D. The Board may suspend any owner voting rights in the Association during
any period during which any assessment against his/her Unit remains unpaid.
E. The Board may impose a fine on any owner for each such violation or act
of non-compliance by any owner or his tenant or lessee or their guest, after
notification by placement in the U.S. Mail First Class.
F. Garage door repairs will be the responsibility of the homeowner; if not
repaired within 30 days, the Association will arrange for the repair and bill the
homeowner.
G. All leases for non-owner residents must contain a set of these Rules and
Regulations as well as a copy of the Declarations. Off-site owners are required to have on
file with our office a form stating that their tenants have received a copy of the Rules and
Regulations as well as a copy of the Declarations of Sun Valley West Condominium
Association. Please send those forms to: Sun Valley West Condos, Michele Giometti,

H. Window coverings to show a neutral color from the exterior.
Your monthly maintenance fee is due the 1st of each month and is late after the 19th, at
which time a $10 late fee is added. At any time a homeowner is 60 days past due, the
entire year’s assessments become due and payable.
All maintenance requests and concerns should be called in to the Sun Valley West Phone
Line - 720/562-2238 or email at info@sunvalleywest.org. Requests should be in writing
whenever possible; however, for any emergencies during non-business hours, please call
the emergency phone line at 720-562-2238, option 1 (24-hour 7-days per week).
Remember: Maintenance problems inside the unit are the responsibility of the
homeowner. The Association is responsible for the upkeep of the Common Area only. If
