You all know that <strong>Camden</strong> is a company unlike any other, and<br />

our performance in the first half only solidified that. We’re<br />

ahead of the game, beating the budget and positioned to<br />

take advantage of what we believe may be one of the best<br />

multifamily business environments we’ve ever seen. But we<br />

still have to keep our focus and commitment. It’s still way too<br />

early for any victory laps, but no matter what the economy and<br />

the market throw at us, <strong>Camden</strong> associates have shown how to<br />

maintain a winning attitude.


WHY a hummingbird<br />

Living Excellence<br />

You’ve all seen ACE the Hummingbird hanging out at your community’s<br />

events and you see the drawing of the green hummingbird on <strong>Camden</strong>’s<br />

logo every day, but you may be wondering why <strong>Camden</strong> chose a<br />

hummingbird to represent its business and brand.<br />

The hummingbird is ideal. Universally liked and fascinating to observe, the<br />

hummingbird has maintained a particularly powerful mystique throughout<br />

history and mythology. In <strong>Camden</strong>’s logo, the hummingbird has been<br />

drawn to create the moment prior to landing. This is an important position<br />

because this concept is neither about flight nor migration—it is about<br />

destination. It is about a deliberate, if not magnetic, attraction to <strong>Camden</strong>.<br />

The green color of the bird represents growth, friendliness, brightness<br />

and freshness, all important qualities that <strong>Camden</strong> wants to convey to<br />

prospective and current residents.<br />

Using the metaphor of a hummingbird about to roost represents “coming<br />

home,” which is exactly what <strong>Camden</strong> has brought to life in its logo and<br />

in its mascot, ACE.<br />

I feel <strong>Camden</strong> is a great place to work<br />

because of the great opportunities for<br />

advancement it offers its employees. I started<br />

out as a groundskeeper and through want<br />

of advancement and better opportunity,<br />

<strong>Camden</strong> afforded me this through <strong>Camden</strong><br />

college, great mentors, excellent leadership<br />

and management that aspires you to be great.<br />

Being a former Marine, these are qualities I can<br />

relate to and <strong>Camden</strong> has them all. Thanks.<br />

Anniversaries<br />

Ed Malone Celebrates 30 Years<br />

Ed Malone, Tampa Regional Vice President, celebrated his<br />

30th anniversary with <strong>Camden</strong>. Malone began his career<br />

with Paragon and continued on after the company was<br />

merged with <strong>Camden</strong>. Hired as an Assistant Controller<br />

in Tampa, Malone was promoted to controller and then<br />

to District Manager, where he oversaw <strong>Camden</strong> Preserve,<br />

<strong>Camden</strong> Bayside, <strong>Camden</strong> Westshore, <strong>Camden</strong> Live Oak,<br />

<strong>Camden</strong> Lakeside and <strong>Camden</strong> Providence Lakes. Before<br />

being promoted to Regional Vice President, Malone was<br />

a Regional Manager, where he had the Tampa portfolio<br />

and supervised the district manager in South Florida. Ed<br />

has four children and in his off time enjoys being out on<br />

the golf course.<br />

Jeannine Henry Celebrates 25 Years<br />

Jeannine Henry, Senior Executive Assistant, started her career<br />

in 1985 as a secretary in the Marketing department of<br />

<strong>Camden</strong>’s predecessor company. After a year and a half in<br />

Marketing, she interviewed and was offered the administrative<br />

position supporting Ric Campo. Twenty five years later speaks<br />

for itself, as she has seen the evolution of a small company<br />

into a national company. “I’m honored to be a part of this<br />

amazing team and consider myself very fortunate to have the<br />

privilege to work with and support Ric and the hardworking,<br />

dedicated team that makes <strong>Camden</strong> one of the best places<br />

to work,” Henry said. Henry, a native Houstonian, graduated<br />

from Southwest Texas State (Texas State University) in 1983<br />

with a BBA in Marketing. She married her husband, John, in<br />

1985 and has two stepdaughters and five granddaughters.<br />

Henry enjoys traveling, working in the garden, reading and<br />

spending time with her grandchildren.<br />

Teresa Watson Celebrates 25 Years<br />

Just a short 25 years ago, Teresa Watson was hired as a<br />

Leasing Consultant for Paragon, a company that would later<br />

merge with <strong>Camden</strong>. Since that day, Watson has served as<br />

a Software Systems and Development Manager, Director of<br />

Training, District Manager and, as of March 2010, Director<br />

of Employee Development. She is so passionate about<br />

helping <strong>Camden</strong> employees grow professionally that she<br />

moved her family (which includes 12-year-old daughter<br />

Rachel, dog Emily and cat-who-rules-the-roost, Penny) from<br />

Tampa to Houston to take on her new role. Watson’s favorite,<br />

unexpected benefit of moving to Houston: the gourmet<br />

cupcake shops that abound in her new hometown!<br />

Kristy Simonette Recognized<br />

as a 2010 “Woman of Influence”<br />

Congratulations to Kristy Simonette, Senior Vice President<br />

of Strategic Services, for being named to Real Estate<br />

Forum magazine’s “Women of Influence 2010” list!<br />

Simonette was recognized for her accomplishments in the<br />

commercial real estate industry and for her leadership in<br />

developing several online technologies and platforms for<br />

<strong>Camden</strong>. Way to go, Kristy!<br />

Management Advisory Committee<br />

Meeting Leads to Changes<br />

The annual Management Advisory Committee meeting was<br />

held in Houston August 3-5. MAC provides an opportunity<br />

for questions and answers, reviews of current challenges and<br />

new ideas and concepts. Topics are submitted by each member<br />

from their region. These topics translate into policy and process<br />

changes that affect every <strong>Camden</strong> associate. This year, 254<br />

