Team Camden:
Early this year Coach Stewart outlined our goals for 2010 and
if we follow our plan, Camden will have another winning year.
• Beat our Budgets
• Outperform the Market
• Increase Renewals
• Minimize Processes
• Live the Camden Culture
You all know that Camden is a company unlike any other, and
our performance in the first half only solidified that. We’re
ahead of the game, beating the budget and positioned to
take advantage of what we believe may be one of the best
multifamily business environments we’ve ever seen. But we
still have to keep our focus and commitment. It’s still way too
early for any victory laps, but no matter what the economy and
the market throw at us, Camden associates have shown how to
maintain a winning attitude.
WHY a hummingbird
Living Excellence
You’ve all seen ACE the Hummingbird hanging out at your community’s
events and you see the drawing of the green hummingbird on Camden’s
logo every day, but you may be wondering why Camden chose a
hummingbird to represent its business and brand.
The hummingbird is ideal. Universally liked and fascinating to observe, the
hummingbird has maintained a particularly powerful mystique throughout
history and mythology. In Camden’s logo, the hummingbird has been
drawn to create the moment prior to landing. This is an important position
because this concept is neither about flight nor migration—it is about
destination. It is about a deliberate, if not magnetic, attraction to Camden.
The green color of the bird represents growth, friendliness, brightness
and freshness, all important qualities that Camden wants to convey to
prospective and current residents.
Using the metaphor of a hummingbird about to roost represents “coming
home,” which is exactly what Camden has brought to life in its logo and
in its mascot, ACE.
My Camden
I feel Camden is a great place to work
because of the great opportunities for
advancement it offers its employees. I started
out as a groundskeeper and through want
of advancement and better opportunity,
Camden afforded me this through Camden
college, great mentors, excellent leadership
and management that aspires you to be great.
Being a former Marine, these are qualities I can
relate to and Camden has them all. Thanks.
—Carlos Rodriguez, Camden Lakeside,
Service Technician
I hear (or see in emails) ‘thank you,’ ‘you’ve
been so helpful,’ ‘you rock’ and other similar
phrases more in a day here than elsewhere in
a month. Camden people are very generous
with their compliments. No one is afraid to
tell someone else thanks for whatever they
did, whether it took days or a minute. A
reply email with a verbal smile makes my day
brighter and gives a little lift to the project at
hand (and the occasional Nerf rocket doesn’t
hurt either!). What a nice way to work!
—Anonymous
I absolutely love working for
Camden! I have recommended
three friends who have now been
hired on as well, and they can
tell you the same feeling that I
have. Camden is a real family;
everyone genuinely cares for
one another. After having my
second child, I had to decide
on whether to come back to
work or to be a stay-at-home
mom. It made me cry to think
about leaving my Camden
family and not coming back.
Needless to say I came back. I
love the way they always to
regenerate your energy when
things become repetitious by
adding employee fun days
and leasing rallies to get
everyone pumped up again.
Anniversaries
Ed Malone Celebrates 30 Years
Ed Malone, Tampa Regional Vice President, celebrated his
30th anniversary with Camden. Malone began his career
with Paragon and continued on after the company was
merged with Camden. Hired as an Assistant Controller
in Tampa, Malone was promoted to controller and then
to District Manager, where he oversaw Camden Preserve,
Camden Bayside, Camden Westshore, Camden Live Oak,
Camden Lakeside and Camden Providence Lakes. Before
being promoted to Regional Vice President, Malone was
a Regional Manager, where he had the Tampa portfolio
and supervised the district manager in South Florida. Ed
has four children and in his off time enjoys being out on
the golf course.
Jeannine Henry Celebrates 25 Years
Jeannine Henry, Senior Executive Assistant, started her career
in 1985 as a secretary in the Marketing department of
Camden’s predecessor company. After a year and a half in
Marketing, she interviewed and was offered the administrative
position supporting Ric Campo. Twenty five years later speaks
for itself, as she has seen the evolution of a small company
into a national company. “I’m honored to be a part of this
amazing team and consider myself very fortunate to have the
privilege to work with and support Ric and the hardworking,
dedicated team that makes Camden one of the best places
to work,” Henry said. Henry, a native Houstonian, graduated
from Southwest Texas State (Texas State University) in 1983
with a BBA in Marketing. She married her husband, John, in
1985 and has two stepdaughters and five granddaughters.
