It is a pleasure and an honor to serve as the 2012 CBA President and it’s a special privilege to be able to recognize
the outstanding individuals and companies in our industry. The 2011 honorees are valued and respected members
of the commercial real estate community. The CBA Awards Dinner is a chance to reflect on the accomplishments
of those within our industry who have proven themselves at the highest levels of professionalism and achievement.
The CBA recognizes Deals of the Year in the categories of Office-Suburban, Office-Cambridge, Office - Boston,
Industrial, Investment Sale and Life Science. Nominations and awards are screened by the CBA Presidential
Council. Award winners are chosen by a panel of independent judges, who closely examine the merits of each
nomination based on complexity, creativity, uniqueness, size, and overall significance in the market.
In addition to the “Deal” awards, CBA recognizes personal and corporate excellence. Each CBA member is asked to nominate a candidate
in each of four categories: Landlord, Rising Star, Broker, and this year, we are adding a new category for Collaborating Professional. Each
nomination is accompanied by a statement indicating why the candidate is worthy of consideration for the award. The winner is determined
by popular vote, however Members are not allowed to vote for a finalist if the finalist is with the same firm.
Landlord of the Year – Is bestowed upon that company who has performed at a superior level of cooperation, innovation and
effectiveness in the leasing and sales process.
Collaborating Professional – That firm or individual who is characterized by their professionalism and benefit to the members of
the real estate community through their leadership, education, service, philanthropy and/or vision.
Rising Star -Recognizes an individual who has contributed greatly to their team, their company and the industry and has been in
the business for less than three years.
The Broker of the Year – This leadership award is the highest honor bestowed upon an individual in our industry. This award is
the acknowledgement of superior performance, professionalism, and ethical dealings not only during the previous year, but
throughout an entire career.

Special Recognitions
BROKER OF THE YEAR
MATT DANIELS – Colliers International
Matt is again in the running for the Broker of the Year
Award, having been previously nominated in 2009 and
2010, and had another strong year, having participated in
1.385 million square feet of transactions in 2011. The
North Suburban market specialist represented both tenants
and landlords
JOSEPH FALLON – Cassidy Turley FHO
Managing Principal Joe Fallon has been with the firm for
24 years and 2011 was another banner year. He brokered
more than 1.25 million square feet of transactions of
behalf of corporate clients in 2011, including two build to
suit deals for Biogen Idec totaling 500,000 square feet in
Cambridge.
DAVE FITZGERALD – CBRE/NE
Dave joined CBRE/NE in 1996 and currently serves as an
Executive VP/Partner with the Downtown Brokerage team.
He completed 29 transactions totaling 608,949 square feet
valued at $128 Million in 2011. Dave was part of a team
that brought 179 Lincoln Street in the Financial District to
over 90% occupancy.
JOSEPH FLAHERTY – Colliers International
Managing Director Joe Flaherty is no stranger to the winner’s
circle at the CBA awards, having taken home the CBA
Life Science Deal of the Year Award in 2008 and 2009 and
the Investment Sale of the Year Award in 2008. He brokered
two major deals for Forest City this year.
BENJAMIN HELLER – Jones Lang LaSalle
Ben joined Jones Lang LaSalle in 1998, and represents the
Downtown Boston market. He is a previous CBA Award
winner, having copped the Boston Office Deal of the Year
Award in 2008. 2011 was another excellent year, as he
completed 57 lease transactions totaling 668,711 SF and
$217,411,738 in aggregate value.
MARY LENTZ – McCall & Almy
Mary has been with McCall & Almy for 15 years, where she
is a Principal. Mary brokered the $280 million sale of
Boston Properties 250,000 square foot build-to-suit at 75
Ames St. for the buyer, the Broad Institute, and works with
Partners Healthcare, Brigham & Women’s Hospital and
MGH among others.
GREG LUCAS – CBRE/NE
Greg is a Principal at CBRE/NE and brokered the largest
deal in the history of Boston CRE, the brokered the Vertex
Pharmaceuticals 15-year, $1.1 billion deal to lease two
buildings from The Fallon Company. He completed 11
transactions totaling 1,351,676 square feet valued at
$935.1 Million.
ANDY MAJEWSKI - CBRE/NE
Andy joined CBRE/NE, then Insignia/ESG, in 1989, and
manages the Suburban Brokerage Group of CBRE/New
England. He has won a CBA award in the past, picking up
the trophy for CBA Life Science Deal of the Year in 2009.
MARK WINTERS – Cushman & Wakefield
Mark is an Executive Director at Cushman & Wakefield and
heads the Global Life Sciences Practice for the firm. He
began his career at C & W in 1987 and in 2011 brokered
over 1.5 million square feet of leasing and sales transactions
valued at $386 million.
LANDLORD OF THE YEAR
BPG Properties, Ltd.
Based in Philadelphia, BPG’s current portfolio consists of
over 24 million square feet of office, retail, student housing
and industrial properties and nearly 19,000 apartment
units in more than 70 communities located throughout the
United States. This year, the value-add company completed
a capital improvement program at the Westborough Office
Park, implementing green initiatives, achieving Energy Star
status and earning the 2011 The Office Building of the Year
(TOBY) Award in the Suburban Low Rise category from the
Building Owners and Managers Association (BOMA).
