<strong>SUPPLY</strong> <strong>OF</strong> <strong>REAL</strong> <strong>ESTATE</strong> <strong>APPRAISAL</strong> SERVICES FOR THE<br />
PROPERTIES <strong>OF</strong> <strong>NFA</strong> REGION3<br />
Location: Concepcion, Baliuag, Bulacan<br />
The National Food Authority, <strong>NFA</strong> Central Luzon Regional Office, Cabanatuan City,<br />
invites all licensed real estate appraisers for the Supply of Services of Appraising<br />
Real Estate Properties of <strong>NFA</strong> Region III specifically located at Concepcion, Baliuag ,<br />
Bulacan with an area of 914 (nine hundred fourteen) square meters with an Approved<br />
Budget for the Contract (ABC) of Ten Thousand Pesos (P10,000.00) .<br />
The descriptions of the services for the corresponding Approved Budget for the contract<br />
are as follows:<br />
1. Ocular site inspection of the lot<br />
2. Verify and secure Certified True Copy of Title with the Registry of Deeds, Tax<br />
Declaration and Zoning of Property.<br />
3. Verification of measurement of the lot<br />
4. Provide site, legal and market description of the property<br />
5. Verification and gathering of both relevant technical and market data<br />
6. Validation of local market conditions for comparable properties in accordance with<br />
the Philippine Valuation Standards and its lot plan, vicinity map and pictures.<br />
7. Submit Narrative Appraisal Report covering the following points :<br />
A. Brief property identification<br />
B. Effective date of the valuation and date of report preparation<br />
C. Property ownership and property rights appraised<br />
D. Property location<br />
E. Acreage breakdown and brief list of improvements<br />
F. Zoning<br />
G. Highest and best use<br />
H. Brief summary of subject leases, if any<br />
I. Value indicated by the cost approach<br />
J. Value indicated by the income approach<br />
K. Value indicated by the sales comparison approach<br />
L. Final value estimate
The activities will be conducted at the <strong>NFA</strong>-Regional Office, Cabanatuan City on the<br />
following schedule:<br />

The supplier shall submit the following documents:<br />
1. SEC Registration Certificate, CDA Registration, or DTI Registration, whichever is<br />
applicable;<br />
2. Updated Mayor’s Permit<br />
3. 2012 Income and Business Tax Returns stamped “Received” by Bureau of<br />
Internal Revenue (BIR) or its authorized institution<br />
4. Updated BIR/VAT Registration Certificate<br />
5. Updated Real Estate Appraiser License issued by the Philippine Regulatory<br />
Commission<br />
Prospective bidder/supplier may obtain the bidding documents for this project from the<br />
RBAC Secretariat upon submission of Letter of Intent during office hours, except<br />
Saturdays and Sundays, from September 12 to 16, 2013 (one hour before the<br />
submission of Bid). For further information the RBAC Secretariat may be contacted at<br />
Telephone No. 044-600-2539.<br />
The National Food Authority reserves the right to accept or reject any bid, to waive any<br />
defects or informalities found therein, to annul or cancel the bidding process at any time<br />
prior to contract award, impose additional terms and conditions and accept the proposal<br />
most advantageous to the government without thereby incurring any liability lity to the<br />
affected bidder or bidders whatsoever.<br />
