Welcome to FALL!!!!!
With summer over and Main Event and Labor Day weekends behind us, we
head into fall and Fall Fest Weekend. Unfortunately, it is that time of year to start
packing up our campers and raking the leaves.
Fall is still a great time for Woodhaven. Walks and bike rides along the trails,
improved fishing in the lakes and cool nights with fires on our lots.
The Board of Directors has appointed Bernie Karlic to replace the rest of the
term left vacant by the resignation of Mark Kotte. Bernie, along with four other
Board Members will be up for election again next year. The Board had come up
with several great choices and, after much discussion, decided unanimously to
appoint Bernie. Welcome aboard!!
The Board’s main effort this fall will be spent attending the budget hearings and
working on approving an assessment for the 2014-2015 year. All of this should be
done by the December Board Meeting.
I want to thank all who attended the Annual Meeting in August. Several items
were brought up and will be discussed over the next few months at our workshops.
At the volunteer dinner I thanked all of the wonderful volunteers that help
Woodhaven operate all of the wonderful activities and clubs. I mentioned that the
Board is very grateful for all of their efforts and I thanked them by letting them all
know that I look on them as treasured assets of Woodhaven.
Activities and schedules are winding down. Make sure you check online to get
all of the last minute schedules for any weekend you will be attending.
Remember to use the speak-up sheets to ask about issues that you might have at
Woodhaven. Also, use of a speak-up sheet to commend service or activities that you
enjoyed is always appreciated.
I hope to see you on the trails this fall.
You can always contact me at DuaneTutaj@hotmail.com.
Enjoy this start of fall,
This year’s Labor Day Weekend provided better than average weather conditions
and many of our owners took of advantage of these conditions to spend some
time at Woodhaven. Gate records show approximately 3,000 lots in attendance
and, based on these totals, we would estimate overall attendance of about 13,500.
Regardless of where you chose to spend your Labor Day Weekend, we hope
everyone had a great time and we also want to thank you for another great summer
season at Woodhaven Lakes.
As we move into our fall and winter schedules, please make a note of the
published changes in hours at our facilities. We continue to provide our owners and
guests with a number events and activities for your enjoyment, and we encourage
everyone to set aside some time to visit Woodhaven throughout the year.
Annual Meeting
The Annual Meeting was held on Sunday, August 25th, at 1:00 p.m., approximately
65 lots were represented and many owners took time out of their Sunday
activities to attend Woodhaven’s Annual Meeting. Those in attendance heard
reports from the Association’s Treasurer, President, Executive Director and General
Manager. A question and answer session followed the prepared reports and the
meeting adjourned at about 2:30 p.m.
During the acknowledgments portion of the Annual Meeting, a brief report was
provided on the results of our Property Owner Referral Program. Existing Property
Owners had referred 135 buyers to our real estate office since the August 26, 2012
Budget Process
For Woodhaven’s management and staff, the next several months are devoted to
preparing and presenting the Association’s 2014-2015 annual budget. We will work
closely with the Finance and Facilities Planning Committees to prepare a preliminary
budget to be presented to the Property Owners and ultimately to the Board of
Directors for approval. The Facilities Planning Committee has completed a review
of next year’s projects and the Finance Committee will complete its initial review
of the operating budget on September 21st.
Current year projections and several years of actual history are used to establish a
preliminary operating budget for review and discussion. Major repair, renovation,
replacement and possible new projects are also evaluated within our reserve plan,
and approved changes are incorporated into the planning process. Several budget
workshops and related meetings will be held to refine the budget and prepare it
for presentation to the membership at the Budget Hearing scheduled for Saturday,
November 9th at Woodhaven’s Lakeview Building. Following the hearing,
additional adjustments will be made where they are needed to finalize the assessment
levels for next year.
Please make note of the change in location for the Budget Hearing. With the
construction planned this fall at the Family Center, Beach and Pool II complex, we
have decided to move the Budget Hearing to the Lakeview Building.
The long-range assessment plan recommended during last year’s process projects
assessments to increase from $1,120 for lots with sewer services to $1,170; and
from $952 for lots without sewer services to $1,000. As we have with prior
increases, the proposed assessment level is projected to remain the same for 3 more
years, through fiscal year 2016-2017.
