From the CBA President...<br />

It is a pleasure and an honor to serve as the 2012 CBA President and it’s a special privilege to be able to recognize<br />

the outstanding individuals and companies in our industry. The 2011 honorees are valued and respected members<br />

of the commercial real estate community. The CBA <strong>Awards</strong> Dinner is a chance to reflect on the accomplishments<br />

of those within our industry who have proven themselves at the highest levels of professionalism and achievement.<br />

The CBA recognizes Deals of the Year in the categories of Office-Suburban, Office-Cambridge, Office - <strong>Boston</strong>,<br />

Industrial, Investment Sale and Life Science. Nominations and awards are screened by the CBA Presidential<br />

Council. Award winners are chosen by a panel of independent judges, who closely examine the merits of each<br />

nomination based on complexity, creativity, uniqueness, size, and overall significance in the market.<br />

In addition to the “Deal” awards, CBA recognizes personal and corporate excellence. Each CBA member is asked to nominate a candidate<br />

in each of four categories: Landlord, Rising Star, Broker, and this year, we are adding a new category for Collaborating Professional. Each<br />

nomination is accompanied by a statement indicating why the candidate is worthy of consideration for the award. The winner is determined<br />

by popular vote, however Members are not allowed to vote for a finalist if the finalist is with the same firm.<br />

Landlord of the Year – Is bestowed upon that company who has performed at a superior level of cooperation, innovation and<br />

effectiveness in the leasing and sales process.<br />

Collaborating Professional – That firm or individual who is characterized by their professionalism and benefit to the members of<br />

the real estate community through their leadership, education, service, philanthropy and/or vision.<br />

Rising Star -Recognizes an individual who has contributed greatly to their team, their company and the industry and has been in<br />

the business for less than three years.<br />

The Broker of the Year – This leadership award is the highest honor bestowed upon an individual in our industry. This award is<br />

the acknowledgement of superior performance, professionalism, and ethical dealings not only during the previous year, but<br />

throughout an entire career.<br />

BROKER OF THE YEAR<br />

MATT DANIELS – Colliers International<br />

Matt is again in the running for the Broker of the Year<br />

Award, having been previously nominated in 2009 and<br />

2010, and had another strong year, having participated in<br />

1.385 million square feet of transactions in 2011. The<br />

North Suburban market specialist represented both tenants<br />

and landlords<br />

JOSEPH FALLON – Cassidy Turley FHO<br />

Managing Principal Joe Fallon has been with the firm for<br />

24 years and 2011 was another banner year. He brokered<br />

more than 1.25 million square feet of transactions of<br />

behalf of corporate clients in 2011, including two build to<br />

suit deals for Biogen Idec totaling 500,000 square feet in<br />

Cambridge.<br />

DAVE FITZGERALD – CBRE/NE<br />

Dave joined CBRE/NE in 1996 and currently serves as an<br />

Executive VP/Partner with the Downtown Brokerage team.<br />

He completed 29 transactions totaling 608,949 square feet<br />

valued at $128 Million in 2011. Dave was part of a team<br />

that brought 179 Lincoln Street in the Financial District to<br />

over 90% occupancy.<br />

JOSEPH FLAHERTY – Colliers International<br />

Managing Director Joe Flaherty is no stranger to the winner’s<br />

circle at the CBA awards, having taken home the CBA<br />

Life Science Deal of the Year Award in 2008 and 2009 and<br />

the Investment Sale of the Year Award in 2008. He brokered<br />

two major deals for Forest City this year.<br />

BENJAMIN HELLER – Jones Lang LaSalle<br />

Ben joined Jones Lang LaSalle in 1998, and represents the<br />

Downtown <strong>Boston</strong> market. He is a previous CBA Award<br />

winner, having copped the <strong>Boston</strong> Office Deal of the Year<br />

Award in 2008. 2011 was another excellent year, as he<br />

completed 57 lease transactions totaling 668,711 SF and<br />

$217,411,738 in aggregate value.<br />

MARY LENTZ – McCall & Almy<br />

Mary has been with McCall & Almy for 15 years, where she<br />

is a Principal. Mary brokered the $280 million sale of<br />

<strong>Boston</strong> Properties 250,000 square foot build-to-suit at 75<br />

Ames St. for the buyer, the Broad Institute, and works with<br />

Partners Healthcare, Brigham & Women’s Hospital and<br />

MGH among others.<br />

GREG LUCAS – CBRE/NE<br />

Greg is a Principal at CBRE/NE and brokered the largest<br />

deal in the history of <strong>Boston</strong> CRE, the brokered the Vertex<br />