Henry enjoys traveling, working in the garden, reading and
spending time with her grandchildren.
Teresa Watson Celebrates 25 Years
Just a short 25 years ago, Teresa Watson was hired as a
Leasing Consultant for Paragon, a company that would later
merge with Camden. Since that day, Watson has served as
a Software Systems and Development Manager, Director of
Training, District Manager and, as of March 2010, Director
of Employee Development. She is so passionate about
helping Camden employees grow professionally that she
moved her family (which includes 12-year-old daughter
Rachel, dog Emily and cat-who-rules-the-roost, Penny) from
Tampa to Houston to take on her new role. Watson’s favorite,
unexpected benefit of moving to Houston: the gourmet
cupcake shops that abound in her new hometown!
Management Advisory Committee
Meeting Leads to Changes
The annual Management Advisory Committee meeting was
held in Houston August 3-5. MAC provides an opportunity
for questions and answers, reviews of current challenges and
new ideas and concepts. Topics are submitted by each member
from their region. These topics translate into policy and process
changes that affect every Camden associate. This year, 254
topics were discussed over three days. Some topics presented
at the meeting are already being implemented. One topic that
came up frequently is the format of printed quotes—there are
some blank pages and extra items that do not add value for
guests. The OneSite team has already contacted RealPage to
make a change in the appearance of quotes. They are reducing
paper usage and improving on-site processes.
Group Recognized as Winning Sales Team
for 2010 HomeAid Project Playhouse
Alisha Gillihan, HR Assistant; Amanda Boyer, Internal Auditor;
Heidi Eisenach, Project Staff Accountant, and Elizabeth Bryson,
Assistant Project Manager, were named the winning sales team
for the 2010 HomeAid Project Playhouse. HomeAid is a nonprofit
sponsored by the Greater Houston Builders Association
that identifies long term, stable homeless care providers and
pairs them with GHBA members who in turn donate materials
and time to build transitional homeless shelters. The Camden
team donated their time to help the group sell raffle tickets.
For selling the most tickets, the team received free Houston
Astros tickets to the key presentation, which is when HomeAid
presents the playhouse key to the winning family before an
Astros game, as well as other fun prizes.
Volleyball Team Shows Camden Spirit
The Camden Setters and Spikers volleyball team bumped, set
and spiked its way through its inaugural season this summer.
The team advanced to the playoffs, but unfortunately was
eliminated in the first round. Overall, the team racked
up a record of 14-28. Throughout the season, the team
developed a special bond among all of its members, and
it also had an overabundance of Camden spirit. Everyone
who participated had a great time and is looking forward
to a kickball league this fall.
Camden Ivy Hall Joins Company Portfolio
Camden is proud to announce the acquisition of Camden
Ivy Hall in July, a Class A++ asset with 110 units in
Midtown Atlanta. Touring an asset on Thursday afternoon
and closing the next Tuesday Not a problem for one of
the top 10 companies to work for in the U.S., and thanks
to unbelievable support from all sorts of employees at
all times of the day and night. The property is adjacent
to Camden Midtown Atlanta, and both will be managed
by Kelli Bradwell, Community Manager; Michelle Moran,
Regional Manager, and Dawn Mathwig, Division Vice
President. Acquiring this asset in five days sets a new record
that Camden doesn’t necessarily want to beat; however, it
just goes to show that anything can be done with the right
attitude and right people.
Strategic Services Making a Difference
with Junior Achievement Program
Thirty volunteers from the Strategic Services Department will
begin making a difference in our Houston community schools
in September. The department is joining the 12,000 Houston
area Junior Achievement (JA) volunteers as part of the nation’s
largest and oldest economic education program dedicated to
educating young people about business, economics and free
enterprise. After all, Camden has so much to share about good
healthy working environments since we represent a great place
to work!