October 2013

Based on this plan, the average incremental change in assessments since
acquiring the water and sewer assets in 2008 calculates to an annual equivalent of
about 1.43% per year. In addition to this analysis, we also calculated the change in
annual assessments including water and sewer fees from 1985 when the Association
completed its transition from the developer. At that time the assessment and fees
for a sewered lot totaled $557. The average incremental change since 1985 through
fiscal year 2016-2017 calculates to an annual equivalent of about 2.42% per year. A
statistical analysis process is sometimes overlooked in the assessment decision, but
it does provide a basis for comparison with other factors. For example, from 1985
through 2013 the price of gasoline has increase by an annual equivalent of 4.03%
to 4.33% per year; minimum wage has increased at an annual equivalent of 4.67%
per year in Illinois and 3.27% per year on a combined analysis of the Federal and
Illinois rates; average home values at an annual equivalent of 3.40% per year; and
social security at an annual equivalent of 2.83% per year.
Considering this data, we can demonstrate the Association is accomplishing
the objective of working well within normal inflationary levels. As we look to
the future it is important for us to continue to increase the assessment at moderate
levels and within inflationary norms to maintain and improve the services we
provide for our membership. Improvements you can look forward to include the
continued resurfacing of our roads, enhancements to the Pool 2 and beach area,
lift station renovations, and addressing a growing demand for access to internet
services. In addition to internal improvements, some of the financial issues
facing the Association include external factors like the minimum wage debate and
changing requirements with healthcare.
As noted in the Annual Report, a lot-to-lot internet access program will require a
substantial investment from owners with preliminary estimates indicating assessment
increases of $400 to $600 per year. Obviously we will not be able to address
this issue with a $50 increase; however, we should be able to improve the existing
hotspots and provide increased access from these locations. Our current network is
supported with bandwidth capacity of about 20 Megs, which is only slightly higher
than most high speed residential home services. Over the Labor Day Weekend
there were multiple occasions when more than 500 devices were connected through
the Wi-Fi hotspots. Our system was overloaded and many individuals were not
able to access these services. Our immediate goal is to significantly increase our
bandwidth capacity to provide more support for the hotspots. Please read the WiFi
Hotspot article on page 18 for more information on our current network.
There are many budget issues for us to work through this year and adjustments
will be made before the final fund allocations are completed and submitted for
Board approval in December. At the December 9th, 2013 Board Meeting, the
committee’s recommended assessment levels will be presented for Board approval.
The assessment invoices will be prepared based on the approved fund allocations
established within the assessment and invoices will be mailed to owners in January
2014. With the fund allocations approved, the budget planning process shifts its
focus to finalizing the line item budget, updating our five-year operating plan, and
adjusting our reserve plan so the Annual Budget Report can be approved at the
March 2014 Board Meeting. With each issue of the Woodhaven News, we will
provide you with updates on the budget process as we work through this task over
the next several months.
Firearm Concealed Carry Act and Woodhaven
With the State’s enactment of the Firearm Concealed Carry Act, the Board
sought legal opinion to determine what, if anything, the Association needed to be
compliant. For all practical purposes, the Association’s rule prohibiting the carry
or use of firearms is lawful. Because of our private property status, the Association
may restrict concealed carry of firearms on most common areas but must post
regulated signs. The Illinois State Police Department is currently in the process of
establishing the required signage.
Rules specific to firearms and guns in general can be found under Article I
sections 11 and 12, which states, “Section 11. Air Guns. The use of air or spring
powered rifles or handguns, bows or crossbows of any type are prohibited.
Possession of these weapons, for purposes other than transporting in a vehicle
and out of the public’s view, is prohibited from Association common areas; and,
Section 12. Firearms. No person, other than those specifically designated by State
Woodhaven Lake Activity
Area
Plans for renovations to the pool
bathhouse/concession stand and pool
entrance, and, for the beach improvements,
moved forward in September
with the submission of design specifications
to the Illinois Department of
Public Health and in the posting of
notice to bid on six areas of demolition
and/or construction. Approval from the
State could take two to five weeks and
hopefully will not require additional
work. At this time the Board is tentatively
scheduled to hold a Special
Meeting on October 4th, for the purpose
of approving bids. Work on the parking
lot and construction of the bathhouse/
concession extension and roofing will
begin late October.