topics were discussed over three days. Some topics presented<br />

at the meeting are already being implemented. One topic that<br />

came up frequently is the format of printed quotes—there are<br />

some blank pages and extra items that do not add value for<br />

guests. The OneSite team has already contacted RealPage to<br />

make a change in the appearance of quotes. They are reducing<br />

paper usage and improving on-site processes.<br />

Group Recognized as Winning Sales Team<br />

for 2010 HomeAid Project Playhouse<br />

Alisha Gillihan, HR Assistant; Amanda Boyer, Internal Auditor;<br />

Heidi Eisenach, Project Staff Accountant, and Elizabeth Bryson,<br />

Assistant Project Manager, were named the winning sales team<br />

for the 2010 HomeAid Project Playhouse. HomeAid is a nonprofit<br />

sponsored by the Greater Houston Builders Association<br />

that identifies long term, stable homeless care providers and<br />

pairs them with GHBA members who in turn donate materials<br />

and time to build transitional homeless shelters. The <strong>Camden</strong><br />

team donated their time to help the group sell raffle tickets.<br />

For selling the most tickets, the team received free Houston<br />

Astros tickets to the key presentation, which is when HomeAid<br />

presents the playhouse key to the winning family before an<br />

Astros game, as well as other fun prizes.<br />

Volleyball Team Shows <strong>Camden</strong> Spirit<br />

The <strong>Camden</strong> Setters and Spikers volleyball team bumped, set<br />

and spiked its way through its inaugural season this summer.<br />

The team advanced to the playoffs, but unfortunately was<br />

eliminated in the first round. Overall, the team racked<br />

up a record of 14-28. Throughout the season, the team<br />

developed a special bond among all of its members, and<br />

it also had an overabundance of <strong>Camden</strong> spirit. Everyone<br />

who participated had a great time and is looking forward<br />

to a kickball league this fall.<br />

<strong>Camden</strong> Closes on <strong>Camden</strong> Yorktown<br />

<strong>Camden</strong> closed on another acquisition to go into the Fund,<br />

<strong>Camden</strong> Yorktown. The community, located in northwest<br />

Houston, has 306 units and was completed in 2008. Brenda<br />

Cantu is the new Community Manager, and Terri Buchanan is<br />

the Regional Manager. It’s very exciting to be buying again, and<br />

<strong>Camden</strong> hopes this is the first of many closings in 2010.<br />

<strong>Camden</strong> Ivy Hall Joins Company Portfolio<br />

<strong>Camden</strong> is proud to announce the acquisition of <strong>Camden</strong><br />

Ivy Hall in July, a Class A++ asset with 110 units in<br />

Midtown Atlanta. Touring an asset on Thursday afternoon<br />

and closing the next Tuesday Not a problem for one of<br />

the top 10 companies to work for in the U.S., and thanks<br />

to unbelievable support from all sorts of employees at<br />

all times of the day and night. The property is adjacent<br />

to <strong>Camden</strong> Midtown Atlanta, and both will be managed<br />

by Kelli Bradwell, Community Manager; Michelle Moran,<br />

Regional Manager, and Dawn Mathwig, Division Vice<br />

President. Acquiring this asset in five days sets a new record<br />

that <strong>Camden</strong> doesn’t necessarily want to beat; however, it<br />

just goes to show that anything can be done with the right<br />

attitude and right people.<br />

<strong>Camden</strong> Ivy Hall is one of the recent acquisitions in the<br />

<strong>Camden</strong> portfolio.<br />

<strong>Camden</strong> Yorktown is the newest addition to the HROC region.<br />

<strong>Camden</strong> Contact Center Continues<br />

Excellent Performance<br />

The Contact Center Consultants were mystery-shopped in July, and<br />

the team scored an average 98 percent, with five individuals scoring<br />

a perfect 105 percent. The CCC answered 1,000 calls per day<br />

during the quarter, with each agent averaging 83 calls. In addition,<br />

the CCC responded to 275 emails per day during this time. The<br />

average sales call lasted 5.7 minutes, while the email response time<br />

was 10 minutes.<br />

Consultants have also been using Twitter to encourage prospects<br />

to visit www.camdenliving.com. On average, 30 percent of Twitter<br />

followers have visited the website to find out more about <strong>Camden</strong>.<br />