Strategic Services employees are assigned classrooms to
teach the JA program. Volunteers will act as positive role models
and mentors to grades K – 12 and will meet with students for
45 minutes, five to seven times during the fall semester. This
will present an opportunity not only to teach lessons but also to
impart knowledge and experience as business professionals.
Strategic Services is excited to be a part of the positive impact
that JA has on kids and the enhancement of their desire to stay
in school and pursue a career in business.
If you are looking for a worthy volunteer opportunity,
consider JA! Think about it… you are investing in your economic
future—these kids will one day be in charge of Social Security!
Social Media Networking Leadership Team
Debuts on ‘Simply Camden’ Blogs
When Camden rolled out community Facebook and Twitter
pages over the summer, it soon realized just how passionate
many of its employees were about social media. The company
decided to harness this passion and developed 18 city blogs
that center on the interests of residents and prospects. The blogs,
which went live in mid-August, are updated weekly by the Social
Media Networking Leadership Team, a group of Camden
bloggers from major metro areas across the country.
There are a wide variety of posts on the Camden blogs. In
any one day, a reader will find posts featuring local farmers’
markets, interior design tips, shopping specials, music
festivals—even cupcake bakeries. Members of the Social
Media Networking Team will come to Houston on October 26
for official media training. In the meantime, check out ‘Simply
Corporate Marketing Group Builds Bears
for Ronald McDonald House
The Corporate Marketing group enjoyed a day of giving. In
August, the group headed to Build-A-Bear Workshop, where
everyone built a stuffed animal. When the stuffed animals were
dressed and boxed in their Build-A-Bear houses, the department
delivered them to the Ronald McDonald House located in the
Houston Medical Center. The Ronald McDonald House provides
housing for families who have ill children undergoing treatment
in the Medical Center. While delivering their donation, the group
was able to tour the facility, which features 50 rooms, several
kitchens, a laundry facility, community recreational rooms and
playgrounds and is designed to keep families comfortable
during their child’s hospital stay.
Single Sign-on Solution Now Available
to All Camden Employees
Are you overwhelmed by too many passwords to remember and
find yourself calling the BSC for assistance An Enterprise Single
Sign-on solution is here to resolve this dilemma for many of our key
applications. Once logged into the Camden network, end users
will be automatically logged into key applications such as OneSite
Payments, YieldStar, Camden Connect, Ops Tech, JDE, TAP, PNC
and—coming soon—OneSite. We no longer have to remember
multiple login IDs and passwords for applications that are part of
Single Sign-on.
Some other new features are Multi-User Switching and Self-
Service Password Management. Through Multi-User Switching, all
community desktops will allow three concurrent users to log in to
the same desktop without rebooting. This will increase leasing staff
productivity and provide greater customer service. Customers will
no longer need to wait while a desktop is rebooting in order for a
leasing consultant to assist them.
Self-Service Password management allows for individuals to
reset their Camden network login password without calling the
BSC. It is quick and easy to enroll. Begin by selecting five security
questions and answers. Any time you don’t remember your network
password, simply answer the random security questions, and you
will be prompted to create a new password.
IT hopes that you enjoy these Single Sign-on features and is
looking forward to your feedback.
Community Computer Upgrades
Coming Throughout the Fall
The IT Desktop Department started a new project in August
to upgrade the old, slow computers for a large number of
communities. These dinosaur computers were way past
their lifespan and needed replacement fast. IT, along with
partners HP and CDW, added an extra level of discounting
on these computers, saving Camden thousands of dollars.
IT has made it a priority to deploy these new computers
directly to Camden communities. An estimated 18 percent
of computers will be replaced between August and
November. Your local IT technician is working day, night
and weekends to make your online experience a more
productive one.
Camden Employees Provided
with Accounting and Auditing Ethics Hotline
Available 24 hours a day, seven days a week, the toll-free
Accounting and Auditing Ethics Hotline (1-800-963-5834)
provides Camden employees an anonymous option for
reporting improper financial activities or violations of
Camden’s financial-related policies. The goal of the hotline
is to provide an easy reporting method so these issues can be
quickly identified and corrected.