2014 Restricted Projects,
Continued
The Facilities Planning Committee
completed their initial review of
proposed projects for 2014-2015.
Scheduled items in the Recreation
Department include replacement of:
the Pinball Machine, Woodhaven
Lake Playground Structure, Black
Oak Lake Playground structure, and
the playground surface in section 17.
The basketball/tennis courts at both
the RecPlex and Woodhaven Lake
Activity Area need to be resurfaced;
sport surface tiles are being considered
as opposed to asphalt and paint.
In Aquatics, scheduled items include:
continued work on both pool’s filtration
systems electrical elements, replacement
of the diving board stand at pool
1, and the acid feeders for both pools.
At the beach, the wooden guard chairs
need to be replaced. Consideration is
being given to replacing the safety row
boat with a stable and safer to use water
safety boat with a heavy duty trolling
motor.
Page 6
October 2013

Also being proposed but not on the schedule are sound buffers or baffles for
the Lakeview Building. This is a high use facility for both meetings and social
events; the noise created with just conversation can be overwhelming. Over the
last year we have been experiencing moderate to excessive water loss through the
ponds and creaks at the mini golf course. A project to seal these waterways is being
investigated for possible funding in 2014. The Committee discussed at length the
development of a water playground; their recommendation to the Board is to have a
feasibility study conducted to properly assess need, location, and potential cost.
In the Water/Sewer Department, projects include: restoration to three lift stations,
sand blasting and painting the stand pipe and purchasing a portable generator. Other
funding would be attributed to annual allocations used for unforeseen repairs to the
water and sewer mains as well as any necessary engineering or other related profession
services. These funds are typically used on an as needed bases.
The Facilities Planning Committee will meet in October to make a recommendation
on the list of projects to be considered in 2014-2015. The entire list will be
included in the Budget Hearing documents which will be printed in the November
or December issue of the Woodhaven News.
Woodhaven After Labor Day
There is so much more to Woodhaven than what happens between Memorial
weekend and Labor Day. Fall’s colors should be at their peak, just in time for our
Fall Fest weekend, October 12 and 13; a detailed schedule is included on page
16. The Children’s Halloween Party will be held Saturday, October 26th at the
RecPlex. If you are wanting or needing relaxation, try a cozy camp fire on a crisp
fall evening. Take a hike! on any of our 14 miles of gravel or grass trails; hiking
maps can be picked up at the Association Office or viewed on our website: www.
woodhavenassociation.com. Reservations for the annual Thanksgiving Dinner held
Saturday, November 23, are being taken at the office; don’t wait too long as this
very popular event does have a limited number of seats. Invitations are sent to last
year’s participants.
Fall Festival
Woodhaven’s Recreation staff has prepared a number of programs and activities
for Woodhaven’s Fall Festival weekend. We hope all of you will have the opportunity
and will make plans to enjoy Woodhaven’s Fall Festival weekend on October
12th and 13th.
Following Fall Fest weekend, the Association Office will be closed on Sundays.
Loose-Leaf Pickup Begins In October
Loose-leaf pickup season will begin October 15 and will run through November
30. Rake leaves, grass clippings, pine needles, and other leafy materials to the front
of your lot along the road in a windrow. A windrow is when the pile of leaves is
strung out along an area in a narrow row. Leaf piles should be within 5 feet of the
roadway but not blocking or obstructing traffic so that the vacuum tube is able to
reach the pile effectively; the vacuum has limited reach.
Paper bag pickup will end October 14 while brush pick up continues each week
through November 30.
The leaf vacuum is designed to pick up leafy materials so do not incorporate
sticks, rocks, soil and trash into the piles to be vacuumed. Piles with these types
of material will not be picked up. When attempting to pick this foreign material
up with the leaf vacuum, time is lost due to frequent clogging in the hose and/or
damage to the unit. Piles not picked up will be the responsibility of the owner/
contractor to dispose of and/or separate any debris in the piles.
Landscape material is not allowed to be put in or around the dumpsters so please
utilize the landscape pickup service.
Property Owners wanting to utilize this service are instructed to sign up at one
of 4 locations on property. This is the same procedure used in all landscape waste
pick up. The sign-up sheets are located at the True Value Store, Administration
Receptionist Desk, General Store, and Gate. We ask that information written down
be legible since it must be transferred to another worksheet that is given to the
vacuum operators.