Year to date, the CCC has created 57,703 guest cards from phone<br />

calls resulting in 25,875 scheduled appointments. Emails have<br />

generated 39,054 guest cards with 2,473 appointments scheduled.<br />

The CCC assisted the on-site leasing teams with 4,920 leases,<br />

totaling $55,605,654 in community revenue through August.<br />

Strategic Services Making a Difference<br />

with Junior Achievement Program<br />

Thirty volunteers from the Strategic Services Department will<br />

begin making a difference in our Houston community schools<br />

in September. The department is joining the 12,000 Houston<br />

area Junior Achievement (JA) volunteers as part of the nation’s<br />

largest and oldest economic education program dedicated to<br />

educating young people about business, economics and free<br />

enterprise. After all, <strong>Camden</strong> has so much to share about good<br />

healthy working environments since we represent a great place<br />

to work!<br />

Strategic Services employees are assigned classrooms to<br />

teach the JA program. Volunteers will act as positive role models<br />

and mentors to grades K – 12 and will meet with students for<br />

45 minutes, five to seven times during the fall semester. This<br />

will present an opportunity not only to teach lessons but also to<br />

impart knowledge and experience as business professionals.<br />

Strategic Services is excited to be a part of the positive impact<br />

that JA has on kids and the enhancement of their desire to stay<br />

in school and pursue a career in business.<br />

consider JA! Think about it… you are investing in your economic<br />

future—these kids will one day be in charge of Social Security!<br />

Social Media Networking Leadership Team<br />

Debuts on ‘Simply <strong>Camden</strong>’ Blogs<br />

When <strong>Camden</strong> rolled out community Facebook and Twitter<br />

pages over the summer, it soon realized just how passionate<br />

many of its employees were about social media. The company<br />

decided to harness this passion and developed 18 city blogs<br />

that center on the interests of residents and prospects. The blogs,<br />

which went live in mid-August, are updated weekly by the Social<br />

Media Networking Leadership Team, a group of <strong>Camden</strong><br />

bloggers from major metro areas across the country.<br />

There are a wide variety of posts on the <strong>Camden</strong> blogs. In<br />

any one day, a reader will find posts featuring local farmers’<br />

markets, interior design tips, shopping specials, music<br />

festivals—even cupcake bakeries. Members of the Social<br />

Media Networking Team will come to Houston on October 26<br />

for official media training. In the meantime, check out ‘Simply<br />

<strong>Camden</strong>’ at http://camdenblogs.wordpress.com.<br />

Corporate Marketing Group Builds Bears<br />

for Ronald McDonald House<br />

The Corporate Marketing group enjoyed a day of giving. In<br />

August, the group headed to Build-A-Bear Workshop, where<br />

everyone built a stuffed animal. When the stuffed animals were<br />

dressed and boxed in their Build-A-Bear houses, the department<br />

delivered them to the Ronald McDonald House located in the<br />

Houston Medical Center. The Ronald McDonald House provides<br />

housing for families who have ill children undergoing treatment<br />

in the Medical Center. While delivering their donation, the group<br />

was able to tour the facility, which features 50 rooms, several<br />

kitchens, a laundry facility, community recreational rooms and<br />

playgrounds and is designed to keep families comfortable<br />

during their child’s hospital stay.<br />

Single Sign-on Solution Now Available<br />

to All <strong>Camden</strong> Employees<br />

Are you overwhelmed by too many passwords to remember and<br />

find yourself calling the BSC for assistance An Enterprise Single<br />

Sign-on solution is here to resolve this dilemma for many of our key<br />

applications. Once logged into the <strong>Camden</strong> network, end users<br />

will be automatically logged into key applications such as OneSite<br />

Payments, YieldStar, <strong>Camden</strong> Connect, Ops Tech, JDE, TAP, PNC<br />

and—coming soon—OneSite. We no longer have to remember<br />

multiple login IDs and passwords for applications that are part of<br />

Single Sign-on.<br />

Some other new features are Multi-User Switching and Self-<br />

Service Password Management. Through Multi-User Switching, all<br />

community desktops will allow three concurrent users to log in to<br />

the same desktop without rebooting. This will increase leasing staff<br />

productivity and provide greater customer service. Customers will<br />

no longer need to wait while a desktop is rebooting in order for a<br />

leasing consultant to assist them.<br />

Self-Service Password management allows for individuals to<br />

reset their <strong>Camden</strong> network login password without calling the<br />

BSC. It is quick and easy to enroll. Begin by selecting five security<br />

questions and answers. Any time you don’t remember your network<br />

password, simply answer the random security questions, and you<br />

will be prompted to create a new password.<br />

IT hopes that you enjoy these Single Sign-on features and is<br />

looking forward to your feedback.<br />

Community Computer Upgrades<br />

Coming Throughout the Fall<br />

The IT Desktop Department started a new project in August<br />

to upgrade the old, slow computers for a large number of<br />

communities. These dinosaur computers were way past<br />

their lifespan and needed replacement fast. IT, along with<br />

partners HP and CDW, added an extra level of discounting<br />

on these computers, saving <strong>Camden</strong> thousands of dollars.<br />

IT has made it a priority to deploy these new computers<br />

directly to <strong>Camden</strong> communities. An estimated 18 percent<br />

of computers will be replaced between August and<br />

November. Your local IT technician is working day, night<br />

and weekends to make your online experience a more<br />

productive one.<br />

New Improved JDE Reports<br />

Now on Demand<br />

A new web interface with popular PIE features will be available in<br />

September. New reports are now available for Region Managers,<br />

Division Vice Presidents and by property status (same store,<br />

non-same store, etc.). Select the Fiscal Year/Month, Report Type<br />

(Monthly, Other Reports or All Reports) and then specify all reports<br />

or check individual reports. It’s that easy!<br />

100 Percent on Safety Visit<br />

HR would like to congratulate <strong>Camden</strong> Steeplechase,<br />

<strong>Camden</strong> Sugar Grove, <strong>Camden</strong> Copper Ridge, <strong>Camden</strong><br />

