model.<br />

Learn to apply <strong>the</strong> <strong>CCIM</strong> Cash Flow Model to make your investment<br />

decisions based on wise investment fundamentals. Some of <strong>the</strong><br />

concepts you will explore include IRR, NPV, Cap Rates, Capital<br />

Accumulation, and <strong>the</strong> Annual Growth Rate of Capital.<br />

You can’t make intelligent real estate decisions without learning about<br />

<strong>the</strong> <strong>CCIM</strong> Strategic Analysis Model for investors, lenders, developers,<br />

brokers and o<strong>the</strong>r real estate professionals. Learn how financial<br />

analysis and market analysis are two separate, yet completely<br />

interrelated components of <strong>the</strong> strategic analysis process.<br />

This online, self-paced course introduces you to a proven negotiations<br />

process using <strong>the</strong> <strong>CCIM</strong> Interest-Based Communications/Negotiations<br />

Model. This Model, customized to <strong>the</strong> commercial real estate<br />

environment, presents you with concepts, interactive practice<br />

opportunities and quizzes, as well as a scenario-based practice<br />

exercise throughout <strong>the</strong> course modules.<br />

This newly expanded course incorporates <strong>the</strong> <strong>CCIM</strong> Decision-Making<br />

Model into all case studies. Begin to develop <strong>the</strong> practice of applying<br />

<strong>the</strong> <strong>CCIM</strong> Communications/Negotiations Model to all real estate<br />

decisions with a focus on using this Model in interest-based<br />

negotiations.<br />

Explore new concepts regarding user discount rate selection such<br />

as using multiple rates for some occupancy decisions based on<br />

perception of risk related to <strong>the</strong> various occupancy cash flows.<br />

Similar to CI 103, this new and expanded course is case-study driven.<br />

Within each case study, you will encounter a key investor question:<br />

Should a non-taxable investor acquire an investment with or without<br />

debt financing? What if <strong>the</strong> investor is taxable? During <strong>the</strong> holding<br />

period of an investment, should an investor make a discretionary<br />

capital expenditure or not? How does an investor evaluate disposition<br />

WHAT IS A <strong>CCIM</strong>?<br />

A <strong>CCIM</strong> (Certified Commercial Investment Member) is a recognized expert in <strong>the</strong> commercial and investment real estate industry.<br />

The <strong>CCIM</strong> lapel pin is earned after successfully completing a designation process that ensures <strong>CCIM</strong>s are proficient not only<br />

in <strong>the</strong>ory, but also in practice. This elite corps of <strong>CCIM</strong>s includes brokers, leasing professionals, investment counselors, asset<br />

managers, appraisers, corporate real estate executives, property managers, developers, institutional investors, commercial<br />

lenders, attorneys, bankers, and o<strong>the</strong>r allied professionals.<br />

A <strong>CCIM</strong> is part of a global commercial real estate network with members across North America and more than 30 countries.<br />

DESIGNATION PROGRAM<br />

Being a <strong>CCIM</strong> designee means being part of an ethical and knowledgeable network of <strong>the</strong> brightest commercial real estate<br />

professionals around <strong>the</strong> world. There is no better way to distinguish yourself from <strong>the</strong> competition than to earn <strong>the</strong> coveted<br />

<strong>CCIM</strong> designation.<br />

Designation Requirements<br />

To earn <strong>the</strong> <strong>CCIM</strong> designation through <strong>the</strong> general candidacy program, you must complete <strong>the</strong> following requirements:<br />

1. Become a candidate of <strong>the</strong> <strong>Institute</strong>.<br />

2. Successfully complete <strong>the</strong> Designation <strong>Course</strong>s: CI 101, CI 102, CI 103, CI 104 and Preparing to Negotiate.<br />

3. Earn two elective credits. Credits can be earned through completing <strong>the</strong> <strong>Course</strong> Concepts Review and o<strong>the</strong>r<br />

elective education, attending a <strong>CCIM</strong> networking event, candidacy (one credit for every year of continuous<br />

candidacy up to three credits), or transfer elective credits.<br />

4. Submit <strong>the</strong> Portfolio of Qualifying Experience. The portfolio may be submitted any time after <strong>the</strong> completion<br />

of CI 101 and before registering for <strong>the</strong> Comprehensive Exam. Candidates may use <strong>the</strong> traditional procedure<br />

of downloading, filling out, and returning <strong>the</strong> forms by mail, or going online to complete all required forms.<br />

5. Pass <strong>the</strong> Comprehensive Exam. Candidates who have completed <strong>the</strong> designation education, fulfilled <strong>the</strong> elective<br />

credit requirement, and have an approved Portfolio of Qualifying Experience are eligible to sit for <strong>the</strong> Comprehensive<br />

Exam.<br />