The procedure for lot-to-lot pickup is as follows:
1. Lists are picked up on Monday, Wednesday, and Friday of each week during
the pickup period.
2. Each list is compiled and given to the vacuum operator.
3. The vacuum operators finish the current list before moving on to the next.
The above procedure is the fairest most practical method to those requesting this
service. Be aware that the vacuum fills up thus requiring a trip to the composting
area behind the True Value store. Your leaves will get picked up as long as you sign
up for the service. On occasion, due to human error in the transfer of information,
lots are inadvertently missed. Please contact the Resource Department.
Fall Rainbow Trout Fishing
The season will officially open at 6:00 a.m. on the Saturday of Fall Fest weekend,
October 12.
We will once again be stocking rainbow trout into Pine, Bluegill, and Hidden
lakes for fall fishing. This coming fall 1000 pounds total of rainbow trout will be
stocked into the above mentioned lakes only. These fish will be approximately 1
pound plus in size. The catch limit is set at 3 fish per day, not per lake. Anyone
that plans on catching/taking these fish will be required to have an Illinois Fishing
License as well as an Inland Trout Stamp. Since other species of game fish are
present in these lakes, anyone fishing these waters with the intent of not catching
or keeping any trout will not be required to have an Inland Trout Stamp. Any trout
caught by these anglers must be returned to the lake. The season will officially
open at 6:00 a.m. on the Saturday of Fall Fest weekend, October 12. Lakes
containing trout will be closed once trout are stocked until the opening time.
I am issuing this disclaimer that if conditions arise which prevent the stocking
for the Saturday of Fall Fest weekend, the trout will be stocked as soon as conditions
allow! In the event known changes arise, a message will be posted on
Woodhaven’s website indicating such changes.
These fish are stocked as an alternative species to pursue during the fall, winter,
and spring. Trout are not intended to be an ongoing fishery as is the case with bass
and bluegill species, which have sustaining populations. Trout will not reproduce
in our lakes nor tolerate our summertime water temperatures. The intent is to put
the trout in for Property Owners and guests to utilize for sport and food. It is hoped
that all trout stocked will be utilized by the time the water temperatures reach 70
degrees the following summer. Trout are coldwater species thus they will not
survive in water over 70 degrees for extended periods. By stocking these fish in the
fall, it allows 3 consecutive seasons of use (fall, winter, and spring).
One does not need a fly rod to fish for trout; a light spinning or casting rod works
equally well, if not better, on most occasions. Trout will take a variety of baits and
small artificial lures. The key is to think small when it comes to rigging your pole
for trout. Use small lures, hooks, bobbers, and weights when pursuing trout. Baits
used for bluegill such as wax worms, night crawlers, and red worms will also work
for trout. In the past, cheese has worked well for catching trout, as did Trout Power
Bait made by Berkley. Mini-marshmallows have also worked well for the trout.
Roll the cheese (Velveeta works well for this) or Power Bait into a ball and place
on a small number 12-14 treble hook. This can be fished under a bobber or on the
bottom with a light weight attached 12-18 inches above the hook.
Catch and release angling for the trout is discouraged due to the fact that these
fish have very low survival when handled. It would not be fair to other anglers for
one person to catch trout above the limit only to have them die when released. An
angler, with a trout stamp, not intending to keep trout can give his limit of 3 fish
away. Once 3 fish are caught you will not be able to catch anymore fish for that
day. Anglers are not allowed to have in possession more than 3 fish on a given day.
Anglers must also keep his or her fish separate from other anglers in a group.
Plan to Remove Your Boat from Lake Storage Areas
This is a reminder to pick up your boats from the lake storage areas as well as
any common areas around the lakes prior to December 1. Boats stored at the designated
boat storage areas or any common area must be removed between December
1 and March 1. By doing so, those boats that are abandoned can be identified
and steps can be taken to locate the owner. In addition, routine maintenance can
be performed if needed. This is also a good time for watercraft owners to make
sure that the registration sticker is current and the section/lot numbers are affixed
to the outside of the boat. Staff will pick up remaining boats after December 1.
Notification letters will be sent out to the owners of boats as long as the section/lot
number appears on the outside of the boat. To reclaim a boat picked up by staff, the
owner will be required to pay fees for pickup and storage as well as provide proof
of ownership. Any boats not claimed will be auctioned off after a period of one
year. Please take time this fall to pick up your boats from all common areas. If you
have questions concerning this matter, please contact the Resource Department at
(815) 849-5209 extension 258.