Centreport, <strong>Camden</strong> Harbor View, <strong>Camden</strong> Parkside,<br />

<strong>Camden</strong> Towne Center and <strong>Camden</strong> Club. All of these<br />

communities scored 100 percent on their Workers<br />

Compensation Safety Visit. Way to go, and thank you for<br />

your continuous commitment to safety!<br />

<strong>Camden</strong> Employees Provided<br />

with Accounting and Auditing Ethics Hotline<br />

Available 24 hours a day, seven days a week, the toll-free<br />

Accounting and Auditing Ethics Hotline (1-800-963-5834)<br />

provides <strong>Camden</strong> employees an anonymous option for<br />

reporting improper financial activities or violations of<br />

<strong>Camden</strong>’s financial-related policies. The goal of the hotline<br />

is to provide an easy reporting method so these issues can be<br />

quickly identified and corrected.<br />

Employees are encouraged to use the hotline to share<br />

concerns about potentially improper conduct in accounting<br />

and auditing matters. For example, the following concerns<br />

should be reported via the hotline: misstatement of revenues<br />

or expenses; falsification of contracts, reports or records;<br />

improper supplier or contractor activity (such as contractor<br />

selection based on personal gain); securities violations (such<br />

as insider trading), and theft. Violations and concerns can be<br />

reported via telephone or web. Employee input is essential<br />

to ensuring that <strong>Camden</strong> continues to maintain the highest<br />

ethical standards.<br />

Employees Can Benefit from Stock Ownership<br />

<strong>Camden</strong>’s Employee Share Purchase Plan (ESPP) allows employees who have been with the company for at least one year<br />

to purchase shares of <strong>Camden</strong> stock (NYSE: CPT) at a discount. Once you have completed one year of service, you are<br />

automatically eligible for the plan and can enroll online to contribute via payroll deduction or complete the paper form to<br />

contribute via lump sum. There are two six-month purchase periods each year, and enrollment is in June and December.<br />

Employees receive a 15 percent discount from the stock price on the first or last trading day of each period, whichever<br />

is lower. Employees are required to hold all shares for nine months before selling them. The next ESPP enrollment will be in<br />

December. Please look for an email announcing that the enrollment window is open.<br />

For the January – June 2010 period, employees contributed $251,947.83 to purchase 7,256 <strong>Camden</strong> shares for $34.72<br />

per share. Based on the closing price of $47.46 on September 1, employees’ investments grew $12.74 per share. In addition,<br />

all shares purchased through the ESPP are paid dividends (currently $0.45 per quarter / $1.80 per year).<br />

<strong>Camden</strong>’s stock plans—ESPP, options and restricted stock—are administered through UBS Financial Services. This year,<br />

all employee accounts at UBS were enrolled in electronic delivery for statements and reports as part of <strong>Camden</strong>’s Live<br />

Green initiative. Electronic retrieval is an environmentally friendly and secure means to access important documents at your<br />

convenience. Employees may access their accounts online at www.ubs.com/onesource/cpt. For more information, contact<br />

Employee Development<br />

<strong>Camden</strong> U Introduces Two New Classes<br />

Employee Development has combined the concepts covered<br />

in the Basic Electricity and Advanced Electricity courses to create<br />

Basic Electricity: Apartment Wiring Made Easy, an efficient, handson<br />

excursion into the world of apartment wiring and all related<br />

information. This course includes new graphics, new activities<br />

and revised class materials to make the course more closely and<br />

accurately reflect the work done on-site. Look for this course at a<br />

training classroom near you!<br />

With valuable input from manager focus groups, the Finance<br />

and Employee Development departments teamed up to improve<br />

<strong>Camden</strong>’s budget process and create a new <strong>Camden</strong> U course,<br />

ACE Your Budget! Your Guide to <strong>Camden</strong>’s Budgeting Process. This<br />

course will be held throughout <strong>Camden</strong>’s portfolio this fall to help<br />

teams prepare for the annual budget bonanza. The course will be<br />

offered each fall for new managers or those who want a refresher.<br />

The Mentor Program plays an important role in the success of <strong>Camden</strong>. Mentors make the difference for employees. They<br />

share knowledge while connecting employees to our culture and values. They care about each mentee and take pride in<br />