Pharmaceuticals 15-year, $1.1 billion deal to lease two<br />

buildings from The Fallon Company. He completed 11<br />

transactions totaling 1,351,676 square feet valued at<br />

$935.1 Million.<br />

ANDY MAJEWSKI - CBRE/NE<br />

Andy joined CBRE/NE, then Insignia/ESG, in 1989, and<br />

manages the Suburban Brokerage Group of CBRE/New<br />

England. He has won a CBA award in the past, picking up<br />

the trophy for CBA Life Science Deal of the Year in 2009.<br />

MARK WINTERS – Cushman & Wakefield<br />

Mark is an Executive Director at Cushman & Wakefield and<br />

heads the Global Life Sciences Practice for the firm. He<br />

began his career at C & W in 1987 and in 2011 brokered<br />

over 1.5 million square feet of leasing and sales transactions<br />

valued at $386 million.<br />

LANDLORD OF THE YEAR<br />

BPG Properties, Ltd.<br />

Based in Philadelphia, BPG’s current portfolio consists of<br />

over 24 million square feet of office, retail, student housing<br />

and industrial properties and nearly 19,000 apartment<br />

units in more than 70 communities located throughout the<br />

United States. This year, the value-add company completed<br />

a capital improvement program at the Westborough Office<br />

Park, implementing green initiatives, achieving Energy Star<br />

status and earning the 2011 The Office Building of the Year<br />

(TOBY) Award in the Suburban Low Rise category from the<br />

Building Owners and Managers Association (BOMA).<br />

Clarion Partners<br />

Clarion Partners owns and operates 3 million square feet<br />

around <strong>Boston</strong>, and in June their executive team completed<br />

the acquisition of ING Group’s private market real<br />

estate investment management business.<br />

The Gutierrez Company<br />

The Burlington-based developer had a busy year in 2011,<br />

both on the development and leasing side. Gutierrez is<br />

developing Technology Park West and has approval plans<br />

to build 725,000 square feet of office space in addition to<br />

the existing 250,000 square feet on the 92-acre parcel--<br />

home to both Red Hat and Netscout Systems and breaking<br />

ground on a new multi-family apartment complex in<br />

Cambridge. Gutierrez also scored many wins in leasing,<br />

including 139,000 SF to E-Ink Corporation at Technology<br />

Park Drive in Billerica; 225,000 SF to Juniper Networks at<br />

Technology Park Dr. in Westford; 139,000 SF to Avaya at<br />

600 Technology Park Dr. in Billerica; and a 150,000 SF lease<br />

renewal to IBM at 6 Technology Park Dr. in Westford.<br />

The Fallon Company<br />

Fan Pier and Vertex Pharmaceuticals would make any<br />

developer’s year. Fan Pier is the future home to the 1.1 million<br />

square foot global headquarters for Vertex<br />

Pharmaceuticals, with the largest commercial lease in the<br />

history of <strong>Boston</strong> and the largest private sector construction<br />

project in the country, which is now underway.<br />

Designed by Elkus Manfredi, the two buildings are each<br />

eighteen stories high and include 60,000 square feet of<br />

ground floor restaurant and retail, plus underground parking.<br />

LEED Gold certification is anticipated upon its completion.<br />

Fallon also inked Vertex to a 60,000 square feet lease<br />

in One Marina Park Drive, an office building completed by<br />

the company a year ago, and has an option on a possible<br />

300,000 square-foot building, also on Fan Pier.<br />

Equity Office Properties<br />

The national owner/developer leased up New England<br />

Executive Park to 90 percent occupancy, led by a pair of<br />

software companies have signed a total of 58,842 square<br />

feet in new leases and lease expansions at New England<br />

Executive Park in Burlington. Equity Office has completed<br />

more than one million sf of commitments since 2010 at<br />

the park. The park also received an “The Outstanding<br />

Building of the Year” (TOBY) Award at the <strong>Boston</strong> Building<br />

Owners and Managers Association awards, along with 100<br />

Summer, 125 Summer, 225 Franklin in <strong>Boston</strong>. In addition,<br />

Equity announced plans to open a new franchise restaurant<br />

at the NEEP park, Burlington Tavern in the Square,<br />

scheduled to open in April 2012.<br />

RISING STAR<br />

Connor Barnes – Cassidy Turley FHO<br />

Connor, an Associate at Cassidy Turley FHO, came to the firm<br />

in January of 2010 after serving in a similar position at GVA<br />

Williams in their <strong>Boston</strong> office. He works in the<br />

Metrowest/495 market with veterans Kevin Hanna and Joe<br />

Fallon, and brokered deals for Performance Motion Devices,<br />

13,200 square feet at 80 Central Street, Boxborough MA;<br />

Vivox, 7,300 square feet at 2-4 Mercer Rd, Natick MA; and<br />

Lowe's Home Centers, 6,729 square feet at 136 Turnpike Rd.,<br />

Southborough MA. He also worked with Hanna and Fallon to<br />

close over 90,000 square feet of transactions at 377 Simarano<br />

Drive in Marlborough while representing Spears Street Capital.<br />

He also serves as a board member for the S Learning School<br />

for Autistic Children, and volunteers for Best Buddies of MA.<br />

Adam Brinch – CBRE/NE<br />

Adam joined CBRE/NE in 2008 as an Associate with the<br />

Cambridge Brokerage team, and is no stranger to the CBA<br />

<strong>Awards</strong>, having won the Life Sciences Deal of the Year<br />

award in 2010. Adam completed 25 transactions totaling<br />

188,217 square feet valued at $207 million in 2011. He<br />

concentrates primarily on tenant and landlord assignments<br />

in the Cambridge market, teaming with Principal Greg<br />

Lucas. Adam is also a member of Advanced Energy<br />

Economy: a network of business leaders dedicated to<br />

building an advanced energy economy.<br />

Lauren Vecchione – Colliers International<br />

Lauren is an Associate for Colliers, having begun her real<br />

estate career when she joined the firm in January of 2010. As<br />

a member of the Member of <strong>Boston</strong> Brokerage Team, Lauren<br />

participated in 170,000 square feet of transactions valued at<br />

$30 million in 2011, and brokered deals with NPR Digital<br />

Services for 14,000 square feet at 25 Thomson Place; Jones<br />

Day, for 36,000 square feet at 100 High Street; and law firm<br />

Arrowood Peters for 3,400 square feet at 10 Post Office<br />

Square (all in <strong>Boston</strong>). An outstanding athlete, Lauren was a<br />

ski instructor at Jackson Hole in Wyoming and was a member<br />

of the Providence College Soccer Team. Lauren also participates<br />