Improper Landscape Waste Disposal Practice
As a reminder landscape waste including ashes and other debris are not to
be dumped into any common areas including: lake shorelines and ditches. This
practice is detrimental to native communities of plants and animals as well as being
unsightly. The debris can also be dangerous while mowing in the designated mow
areas. Please utilize the landscape waste pickup services outlined in this article to
keep our property looking beautiful.
Bass Lake Sediment Removal Project Set to Begin
Here at the end of August, the contractor is bringing in his equipment in preparation
for the dredge project slated for the fall. The crews have run the pipe from the
spoils basin down to the finger of Bass Lake in Section 2/3. This pipe will carry the
sediment-water slurry up to the spoils basin in Section 5 near the sled hill. In the
basin, sediment will settle out of the water and the clear water will return to Bass
Lake. In addition, there are two barges that have been placed on the lake to carry
support equipment.
At the Bass Lake ramp area, the crew will be fusing additional pipe together
following the Labor Day weekend. This pipe will follow the dredge out into the
lake and connect to the other section of pipe referenced above. All together there
will be approximately a mile of pipeline when the dredge is at the very south part of
the lake.
Based on recommendations made by the engineer, dredging will be conducted
in the fingers, as well as sections of shorelines in 2, 3, 4, 7, 10 & 11. The dredge
will stay off shorelines a distance of 5 feet so as not to undermine existing seawalls.
There will be an approximately 25 foot swath along the selected shorelines in the
project. Also included will be the extension of the two west fingers in Sections 2,
3 & 4. Originally, this was to be a separate phase but there will be cost benefits by
including at this time. The areas dredged cannot exceed the capacity of the spoils
basin which is approximately 18,000 cubic yards of material.
Bass Lake will benefit from the dredge project since a significant amount of
sediment has accumulated mainly in the backs of the two west fingers over the
past 12 years as well as in other areas. The upcoming project is geared toward
removing accumulated sediment down to the “original” lake bottom. Depending
on the area of the lake this could be from 1 – 3 feet of sediment. This will increase
depths in areas of the lake while removing a portion of accumulated nutrients that
exist in the bottom of the lake.
The project is scheduled to finish up in December given adequate weather
through the period and few obstacles to slow the progress. If not finished this fall,
work will continue into the spring as soon as conditions allow.
Haunted House – The Haunts of Holcombe Hall

It will be a Boo-tiful evening when we hold our very own Haunted House at
“The Haunts of Holcombe Hall”. The Department of Recreation will be pulling
out all the stops to bring this tradition to you. Are you looking for a good scare?
Well then, bring the entire family to the Pool 1 area (Holcombe Hall is the building
located left of the pool) on Saturday evening for some spooky fun!
The Haunted House will run in two sessions.
Jr. Session: The first session from 4-6:30 p.m. will be for children under 12,
since it is still light out and the young ones may not scare as easily. We will also be
playing Halloween Party Music in the house, rather than the scary/creepy sounds
that will be abound in the later session and we will have fewer characters present.
Sr. Session: The second session will be from 7:30-10 p.m. - be ready for some
excitement! All the “ghouls” will be out.
The Haunted House will be operating rain or no rain, warm or cold, so dress for
all ages. Magic Matt will be here for two shows on Sunday, October 13 at 11 a.m.
and 2 p.m. in the Multi-Purpose Room
Flea Market

This is your last chance of the year to hunt for that special bargain or unique
collectable. Come to the Rec Plex on Sunday, October 13th from 10 a.m. – 3 p.m.
to look for those treasures that can’t be found just anywhere. This is your chance to
get the first of your Christmas shopping done. Don’t miss this great opportunity!
The Great Pumpkin Patch – a Woodhaven Tradition

This year’s pumpkin patch is going to be packed with pumpkins. Each year, the
popularity of this program grows… there will be over 1,700 pumpkins, so come
one, come all. The Pumpkin “Hunt” has most certainly become a tradition for
Woodhaven Property Owners and their families.