AROC Managers Showcase<br />

Community Issues at Leasing Rallies<br />

<strong>Camden</strong> AROC sponsored leasing rallies in all markets that<br />

were local expos during June. The community, regional and<br />

district managers created booths that each showcased an issue<br />

that was facing their community or market area faced. Office<br />

and service teams from the sites visited the different booths<br />

to offer ideas and discuss new ways to overcome the issues<br />

that each manager is facing. In addition to fun giveaways at<br />

each booth, the teams voted on the manager with the best<br />

booth, and the managers selected the team that had the most<br />

creative ideas. Everyone had fun and learned quite a bit.<br />

<strong>Camden</strong> Cares Committee<br />

will Extend Outreach Efforts<br />

The Mid-Atlantic Region has formed a <strong>Camden</strong> Cares<br />

Committee, full of great people who are passionate about<br />

giving back to the community. In order to optimize involvement<br />

within these communities throughout the year, the team<br />

will spearhead opportunities and share responsibilities to<br />

see these projects through completion. If team members in<br />

East Division Leadership Meeting<br />

Full of Collaborative Ideas, Mystery<br />

Regional leadership groups from AROC and TROC gathered<br />

at the East Division Leadership Meeting in Alexandria, Va.,<br />

June 8-10. The meeting’s theme was the Magical Mystery<br />

Tour, so everyone had to solve a murder at dinner the<br />

first night. As dessert was wrapping up, one of the CMs<br />

committed another murder, and the group had until dinner<br />

the next night to figure out who did it. The next day, the<br />

group visited seven of the 18 Mid-Atlantic properties and<br />

enjoyed interacting with the teams.<br />

The meeting was held on the final day where the<br />

group had guest speakers from Houston that included<br />

Malcolm Stewart, Chief Operating Officer; John Selindh,<br />

Vice President of Marketing; Kristy Simonette, Senior Vice<br />

President of Strategic Services; Teresa Watson, Director<br />

of Employee Development, and Amanda Flick, Director<br />

of Business Services. Everyone was involved in the lively<br />

discussions they generated. This meeting provided an<br />

excellent opportunity for the AROC and TROC teams to get<br />

together and share ideas as the East Division.<br />

iLease Contest Winners Take Home iPads<br />

AROC rolled out the iLease promotion to keep teams focused on our new lease and renewal opportunities during the summer<br />

months. Each week the teams were awarded “Apps” based on their performance. Each App was worth a cash bonus or an entry<br />

<strong>Camden</strong> Kickers Win Raleigh Kickball Championship<br />

The crowd, on the edge of its seat since the first inning of this<br />

kickball championship game, is gripped by the back-and-forth<br />

thriller. Tension mounts as the <strong>Camden</strong> Kickers, down by a run in<br />

extra innings, load the bases with two outs. A run would tie it, two<br />

would win it. But with a strikeout here, the Kickers would lose the<br />

crown to their rival team, “Where My Pitches At”<br />

The pressure would make Derek Jeter crumble.<br />

The last pitch is a lightning bolt, but the Kickers are known for<br />

coming through in the clutch. The line drive splits second and short,<br />

streaming into centerfield. Two runs score, and the crowd erupts in<br />

cheers as <strong>Camden</strong> wins the 2010 Spring Kickball Championship<br />

for the city of Raleigh. It may not be the major leagues, but this<br />

game had all the makings of an ESPN classic.<br />

Dena Filiaggi, Leasing Coordinator at <strong>Camden</strong> Manor Park<br />

Apartments and left fielder for the team, started the <strong>Camden</strong><br />

Kickers as an outreach tool. She was able to connect with<br />

hundreds of people twice a week while also getting her residents<br />

to join a citywide organization. Filiaggi partnered with surrounding<br />

businesses that also had teams, finding more ways to spread the<br />

<strong>Camden</strong> name.<br />

The <strong>Camden</strong> Kickers first started out as a leisure activity for the<br />

residents last fall. After finishing their first season with an impressive<br />

record of 9-3, the team was out for triumph the second time around.<br />

They finished the spring season 12-1, which earned them a playoff<br />

bid. The rookie Kickers took everyone by surprise by winning the<br />

championship game. The fun and excitement spread throughout<br />

the <strong>Camden</strong> community, as team members would invite their<br />

friends, neighbors and family out to watch the games. The kickball<br />

team has become so popular in the <strong>Camden</strong> community that<br />

<strong>Camden</strong> Manor Park will be starting a second team.<br />

The team has been able to promote <strong>Camden</strong> in a cost-effective<br />

and entertaining way, while supporting <strong>Camden</strong> values like<br />

work smart, have fun and be a team player.<br />

“The fall season is going to be tough this year since we won<br />

the championship in the spring,” said Lauren Scoville, Leasing<br />

Consultant at <strong>Camden</strong> Manor Park and the team’s coach. “But<br />