Clarion Partners
Clarion Partners owns and operates 3 million square feet
around Boston, and in June their executive team completed
the acquisition of ING Group’s private market real
estate investment management business.
The Gutierrez Company
The Burlington-based developer had a busy year in 2011,
both on the development and leasing side. Gutierrez is
developing Technology Park West and has approval plans
to build 725,000 square feet of office space in addition to
the existing 250,000 square feet on the 92-acre parcel--
home to both Red Hat and Netscout Systems and breaking
ground on a new multi-family apartment complex in
Cambridge. Gutierrez also scored many wins in leasing,
including 139,000 SF to E-Ink Corporation at Technology
Park Drive in Billerica; 225,000 SF to Juniper Networks at
Technology Park Dr. in Westford; 139,000 SF to Avaya at
600 Technology Park Dr. in Billerica; and a 150,000 SF lease
renewal to IBM at 6 Technology Park Dr. in Westford.
The Fallon Company
Fan Pier and Vertex Pharmaceuticals would make any
developer’s year. Fan Pier is the future home to the 1.1 million
square foot global headquarters for Vertex
Pharmaceuticals, with the largest commercial lease in the
history of Boston and the largest private sector construction
project in the country, which is now underway.
Designed by Elkus Manfredi, the two buildings are each
eighteen stories high and include 60,000 square feet of
ground floor restaurant and retail, plus underground parking.
LEED Gold certification is anticipated upon its completion.
Fallon also inked Vertex to a 60,000 square feet lease
in One Marina Park Drive, an office building completed by
the company a year ago, and has an option on a possible
300,000 square-foot building, also on Fan Pier.
Equity Office Properties
The national owner/developer leased up New England
Executive Park to 90 percent occupancy, led by a pair of
software companies have signed a total of 58,842 square
feet in new leases and lease expansions at New England
Executive Park in Burlington. Equity Office has completed
more than one million sf of commitments since 2010 at
the park. The park also received an “The Outstanding
Building of the Year” (TOBY) Award at the Boston Building
Owners and Managers Association awards, along with 100
Summer, 125 Summer, 225 Franklin in Boston. In addition,
Equity announced plans to open a new franchise restaurant
at the NEEP park, Burlington Tavern in the Square,
scheduled to open in April 2012.
RISING STAR
Connor Barnes – Cassidy Turley FHO
Connor, an Associate at Cassidy Turley FHO, came to the firm
in January of 2010 after serving in a similar position at GVA
Williams in their Boston office. He works in the
Metrowest/495 market with veterans Kevin Hanna and Joe
Fallon, and brokered deals for Performance Motion Devices,
13,200 square feet at 80 Central Street, Boxborough MA;
Vivox, 7,300 square feet at 2-4 Mercer Rd, Natick MA; and
Lowe's Home Centers, 6,729 square feet at 136 Turnpike Rd.,
Southborough MA. He also worked with Hanna and Fallon to
close over 90,000 square feet of transactions at 377 Simarano
Drive in Marlborough while representing Spears Street Capital.
He also serves as a board member for the S Learning School
for Autistic Children, and volunteers for Best Buddies of MA.
Adam Brinch – CBRE/NE
Adam joined CBRE/NE in 2008 as an Associate with the
Cambridge Brokerage team, and is no stranger to the CBA
Awards, having won the Life Sciences Deal of the Year
award in 2010. Adam completed 25 transactions totaling
188,217 square feet valued at $207 million in 2011. He
concentrates primarily on tenant and landlord assignments
in the Cambridge market, teaming with Principal Greg
Lucas. Adam is also a member of Advanced Energy
Economy: a network of business leaders dedicated to
building an advanced energy economy.
Lauren Vecchione – Colliers International
Lauren is an Associate for Colliers, having begun her real
estate career when she joined the firm in January of 2010. As
a member of the Member of Boston Brokerage Team, Lauren
participated in 170,000 square feet of transactions valued at
$30 million in 2011, and brokered deals with NPR Digital
Services for 14,000 square feet at 25 Thomson Place; Jones
Day, for 36,000 square feet at 100 High Street; and law firm
Arrowood Peters for 3,400 square feet at 10 Post Office
Square (all in Boston). An outstanding athlete, Lauren was a
ski instructor at Jackson Hole in Wyoming and was a member
of the Providence College Soccer Team. Lauren also participates
in the United Way’s Young Leader Volunteer Program.
COLLABORATING PROFESSIONALS
Visnick & Caulfield Associates
Visnick & Caulfield Associates is a residential and commercial
architectural company that specializes in interior
design. Headed by co-founders Burt Visnick and Bob
Caulfield, the firm’s 2011 clients included Pegasystems’
162,854 square foot deal.
Spagnolo Gisness and Associates
SG&A is a full service architectural, interior design and
planning firm. Their client list includes many firms represented
by CBA members including Acme Packet and Biogen
Idec. SG&A is a CBA Awards dinner sponsor.
Margulies Peruzzi Architects
Margulies Peruzzi has had an impressive year, winning a
number of projects including Forrester Research, Hobbs
Brook Management and Pioneer Investments. Marc
Margulies has been a member of the CBA Board of
Directors for several years.
Diversified Project Management
DPM had another big year, completing projects for an
impressive list of clients, including LEGO Systems, Ascend
Learning/Jones & Bartlett; innoPad; InterGen; and a new
Westfield State University Residence Hall.