Pumpkin tickets will be made available at the carnival ticket tent near the
Pavilion Playground on Saturday, October 12 from 11 a.m. – 3:30 p.m. as well as
the usual time on Sunday, October 13 at 9 a.m. Only one representative from your
family needs to be present to purchase tickets. Multiple tickets can be purchased
at this time. However, tickets will be limited to one (1) for each person in your
group that will be present at the hunt between 12 noon – 3 p.m. (In other words you
cannot purchase more than one pumpkin per person).
Parking for the Ticket Sale and the Pumpkin Hunt will be available in the
General Store parking lot as well as the Rec Plex parking lot.
Each person who purchases a ticket will receive a different number between
1-1700 when they enter the pumpkin patch. Your goal is to find the pumpkin in the
patch that matches your number.
The Pumpkin Patch will be open from 12 Noon -3 p.m. for you to redeem your
ticket for a pumpkin on Sunday. Once you have purchased your pumpkin ticket,
you can pick up your pumpkin anytime between 12 Noon-3 p.m. Each ticket
is assured to receive a pumpkin! This means you will have more opportunity to
enjoy other activities that will be taking place throughout the weekend. Stop at the
wooded field next to the General Store starting at 9 a.m. on Sunday to purchase
your official “Great Pumpkin Hunt Ticket”. We do recommend that you purchase
your tickets in advance. ($2)
Children’s Halloween Party

On Saturday, October 26, the Recreation Department will be holding its annual
Halloween Party for children (ages 13 and under) and their parents. The fun will be
held at the Rec Plex beginning at 1 p.m. Participants will enjoy playing a variety
of Halloween Games such as Gourdo Buckets, Dracula’s Stake Toss, Cookie Walk,
Pumpkin Bowling, and Halloween Shoot-Out to win prizes such as candy, gourds,
and other treats! Cookies and juice will be served to all participants!
At approximately 2:30 p.m. just before everyone’s departure, parents will be
given a list of businesses and properties that will give out candy to children who
come to trick or treat in their costumes.
The Halloween Party will cost $3 per participant and this does include parents
and grandparents, who we encourage to come and enjoy the even with the children.
Trick or Treat List
Are you interested in being on Woodhaven’s Trick or Treat List for the Children’s
Halloween Party on October 26? Please stop by or call the Association Office
at 815-849-5209 with your name, section and lot number, phone number, and
home address (so that signs can be mailed to you). If you are interested in being a
sponsor for trick or treat you must register with the Association Office no later than
Monday, October 22.
Trick or Treating generally takes place from 2:30 – 4 p.m. on Saturday, October
GOBBLE - GOBBLE at Woodhaven’s Thanksgiving Dinner

The Department of Recreation will host the 2012 Thanksgiving Potluck Dinner
on Saturday, November 23 at the Multi-Purpose Room at 1 p.m..
Arrangements will be handled according to the typical potluck dinner procedures.
You are asked to bring a dish to pass, however we ask that you bring your favorite
Registration forms will be mailed to 2012 participants in mid- September or you
may pick them up at the Association Office.
OT
Dear Property Owners and Fellow Wi-Fi Users,
I hope this summer has found you enjoying all of the natural wonders as well as
technological benefits that Woodhaven provides. Labor Day weekend of the 2013
season is now behind us, and I felt this would be a great opportunity to address
some of Woodhaven’s technology issues with all of you, specifically in regards to
our public Wi-Fi system.
I routinely receive questions regarding the usage process and future development
plans for our public Wi-Fi coverage.
Due to the limited amount of bandwidth coming into the Association, we do
not have any current plans for significantly expanding the Wi-Fi coverage. The
Association currently receives a total of 20 Mbps from our Internet Service
Provider, and this network traffic is shared amongst all facilities for business
purposes as well as public coverage. This is simply not enough to dramatically
expand our coverage. On busy weekends, literally hundreds of unique users
attempt to access the network at any given time. As an example, on Sunday
of Labor Day weekend, we peaked out at almost 500 devices at a single time
attempting to access the network. Most basic cellphone data plans offer more
downstream bandwidth than what we are given by the ISP to share between all of
these clients. As you can see, this is why on busy weekends it can be so difficult to
connect, stay connected, or have access to decent speeds.