at least everyone recognizes the <strong>Camden</strong> name now!”<br />

<strong>Camden</strong> Spreads the Word<br />

During Alive After Five<br />

The Uptown Charlotte communities spread the <strong>Camden</strong> love<br />

and more than 5,000 koozies at Alive After Five 2010. The<br />

summer-long city event is a big hit with warm weather, live<br />

music and prizes. Once the clock strikes five, Charlotte’s<br />

businesspeople hit the streets of Uptown to unwind and mingle,<br />

giving the team the perfect opportunity to increase awareness<br />

of <strong>Camden</strong> communities in the area.<br />

During Employee Day Out<br />

The <strong>Camden</strong> Passage team took a break from the July heat<br />

and relaxed at their employee day out. The team enjoyed a<br />

fun-filled day at Oceans of Fun/Worlds of Fun, where the<br />

spent the day riding the rides and relaxing in the pool.<br />

Reeder and Wind Represent<br />

<strong>Camden</strong> At IREM Conference<br />

<strong>Camden</strong> Cross Creek’s Community Manager Rosanne<br />

Reeder and Assistant Manager Sarah Wind attended this<br />

year’s Institute of Real Estate Management Conference<br />

in Chicago, Ill. The conference is for IREM leaders with<br />

a program designed to help build membership and<br />

management skills. The pair attended several courses,<br />

including Using Communication as a Leadership Tool,<br />

Diversity within IREM, Generation Insight (a look into<br />

different generations in the workplace) and Chapter<br />

Leaders breakout sessions. Wind is currently the IREM<br />

ARM Chairperson and Reeder will be the IREM ARM<br />

Chairperson for the 2011 term.<br />

Gary Gregory Completes<br />

Ironman Competition<br />

Gary Gregory, Community Manager of <strong>Camden</strong> Westview,<br />

was off to the races in Louisville, Ky., on August 30. Gregory<br />

completed the Ford Ironman Louisville two hours better than<br />

his personal goal. The Ford Ironman Louisville is an ultra<br />

distance triathlon consisting of a 2.4-mile swim, a 112-mile<br />

bike ride and a 26.2-mile run.<br />

“I want to congratulate Gary on such an amazing<br />

accomplishment with completing the Ironman two hours<br />

earlier than his goal,” said Shelley Stone, DROC’s Senior<br />

Director of Marketing. “And thanks (to) the Louisville crew<br />

for being there to support Gary.”<br />

<strong>Camden</strong> St. Louis Spends<br />

Employee Day Out at Six Flags<br />

The <strong>Camden</strong> St. Louis team enjoyed its annual<br />

employee day out in June. The group spent the day at<br />

Six Flags, riding all of the attractions and cooling off<br />

in the water park.<br />

District Picnic Provides Good Food,<br />

Games, and More<br />

Members of the <strong>Camden</strong> Louisville team gathered for its<br />

district picnic at <strong>Camden</strong> Brookside in June. Attendees<br />

had a potluck lunch and invited all employees and their<br />

families to come eat. It was a fun day of games, prizes,<br />

swimming and spending time together.<br />

Groundskeeper Shows His<br />

Commitment to Maintenance<br />

Regional Education Specialist Amy Abdallah has enjoyed<br />

having Mack White, Groundskeeper at <strong>Camden</strong> Royal<br />

Oaks, in her classes, but one day this summer, he showed<br />

up to class with a unique ring on his finger. When Abdallah<br />

commented on how interesting the ring was, White told<br />

her that it was actually part of a sink. He wears the ring to<br />

represent his “marriage to maintenance.”<br />

“(Mack) adds spice to our life every day he is at work,”<br />

said Dee Holmes, White’s manager. “I am extremely<br />

proud of him and the innovative way that he expressed<br />

his dedication to <strong>Camden</strong>!”<br />

<strong>Camden</strong> Employees Compete<br />

in Maintenance Mania Competition<br />

Members of HROC’s maintenance crews competed in<br />

the 2010 Maintenance Mania National Championship<br />

Qualifying Awards. Maintenance Mania, a program through<br />

the National Apartment Association, pits maintenance<br />

technicians against one another as they compete in a<br />

variety of skill-based games including faucet installation,<br />

alarm installation, toilet repair and car competition.<br />

<strong>Camden</strong> winners included Sergio Alquicira, who<br />

finished third in faucet installation with a time of 28:21; and<br />

Arcenio Fuentes who took home first place in toilet repair<br />

with a time of 33:56. Congratulations!<br />

Communities Recognized<br />

for Outstanding Landscaping and Grounds<br />

<strong>Camden</strong> Stonebridge and <strong>Camden</strong> Sugar Grove received<br />

recognition for Outstanding Landscaping and Grounds from<br />

local municipalities and organizations this past spring. The<br />

Westchase District visited <strong>Camden</strong> Stonebridge recently to<br />

recognize the property staff, and the city of Stafford stopped<br />

in at <strong>Camden</strong> Sugar Grove to do the same. The property<br />

staff is recognized again and thanked for their efforts in<br />

keeping the property clean and green, all while providing<br />

a pleasing environment for residents to live and <strong>Camden</strong><br />

employees to work.<br />

<strong>Camden</strong> Breakers Wins First Ever TALi Award<br />

<strong>Camden</strong> Breakers in Corpus Christi continues their mission to<br />

make the community a fun place to live and play. This summer,<br />

<strong>Camden</strong> Breakers learned that they were one of the top 25<br />

communities to be awarded the first ever Turner Apartment<br />

Loyalty Index (TALi) award for excellence in customer service<br />

from J Turner Research, an independent research company<br />

specializing in resident and prospect surveys. <strong>Camden</strong> Breakers<br />