Employees are encouraged to use the hotline to share
concerns about potentially improper conduct in accounting
and auditing matters. For example, the following concerns
should be reported via the hotline: misstatement of revenues
or expenses; falsification of contracts, reports or records;
improper supplier or contractor activity (such as contractor
selection based on personal gain); securities violations (such
as insider trading), and theft. Violations and concerns can be
reported via telephone or web. Employee input is essential
to ensuring that Camden continues to maintain the highest
ethical standards.
Employees Can Benefit from Stock Ownership
Camden’s Employee Share Purchase Plan (ESPP) allows employees who have been with the company for at least one year
to purchase shares of Camden stock (NYSE: CPT) at a discount. Once you have completed one year of service, you are
automatically eligible for the plan and can enroll online to contribute via payroll deduction or complete the paper form to
contribute via lump sum. There are two six-month purchase periods each year, and enrollment is in June and December.
Employees receive a 15 percent discount from the stock price on the first or last trading day of each period, whichever
is lower. Employees are required to hold all shares for nine months before selling them. The next ESPP enrollment will be in
December. Please look for an email announcing that the enrollment window is open.
For the January – June 2010 period, employees contributed $251,947.83 to purchase 7,256 Camden shares for $34.72
per share. Based on the closing price of $47.46 on September 1, employees’ investments grew $12.74 per share. In addition,
all shares purchased through the ESPP are paid dividends (currently $0.45 per quarter / $1.80 per year).
Camden’s stock plans—ESPP, options and restricted stock—are administered through UBS Financial Services. This year,
all employee accounts at UBS were enrolled in electronic delivery for statements and reports as part of Camden’s Live
Green initiative. Electronic retrieval is an environmentally friendly and secure means to access important documents at your
Mentor Program Shares Successful Mentor Moments
The Mentor Program plays an important role in the success of Camden. Mentors make the difference for employees. They
share knowledge while connecting employees to our culture and values. They care about each mentee and take pride in
the mentee’s achievements. Here are a few of their responses when they were asked to share what they do to help make
employees successful:
“I try to make the new employee feel at home and part of
our family by getting the whole team involved. I make sure
that they know that the learning is for their personal
growth, and we take a pace that is comfortable for them.
I give them personal anecdotes relating to my Camden
beginnings and what has given me success and what hasn’t
worked so well. I also make myself available anytime after
the mentor sessions for questions or concerns.”
– Anna Grier, Camden Foxcroft Leasing Consultant
“My best practice for mentoring is taking the
time to really find out the mentee’s areas
of expertise and competencies. If you take
the time to learn about your mentee, you
not only will keep them engaged, but you
may also learn a new skill yourself!”
–Rosanne Reeder, Camden Cross Creek Community Manager
“To show a mentee how valuable they are
empowers them and gives them the drive
to succeed. I let my mentee know I am
working for them, whatever they need.
They say home is where the heart
is. As a mentor, my goal is to ensure
that new employees know we are the
difference that changes an apartment
into a home for our residents.”
–Morgan Karsh, Camden Plaza Leasing Consultant
“I let them know that I was in their shoes, and I know
how they feel. It breaks down the nerve levels a bit.
I also share stories with them on what they might
encounter on a day-to-day basis and role play. By
the time they leave, they are pros at leasing, and
feel comfortable leasing, and talking to residents
and prospects.”
–Amanda Hyman, Camden Bay Leasing Consultant
“I explain that one of Camden’s values is to work smart. I demonstrated to the
employee how to repair stoves and repair and troubleshooting A/C and HVAC. I truly
believe that knowledge and communication is key to everyone’s success. I am very
proud of my mentees and impressed with their desire to learn.”
AROC Managers Showcase
Community Issues at Leasing Rallies
Camden AROC sponsored leasing rallies in all markets that
East Division Leadership Meeting
Full of Collaborative Ideas, Mystery
Regional leadership groups from AROC and TROC gathered
at the East Division Leadership Meeting in Alexandria, Va.,
June 8-10. The meeting’s theme was the Magical Mystery
Tour, so everyone had to solve a murder at dinner the
committed another murder, and the group had until dinner
the next night to figure out who did it. The next day, the
group visited seven of the 18 Mid-Atlantic properties and
enjoyed interacting with the teams.