Another obstacle to significant expansion is the lack of a fully encompassing
wired backbone from which to branch off of. Building a massive, fully redundant,
dynamically routed network throughout the park would be an expense only made
possible by a significant increase in assessment amounts. There’s no doubt that
some members may be interested in such a feat, but history tends to suggest
otherwise. When T6 Broadband, our Internet Service Provider, initially implemented
the tower that you see in front of Woodhaven, their plan was to offer
wireless internet access at a fair price to Woodhaven members who were willing
to pay them for service. Today, 7 years later, there are only a small handful
of members who have ever signed up for the service. This suggests that most
members would not be willing to spend even a modest monthly fee for a wireless
Internet connection.
There are also usage guidelines that, while not official, should be paid attention
to while utilizing the public system. Since bandwidth is shared by everyone, the
intentions of the network have never been bandwidth intensive video streaming
over the Internet and other such resource hungry computing tasks. As a service
that is provided as part of your assessment, the Wi-Fi locations that we offer are in
place to serve as a point of presence for moderate Internet usage, web browsing,
checking email, and similar tasks. Especially during busy weekends and trafficheavy
summer days when the park is full, you should not expect to get more than
a couple Megabits per second at the absolute most. The system is designed to
provide a fair connection for a moderate amount of people. There may be times
during these busy weekends that you will not be able to connect to the Wi-Fi at all.
This is because the system is simply overloaded and no more IP addresses will be
handed out at that time.
Over the course of the past year or so, we’ve also had numerous members
attempt to connect external bridging devices and other devices such as repeaters
and high-gain directional antennas to our network in an attempt to connect from
a distance that would normally be “out of range”. These devices have repeatedly
and consistently wreaked havoc on our internal network due to misconfiguration
issues. Most, if not all, of these misconfiguration issues stem from devices that the
Association is not informed about. Stated another way, the network was designed
to provide access to client devices only, such as laptops, tablets, Wi-Fi enabled
phones, and comparable devices. (Another example would be an iPod touch or
Wi-Fi enabled, handheld device.) Attempting to extend to, or repeat from, the
network locations with self-purchased bridging or repeating gear impacts network
performance adversely and further degrades the network experience for other users
on the network. We would ask that to be fair to everyone involved to please utilize
the network in the way in which it was designed. Connecting to the network with
a repeater or bridge that we are unware of may cause you to be disconnected or
blocked from the network.
I do hope that I’ve answered some of your questions and concerns regarding
Woodhaven’s Wi-Fi locations. I hope you enjoy the rest of the summer season,
whether you are emailing, surfing the web, or simply sitting by the campfire.
Happy Browsing!
WINTERIZING: Why take a chance with frozen plumbing this winter? Why taste anti-freeze all summer? We will do it for you, when it becomes necessary, and guarantee the job - without
putting anti-freeze in your pipes. Get on our PERMANENT winterizing list now and never worry about your plumbing again.
In addition to our GUARANTEED WINTERIZING , we also offer two other services, WINTER WATCH & SPRING PHYSICAL.
WINTER WATCH: We will do a weekly check of your trailer to see if everything is alright. Every other week, mid-November through March, we will enter the trailer to check for mice,
vandalism, roof leaks, etc. On alternate weeks, we will drive by to check the outside of the trailer. A record of each visit will be kept in your unit and in our file, and you will be notified by phone
or mail of any problems which require your attention.
SPRING PHYSICAL: In the spring, when weather permits, we will give your unit a complete check-up. We will check all appliances for proper operation and also check your roof, skin, and floor
for damage and condition. We will check the water system for leaks and if there are any, they will be repaired free of charge*. (*ONLY if we winterized and if no water was put into the system
God saw you were getting tired,
and a cure was not to be.
So He put His arms around you
With tearful hearts we watched
you fade away.
Although we loved you dearly,
we could not make you stay.
A golden heart stopped beating,
Holy Hole in One!
It has become my duty and pleasure to announce and shout to the readers of
Woodhaven News that Gayle Gusak stroked a HOLE IN ONE at Shady Oaks
links. It was August 6, 2013 on the 17th hole, which is 127 yards, par 3. Rich &
Gayle bought their campsite in Section 18 way back in 1976. So they have been
golfing at Shady Oaks many, many times. Gayle’s father started her golfing at
about 12 years old, so she has been at it for awhile. This is her first and only hole
in one. For the 9 holes they played that day, she shot a 44, not bad. So if you see
Gayle, say “Congrats!”