was recognized for being dedicated to delivering outstanding<br />

customer service to its residents. More than 750 communities<br />

participated in the program, and only the highest-rated<br />

communities from across the nation have been recognized with<br />

this award.<br />

Information was gathered throughout 2009 from residents<br />

at each community, and rankings were established in a variety<br />

of categories including overall customer service, interaction with<br />

personnel, willingness to provide a referral to the community,<br />

satisfaction with maintenance requests and more. Resident<br />

responses were then analyzed by J Turner Research, and a<br />

TALi score was assigned to each community based on resident<br />

satisfaction levels. The TALi score enabled an unbiased and<br />

scientific comparison of satisfaction levels across all the<br />

communities regardless of brand, location or size.<br />

<strong>Camden</strong> Miramar’s Move-In Day Debuts<br />

New Residence Hall, Celebrates<br />

100 Percent Occupancy<br />

During move-in day at <strong>Camden</strong> Miramar, nearly 1,500<br />

students converged on the Texas A&M University-Corpus<br />

Christi Campus in preparation for the start of classes and a<br />

new chapter in their life.<br />

Move-in is a special time for everyone involved, and it<br />

literally takes a village to create a successful <strong>Camden</strong> Miramar<br />

move-in. A successful move-in sets the tone for a great<br />

semester and a better transition for students and their parents.<br />

Planning occurs 12 to 28 months in advance, as it requires<br />

the time and talent of all <strong>Camden</strong> Corpus associates to help<br />

prepare close to 1,800 make-readies for summer conferences<br />

and fall move-in. Various organizations and community<br />

volunteers also came out to assist students and their families<br />

as they unloaded and moved their belongings into <strong>Camden</strong><br />

Miramar’s eight residence halls and ten apartment buildings.<br />

This year also marks the opening of Coral Hall, the newest<br />

residence hall at <strong>Camden</strong> Miramar, and the buzz among the<br />

students was exciting to see. The big move-in kicked off a<br />

whirlwind of events for the 1,415 students who call <strong>Camden</strong><br />

Miramar home. After settling in, they took part in a string of<br />

orientation and social events that <strong>Camden</strong> Miramar’s student<br />