The meeting was held on the final day where the
Camden Kickers Win Raleigh Kickball Championship
The crowd, on the edge of its seat since the first inning of this
kickball championship game, is gripped by the back-and-forth
thriller. Tension mounts as the Camden Kickers, down by a run in
extra innings, load the bases with two outs. A run would tie it, two
would win it. But with a strikeout here, the Kickers would lose the
crown to their rival team, “Where My Pitches At”
The pressure would make Derek Jeter crumble.
The last pitch is a lightning bolt, but the Kickers are known for
coming through in the clutch. The line drive splits second and short,
streaming into centerfield. Two runs score, and the crowd erupts in
cheers as Camden wins the 2010 Spring Kickball Championship
for the city of Raleigh. It may not be the major leagues, but this
game had all the makings of an ESPN classic.
Dena Filiaggi, Leasing Coordinator at Camden Manor Park
Apartments and left fielder for the team, started the Camden
Kickers as an outreach tool. She was able to connect with
hundreds of people twice a week while also getting her residents
to join a citywide organization. Filiaggi partnered with surrounding
businesses that also had teams, finding more ways to spread the
Camden name.
The Camden Kickers first started out as a leisure activity for the
residents last fall. After finishing their first season with an impressive
record of 9-3, the team was out for triumph the second time around.
They finished the spring season 12-1, which earned them a playoff
bid. The rookie Kickers took everyone by surprise by winning the
championship game. The fun and excitement spread throughout
the Camden community, as team members would invite their
friends, neighbors and family out to watch the games. The kickball
team has become so popular in the Camden community that
Camden Manor Park will be starting a second team.
The team has been able to promote Camden in a cost-effective
and entertaining way, while supporting Camden values like
work smart, have fun and be a team player.
“The fall season is going to be tough this year since we won
the championship in the spring,” said Lauren Scoville, Leasing
Consultant at Camden Manor Park and the team’s coach. “But
at least everyone recognizes the Camden name now!”
Camden Breakers Wins First Ever TALi Award
Camden Breakers in Corpus Christi continues their mission to
make the community a fun place to live and play. This summer,
Camden Breakers learned that they were one of the top 25
communities to be awarded the first ever Turner Apartment
Loyalty Index (TALi) award for excellence in customer service
from J Turner Research, an independent research company
specializing in resident and prospect surveys. Camden Breakers
was recognized for being dedicated to delivering outstanding
customer service to its residents. More than 750 communities
participated in the program, and only the highest-rated
communities from across the nation have been recognized with
this award.
Information was gathered throughout 2009 from residents
at each community, and rankings were established in a variety
of categories including overall customer service, interaction with
personnel, willingness to provide a referral to the community,
satisfaction with maintenance requests and more. Resident
responses were then analyzed by J Turner Research, and a
TALi score was assigned to each community based on resident
satisfaction levels. The TALi score enabled an unbiased and
scientific comparison of satisfaction levels across all the
communities regardless of brand, location or size.
for Colorado Cup at All-Stars Summer Fest
Fun and competition goes hand-in-hand in Colorado, and
on August 25 at Sloan Lake Park, the Colorado communities
got to do just that at their annual All-Stars Summer Fest. The
stakes were a little higher this year because of a new twist,
communities would have more than just bragging rights—
they would have a trophy to display for an entire year.
Communities prepared ahead of time by brushing up
on their squats, sprints and throwing arms. They practiced
concentration and coordination techniques and came up
with their game plans. Summer Fest started out with all seven
properties trying their luck and skills at the All-Stars Arcade.
The arcade games consisted of the duck pond, where All-
Stars selected one duck from a pond with hopes that it was
the lucky star duck to win a prize. Other games included
staking for apples, a ring toss, a coin toss, beanbag toss and
washer games.
When the All-Stars Arcade closed, the race for the
Colorado Cup started full-force. Teams competed in several
races like fill the bucket, football throw and egg-in-a-nest.
After the races were over and victories were tallied, Team