staff hosts, including building meetings, college basics and a<br />

welcome luau.<br />

Congratulations to the <strong>Camden</strong> Miramar team for their<br />

efforts and diligence to reach a 100 percent occupancy!<br />

IROC Properties Surprised with<br />

Appreciation Week Festivities<br />

IROC properties were surprised during the week of August<br />

16-20 as the regional office showed them how much they<br />

are appreciated. Each property had a week of fun planned<br />

for them. Every community received a large cookie cake, a<br />

bowling outing, a banana split party and a Rocky Mountain<br />

Chocolate Factory gift basket.<br />

“We can never say thank you enough to the properties<br />

for all they do,” said Trisha Beezley, IROC’s Business<br />

Relations Manager. “We truly appreciate each and every<br />

person, and we are so happy to have them on our team.”<br />

Employee Appreciation Day<br />

Celebrated at Dave and Buster’s<br />

The spirit stick was up for grabs at IROC’s Employee<br />

Appreciation Day, so each community presented their<br />

excitement with noisemakers, silly string, confetti and by<br />

standing on tables and cheering with pom-poms. Employees<br />

were also treated to bowling, lunch, and a day away from<br />

the office at Dave and Buster’s.<br />

<strong>Camden</strong> Recognized as One<br />

of Arizona’s Most Admired Companies<br />

Regional Vice President Melinda Graham was excited to<br />

find out that <strong>Camden</strong> was selected as one of 43 winners<br />

for Arizona Business Magazine’s inaugural Arizona’s<br />

Most Admired Companies Awards, or MAC Awards. The<br />

company will be recognized at an awards reception and<br />

will be featured in the September/October edition of the<br />

magazine. <strong>Camden</strong> is also in the running to win one of<br />

four Spotlight Awards, which include Workplace Culture,<br />

Leadership, Social Responsibility and Customer Excellence.<br />

Winning companies were selected based on Workplace<br />

Culture, which was voted on by employees, Leadership<br />

LVROC Communities Compete<br />

for Colorado Cup at All-Stars Summer Fest<br />

Fun and competition goes hand-in-hand in Colorado, and<br />

on August 25 at Sloan Lake Park, the Colorado communities<br />

got to do just that at their annual All-Stars Summer Fest. The<br />

stakes were a little higher this year because of a new twist,<br />

the Colorado Cup. With the addition of the Colorado Cup,<br />

communities would have more than just bragging rights—<br />

they would have a trophy to display for an entire year.<br />

Communities prepared ahead of time by brushing up<br />

on their squats, sprints and throwing arms. They practiced<br />

concentration and coordination techniques and came up<br />

with their game plans. Summer Fest started out with all seven<br />

properties trying their luck and skills at the All-Stars Arcade.<br />

The arcade games consisted of the duck pond, where All-<br />

Stars selected one duck from a pond with hopes that it was<br />

the lucky star duck to win a prize. Other games included<br />

staking for apples, a ring toss, a coin toss, beanbag toss and<br />

washer games.<br />

When the All-Stars Arcade closed, the race for the<br />

Colorado Cup started full-force. Teams competed in several<br />

races like fill the bucket, football throw and egg-in-a-nest.<br />

After the races were over and victories were tallied, Team<br />

<strong>Camden</strong> Pinnacle proved to be the dominate force. Pinnacle<br />

might be one of LVROC’s smallest communities, but their<br />

competitive spirit proved to be larger than all the other<br />

communities. Congratulations, Colorado Cup champs!<br />

Las Vegas Communities Succeed<br />

with Live Like a Rock Star<br />

Twenty-nine Las Vegas communities committed to “Rockin’<br />

the House” to generate traffic and leases during the months<br />

of May, June and July with the “Live Like A Rock Star”<br />

marketing campaign. The communities decorated their<br />

offices and celebrated the ’70s, ’80s and ’90s during specific<br />

promotion weeks each month. Besides living <strong>Camden</strong>’s<br />

value to have fun, communities netted 354 leases during<br />

the three promotional weeks of this summer campaign.<br />

Sur-Prize Patrol Visits LVROC Communities<br />

LVROC likes to have fun and celebrate the on-site teams’<br />

successes with their very own version of the Publisher’s<br />

Clearing House Sur-Prize Patrol. This year’s focus is on CLEi<br />

scores and increasing the percentage of email addresses<br />

on file for residents. The region has made steady progress,<br />

increasing CLEi to a 29 and email addresses to 72 percent.<br />

The Sur-Prize Patrol visited <strong>Camden</strong> Tiara in June to<br />

celebrate their CLEi score of 67 YTD through May; <strong>Camden</strong><br />

Cove in July to celebrate their CLEi score of 64 YTD through<br />

June; and to Oasis Bay in August to celebrate their CLEi score<br />

of 69 YTD through July. All LVROC communities continue<br />

to work diligently to raise their scores and increase email<br />

addresses.<br />

TROC<br />

iLease Internal Promotions Increase Occupancy, Renewals and New Leases<br />

TROC inside teams competed in an internal iLease promotion from July 12 to August 15. Each community received a<br />

poster designed to resemble a blank iPad. Goals were set for the communities in the form of “Apps.” When the community<br />

team achieved their goals, they placed the App sticker on their iPad poster. In a matter of five weeks, TROC gained its best<br />

sequential increase in occupancy, renewal increases and new lease increases. Stale apartment inventory was also lowered by<br />

55 apartments. An individual contest was held based on leasing and retention, where individual employees had opportunities<br />

to earn entries for a drawing where a real iPad was given away.<br />

Partner Appreciation Month<br />

Proves a Success<br />

Partner Appreciation Month, or PAM, is a program<br />

developed by TROC to stimulate healthy outreach marketing<br />

competition among <strong>Camden</strong>’s Florida communities and<br />

generates leases quickly by month end.<br />

The first round of appreciation started in August with<br />

Darden Restaurants. Darden is the parent company for Red<br />

Lobster, Olive Garden, Seasons 52, Long Horn, Bahama<br />

Breeze and Capital Grill. Teams were encouraged to dress<br />

the part, have fun and create fun outreach themes they<br />

could take with them on personal visits that would remind<br />

the employees of the mutually beneficial partnership.<br />

TROC recognizes that the fostering of our Elite Benefits<br />

relationships is key to leasing success and is already looking<br />

forward to the next focus company for PAM!<br />

Leasing Consultants Visit TROC Properties<br />

on Magical Mystery Tour Leasing Rally<br />

TROC Leasing Consultants took part in the Magical Mystery<br />

Tour Leasing Rally on July 16 in Tampa, July 23 in Orlando and<br />

August 6 in South Florida. Each group of consultants toured each<br />

city, and on some days, were guided by ACE the Hummingbird.<br />

The rally was designed for all leasing consultants to have the<br />

opportunity to go to every community in their district. It was a great<br />

experience for them to learn about all of the <strong>Camden</strong> communities<br />

in their city. They gained many ideas they could take back to their<br />

own communities. At every stop, the managers and assistants<br />

shared ideas about what makes their community successful with<br />

a creative theme. Themes included customer service superheroes,<br />

treating customers like royalty, a camping theme to highlight the<br />

landscaping and grounds, a luau to showcase service and a<br />

tropical paradise, a ’60s theme describing a peaceful community<br />

and many more.<br />

<strong>Camden</strong> Orlando Finishes High in<br />

Orlando’s Best Places to Work<br />

<strong>Camden</strong> Orlando finished in its best place ever in Orlando’s<br />

Best Places to Work competition. Companies were divided<br />

into five divisions based on their number of employees. Out<br />

of 5,552 employee surveys and 104 companies, <strong>Camden</strong><br />

Orlando finished third in the medium companies category and<br />

14th of all companies that competed in Orlando Best Places to<br />

Work. Disney’s score was 92.6, while <strong>Camden</strong>’s was a 92.2.<br />

Watch out, Disney…<strong>Camden</strong> Orlando is coming after you!<br />
